- Maria Vanessa Angeli (7/5): The reception is accommodating. I like that they allowed me to check in beyond 12 midnight. - I like the location and it’s accessible to Makati CBD. The sheets are itchy.
- Katharina (8/5): - This place is a nice budget-friendly hotel for a few nights. We stayed here for 1 night after having landed in Manila and was happy with it. Room has a nice view over the city and comfy bed. The staff was nice and we got a breakfast voucher for the kiosk next door. Nice with a water station as well. The floor is the bathroom got flooded really easily and the fridge didn’t work.
- Aira lycka (10/5): - The receptionist and kuya guard in duty during my check-in and check-out was approachable and welcoming, most specifically kuya Guard, who kept on smiling and greeting every time I passed the entrance and exit door. Will definitely come back again!
- Danthea Mae Myla (6/5): 50-50. 50% good 50% not recommended. - The location was very close to where i will go. Clean building. Clean elevator. The smell of my room smells like dust and mold and wood carvings. Seems its not well cleaned. The bathroom was ok. I did not like the door from outside my room always banging. I asked the reception if i can change but they did not. Also the microwave is not functioning.

Building lift was good
Room was cleaned
Staff was excellent The location of property is not readily access able .
- Christopher (7/5): Not perfect by any means. But certainly not bad. I didn't like the place at first. But it grew on me - Staff were really nice. They went above and beyond what i needed. Everything in the room worked ok. Room was pretty clean. Free water in reception. Free breakfast included in the price. Near to Mall and many eating establishments. The place represented the correct ratio for price paid and comfort of hotel. I didn't like the ref (fridge) being at the other side of the room. It was very inconvenient and had to pass an extremely narrow gap at the end of my bed to access it. I also didn't like the swimming pool being out of service for more than half of my stay. The elevator could also be a little bit slow and inconsistent.

- YERBASHERR (1/5): LOOK ELSEWHERE BOOK ELSEWHERE. - Only The Location. The Room Smells Dirty 💩 And Has A Dirty 💩 Mould Problem.
The TV 📺 Has No TV Aerial So There Are No Channels
And We Do NOT Use YouTube
The Room Was Booked For 2 Guests But The Breakfast 🍳 Is Only For 1 Guest Per Room
This Is So Petty So Small Minded And So Cheap.
The WIFI Drops Constantly And For Long Periods
The WiFi Loss Was Also A BIG BIG Problem
My Advice LOOK ELSEWHERE BOOK ELSEWHERE.
- Daniel Paulo (8/5): Fair - Property is near the main road.
They have friendly staff.
Access to the hotel and pools is quite confusing.
- LARRY (6/5): - The hotel.location is just near Makati Business District. Good for working professionals. There was someone trying to open the door of my room. I think the room assignment from the lobby gave a room that was booked already. I hope they'll fix the problem moving forward.

- Antoinette (5/5): I recently stayed at this staycation unit and found it to be generally comfortable and relaxing. However, there were a f - Accessibility Slow internet connection, unresponsive to my messages, no dishwashing soap for plates and utensils.
- Marcus (5/5): Passable -
- Kyo (5/5): Passable -
- Noel (7/5): It’s ok but I wish they will lower their price because honestly, a motel is better if it were not for its distance from - It’s right in front of Bethany Room is like a box, bathroom has not partitions between shower area and sink. Floor is wet all day because we bathe everyday
- Nyuk (9/5): Superb -
- Cresente (10/5): Enjoyable stay - I enjoyed my stay. The staff are friendly and very helpful. I think in the future, I would like to stay there again.
- Connie (2/5): - We only like the location and the early check in. Other than that, nothing else. No tissue. No toothbrush. No slippers. No trash can...only in the toilet. And they charged a lot for a stained blanket which is almost equivalent to one night stay. Unbelievable. When you give a deposit, they won't give it back and find ways to keep it and charge you for something. Worked in a hotel before and we don't do that.
- Gretel (4/5): be ready to share ur room with cockroach. - after we unpacked, we noticed that the floor was flooding with water from the sink. they soon transferred us to 7J which a bit better when it comes to cleanliness.it was a smaller with double bed but the bed is actually single.its not advisable for 2.i asked for twin bed as we are staying for 3nyts but no luck,as they usually not attending your request. for me its better to ask their sec.guards than the actual receptionist. oh shud not forget that we have to share room with mosquitos and cockroach too.lolz also no shower curtain so expect that everytime you use the shower, you have a wet flooded bathroom. lolz.. so thats the first and last stay for sure.
