• Verified traveler (6/5): - First I got an email from Travelocity with a phone number to call the AM sun rentals and it was a scam phone number, I almost gave out my credit card number. I got very Leary when I was asking why they needed it and asking to speak to a supervisor and he told me this was going nowhere and he hung up on me. Finally got ahold of someone from the company and I get the information I needed. We get to the house and it’s dirty, the carpet is disgusting like not wanting to walk barefoot on it. There are cracks and chips in all of the walls, the coffee pot was not there, we had two makers and no pots. The freezer was iced shut. The ceiling leaked when it rained and we had popcorn ceiling all over the dining room table and the living room floor. We were not informed of there being a rental charge of the grill, nor were we informed before hand that the pool and hot tub cost extra to heat: $30 for electric and $40 for gas per day!! They have a 4 day minimum and it takes 24/48 hours to heat up! The tv was stuck on stupid, none of the remotes worked and we were sticking watching one channel for the week. I will never rent from this company again. Renter be ware!!
• Andre (2/5): Worse place ever!!! Don’t use homebeds properties - Not good at all!!! I booked by hotels.com, and I didn’t know that was a third party envolved, the person responsible wasn’t nice at all, any particular questions she answers with some attitude. A lot of bugs inside the house, 6 TV in the house doesn’t have a control remote or doesn’t work, and I couldn’t watch movies with my kids on rainy day, Master bathroom doesn’t drain, we have to take a bath with 4’ of water held for 5 days. We have to pay extra $95 for online booking. The house is located in 1 6 7 6 Waterview Loop Haines City, FL, that means 50min-1hour from the seaworld attractions. Only have 2 fans for 4 bedrooms, super hot and you are not allowed to lower than 75 F inside the house or they will charge you $50 extra in 95 degree weather. Pool chair was dirty and broke. Pools’ net had a lot holes, so bugs can get in the pool easily. No toilet paper, no paper towels, no dishwasher soap. Awful place to stay for a week with your family.

House was a little outdated and cleanliness was mediocre. Found toys under the bed from previous tenants. There were tiny ants in the master bathroom. Saw a large cockroach in the garage while taking out the garbage.

• Scarlett (4/5): Orlando Stay - We had booked this house last minute as a midway stay to our beach vacation. With Covid and a family of 6, we were Leary to stay in a hotel with lots of people so opted for a quiet house with a pool until our reservations started at another location. There was no wifi or any sort of streaming capability in the house and the pool was a very lovely shade of deep forest. As a pool owner myself, I know when there is an algea bloom and just neglect. This pool had not been cleaned in what looked like all summer and had an awful smell. We tried to reach the host a few times and ended up leaving after one day due to the conditions of the house.

We were close enough to parks were it wasn’t to long of a drive, but far enough were it was quiet and spacious. Harriet was wonderful in helping us with all our questions and walking us through checkout process.

• Tenia M (8/5): Car broken into during stay - My stay was wonderful until Saturday night when my car was robbed of our belonging, apple laptop, Large Ipad, two pair of jeans, 2 pair of tennis, Louie and Kate purses, coin purse with change, keys to home and school, back pack girls rule and various other items. This house is being targeted and should alarm other renters to be extra visual and not to leave any items in their cars...
• Edward (8/5): - The pool was cold and it cost $35 dolars a day to heat it...and takes 3 days to bring it up to temperature!...plus with all the other charges added in i would have prefered to stay at a hotel..it would have been much easier than having to wash all the bedding and towels and be out by 10am...unless you wanted to pay mord for a lter check out...again more fees!!

