Guest Reviews
- Hariet (8/5): - Good check in and help with luggage up the stairs. Good quality tea and coffee and room snacks:) Needed an extra blanket in the room.
- Fabrizio (10/5): -
- Penny (9/5): -
- Tauri (10/5): -
- Paula (7/5): Great place, quieter than expected (above the pub). - Room was great, very clean. I feel like there was an ice addict hanging out in the bus station across the road, yelling hysterically at night.
- Meghan (9/5): Comfortable stay in Adelaide - Clean and comfortable place to stay in Adelaide for a few nights. We appreciated the snacks and drinks available in the room. Our room was quite large with a large bathroom and tub with separate shower. Very strong water pressure in the shower. Located nearby many sites in Adelaide and lots of restaurants and bars in the area.
- Kevin (7/5): Cheap and cozy near bus stop with bars on the windows! - Clean….good try at being groovy. Come on….bars on the windows, really?
Nup….not for that price, there are better ways than bars on the windows and the room size means it is overpriced for location and size.

- Michael (10/5): Charming and friendly small hotel. - Very friendly staff that gave us a warm and helpful reception and showed the room. The hotel is a typical older Australian pub with a few rooms. Our room was nicely renovated with a charming mixture of old and new. The location is very close to public transport and airport transfer as well as centrally located in the business district. Perfect location if you are taking a Kangaroo Island tour as the bus leaves early in the morning and the bus station is across the street.
There are lots of restaurants in the area. We had dinner twice at the very nice pub that is the main part of the business. Please try their "Frank's Dogs" one of the best sausages you can find, I had it both nights. Please note that this is not full service hotel but a Pub with seven rooms. However, a big hotel does not have this level of charm and friendliness. Considering that this is a small hotel and thereby not able to offer full service, really nothing.
- George (9/5): Great location, lovely pub. - Location, comfortable bed, nice pub Shower took a long time to heat up
- Mark (7/5): Not a boutique hotel, more like a hostel without the cooking facilities. - The location was excellent. The balcony nice Room was small and very dark.

- Lysandra (10/5): Exceptional! Will definitely be back! - The cleanliness of the room really stood out to me! Absolutely spotless :) The bed was super comfortable, and the snacks and drinks were a lovely touch! Really enjoyed having my coffee out on the balcony every morning too!
- Diana (10/5): -
- Marion (9/5): A comfortable room in a good location - A comfortable room in a good location
- Helen (10/5): -
- Richard (10/5): - Only seven rooms. Over a landmark pub in a historic building with great food. Couldn't check in early because they dint really open until after noon.
- Katherine (10/5): Do yourself a favour! - The staff are exceptional and made me feel at home the very moment I stepped inside. Not just one person but the whole team. Literally nothing.
- Marg (8/5): -
- Laura (8/5): Relaxing city break with all you need for a comfortable sleep - Cool old hotel. The beer and the food are great. Helpful staff.
- glenn (10/5): -
- Vickie (10/5): Friendly staff and small little gem tucked away. - Staff was super accommodating with my baggage drop, carrying my heavy luggage up the stairs, and letting me change out of my clothes after my arrival to access the room before it was ready. Everything was properly secured and placed inside my bedroom when I returned in the evening. The hotel is in a comfortable, quiet little spot that wasn't a difficult walk to anything and close enough to food spots to run out and come back. Only complaint was the provided wi-fi had a fairly weak connection. I had struggled with staying connected a few times. At some points I had to connect through my mobile hotspot to keep a consistent connection.
- Roger (9/5): - Friendly staff and a lovely room with some snacks and drinks. Great location and a nice pub downstairs Nothing
- Roland (9/5): Tolle Zimmer - Sehr sauber
- SUE (9/5): -
- Philippa (9/5): An excellent place to stay in Adelaide - Had lively atmosphere and room was spacious. Food at the restaurant was delicious and staff very helpful. Also close to the bus station which was handy. Nothing
- Andrew (10/5): I love this place and keep coming back - Close to everything Can get noisy at bus depot at night
- Healey (10/5): Comfortable. Clean. Convenient. - Friendly staff. Great location across the road from the bus station. Lovely bathroom. Complementary treats. Great value for money. No lift but l managed well anyway.
- Stephanie (10/5): -
- Amanda (8/5): Worth a stay - The vibe was great, service amazing, appreciated the goodie bag! The step into the bathroom... not good in the middle of the night.