- Verified traveler (4/5): - No parking. The shooed us away because we arrived with our car and they have no space to park it. The reception is not accommodating.
- Verified traveler (10/5): - Great employees
Fantastic food
Good location
Property could be renovated
- Verified traveler (6/5): - Property is ok,,but there in n oe to assist you in the reception to your luggage up. Sliding door in terrace needs to fix it cannot lock back...
- Johnny (2/5): - service is poor not cooperative of our needs
- Mel (4/5): - The faucet in the washroom is awful, the fridge is so noisy and can’t sleep to the sound of the faucet leaking besides the bed. 😒😒😒
- GHEORGHE (6/5): Mediocre at best. Staff was helpful. - Top floor has low pressure water shower.
Toilet was plugged and/or slow draining
Kitchen without cooking stove and dishes as listed. No chairs and table.
Good stay for a short period of time
- Verified traveler (6/5): Not bad for its price. - When I was booking there was a free breakfast mentioned in HOTEL.COM but during my stay I was told it's not included. There is also a "free wifi" but wasn't specified that it's only in the lobby. I also asked them for room clean up and they said it starts 10AM. But after I came back from work the room was still the same. I called them why and they say it should be pre arranged like I didn't call them earlier before leaving. Otherwise the reception is polite. Room is better than none. And good airconditioning.
- Leonardo (4/5): - TELEVISION SET REMOTE CONTROL NOT WORKING AND HOT AND COLD SHOWER. SOMETIMES ELEVATOR NOT WORKING.
- charles (2/5): - Very bad
- Verified traveler (2/5): - 3 days i stay and
Near have constration Building 24 hours.
Can not sleep until morning.
Check out time 12noon if over add on 170/hour.
In side Room is just not high quality.
- Verified traveler (2/5): - I've been here before and my previous stay here, it was ok. This time though it was really bad. Before there was wifi access in the room. Now it's only in the lobby. The AC was making so much noise it was hard to fall asleep. There were tiny cockroaches running in the bathroom. The pillowcases were so old, it was tattered. The shower curtain was torn, the shower was broken and it did not have hot water! I was supposed to stay for 4 days, I only stayed for 1 day!
- Tess (4/5): - I’m so disappointed with the bathroom shower, not working well the hot and cold water. The towels are so old and not too clean. The door locks are broken, had to call maintenance to take out the door key every time we get in, so frustrating.
- Forest (8/5): OK - everything was fine, but TV is still limited to sales and advertising programs
- Verified traveler (6/5): DIAN Suites - OK as in OK but towels are too old (greyish white), pillows needs to be replace and also please secure additional locks in the front door and the terrace sliding glass. Hot water not working too.
- Darren (6/5): - We stayed for 3 nights room and bathroom we nice and big, no running hot water in kitchenette or bathroom basin or the plumbed in shower instead there was a gas heated unit in the corner of the shower with a hand held shower nozzle and no place to hang it. House keeping never checked to see if we wanted our room cleaned or not. Felt as if the place did bare minimum to keep there rating. On check in the receptionist felt unfriendly, but the other counter staff were always happy
- Foster (8/5): Acceptible - The hotel room was clean, but the TV is really bad, with only 3 or 4 channels clear but they were mostly advertisements. The staff were nice and helpful. The small restaurant down stairs has a good assortment of dishes and the food was good. Getting a taxi was no problem especially at 3am. 15 minutes to the airport at that time. It is not bad for one or two people but no entertainment. The A/C is great.
- Alex (6/5): No room available - I booked the room on expedia and paid for 3 nights. Arrived at hotel 7 pm same evening, I was politely told no room available. I do not blame the Hotel. Expedia is the merchant.
- Gregory (10/5): Feels like home away from home. - I had a wonderful time staying the house keeper were very nice and the young lady at the front desk that works in the morning was wonderful I will return here again to stay longer this month on the 29th I love this place thanks for making me feel at home…
- Steve (8/5): - Pleasant and restful, right over Chowking restaurant, it is very convenient.
- Mark (10/5): Great Value - Modest hotel. Staff was very friendly and competent.
