I have been staying in this hotel for years every time I visit Mahahual. They have not mad any improvements. Just a place to sleep and shower. The breakfast is not good at all. Not much effort in the cooking and serving.
- Alicia (4/5): - The hotel Matan Ka’an is not well maintained and we had cockroaches in the room gaviota, the towels and sheets were not clean, they didn’t have the necessary amenities like hair dryer or mini fridge. The pool was in terrible condition.

Parking is mostly on street but, easy to find and safe. Clean linen everyday...big walk-in showers...artistic ceiling treatment.
Cons: Rooms are sparse and, unfortunately, bathrooms smelled slightly of sewer. Overhead shower spray was weak, irregular, and non-adjustable;

The entire hotel looks like it would have been very nice at some point but for now just a bit run down. But they are clean, beds and pillows were comfortable but only a sheet to cover. Good location

- EVELYN (10/5): Great property in Mahahual! - Our family of four adults enjoyed a four-night stay. Check-in was easy and our room was roomy and comfortable with one double bed and two twins. (The double bed was more comfortable than the twins). The air conditioner worked great. There was a musty smell in the room, however, that is common when you're so close to the ocean. We loved the architecture and design of the property. We loved the pool and the location was perfect, right near the beach, shopping, and restaurants. The view from the rooftop was beautiful. There is a pool as well, but we did not use it. There are only a few reserved parking spots specifically for the hotel but parking can be found on the street. We wished they had a mini frig but we would stay at Matan Ka'an again!

- Pamela (8/5): - The rooms were clean and had lots of closet/drawer space. The pool was great to have for cooling off. Great atmosphere for hanging out around the pool/library/outdoor picnic area. The restaurant is a bit underwelming. Open for breatkfast only until 11:30 a.m. Food was ok but not much to write home about but there are tons of options nearby. About a football field from the beach. Hotel is on a corner where the breeze comes up from the ocean which is nice. Good value for our $ for sure.

We’ve frequented this area and something we didn’t enjoy this time was the amount of trash surrounding the hotel. On one of the times we were exiting the hotel, we witnessed a stray dog pooping on the hotel name sign.

- Ethan (8/5): - If the cost is less than $80 a night this place is a pretty good deal. The rooms are neat and clean, but amenities are lacking. You get the bare basics. A bed with sheets and pillows, a bathroom with a towel, TP, soap and shampoo. That’s it. My stay would have been much better if the room had a mini fridge. The location in town is excellent. You can walk right to the beach and all the restaurants. The building and property are really cool and interesting. All in all 4.5 out of 5 stars.

1. The front desk was asked to change my room because l only booked one night.
2. The bathroom had really poor drainage. The shower water flooded the bathroom and began entering the room.
3. Booked 1 or 2 Queen beds and was given double and single bed.

- Dale (4/5): - For starters the room I was put in was not a superior room by the Expedia pictures. The staff assured me it was. Not much superior about it. My supposedly king bed was 2 queens.
The AC had a major water leak. I had a staff member come to my room and tell me it was because I had the temperature set too high. They set it to 20°c from my setting of 25°c. Well needless to say that didn’t help. I just moved the dresser it was dripping onto and let it hit a towel on the floor. Real messy.
The patio curtain were shredded on side.
The night table had a disgusting torn cover on it.
The toilet ran water steady.
1/2 of one electrical plug in worked in the whole room.
The pool was nice.
The view from the roof top pool was amazing.

The wifi however was horrible in our rooms. I went down to the common area and it was still weak. The proprietor said it is because of high winds, however we were there for several days and it was equally poor.
- Alain (8/5): - Busy little hotel, but not too crowded. The inner courtyard is quite picturesque. My room was clean. I didn't use the pool, but the view from the rooftop pool was special. Close to everything in Mahahual. It's across the street and then across the boardwalk from the beach, but honestly that didn't matter.

- Ida (8/5): Basic hotel but great service and amazing wifi! - Very well located just a few meters from the beach. Basic room but very clean, and with excellent wifi! It worked great from the room (My room was called Vainilla). Breakfast was ok but pretty basic. In general good service and super nice staff! Was worth the stay and good value for money.

- Verified traveler (6/5): - T.here is no elevator. The water of the “jacuzzi” needed to be clean. There was a cigarette butt in my room’s balcony that was not picked up. I do not smoke. The clerk made no attempt to help carry my luggage, instead he gave me directions to my room located in the third floor.

