Small room and en-suite, but spotlessly clean with comfortable beds and quality bedding. The only drawback for us was the creaky floorboards above when occupants walked around - but their bedtime was similar to ours! Highly recommended and very good value- we’ll be back

Called another number listed at the front door to gain access. Front door doesn't close properly which made us feel insecure as it's a share house, not individual apartments as promoted. Mat in hallway made it impossible to roll bags to our room. Breakfast was OK, frozen bread doesn't bother us but may do to others. There were 5 long life milks of which 4 were open. Breakfast was complimentary which was nice but maybe should be checked more often. Owner was pleasant and understanding that I didn't receive an email about access. Property is located in a very dangerous spot. Street parking if you don't get in quick, which I was worried about cars side swiping our car as they came around the corner. Room was comfortable, but shared facilities are dated. Free washing machine and dryer which would be handy. Lighting didn't work down the side of the property.

There was no wardrobe, just a hanging rail on wheels, which had to be kept in the lounge due to lack of space in the bedroom. The pictures and the description on the site to not reflect and true condition of the apartment. I was really disappointed with the property.
Verified traveler (4/5): - Despite superficial cleaning, sadly the aged and and worn condition of the apartment (notwithstanding some decorating attempts) contributed to us feeling uncomfortable during our stay (particularly, the aged state of the kitchen cupboards and the shower) ... considering the cost of the accommodation. However, the apartment was spacious.

The views from the front porch area out over the lake were first class & the table & chairs on the balcony create a real holiday atmosphere. The interior of the apartment are clean & neat & the kitchen is large by apartment standards.
Verified traveler (8/5): - When booking this you need to be aware that it's a bit like a hotel room in that the room is just a bedroom, with an ensuite, off a corridor and has no outlook at all. Everything else is in the communal area, that you share with guests in the other 2 bedrooms, including the lounge sit down area, dining space, outdoor area & views to the lake, refrigerator, kitchen etc etc. Room was nice and clean with good standard of bed and bedding and was comfortable. Shower has soap but no shampoo etc. Perfect accommodation to book the 3 bedrooms for a ladies weekend or similar as then you'd have the whole place all to yourselves with the very large communal area and facilities.

There is a nice run to do from the house down to the lake and around the lake! The town bars and restaurants and shops are just a 4 minute walk! Tourist attractions hot pools are also just a 5 minute walk!

The accomodation was warm and comfortable (heat pump turned on for us) and the decor was amazing! Views to die for - must come back in summer when we can enjoy the deck!

Verified traveler (2/5): Backpacker Deluxe - I would not call this accommodation a penthouse. A penthouse is a flat on the top floor of a tall building, typically one that is luxuriously fitted. It may have been on the top floor, but it stopped there. Unfortunately whoever did the renovation did it poorly. The floors were uneven and when you flushed the toilet the shower drain overflowed. I would unfortunately describe this accommodation as a Backpacker Deluxe.

Emma (10/5): Highly recommended, nicely decorated! - This was a lovely, clean, self-service apartment/lodge. Plenty of room in the main area for multiple guests to hang out without getting in each others' way, great view over the lake, and all amenities you could need. Room and en-suite were great, and decor all over was really nice. Also, it was in an absolutely perfect location for our purpose. Really good place to stay, I would recommend it to any couples/friends/small groups.
Ian (8/5): Rotorua Apartments with shared kitchen - This is a small premises with 3 rooms that have a shared kitchen and lounge area, laundry, BBQ and hot tub all for sharing. It also has a separate self-contained penthouse and studio apartment which we had not booked. While some distance from shops it is close to the lake and a central thermal park. Cereal, milk, bread and spreads is provided free for breakfast

The apartment is large but the kitchen and bathroom are not. Compared to other places we stayed in NZ for this trip the cost of this apartment was too much. However location was great.