- OMKAR (10/5): COMFORTABLE STAY AT MY DIAN SUITE MAKATI - Really I got very friendly services because due to medical problem I was stay for complete bed rest for 7 days and I really appreciate that they provide excellent services by receptionist as well as hotel boy viz. Nicolas.I sincerely thanks to hotel staff who has given me a excellent services and even while checking out given assistance to me. Thanks
- Larry (6/5): - Hotel was nice for the price. Affordable and easily accessible. The staff were friendly and always available to help.
- Benito (10/5): Convenient, Clean Hotel & Friendly Staff... - This is a basic Hotel Suites, Not a B&B but theres a 'lil restaurant by the lobby...Across the street are diners, bakery, barber shop and a 5 minutes walk to "Cash & Carry" Mall, where you can shop, dine & exchange money and even cinema. Also walk a block and you can catch bus going eastward to Ayala Ave, Makati CBD, thence to EDSA where the SM Megamall, SM Cubao, SM Trinoma are along the way. Or catch a bus westward towards Mall of Asia or the Manila Bay areas. Wi Fi are not the best but you can access it nonetheless. Would stay there again.
- its okay (6/5): Not working and ask - Hot water wasn't working, had to ask for towels, but had a refrigerator and microwave
- Joe (6/5): Nice budget hotel & excellent location. - Nice people, close to good food, groceries and shopping.
- zindy (6/5): value for money - Just be aware for those towels not clean enough. Too many cockroaches. Staffs are all wonderful . Location great
- Verified traveler (6/5): Just the right place for the price. - I am impress with the service and staff. They are excellent. It may not be not be for those wanting good scenery, for it is along a busy street. But the comfort and service is excellent.
- Helen (4/5): Service wasn't very good - No wifi provided during our stay
- Verified traveler (6/5): - It was a comfortable overnight stay. The room was cozy but the bed was small. No tea making facilities. Wifi signal can't reach the room. The receptionist names Shy was nice and accomodating.
- Verified traveler (2/5): Worst choice - This is not a hotel. Please do not consider. This is awuful. My biggest mistake to choose this. Everything is not the same as website
- Verified traveler (6/5): Was ok - I stayed here on 2 separate occasions and payed for a business/executive suite and well in advance but the room was taken so had to stay in a standard room for the first night on both occasions. Didn't mind but if you book a room that room should be available upon check in.
- Evelyn (8/5): - It's good. The location is accessible to many offices.
- alwyn l (6/5): ..Just OK - ..this hotel is about as good as you can do for the money in Manila. Recommend spending a couple of dollars more and staying at the Red Planet Amorsolo instead
- Verified traveler (2/5): Absolutely not recommended - There were no basic services. No toilet paper, no extra mattress, no towels, and staff were not accommodating. The photos on their website do not reflect the actual quality of their accommodations. They also almost never responded to our pre-accommodation services.
- Verified traveler (2/5): terrible! - Terrible!!! Stay away from this hotel. The staff seem unprofessional and not trained. We ask for a fresh set of towels for our room and they simply said they don't have fresh ones because whomever is in charge for washing the towels are not in yet so we have to wait. That was the first day. Second day still no towels so we have to call again and the unhelpful receptionist said somebody will come up to our room and bring the towels. We waited for 2 hours and no one came,so I went down and instead of a bath towel they gave me a non-absorbent FACE towel! The reason; the fresh towels are still not in!!
The check in was supposedly 2pm but we got into our room at 4:30pm because they're still cleaning it. Just how ridiculous is that??! Only to find out that they had not collected the "old" trash bags inside, the floor still covered with dust clearly because it wasn't cleaned at all and there was no toothbrush but there was a toothpaste. I eventually ask for a new set! The wifi wasn't working and the fridge was busted! Our stay was so unpleasant!!!
- Barry (4/5): Avoid scam upgrades - The area was scary at night but OK during day. On the outskirts of Makati. Difficult to find even for taxi at night. At the time of check in they said if I wanted wifi I needed to "upgrade" my room for an additional $5 (usd) per night even though my room was same as a standard room. The Cash and Carry Grocery Store and Mall (5 min walk) only accepts "local" bank credit cards and not ones outside the country including Visa, MC, etc.
- survivor (6/5): Nice location only. - The location is great as it is near to both makati and pasay city centers. But didn't like the service. We Stayed in the hotel for four days but only got toiletries good for 1 day, for one person. We didn't get replenishments. We requested for housekeeping but to no avail. Housekeeping is not available after 5pm and on sundays. Trash of other tenants are dumped on the lobby for the staff to pick up. Not my thought of a 3star hotel.