• Verified traveler (2/5): - Initial email with key codes was not send. Got in after a few hours on phone with emergency department. WiFi was not work. Pool heating was not work. Jacuzzi was not there, as was shown on the picture. Quality of beds, mattress, bedding was awful. Was not even one bag of coffee/tea/dishwasher soap/laundry soap. All remotes for TVs had no batteries. Was not able to turn on any TV even manually. No option to communicate with management/maintenance. Had to pay additional fees for property protection, cleaning, trash removal, WiFi, e.t.c. about $150.
• Mekalah (4/5): - The property was spacious and there was plenty of room for us. Communication after you made the property was great in the beginning. I booked this location due to "supposedly" being 8 miles from the stadium my son was placing. The day before my arrival, I get an email with the property address. The property was actually 22 miles away from the gym and each time traveled it took 40 plus minutes. I emailed the property back with my concern and asked if they had another property closer. I never received a response, but they surely had no problems sending multiple automated emails demading my ID, credit card and the 95 bucks for the cleaning fee. They even responded back when I informed them it's already been paid. No welcome package provided, like a roll of paper towels, dish soap etc. They stated that if you use their trash bag, you will be billed. We only stayed 2 days, hardly any trash, but yet you want us to go buy some trash bags! The weekend temperature got up to the mid 80's, and they have the nerve to control the AC and you couldn't reduce it under 76. Needless to say, the first night was a little warm while trying to sleep. The master bedroom bed was very hard, not firm, but hard like extremely cheap. It would have been nice if it was clearer you could have paid for the pool to be heated, their confirmation emails are so excessive in length, you totally overlook it. We would have paid for that service Better yet, in the fall months offer that as a free amenity!
• Verified traveler (8/5): Almost perfect - For the most part everything was clean. We enjoyed the pool size. The master bed was outdated and a little unbearable to sleep in . We utilized the kitchen and washer services. All in all great stay. Quiet neighborhood although far and hidden. Almost perfect!
• Verified traveler (6/5): - The house was clean but there was a few exceptions like the toilet in the master bathroom, it look clean but inside had black dirt/mold like it wasn't properly scrub. All the bathroom's faucets had like a white/black crust where the water comes out that looked like it has been there for a quite a while. Our biggest disappointment and dissatisfaction was the bed in the master bedroom. That was the worst mattress we have ever sleep on. We didn't expected a super comfy bed but something comfortable enough to sleep for 8 days. Mattress was hard as a rock and it had a hole on both sides like a thousands of people have slept on that bed. It was super uncomfortable. I woke up every morning with my back and neck stiff for at least 2 hours everyday and sometimes pain through out the day. It is time for the property owners to change the mattress. One of the things that we really like was the fact that the house have strollers, a beach umbrella, iron,etc. Coming from out of states, one of our concerns was where or how are we going to get this stuff, so it was awesome that it was already in the house. Overall the house was good with the exceptions that I pointed out and the uncomfortable bed.
• STACY (8/5): Recommend - Overall the home and location were nice. The home was relaxing and spacious for a large family. I liked all of the conveniences of a home, plus a private pool. The cleanliness was not excellent, but sufficient. I will definitely stay here again.

The furniture need a re-touch we were scare to use the dressers in the rooms because they were so fragile, the lamps are very loose to turn them on we actually needed to be careful. the tv's were very old and hard to connect, with kids that was very hard to keep them not bored. the kitchen was good but all the dishes and cups were put away dirty with lipstick on and food remains on the plates sad to say there were not a single sponge or soap available to wash. the reception in communication was extremely bad we needed to go out to be able to do a phone calls. in general we had a great time besides this facts. I have rent from others before and this so far has being the worse in supply. it will be nice if you update what i mention before so the stay for others can be more pleasant. as for me and my family we are thankful for allowing us to stay in your house.

• Tandra (2/5): Search elsewhere, if you want to lay in a bed - If you plan to sleep in the rooms, bring your own bed. I traveled with an elderly relative and was totally disgusted and embarrassed by the beds. I could feel every cheap coil that was in the mattress. My family was surprised by the cheap features and bedding ect. I should have stuck to my 1st thoughts of booking a resort stay (westgate is worth the money). We wanted a pool and thats the only thing that looked OK.. Extra cleaning fee of $95 was added after my total from hotels.com. No control of thermostat, it was 80+ outside and just as hot inside. Cheap electric stove didn't work correctly... If you want a great home setting DON'T go here.

Was given details & singed documents then address of house was given to us and details how to access it ! the key number was wrong so had to call emergency number to get in !Lovely 4bedroom villa in residential area very COLD pool & jacuzzi so could not use it I would NOT RECOMEND as vacaction asked for late check out but cost to high $128 for 3 hrs very disappointing much better to book hotel for your holiday

We leave our home to enjoy being away. We love to rent a house from Am Sum Vacation Homes, but not this time, we invited friends to come with us, but we didn't have fun we had to many problem. We don't want this to happen again because we want to rent again in the future.

