- Colleen (6/5): Basically B&B - This facility is located relatively close to the airport. Quiet neighbourhood and peaceful surroundings. There are no big shopping stores or good and reasonably priced restaurants within walking distance of the facility. The room where I stayed was clean but there were some things like the sliding doors need repairing and drainage in bathroom, water wasn't flowing out fast enough due to clogged and flooded the bathing area, seriously required fixing for this problem.

- mark (8/5): Very nice stay - Very nice hotel located not far from the airport. If you value quiet and comfort then this place is for you. The staff was very friendly and accommodating. Hotel and room were very clean, maintained and well presented. Some opportunities for improvement: lukewarm water for showers at best, and some issues with the cable for tv. it would have been nice being located closer to the old city but it does not take away from the very comfortable stay.

- Grant (6/5): motorcycle rental, 150/day. Snotty female staff - I rented a Fino Honda motorcycle from the front desk. The management was fast and with limited English preformed task well. I paid 1,000 baht for the second night which paid for the breakfast but that morning, which they wanted 150 baht for 1 egg little sausage and 1 slice ham with orange juice. The restaurant down the road on the river painted yellow gave a full seafood curry fish meal for 150 baht. All meals under 200 baht. The woman at the desk was arguing with the desk manager to change me more when the original room cost is $25 Cdn or @ 500 baht. I am as not happy as I was promised breakfast Included but the riverside restaurant gave meals which I wanted. The next morning I avoided their sausage breakfast. I said I was out for breakfast and again the snotty woman said there is no breakfast after 10 AM. It was now 11AM. You mean they have to prepare cold sausage, and orange juice! Again, I had a motorcycle to drive to get real food. The snotty woman is permanently removing a return customer with her comments. Zero customer service. But the manager did all the work. I got impression the women hate this job to have to make a bed and put towels in a room. It’s too difficul

- Ryab (6/5): Cheap and OK - Great value for money but we still expected new bed sheets, toilet paper, bins emptied and floors cleaned each day. Breakfast was dissapointing and only one option, continental. Most staff were friendly and helped us book taxis into town. Thank you.

- Verified traveler (4/5): not a good hotel , this just a service apartment - not suitable for the one does't have a car. you have to walk to the alley cause it's not on the main street. Breakfast was not the expected, just a piece of bread ,ham ,egg and coffee. There is no bed just the mattress on the floor (like the Japanese style). There was mold in the bathroom, but the price was fair.

- T (4/5): Far and Frustrating - This is not really a hotel. There is no lobby or front desk. More like a room with a glass door you go to to ask there person questions and check in there. The rooms are okay. The bed was comfortable but the room was musty and the bathroom shower was dirty, dark, and the water spilled out from the shower floor onto the floor where the sink and toilet are. There is no door to the shower. This was frustrating.
The breakfast is minimal. Eggs, toast, tea and sausage and a slice of ham. I don't eat ham or sausage so I had to ask for more eggs to make this a meal that was enough for the extra I paid for or was to get as part of my stay there. It would have been nice if they had offered the extra eggs or if they had other options.
The place is very far from the center unless you rent a scooter or know how to speak Thai to explain to the taxi drivers where you are going and to make sure you don't get ripped off.
I asked the staff who was working at the hotel to call me a taxi for going into the city or going out to the airport. But the staff don't speak English much. One guy didn't even know basic English words. So it was frustrating trying to get help to get around. The good thing is that this place is less than ten minutes by car from the airport.
The bad news is that because it is far from the center, and kind of hidden off of the main roads, some taxi drivers will still rip you off from the airport to get to this hotel or will refuse to go to that area from the city center.

- Arne (6/5): Solides, abgelegenes Hotel, stinkendes Pissoir - Das Hotel war sehr günstig, und daher hatten wir keine besonderen Ansprüche. Aber dennoch finden wir es unmöglich, dass ein Pissoir genau dort installiert ist, wo sich der Kopf befindet, wenn man auf der Toilette sitzt. Wir, zwei junge Männer, haben es nicht benutzt und dennoch hat es von Anfang dermaßen gestunken, dass das gesamte Badezimmer nach Urin roch. Das ist unseres Erachtens auch für ein 20-Euro-Hotel in Thailand nicht akzeptabel. Unsere Zimmernummer: 101.

