Please note that reception is not 24-hours, and guests will not be able to access the cottages or B&B if arriving outside the published check-in times unless arranged with the owners prior to booking. If delayed, please notify the property or your reservation will be treated as a no show and canceled.
Bed linen is provided in the cottages, but guests must bring their own towels.
If you wish to bring pets your needs must be discussed direct with the hotel prior your arrival.
Guests should kindly inform the hotel of the number of guests, including the number of children, in the reservation at the time of booking in the Special Requests box, so the hotel can set up the appropriate amount of bedding beforehand.
Some rooms are accessed by a spiral staircase not suitable for the young or disabled if you require a ground floor room please contact the property with a special request subject to availability

Shower hard to regulate.
Hard to fill kettle in bathroom .
Access up spiral staircase hard for my friend with bad arthritis, the stairs were not mentioned when booking.
We were not shown how to operate the shower which a manual would have been helpful.We were asked to reline garbage bins yet no bags supplied .

- Dale (5/5): Lovely staff but the room could be given more attention. - It was very cosy. The lady who greeted us was lovely and I enjoyed the decor downstairs. It was incredibly cold, even with the heater on. There were far too many silly rules which weren’t communicated clearly prior to our arrival such as taking off outdoor shoes at the front door and not being allowed to eat food in our room. It was very outdated, uncomfortable, looked to be maintained in the cheapest way possible e.g. there were multiple screws in the door to hold it together and what looked to be a luminous stain on the rug. I felt as though I was staying at my Grandma’s house rather than a professional b&b. I didn’t feel as though it was worth the money I paid.
- Mr. Gold (7/5): Quiet cottage just outside of York makes for an appropriate base. - Easy access to York by bus and car.
Good value for money.
Cozy cottage in a quiet location. The toilet is small and tends to accumulate quite a bit of condensation, making the floor constantly wet, unable to air dry.
Mattresses are very, very very soft.
- Jane (7/5): Adequate - Perfect location for our purposes . Lovely pub opposite We think it was misleading on the booking .com site . Believing there to be only a kettle , and breakfast was available, we found a fully equipped kitchen and no breakfast option . Had we known we would have brought stuff for breakfast , but we incurred further expense by having to go out for breakfast .
The shower room was too cold to have a shower - going to the loo was bad enough !
And the log burner went out and wouldn’t re light .
But the man who demonstrated it to us was delightful .
- Powers (10/5): - A very warm welcome from the host. The place is gorgeous! Very nicely decorated, well kept, unique and cosy. Very quiet and comfortable. Perfect for reading, relaxing, and getting a great night's sleep. Great value.

- Glendon (4/5): Ok for one night. - Comfortable bed, if a little hard for me, fairly quiet area. General cleanliness could do with some improvement, dirty microwave (remnants of a re-heated Curry all over inside, owner did clean it after I mentioned it!), Generally a bit dated and rundown property. Bathroom showing signs of age, could do with a bit of attention to Shower Cubile condition! Lack of suitable pots and pans was a bit surprising for a self catering let?
- Adrian (4/5): Was v.busy so basically only slept there. - Quiet. Nice church opposite. Shower clogged up, reported it but no action. Kitchen cold tap rotated when I turned it on. Sofa v uncomfortable. Very odd system for locking main door.
- EMMA (6/5): - Although our room was facing the road it was very quiet at night, the towels and sheets were clean and there was plenty of tea and coffee provided. Our bed was quite uncomfortably and the room overall needed a deep clean.

- Charlette (10/5): A warm home from home welcome - Wonderful setting,perfect for our visit to York and the shambles.
Wonderful host who booked the local pub for us as we arrived for tea time! A nice touch. 👌 Netflix was a bonus also.
The lady also kept the log burner going when we went out for the day which was kind.

- Gale Helen (1/5): Shocking B&B - Nothing at all we stayed out of the room in the local pub of which is amazing looking forward to when they have rooms . The room was disgusting so unclean cob webbs everywhere wardrobe full of sheets and bedding, shower not clean mould all over door ,I could go on and on plus stair case is shocking to go up and down I really don't know how it passes fire regulations!

The location had good connections into the city centre and a pub close-by. The host was very lovely and welcomed us warmly. Good communication. There was no small bin in the bathroom.

Sheets and towels were clean Cleanliness was a lot to be desired for.

Not so friendly lady who was running it. Her husband was chatty when putting the pilot light on heating in bedroom
Wardrobes appeared to be used for their storage. My mother’s bedroom en suite had no handle on the shower door.
It was not worth the £153 for the two poor rooms (this for room only)

- Zaheer (6/5): Very comfy bed in this charming cottage - The shower door refused to closely firmly shut which meant that water was seeping through the floor and into the main hallway downstairs. Otherwise a very comfy bed with handy kettle and biscuits. Loved the spiral staircase! Very clear instructions left by host and would book again.
- Kenneth (8/5): - Nice area and friendly welcome from the owners. Lot of building work at the rear of the property which was very noisy first thing in the morning which probably worth noting on the website.
Property was reasonable but lacking in ventilation as the bedroom window was defective as was the skylight.
Overall our stay was fine however if those mentioned shortfalls were addressed it would be a 5 out of 5

- Chelsie (8/5): Cute but could hear a pin drop - The cottage is teally sweet in a nice location with a bus right outside. The couple were really lovely and told us everything we needed to know. The reason i havent rated it high is because the wall are super thin! Privacy doesnt really exists so its not great for a couples holiday. Also the toiletries for the bathroom was just handsoap.
Overall a lovely little place but sound proofing is needed and more bits and toiletries in the room please!
- Verified traveler (4/5): Not worth the money - We arrived at 4pm for check in and owner was not there so had to wait for their arrival. The cottage itself wasnt to the standard we believed that 140 pounds is worth, the kitchen cabinet broken and half painted. The cottage did not feel clean, dead flies were found on the bedroom window and dark hair on the white bedding. Very very basic and small.

- Steven (6/5): Average - Small narrow spiral staircase made it difficult to get a small cabin suitcase up or down. Also late check in time being 4pm. Wi fi also had no connection.

- amanda (4/5): Not our cup of tea! - The cottage was freezing! a small plug in radiator to warm a large bedroom, hot water didn t work properly, tiny bathroom, beds uncomfy. food debris under curtains in lounge, walls are cardboard thin - we could here our neighbours conversations at 1030pm - 1230am and 4am therefore we didnt get much sleep! on the up side the kids were glad of the free wifi!! ok for a 1 night stay in the summer when you dont need any heating!!!
- Bula (8/5): - Very quirky place. We had the 2 bedroom cottage. Very nice, loads of facilities, full kitchen. Great pub across the road. Just 10mins drive into York.
- Deb (6/5): Convenient for York - Regular buses into York and the coast. Would recommend getting an All York bus ticket, as this allows you to travel on the buses in York for one price. The Fox Inn up the road produces good food, but not for those on a strict budget. As a family of 5 we spent approx £60 on food and drink. The room we stayed in had a fridge and microwave so simple meals could be made. Tea, coffee and sugar provided but no milk. We couldn't get a signal on the TV, but the WiFi was strong enough to connect our tablets. The room had it's own entrance and we were able to park our car outside this door.
- John (8/5): Good value, family owned B&B - Good value stay. Arrived at an antisocial hour due to flight but owner accommodated this with no fuss. Large family room Dbl + Sngl + bunks. Also had fridge, kettle , sink etc. Good for family needing to heat baby food , bottles etc.
