- michelle (10/5): A little gem of a guest house, like staying at a family members home. - Comfortable bed, quiet room, excellent breakfast.
- Julie (2/5): Dirty, run down - The location was fab as we were visiting Hull University. The host wasn't friendly, it felt awkward. The place was very dated, the room was very dirty, tired looking, uncomfortable bed, windows were old with lots of noise & drafts, kettle had thick limescale so we didn't use it, we had some kind of insect on the bed which I disposed of. We didn't stay for breakfast as the thought of eating there was unbearable..

I used the room as a base while visiting relatives. Just what I needed.
Felt safe as a solo female traveller.
Convenient parking right outside the front door.

Waited outside the guest house in the dark wet cold night to finally after 10 minutes to get someone to let us in!
Rooms were clean with good facilities but far too little milk sachets.
No options for breakfast you got what was cooked . Fried eggs only. If you didn’t like certain breakfast items hard luck, you got them.

Absolutely beautiful building with lots of origional features.
Large very large outdoor space beautifully laid out. With picnic area Breakfast was very confusing. This was more of a pricing issue on bookin¹1mmmmmm

You can book room only or include breakfast. We needed to leave the guest house at 9am so was unable to take breakfast as this was served at 9am.

Breakfast was tasty, and allowed us to park a little later after checkout.
Overall very friendly and good value. We would stay again. No milk for the tea and coffee and the fridge made it a bit noisy.

- Suzanne (10/5): Beverley Road's best kept secret - We were going to a pub just a bit further up the road, so it was an ideal location for us, with free parking.
The bedroom and bathroom were spacious and clean with everything that you could possibly need, including a fridge and microwave, which is unusual for this price bracket. The beds were comfy, with a choice of pillows.
The landlady is absolutely lovely, and her breakfast was cracking (especially the sausage).
It is a proper, old-school B&B.
We loved it and will definitely stay there again.

- Alexander (10/5): Exceptional - I've stayed here 3 times and each time has been lovely. It's an old school B&B, and is super reasonably priced, especially for being within a 10 minute walk of hull university. The room is always clean - with toiletries, tea and biscuits provided. Breakfast is also included, and even when I was the only guest having breakfast that day Janet (the owner/host) still got up and cooked me a vegetarian breakfast. Look, if you're expecting a swish, modern place with a jacuzzi then this probably isn't for you - but if you're looking to support a lovely local business and get great value for money then I think you're onto a winner. I'll definitely be back.

- Jensen (3/5): Disappointing in what could be a beautiful old and characterful house with lovely outdoor space. - Kitchen clean. Plenty of hot water. Tea tray available. Mircowave, fridge available. Iron and Ironboard. Matress comfortable. House warm. Good parking We waited outside the building for 15 mins for someone to answer the bell. Eventually it was answered with the explanation that the staff were in the garden with the dogs. Staff were not expecting us until the Wednesday (it was Wednesday). We had a funeral at 9:00 and therefore needed to leave the B&B before 8:15 so needed to have breakfast between 7:30 8:00 we were told this was too early and that we would have to prepare our own cereal, tea and toast.
The building smelt musty and was in need of up-dating and very run down. Room 4 was next to the boiler which was noisy throughout the night when switching off and on. The door in the bathroom was not fixed to the frame and fell on to me when I tried to close it. Unfortunately we used the toilet just to find it was broken and unable to flush the contents away. The room was noisy from nearby busy road.
The bed rocked due to the bedhead being loose. The bedding was clean but needed replacing as had seen better days.
Wifi signal was intermittent. There was one socket behind the bedhead for each of the bedside table lights and a socket for kettle and microwave and fridge. Tv adequate. Storage poor there was small cupboard.
We left at 8:30 with no one to feedback to or hand key to. Therefore not able to feedback face to face.
Sadly we wont be visiting again.