- SimplySky (6/5): Cozy hotel near shopping mall, food and attraction - I went to Chiang Mai to do some business but when I finished I decided to hang around because I was there, the slow life city (Thai people call that lol). First I went to pay respect to the Kruba Srivichai Monument then I dropped by Mont-nomsod, a delicious milk store. On the next day, I went to Doi Mon jam that located on Mong Nong Hoi village far away from Chiang-Mai around 40 minutes.

- Milton (8/5): Wonderful well presented small 3 level hotel - A wonderful small hotel on three levels. In a small village area 6 minutes out of the main tourist area.
We had a two room, two bathroom unit that was far less expensive than tourist area room. Local Nonghoi markets and street food wonderful variety. Local coffee shop equal to anywhere and locals in the village area were very friendly.
- Viola (6/5): Not bad, not great - Good wifi and our room was very clean which was the most important thing for us but there was a horrible smell coming through the bathroom at various times during the day/night. We had to keep the bathroom door closed so the smell didn't come through to the room, but it did anyway. This hotel was also in a very weird location, a 10 minute drive from the central/old city. When leaving the city, we would try to get taxis to take us back to the hotel, and very few knew where it was. Not a bad hotel, but wouldn't stay again.
- Amanda (8/5): Enjoyed the stay. - Nice accommodations. Quiet neighborhood, but a little out of the way to walk to main destinations. However, tuk-tuks are inexpensive and there is a commercial area with food close by. Regardless of the location, the pool was the only disappointment and was more the size of a large hot tub.
- Damian (6/5): Bit remote, but cheap, nice street food nearby:) - Only 6km from bus station and no one know where it is. After hour asking several taxis, tuk tuk and red busses we take screenshot from googlemap. 200thb for such a short drive, but no one willtake us for less money. So take this into acount. 800thb for night is good but the lining (was clean) and towels need to be replaced. Also no english speaking staff during check in. But we use hands to comunicate :) no prob. Thank you again. Also v close to airport.

- marie (10/5): Out of the way hotel - Taxi ride from centre - in a small very untouristy area. So expect local noises like dogs barking and birds waking you up in the morning as opposed to traffic. Good beds clean large rooms but wouldn't bother with breakfasts as cold fried eggs ham and hotdog sausage seems to be the norm in Thailand, by the third morning we were on just toast . Very cool rooms didnt need air con on - good hotell v small pool and too cold to even have a dip in it! Would use it again.

- Venice (6/5): Comfortable stay - The location is 10mins drive to town area. The room is tidy up daily but they only put back bed sheet and change facial towel for u. No cleaning of floor or toilet even i stay for 10days. Overall is acceptable.
- Graeme (6/5): 3 Day relax in Chiang Mai. - I decided to take the overnight bus up to Chang Mai. Not a good idea. Arrived in the centre of Chang Mai early with an approximate idea where the hotel was located. As I normally walk around Chang Mai I decided to walk to the hotel. Not a good idea as it is poorly located and you have to negotiate poorly constructed roads with limited walking access.. The hotel was very difficult to find. I arrived at the hotel before midday and was told room was not available. Due to location there is not much to do while you wait for a room to be made available.Staff would not give me access to the Internet until I had booked in so had to find a little cafe nearby – not easy.The room was a surprise as it was quite large and well laid out. The swimming pool is a small Jacuzzi but very cold. The gardens are quite pleasant.Getting transport into town is not easy so I decided to walk different routes each day. Some routes were pleasant to walk while others had no footpaths.Breakfast is basic but reasonable.As I had a night bus back, I was looking for a late checkout but was advised 1 PM was latest. Doing anything in Chang Mai from 1 PM to 8:30 PM is limited.

Only when we arrived was told they're only one large bed available. Room is small. No restaurant nearby. Receptionist is nice but speaks very limited English.