Verified traveler (6/5): Over priced shared accommodation - A bit over priced for what you get. It's all self service. My bed side cabinet had a big sticky patch of something on it. The toilet dripped all night and the passage smoke alarm would go off during the night. All easy fixes. The area looked a little rough, but was OK. Breakfast is super budget. Budget bread in the freezer. There are 3 rooms, but you all share the same living room, outdoor area and kitchen. Parking is actually parking on the street or 1 spot in driveway.

Verified traveler (4/5): Good view, close to shops but no parking - There is a view from the lounge but it is a shared lounge for 3 other bedrooms. The continental breakfast is available on self-service but you might want to test it prior to eating they've frozen the bread so that it can surpass it's expiry date. The rooms are fairly tidy but quite dusty. There are only 3 off street parking spaces available and the location of this apartment is right at a bend/ blind corner so it can be dangerous. There are parking spaces across the road but this belongs to the Rotorua Hospital. If you want to secure your off street carpark at the apartment best to leave your car once you've checked in. There is no reception available you'll have to call them by phone.
Andrew (10/5): The best view in Rotorua - This is a serviced apartment on the edge of Rotorua city. By edge we mean a 7 minute walk down a slight grade to the Eat Street restaurant strip and from there 2 more minutes to the centre of town. The apartment itself is immaculate & beautifully maintained. Bedding is very comfortable and the living spaces - both inside and out - command great views over Ohinemutu & the lake. Parking is available at your front door. If you are looking to go out for breakfast, turn right onto the street and 50m down the road is a terrific cafe with an excellent breakfast & coffee. All in all, just an outstanding option in Rotorua.

I requested a quieter room and was directed to the Studio apartment which was excellent in every way. The hotel management though not present was contactable via phone message and pleasant to deal with. Sadly, the jacuzzi was under repair.

Jade (2/5): Share house accomodation - These are not apartments - this is a share house and the description should be clearer. Seems like most of these Photos are of the large apartment upstairs. The lower part of the house is aging and in need of refurbishment. My bedroom had no TV or Radio to relax with at the end of the day. The TV is in the shared part of the house so other guests want to use it first in first serve. My bathroom had exposed gib and cracks in the tiles. Continental breakfast was stale cornflakes and a budget brand bread in the shared fridge. Also this is completely unstaffed, I was texted a code for the door and there was no one to help when upstairs apartment guests where very noisy. Parking- it says this is available but I was told to park across the road at the Hospital carpark - there are signs everywhere saying for staff and patients only or a tow away applies. I queried this and was told you should be fine. Overall an uncomfortable stay.
sharyn (4/5): Not what it looks like - Didnt realize it was shared accommodation and that we only had a room. Was just one step up from a backpackers. If you went out you had to be quiet as other guest were sleeping.Trip on meter flipped so fridge didnt work dishwasher didnt work. Wasnt enough sugar or butter for amount of guest staying there. Alright if you want to stay as a group but for get away for couples etc i would book else where
Verified traveler (10/5): Best value for money in Rotorua. - Easy process to check in and extremely private. Condition is awesome and once upgraded a bit more will be excellent. You can pay the same money in Rotorua for a lot less so we were very happy with our stay. Yes it is a 5 minute walk to Restaurant area in the town but...so what. The view over the Lake makes up for that. Would stay here again without hesitation

Had a hiccup with the key but this was quickly rectified and did not hamper our visit. Off-site management was a bit odd, but worked well for the most part. Room would be better suited to a solo traveler rather than twin share, and hopefully the shower flooding will be fixed with the reno. Still had a pleasant stay :)

I think I drew the short straw with the remaining unit on the road frontage, so traffic noise was high. Units at the back were I'm sure fine. No internet was a bit of a disaster, as I had all my work emails waiting, (they were having issues and no service).