- Naomi (10/5): - It had character as well as ticking all the boxes. The owners obviously put a lot of thought into making sure my stay was more than comfortable.
- Alison (9/5): Great place in Adelaide. - Good food, drink, comfortable room, friendly staff.
- Stewart (8/5): Good location, despite being on a main road and the staff were really helpful - The location was excellent and the room met all our needs. The staff were exceptional in their willingness to assist with any requests that we made
- Thomas (7/5): - Lone male traveler. The room met my basic needs.
- Helen (8/5): - Location. Close to central markets. Also lovely beer garden and pub and restaurant below. Balcony upstairs also nice place to sit. Quiet with helpful, friendlyl staff. A couple of issues with room facilities but staff able to offer alternative rooms until remedied. Each room had quaint layouts which was part of charm. However several small steps that one had to be mindful of.
- Garrett (8/5): Great Location - Fantastic location in Adelaide's CBD. Surprisingly quiet and spacious room with large bathroom. Nothing
- Richard (9/5): - Good sized room. Great amenities and mini bar. Cool vibe
- Jonathan (9/5): - All was good except and to our dismay, there was no milk in frig nor with Nespresso capsules for our morning cuppa. We survived. See above.
- Katie (10/5): -
- Mark (9/5): Excellent, old style hotel with lovely rooms and a nice bar down stairs. - Room was very nice, as was the bar below. Nothing
- Will (8/5): Great spot for a Saturday festival night in Adelaide - Great decor, a sofa in the room, friendly staff, easy check in, good location. Shower was temperamental, no milk for coffee, the giant bus station opposite spoiling views from the balcony.
- Knut (10/5): -
- Robert (8/5): Hotel of character in a good location with friendly bar serving food for many hours. - Independence in having own key into the building. Lofty, quiet bedroom with good bathroom. Food/drink available in the downstairs saloon over many hours. Location opposite the central bus station a bonus for day trips out of town. Not enough storage or shelf space for clothes and other items in the bedroom.
- Petra (7/5): Cool and stylish but not all practical - Great staff very friendly and efficient
Rooms vary sizewise
Air condition Noisy from saloon pub
Cool but not always practical for seniors
Windows were not to open
One room no 2 no day light
- Mark (9/5): - All great Stairs to rooms, difficult with luggage and our age and stair fitness.
- Daniel (9/5): - Sehr nettes Personal, super hilfsbereit.
- Corinne (9/5): - Great service and staff were super helpful .
- Nicole (10/5): - Great central location. Quite for a city hotel and furnished cool and unique We only stayed 1 one night
- Udo (8/5): -
- Steffen (8/5): -

- Cathy (9/5): -
- Tomislav (8/5): -
- Charlie Chia-Che (9/5): - Comfortable place with a great vibe. Very close to everything as well. The water pressure for the shower head is a little bit unstable, but not really a problem.
- Ron (7/5): -
- Gai (10/5): I would stay again as great value and excellent staff service - Bar, lunch.
Service excellent
Decore good
Very handy to bus station I couldn't get the coffee machine to work
- Alice (10/5): I alwaysbstay here for work. It’s like a home away from home now. The staff are great, as is the location. The rooms are - Great location, helpful staff, clean and nice interior.
- Nicola (9/5): -
- Scott (9/5): -
- Sue (10/5): Fantastic hotel, convenient location with exceptional staff. - Room size was huge and a great bathroom with a bath you could stretch out in. Nothing, everything was awesome.
- Joshua (8/5): I love the location and feel of the plac3. Comfort and style. - The fridge selection
- Terence (9/5): It was exactly what we wanted at a good price. - Access to places we want to go to in the city.
Lovely room.
Great bath and bathroom.
Freebies.
- Matthew (10/5): -
- Brett (10/5): A really wonderful place to stay in the heart of Adelaide. Lovely rooms and walking distance to most of the main sights. - I loved this place as it was well located, had great rooms, and had a cool bar downstairs as well. I really great place to explore Adelaide from. The only problem with this place is there is basically no good free parking nearby.
- Katherine (7/5): - The staff were welcoming and helpful. It is a room above a pub, but it was not loud and did not disturb us. The room is big and had a great bath and shower. There is no lift!! This should be made clear, or maybe I just missed it on the booking page. This is not an hotel you would stay in for a long time, but we are travelling and had a few suitcases. Staff did help us up, but it is two flights of stairs. We carried it all down again in the morning.