Well I had to stay. They were redoing the pool. Bed it’s mediocre but hey that’s Mexico. lady at breakfast was super nice.

For the price we paid the bathroom had one hand towel, no tissue or hair dryer. No telephone to call the front desk when we had problems with the air conditioner.

- Fred (2/5): BAD POOL AND MANAGEMENT - Only a few pools in Mahahual, i stayed there because the beaches are covered with extreme seaweed, SARGAZO!!. Te POOL was filthy and contaminated. I am a Fl. Licensed Commercial Pool Builder, and this pool was ATROCIAS, FULL OF DISEASE FILTH. DON T STAY HERE.
MGR SAID THE OWNERS WONT PAY FOR THE NEEDED REPAIRS AND RESURFACING REQUIRED. AFTER I COMPLAINED THAT I CAME HERE WAS TO USE THE POOL, THEY SHUT IT SOWN AND ROPED IT OFF.
FALSE ADVERTISING. IM UPSET... BAD BEACH AND BAD POOL AND EXTREMELY HOT THERE.

- Verified traveler (2/5): unsatisfied - i wouldn't know what this hotel was like. when we arrived we were told they were over booked and they sent us to a "sister" hotel. when we got to the new hotel about half a mile away we were given one bed instead of 2 beds for 3 people. the sink and showers were full of mold. the shower door was missing. and we had no pool at the new hotel. we paid for one thing at a certain hotel in a specific location and were sent to a hotel with nothing around of what we wanted.

The room is basic, I just recommend a better quality on the sheets since on the beach your skin gets delicate so a softer sheet would be great. I would stay there again.

Very loud and you could hear everything from the family living in the room next door. Staff was friendly but we never did find out what was included for breakfast.

Nice decoration with artist sculpture and photography and plenty of external space to relax in the hotel.

- Verified traveler (4/5): Not what we paid good money for - We arrived on time only to find that the "superior" room that I had booked and paid for was not what I had received. superior was to have been 2king or 2 queen. Got one double and one single. Asked for ground floor because of my partner having trouble with stairs, and got 2nd floor. Pool needed cleaning, restaurant was only open for breakfast. Of course got no refund, so walked up the street and got waterfront with private terrace for less money. Will not be recommending this hotel.

I was traveling with my kids and wife during Christmas time.
At arrival the Manager told us that there were full and that they could not longer honor my reservation.
No apologies, NO regret, nothing.
No even a glass of offer I requested to my son.
- Ray (10/5): A nice place to say! - It's not on the beach but almost all hotels they don't have there own beach. So don't worry book it! it is just 1 minute walk to the beach.
I wanted to say longer but unfortunately they did't have any rooms.

Room description and pictures are not accurate...
We asked for no stairs...they offered a room on the 3rd floor...2 double beds instead of king beds...we refused....and asked for ground floor room...1 queen and 1 twin..one tiny window obstructed by stairs...
weird smell....not very clean...filthy sheets no mattress cover we asked for extra sheets to put more ....to be able to sleep
NO WIFI in the bedroom...
NO SERVICE (no beach towel, no ICE...they said go buy some)....
The POOL!!!!!!! green water, not clear, not clean not filtered...could NOT use it..so we LEFT...and the management said they would refund and finally refused...WHAT A SHAME!!!!!!!

- shelley (8/5): beach hotel - Overall quite enjoyed this hotel during a 5 night stay in beautiful Mahahual. At check in we were originally put into an extremely small room that did not accurately reflect the on-line room photos. After a short discussion with staff, they made arrangements to move us to a larger room starting the next day--Thank-you. The new room was so much better. The rooms are simply decorated, but are adequate and have a beachy feel. The bathroom is very large and the shower is excellent. Lovely tile work. My only recommendation would be more wall hooks to hang towels and bathing suits on after a long day at the beach. A good breakfast is served at the on-site restaurant and the staff is very friendly. This hotel is not beach front, but it is only a very short walk away. You can access the loungers at it's sister hotel up the north beach. The hotel maintains a quirky and authentic feel. The only addition to this hotel that would improve it, would be the installation of safes in the rooms. I would gladly stay here again and would recommend it to others.