Ling (8/5): It's a Share House with Lake View - Firstly, this is a SHARE HOUSE. I feel it wasn't clear on the details of this place. We booked the deluxe room and loved it. Spacious and nicely decorated with our own sitting area, TV and ensuite. We took a peek into the other two rooms after the guests checked out and it was a lot smaller with simply just the bed and ensuite. The balcony has a spa and a view of the lake, nice to sit in the morning. It's not really walking distance to anything but a few tours offer accommodation pick up service anyway. The continental breakfast offered is stale cereal and frozen white bread, that is all, they're better off saying there's no breakfast. So please bring something of your own if you want more than toast. It's a full facility house with kitchen, and serving ware. Checking in is a bit of an ordeal as there is no reception, you need to call for a code but the phone outside doesn't work. Our housemates had to go off and try find a shop that will let them borrow their phone. Otherwise, we actually enjoyed our room and stay there, the price is very reasonable for the comfort. I definitely recommend spending the bit extra to book the deluxe room. We also met some great people. It's not a party house or dorm.
Claire (10/5): Great wee place - Great wee place in the centre of town. Friendly staff. The only part I didn't enjoy was the drunk girls playing 'Who can slam all the doors the loudest' until about 4am. Yeah. That part wasn't ideal. Hopefully not reflective of most stays at this hostel.
vicki (2/5): Terrible place to stay - Booking site did not say it was a room only with shared kitchen and lounge room. No reception - you had to ring a number to get a pin to get in the door. Kept hanging up on me as I had an overseas number. Finally got someone to answer after we went to the info centre. Took one look at room and left. Did not stay (happy to lose my money) as the room was small, no parking, walls very thin (heard everything in the next room and across the hall). Would not recommend this to anyone.
Verified traveler (8/5): Diana's Place Review - Pro's: Good location in Rotorua, clean rooms, breakfast included (basic but ok). It's a good opportunity to get to know other travellers. Con's: We were not aware that it is a shared accomadation; no hotel staff on site. The telephone outside the door was not working (to call for code to enter the hotel). Other guests had to let us in, share the code with us and show us our room.
Aimee (6/5): Nice apartment with a great view - The lake view penthouse was a lovely apartment which was stylishly decorated. The bed was comfortable. There was a heat pump to keep you warm and a nice comfortable couch and large TV to watch. There was no instructions emailed prior to arriving as to where to go or the door codel and hence if you didn't have your cell phone, you wouldn't be able to get into the room. The continental breakfast included was also very disappointing- basic cereals and frozen white toast. I was hoping for a bit more in regards to breakfast. However overall a lovely comfortable stay.
Michael (4/5): Total misrepresentation - No reception, hard to get access to your room, no preheating, advertised and booked as a B&B - no breakfast, was to include Wifi - could not get into it - very poor service - felt insulted by the "sham" of this place
brian (6/5): weekiend in Rotorua - It needs a little maintainence as it is showing its age. Don't expect much for breakfast it is very sparce.

We booked this place last minute (on the day of). I should have known better but presumed communications would be easy as I've never had trouble before in NZ. I couldn't contact anyone. Arrived on site and called the phone at the front door. Still no one. Tried for another hour and ended up having to stay elsewhere - having already paid for this place (as per Wotif's requirements).

Verified traveler (8/5): Easy to find, but where do I park? - My partner and I spent Valentines day in Rotorua and decided to stay at Dianas Place. We had no idea where we were supposed to park! There was a little bit of room on the road side and then the hospital car park was the next option. We decided to park on the concrete infront of our room - (there was only room for the two rooms at the front, who knows where other guests would park!) and called for our entry code (as it is an unstaffed hotel), the phone manner was excellent and efficient. We found our room easily and entered our code and we were in! The room was lovely, comfortable bed etc. But unfortunately it wasn't as clean as I would have liked it. There were nail clippings on the bed, as we aren't too fussy we just shook it off outside and got on with our day. The toilet seat was also unattached which was a little uncomfortable. Everything else was in order - milk, coffee and tea available, bathroom perfect for ladies getting ready for a night out and very private!
Jenny (2/5): Diana's Place - Although the room was comfortable and clean, it was very small. There were no toiletries, nowhere to hang towels, not even the hand towel. We thought the hotel offered a buffet breakfast, but we had to hunt for the bread and cereals. Other guests had taken their own food, but we hadn't been advised to do that. If we'd realized it was more of a hostel we would not have booked the place.