• Verified traveler (6/5): - It’s difficult to get anyone on the phone! I got nervous before we left for vacation because we didn’t know where we’d be until a couple of days before we were to arrive. I’ve never had to wait that long to be assigned a property. I felt like AmSun never reached out to me with any sort of vacay info or confirmations. I always had to call/ e-mail them. When we got there, the subdivision had a “neighborhood” feel, not so much a resort or vacationy subdivision feel. We were totally ok w/that. When we opened the door, we set off the alarm, for which we were given no code in our property assignment e-mail. Thank God they have an after-hours number! House was clean. Also, the 90s called. They want their house back. Dated furniture & decor, but we were out most of the time, so we won’t dwell on that. The house could use some updating, though. Only 2 tv’s in the whole house! That was tricky w/ a 4-yr-old & two teens! The pool was fun. While we were there, the pool was cleaned & the house was inspected (things that should probably be done sans guests). Overall, we enjoyed our vacation, but we probably won’t use AmSun again.
• Verified traveler (4/5): Drainage/Sewer Problems - I was not Happy with the Plumbing problems with the home we rented with Amsun Vacation Homes. They was not willing resolve the problems. The Drains would fill up quickly in the tub, sink, and sewer would come back up in the master bedroom shower when you flush the toilets. No one ever called back and said they have to check with property management but not able to assist with the situation at all. The property management should have made sure the plumbing problems was already corrected before renting out the home to anyone. Hotels.com rep was the only one who apologized and was able to assist. Food disposable in the sink didn’t work, stove was dirty. washer machine stunk, beds were very uncomfortable. Swimming pool dirty. They charge a cleaning fee but it’s not getting clean at all. Not staying there again.

Only issue was it was a little further from the disney parks than what we wouldve liked. About a 30 min drive. But wasnt a big deal. We really loved our stay!! Thank you!!

My only complaints would be 1: The website did not exactly state the property location & how far it would be from certain areas. 2: The property manual stated to place securely bagged trash in the brown bin in the garage but there was no brown bin in site 3. The website stated that there was 3 bedrooms but there was really 4.
• Drew (8/5): - IT was fine , house itself was great . that being said the pillows were horrible , very flat and very very uncomfortable . some of the house lights didn't work , also the pool heater was not on and could not be turned on so the water was way to cold to even use the pool . last thing the pans to cook in were old and not in good shape at all and there was not one pan big enough to properly cook a decent meal very disappointed in that .

They told me they will forward the complaint to the property manager and he would probably be by. Nobody came but had no problem taking my money. AmSun did not help out at all they pretty much wash their hands from it and pass the buck. As you can read in the other reviews they say the same thing. Thank you AmSun for the wonderful experience

• Mike (4/5): bed bugs - Spacious home nice decor, called customer service to fix TVs took 2 days, got chewed up by bed bugs, appears clean at 1st glance, had to clean dishes because they were dirty in cabinet, walls dirty, boogers near light switch in kids room, hair from previous occupant in shower, hot tub super cold, lots of added fees, $60 for poor internet service, seems like your doing the cleaning for the next person, had to purchase cleaning supplies, good for privacy and quiet, 25 min from attractions, now I know and would never do this again, I value cleanliness and immediate customer service, how many times should you call about complaints, they did leave spray for all the ants, you can pay to have the hot tub heated ( hot tub should have heat already), hotel with daily housekeeping and customer service onsight more my speed, very dissappionted, did speak with neighbors very friendly, they are informed from previous renters, I do not recommend

But what wasn’t so good that the address that they gave us wasn’t the place I had to check in at. Then I request an early check in at 3. So I get there to find out I had to drive another 40 minutes to the house. It would be very helpful that you’ve would also put in that’s you gotta pay extra for the WiFi. And pay extra for the heater for the pool. It was a nice house but I will never book this place again. One lady in the office name harriet was very rude. It is cheaper and comfortable than staying at a hotel if you traveling in a large group. It’s about 40 minutes from sea world. Didn’t have to get on the main highway which was a good thing. And it’s close to convince stores.
• eva (2/5): Bait and switch - This place is horrible. First they charge you $95 for them to clean after you leave which Expedia does not disclose. Then they give you a house that is nowhere in the images they provide. Filthy and disgusting. Run down and old furniture. Worst than staying at a motel. They charge for internet and you can't get anyone to assist you. I would not recommend this place. We had to to buy beefing and sofa covers just to be able to sit on the couches since it was so dirty. The comforters seemed like they were never washed and had blood stains on them. Stay away from this chap hole
• Shavakia (10/5): Family Reunion! - I was beyond impressed with my stay. I will definitely be staying here again! Everything was great. The rooms were spacious and the kids loved the pool.