- ANDREW (9/5): -
- Stacey (10/5): Excellent - Welcoming staff who accommodated our late arrival. Free snacks and drinks. Smallish room but plenty of space for luggage etc. Bathroom is a great size , very clean and modern quirky bath products. Big TV and good aircon. Very reasonably priced. Great stopover for a visit to Central Market and other central cbd areas. We didnt dine in but I wish we had excellent range of tap beers and good menu, the food we saw looked yum. Few little steps inside room so wouldn't suit those with mobility issues.
- Nilaufer Rajwar (9/5): Would stay here again. - Excellent location, friendly staff. Loved the retro look of the rooms. Very comfortable. The pub food.
- Paora (10/5): - Friendly staff good meals and service Shower drainage needed a towel to stop water from overflowing out the doorway
- Joh (10/5): - Staff were courteous and friendly
The food was lovely.
The room was comfortable and clean.
It was a great location. Everything was good.
- Chris (10/5): Perfect for a solo traveler - Great pub and lovely rooms slightly noisy area at night
- Lucas (9/5): -
- patrice (10/5): Aweslom - The staff were incredibly welcoming and friendly, which made the stay even more enjoyable from the moment I arrived. I had lunch at the restaurant and was pleasantly surprised by how good the food was—fresh, well prepared, and very tasty. Check-out was quick and completely hassle-free. The location is excellent, right across from the Central Bus Station, which was extremely convenient as I was leaving early in the morning for Kangaroo Island. Overall, a great experience and I would happily stay here again.
- robyn (10/5): Thank you Franklin Hotel for another beautiful stay - Friendly helpful staff
Awesome food
Room is amazing big bath tub great water pressure
Huge bed beautiful stain glass windows that actually open big room and beautifully presented and pristine cleaning
Love love the goodies in the bag and the cold drinks in the fridge best part free free free lol
Descent coffee pods and tree bags There was nothing i didnt like
- David (7/5): Great location with friendly staff - The staff were really friendly and welcoming, making our stay enjoyable. The bed was very comfortable, and the bathroom was modern and clean. The TV was a highlight, perfect for watching Netflix while relaxing in bed. The location was great, within easy reach of everything. The room was quite small and felt dark, and the blind let light in directly in the morning, which was a bit disruptive. It was also noisy at night, the shower tended to overflow and water would go everywhere. There was no parking available.
- Kate (7/5): - Very friendly charming staff; lovely big rooms and bathrooms. Worth knowing that it is rooms above a pub and there is limited food.
- Candymer (8/5): - Friendly and helpful staffs The bathroom layout is quite weird and slope is not well constructed which guest would need to look at the floor at all time, otherwise water might leak out to the room.
- Megan (10/5): -
- Julie (10/5): Too good not to stay at. - Beautiful room above the pub, spotless, good size bed, room very well equipped, kettle, fridge, coffee machine, huge TV, alarm clock, air con, huge bathroom with fabulous complementary toiletries,
A hair dryer that I could of taken home. In fridge some completely drinks, water replaced daily, a bag of sweets, room serviced daily., we also had access to the top balcony to sit in, only hotel guests can use, separate entrance to hotel vi's two doors.
Day of departure, bags left in room and then placed in safe storage until we left. Staff excellent and we ate in the pub food was also excellent, we will definitely be staying here again.
A ten minute walk into town, Central Market is a must visit too Nothing,
Shame no breakfast availability but wouldn't stop us coming back
- Fiona (8/5): Comfortable room; fantastic staff; good location. - Good location, right across from the central market which was a plus. Easy walking distance to many of the Adelaide attractions. Staff were fabulous and the bar below the rooms was lively with good beer and bar food. The room was spacious and had everything we needed. It was a little noisy at night with noise from the street; the bathroom had no blind so got rather hot on the hottest days.
- Doreen (9/5): -

- Ian (10/5): -
- Joanne (10/5): Had a lovely time, had booked during a peak date without realising and the hotel was relaxed & easy. - Staff very friendly & made us feel welcome. Room very clean.
Niets
- Luke (9/5): - Good location, big spacious room, great beer down stairs.
- warren (10/5): Perfect place to stay in Adelaide! - Loverly big room in an old style hotel. The bed was way too comfortable:) It was just the perfect hotel absolutely loved it The staff were fantastic and nothing was an issue, smooth checking in Within walking distance to great restaurants and transport Nothing
- Hastie (9/5): Easy, clean and friendly staff - Staff, location, freshly renovated, decent pub downstairs If they’re planning on doing any more renovations, double glazed windows would go a long way, could hear street noise during the night