- OMKAR (10/5): very friendly approach - I feel very comfortable and staff of hotel is so cordial and caring too much for guests. I appreciate particularly receptionist who had help me for taking print out for my onwards bookings which I had booked online.
- Kairulf (2/5): - Poor service
- Verified traveler (4/5): Had high hopes - I like the part where it had a mcirowave and a sink(of course it is a condotel) but I expected the room to have a small dining table and plates on it(as shown in the webpage)but it had none of that though.
The overhead lamp was not functioning. The shower was quite weird. We had a hard time using it. (I've been through a lot of hotels, trust me.)
Well the staff were approachable.
- Garrett (6/5): A night in Manila - It was a decent place for the price. The restaurant next door was pretty good. We got bumped up to a deluxe suite or something free of charge because they didn't have the room we booked for originally. Which we booked only like an hour before. It was free of cockroaches and ants amazingly. WiFi was good downstairs but for our room we would've had to register a name and address and all this just to use WiFi so I chose not to and instead just used it at the restaurant. Overall, decent place to stay for a night or two for the price.
- Donald (4/5): This is a disappointing hotel - Is very disappointing hotel the front desk is not manned all the time, The room is not cleaned and messages were not relaying from the front desk
- CHUNG (4/5): Budget and fine for a layover. - I chose this hotel because I need someplace cheap just to sleep as a layover for another flight.
The first problem occurred when I was given the 5th floor and then told that the lift wasn't working. Right fine, I'll hike up. Then climbing to the 5th, nope wrong floor. Okay maybe 1st floor counts as ground floor as in anglophone world, go up another floor, nope. Finally, after systematically trying, I found my room was located 3rd floor, 3 flights of stairs, I counted.
The bed itself was comfortable and there is a microwave and fridge in the room. The bathroom itself was fine except that it's shower water was at best lukewarm and forget trying to get anything but cold out of the hand basin taps. The condition of the room was okay. Floors, bed, linen, towels etc were all clean. Although the walls seemed to covered in scuff marks reminiscent of hostel wall. Location wise there are lots local eateries, there's precious little around for tourists. That's was fine for a day.
The staff were nice enough and the room/cleanliness/bathroom/facilities were okay for the money paid. Wouldn't stay for more than a day or two,
- Richard (4/5): Fair at best - not nearly as good as my last stay there. some personnel have changed and the service isn't as good. wifi is off and on, some staff are excellent others are poor
- steve (8/5): Ideal stopover before/after flying... - Reasonably priced hotel, good location for visa applications, airport stopovers, and trips in and around Manila markets ect...
- matthew (10/5): quiet and comfortable - I really enjoyed the time I spent there really quite and the bed was comfortable. the staff was very helpful and even stored some of my belonging while I went on a trip out of town the local area is a little rough. but close to a mall. and really close to green belt mall around 100 php ride in a taxi
- Verified traveler (8/5): Be warned - Don't ever trust the staffs who cleans the room here. My external hdd was lost when I let them clean my room when i had a trip. The next time I let them clean my room, I left a hidden cam and found out they're checking on your things. I also found out that the staffs who cleans the room were just on the job trainees. The elevator sometimes don't work and had to walk up the stairs which is very tiring since I'm on the higher floor. The room was clean and relaxing. Definitely match the price. Would stay again in this hotel but would be very careful next time.
- jack (4/5): Small room away from city centre - Was a little difficult to find at first. Small room. Nothing much to see or do around this area
- Verified traveler (10/5): Good - perfect holiday and the staff are great and perfect!
- Verified traveler (10/5): Good Hotel - The staff are all very friendly and very helpful. The bed was incredibly comfortable. There are a few things that the hotel could do to improve. 1. They need to open their own breakfast room soon. 2. Rooms and corridors are in need to paint and touch ups (e.g. the area around the AC unit in the room has been cut open and screws have been left exposed). The rest of the hotel is lovely and you will be very happy staying here.
- Verified traveler (10/5): Good Hotel - I had a wonderful stay at this Hotel.. All the staff are so courteous and very helpful. All are excellent, shop mall is just a couple steps away.. So convenient. Very clean surroundings. I definitely will go back stay soon!!!
- Richard (10/5): Good Experience.......First trip back Far East Nam - good wifi, TV channel selection, get room located on the back of the hotel much quieter. everyone is very helpful.... cleanliness is good but not automatic, ask! enjoyed as my first location in Philippines