(2/5): Disappointing, upsetting, frustrating - The house wasn't the one in the pictures (and there were several 3 to be exact) we never got any instructions on how to get in the house or what the address was, or anything at all... We had to call the home away 1-800 number several times so that they could get in contact with the manager of the property, when we finally got inside the house around 11 o'clock at night the following morning I realize that there was mold on the lower part of the wall moldings, and the rug was wet, we went and ask management to change our home and they said that everything was booked... In conclusion the all experience was bad, I have pictures to show if there needed will never rent a property that is manage by this people again...

• monica (10/5): Nice gated housing community. - My family enjoyed our getaway vacation. The house was located a little further from attractions than we expected but close to restaurants & grocery stores.
• wmaxine (8/5): the property was ok overall - The property ok overall clean spacious , wouldn't come back thought too far from the parks I had to drive 26 miles to universa,, the home has 3 bedroom. 1 real tv other tv were like 10" my kids called them iPads tv, the kitchens pots and pans were all dirty has to hand wash everything then place in dishwasher, like I said, nice over sell property, nice gated community, nice splash pool, only issues is the hat propert too far out from parks, because of that won't ever book with Expedia again, afraid they may have me doing lots of driving
• Myrala (6/5): Beautiful homes, terrible customer appreciation - First of all, let me just say that the home was beautiful, well kept, and clean. However, I don't like the fact that they don't let you know how far away you'll be staying beforehand. The home was about 25 miles from the main office, and a little further from the attractions/ parks. There was a Walmart close-by for our groceries and shopping convenience. All of that was still tolerable. The part that really bothered me was that we never felt welcomed by the staff. We never got a "Hello, welcome to AmSun Homes". We never recieved a phone call to see how we were enjoying our stay or to ask if the accommodations were ok. And we never were even thanked for booking/staying with AmSun. We WERE told by the staff without so much as a greeting (as we were already packed and waiting by the door for our Lyft driver to take us to the airport)... "You guys were supposed to be out by 10 am, it's 10:30 and my cleaning crew needs to come in. You'll be charged if you stay any longer". My husband responded assuring the property manager that our bags were packed, and we were just waiting OUTSIDE the house for our driver, and that the crew was more than welcome to go in and do there job. I understand check-in/ check-out rules, but to just be outright nasty, rude, and unappreciative to clients who have given you there business and hard-earned money for the past week made me never want to stay with them again.

• Georgie (2/5): Hidden Charges of $150 and uncomfortable beds. - Rude customer service is an understatement. The $95 Cleaning Charge and $55 Insurance Fee were not disclosed by AmSun to me or Travelocity until after the reservation had been made and full payment provided. As anyone would do so, I had taken into consideration cleaning and other resort fees for all properties when booking. Since none were disclosed by AmSun vacation Homes, assumed they were included in the daily rate. When AmSun was contacted regarding these fees, the staff was utmost rude about the situation to the Travelocity agent and me. A defensive stand, with a "gotcha" attitude. They refused to provide any solutions, making me waste an immense amount of time on the issue. The property was on the back of a neighborhood, and the accommodations were average to poor for the cost. The place had a smell, and beds were uncomfortable. Not recommended.
• Rosey (2/5): Old & worn out property - I rented this house and invited my cousin. I have rented houses before in the Orlando area but I was extremely embarrassed.
• Verified traveler (6/5): Location not good for Disney World - The property itself was fairly nice, though in need of some repairs. There were chairs with broken or very wobbly legs and we were never able to find the switch to operate the dining room light fixture leaving us eating Christmas in a dimly lit room. We'd booked to have a place for our family, which was coming from different areas of the country to have a family Christmas together. The biggest negative was that the location was not at all what we had searched for or were lead to believe we would be at. We wanted to be close to Disney World, but were almost 25 miles away! Not convenient at all. Ended up spending so much time driving back and forth as well as a lot of money on gas. When I called about this I was treated rudely and was hung up on. The customer service person made it very clear that she had was mostly concerned that she had to work on Christmas Eve. I would not book again thru this company.
• Melanie (4/5): A bit of a pain in the butt - Didn't know we had to stop and pick up the keys at another location. If you pick up after 5p you are required to come back within 24 hours to fill out paperwork. If I knew this I would of booked somewhere else. It was very inconvenient.

• Verified traveler (10/5): - We checked in super fast, amazing house for a group of friends/family; is ubicated in a very quite neighborhood with supermarkets near by, super comfortable to spend a weekend there!It has rooms with a lot of space, and the house has a private pool in the patio,perfect for parties and a weekend away from home If you want to visit the parks is 30min away from Universal. And the night rates are reasonable.