- Steve (8/5): Value for money... - For as little as I paid, I was quite satisfied w/ the hotel... it's quite a trek into the old city from here (2+ miles), but it only cost 30 baht to get there via taxi, but was much more to get back (buyer beware). I walked the distance twice w/ no ill effects. The pool was small, but the water both clean and cool (which was a nice surprise). The room was a nice size and the bed was comfortable. A few bugs, but at least no mosquitoes. The fridge worked (to keep my beers cold) and in the end, they were able to call me a ‘taxi’ to pick me up and deliver me to the airport (for 200 baht).
- Udomsin (6/5): Okay for the price but something missing... - From the look, the hotel seems to be okay, modern and quiet
but on the night I stayed there, I had been placed to a room which is very closed and dark not like the photos they show in the website.
Moreover, no towel provided ( we need to ask for and just got 1 for 2 people.)and I am not sure if the bed sheet and pillow case had been changed or not.
Apart from that anything is fine, outside the room is lovely premise and garden, small pool and good parking space with the main gate close at night for safety.
By the way, you will need the public ride to get to city centre.
- Lisa (2/5): So bad I didn't stay here! - So awesome I did not stay here and am still waiting for a refund as agreed with the hotel. Bathroom is concrete, tiling to apartment is not finished with concrete around the edges, cleanliness is not good. No western restaurants or facilities within walking distance. "Swimming Pool" is about 1m long, not a swimming pool at all! Staff do not speak good English and not helpful or friendly in the slightest. I seriously suggest you stay elsewhere
- Amazonath (4/5): - The hotel is a bit far away, but if you have a car or scooter it will be ok. The room is quite basic, certainly not deluxe. There are no English channels but lots of Thai channels. There is no lift.I had only a small trolley, but if you have a big suitcase, and your room is on the 3rd floor you will need to climb the stairs. Cleanliness could be improved. My room wasn't that clean, behind the bed was a lot of dust. I didn't eat the breakfast, as I am a vegetarian. They don't give fruit, only bread with eggs and sausage and ham. Staff is friendly. They would call a taxi if i needed so.

Also, it is a bit far from all of the stuff and I had to hike everyday to find a tuk tuk or taxi! It costs about 100 baht to get to the city from there.

Breakfast was quite inconvenient, as there is no place to take it. They give you a tray and you can take it to your room. Cleaning service was quite a mess: they did the room 3 days of the 5 we stayed, and forgot to change the towels and dirty cups. Pool is ok, but very little, and no space around to sit, or even to leave your towel and clothes.
- Narinder (10/5): Value for Money! - If you're looking for a place which is great value for money and clean/tidy, well this place is for you. The location isn't central but the quality of the accommodation makes up for it. The location does mean that you need to catch a tuk-tuk in and out of town but from our experience it's best to be away from the town. the cost of getting into and out of town is around 100-15 baht. I wouldn't bother with breakfast at the place - there's also a great place for breakfast and lunch just round the corner.

I give this hotel 5 out of 5, because I couldn't expect any more from a hotel in this price range.
We booked 2 rooms and met our son there who traveled from Darwin to meet us. We all had breakfast in the lovely gardens every morning and we would all be very happy to stay at this hotel again.
- momo (10/5): Quite place in local neighborhood - A little ways off The beatten path. Very modern and comfey beds. There is a great bakery/restaurant on the corner of the main street. Owner has a beautiful house behind the restaurant. There is also a nice market with lots of tasty treats a short walk away.

- J (10/5): Perfect Hotel - It was a good experience. Our host was nice. During our stay, even if her staff doesn't speak a perfect English, they were always there to help us. 15min away by vehicule to the old city, take a tuk tuk and spend not more than 150bahts for 2 person to go there.

- Travelista (10/5): Outside City Oasis - Very clean, lots of plants everywhere ans a nice cool off pool. Beds very comfy. Includes both Thai (Rice, green onion and fish/shrimp/pork) in clear broth or egg and hotdog and ham, toast or omlette breakfast options, with juice and coffee. Please note about 10 min by tuk tuk from old city, about 100 baht. But nice and quiet. Has great patios and free bikes to loan. They can order pizza for you from Dukes well worth expense of 400 includes delivery. Ayn speaks great English and can help you with what you nees, including airport transport. Great place to just chill.
