• Christian (10/5): - Basically in the middle of Edinburgh. I was travelling solo, so I got a single room. The bathroom was detached, but very nice. The room was small, but adequate. The staff was great, and the morning breakfasts were delicious.

• Neelika (8/5): - The room was rather small, but thankfully we were allocated an attached single room to use for storage and space, which we greatly appreciated. Bed was comfortable and linens clean and fresh. Ensuite bathroom was a usable size, with plenty of very hot water. Breakfast was well above our expectations and was well prepared with a good number of options to select from. It was delivered to the room promptly each day. Parking on the premises was not at all safe or accessible. Luckily we were able to park within easy walking distance of the house each evening. We enjoyed several dinners within close walking distance, as unknown to us and not indicated on website: takeaway food is not allowed to be consumed in the room. We found this very inconvenient, especially after a very long day of site seeing! But, we understand the reasons for implementing this, and feel it is fair enough.

Details regarding check-in and access to premises and room were provided digitally in advance. Property is well appointed and well maintained. Our room was bright, spacious and clean. Function over fuss reflects the decoration and fittings. Breakfast (continental) was freshly prepared to order and very good.

• Karen (10/5): Great place to stay. - Dropping off our son at university this was a good place to stay just around the corner from the halls. It’s a good neighbourhood, reasonably quiet. Dorstan House is a huge, grand old Victorian house, tastefully decorated. Self check in was easy with all the codes being emailed two days before arrival. The breakfast was really tasty and plenty of it. It’s delivered to your room. I’d stay here again when visiting our son. Richard was extremely helpful as we needed an extra room for our son as we’d arrived a day early!

I walked into Town (1-2 miles), but the hotel is close to a bus route, and there are plenty of taxis in Edinburgh. No dining area, but breakfast was brought to the room at a time of your choosing (between 0800 and 0930). The choice and quality of the food was extremely good! I was using the room for work during the second day, and so didn't want the room turned over, but I was give plenty of milk and more filtered coffee by the host. Overall, a very pleasant stay.

But would I stay again? Absolutely. In a heartbeat! A real gem of a spot.

The gentleman who welcomed us was extremely attentive, revealed to us on the map about tourist spots and how to get there by bus. He took us and we were shown to our room with a wonderful view. The room was very clean, organized and with everything we needed for our stay. Breakfast the other day was served in the room at the appointed time, all well prepared with the options we requested. It was a very good experience, we will be back.

Everything was clean, bedroom was lovely with a comfy bed and I like the idea of having a tasty breakfast delivered to the room. Very easy to get to by bus from the city centre as well (15 minutes), would definitely consider staying again the next time I visit Edinburgh.

We were able to get a free parking space at the Hotel. The breakfast was tasty and there was good selection of choice. We really loved the room, it felt special and grand with high cellings. • Thomas (10/5): Beautiful place with lovely host. - Beautiful guest house with a great host. The photos of this place dont do it justice! We stopped here for two nights and had a lovely welcome and waa shown every thing once we arrived such as how the shower and door lock worked etc. The host was very knowledgeable on the area and provided us a map and explained how the local buses worked and all the different ways we could choose to walk in to the centre. It was very evident that the guest experience is important to him and that is a rare commodity now! We chose the night before what we would like for breakfast the following morning and what time we would like it and it was delivered bang on time and was lovely! The room was very clean and more spacious than we expected for the price and had lovely big windows which made the room nice and bright. The rooms are cleaned daily and our tea, coffee and milk was also replenished. The bed was a little soft for us but that is just personal prefernce, however the bedding was also lovely and soft which i really liked! There is free on site parking which we had no problem finding a space but there is also free on road parking. The lovely host also let us leave our car there after checking out whilst we went in to edinburgh centre before leaving on the last day. We arn't normally guest house people and normally go for hotels but this changed our mind completely and wouldn't hesitate to stay here again.

The staff here is friendly, welcoming, warm, and so immensely helpful. Breakfast is delicious, the rooms are comfortable, and the street is so pleasantly quiet while still being just a short bus ride away from Edinburgh's main attractions. Highly recommend.

(hot and cold options availble) The city centre is around a 10 minute bus ride from the stop 2 mins away or around 30 mins if you don't mind walking. The location is just a 1 minute walk to bus stop or 25 minutes walk to city center if you prefer to walk. My room was clean and comfortable. I highly recommend this lovely place.

The breakfasts were excellent with a large selection of options, and with fast and friendly service. Altogether a very enjoyable stay. I would certainly go there again.
• Verified traveler (10/5): - If you are looking for basic B&B level accommodation in Edinburgh Dorstan is surely as good as any you'll find. Away from the main road enough to be quiet and with plenty of parking, but close enough the Old Town to walk in 30 mins, and only 2 mins from the regular bus service. Breakfast was filling and all the service was great.
• Michael (8/5): - Perfect for what we were looking for. Close enough to city center to walk (although the bus stop is right around the corner) and the breakfast was spectacular. Comfortable room, quiet neighborhood, very friendly hosts. Would definitely recommend.

• Shanna (10/5): 10/10 would recommend - Dorstan Guest House is absolutely amazing! The owners are lovely and very helpful. Breakfast is fabulous! Additionally, you have Holyrood Park as your back garden, and with a half hour walk you're on the Royal Mile. Our room was spacious, with comfy beds, and the area is quiet. 10/10 would recommend! Richard and family/staff, thanks so much for our wonderful stay.
