Very well laid out. Clean comfortable and the design has created space with the rooms There was a leak on a downward pipe while it rained. I know this will be mended So all fine.

- James (8/5): - A nice comfortable room In a convenient area for me. Good TV services. A good restaurant down stairs. Staff were nice. It does close for a few hours in afternoon so if you arrive at the time it's closed you would have to wait. You can hear some noise from the bar at night.

Bathroom down steps and room itself would not have suited anyone with mobility problems Breakfast not until 9.00. Would have liked it earlier.

- zimple (5/5): - The room was clean and warm when we arrived and the room was warm throughout. The heating in the ensuite was on when we arrived but had not come on until approx 8:45 am in the morning which was too late for us to have a shower before breakfast. Both room and ensuite were pretty small but still represented good value. The woman who showed us to our room clearly resented doing so telling us we had booked late and she had to come back having gone home and she never made either eye contact, smiled nor made and unnnecessary conversation either then nor during the whole of breakfast service. My full english was very good but my wife's scrambled eggs were pretty awful - over cooked and a small portion. All toast etc came with the breakfasts and tea. The help yourself buffet at breakfast was limited in choice.
Had we seen any hint of the reputed staff friendliness we would have stayed for dinner but instead went in Kingsbridge.

It was well equipped with extra heating available, hanging facilities, hooks for coats, blackout curtains etc. Bed was comfortable & bedding was clean & soft. En-suite was good & shower was lovely.
The man who booked us in & served us at bar & for evening meal was friendly, approachable & was extra helpful. He carried my bag when I explained I had a bad back, & he offered to our table to serve us.
We were very happy with both our evening meals (pheasant pie & fish n chips) and our breakfast. All were delicious & good portion sizes.
The decor throughout was lovely.
We were impressed with how close the property is to a gorgeous beach & stunning views.
So many positives. Well done! Our only niggle was the lady who served us at breakfast. We got a very frosty welcome. To be fair we were 5 mins late, but I apologised & explained we hadn’t been able to find my husbands medications & in the end he had to go to the car to search for them (where they were thankfully found)
We were told she was about to clear the table. There was no conversation & certainly no friendliness.
Although we didn’t delay over our breakfast, we found it slightly off putting that the toilets were being mopped out whilst we were eating.
Such a shame, as the rest of our stay had been a 10/10.
A very tiny issue was that the shower bottles were difficult to actually get anything out of them.

Good choice of cereals, juices and any sort of egg with the breakfast or on their own. The menu in the pub itself was great. So much choice and v v good quality. The first night in room 4 the mattress was v uncomfortable, but they changed us to a different room on the Saturday and it was fantastic

Good food, excellent breakfast. reasonable prices If you are a light sleeper or a person that likes an early night the noise from the bar below the rooms is intrusive. It doesn't quite down until around 11:45pm. the car parking is inadequate, we don't have a big car and struggled to get un.
- Julian (8/5): Characterful and comfortable. - Super friendly staff at the bar and at check in the evening we arrived. The room is compact, but had all the facilities for our one night stay, and the en suite shower room was excellent. The bed was comfy and despite the restaurant being fully booked with 92 guests and a stag party, we had a completely undisturbed nights sleep.
Although we didn’t eat in the evening, the menu looked very good, especially the seafood options.
Price for a bank holiday Friday, including a brilliant cooked breakfast, was very competitive.
A short stroll down the road to the beautiful beach and views over the river Avon. Not complaints as none of it affected us, but things to be aware of.
This is a 14th century building so there are narrow stairs to the rooms.
The rooms are compact, and the ceiling in our shower would probably not suit anyone over 6ft in height.
Parking is very limited during busy times.
Access to the village is via a narrow , single track, road.
We thought it was characterful, but if you’re picky, you might see it differently.

I could feel the inside of the mattress and it was slightly down on one side. However, not a deal breaker as the rest of the stay was excellent.

I enjoyed the cooked breakfast. I really loved the outlook from the room out towards the countryside. We were there during a hot spell so perhaps a fan in the rooms could be helpful

The rooms were a little cramped and could be hot at times along with a little noisy being above the pub but that did die down later in the evening. The rooms met our needs but were very basic.

- Louise (6/5): Great location but room needs some TLC. - Location and friendliness of staff. We stayed in a family room. The carpets need a good clean. The curtains didn't do the job well; they were flimsy and needed more hooks. Also a blind to allow light and privacy is necessary in this room as people can see in from all 3 windows. The double bed also needs replacing. Some TLC is needed at £140 per night.

- Fanar (10/5): Fabulous place off the beaten track! - We were welcomed by such lovely friendly staff, helpful with where we should park. A wonderful member of staff called Jamie was very intuitive with which drinks I’d like and was exceptional. The other staff were fun and despite being a busy day had time to chat and be friendly. Thank you for making our stay such fun!

The staff in the bar were not very welcoming, and the stay was entirely self service, name on a board and key in door. This was unusual for a B&B pub.

- Rebecca (6/5): Lovely location but some improvements needed... - The location and room 5 were great. Triple aspect room with lovely views. Clean bedding and comfortable bed. Nice bathroom and good shower.
Off street parking, good wifi, nice bar, friendly barman. Nice breakfast. Glad we were on the upper floor as the first floor and entrance stairs were rather grubby and smelt very damp.
We had to re-make our bed as bottom sheet and mattress protector obviously put on very hurriedly and all bunched up and on the wrong way round.
The woman taking orders and serving breakfast could have said good morning and smiled.
One of the breakfast juices was out of date and had gone fizzy. We pointed this out and our glass was replaced but the main jug was left out for others to use.

This is a pub with rooms not an inn or small hotel. No reception area. Check in at noisy pub counter. Rowdy pub at night. Swearing in the lane outside the back door at night. Cleaners hoovering rooms at 6pm. Food in pub very average but pricey.45 minute wait to be served and longer between courses.. Breakfast was disappointing. Average.
