The walls need re-painting.
New furniture is needed. I had a wardrobe where one of the doors was non existent because it was broken & a broken leg on a stool. The wind was very strong & blowing through the windows.
I wouldn’t recommend this property.

Our room was large and OK but the hotel was a bit rundown. Breakfast was only available on the week-end.
- Allan (6/5): - The property was of a poor standard for the cost of the room. No washing products were in the bathroom. The toilet flush was broken. The window vibrated when you moved in the room.

Noisy bed frames, creaky floorboards, a horrible damp smell, broken shower door handle, really old and damaged shower head, cracks on walls and the bathroom floor was lifting up. Staff was attentive and the location was ok, but overall not a great stay.

- Joanne (6/5): - The hotel looked shabby from the outside, though our room had been newly refurbished. The owners were very helpful and were obviously trying their best. The ho tel is not manned at all times.
- Ian (4/5): A tired hotel in need of a complete decoration. - The hotel is dated and in desperate need of decoration. The bedroom floor was wood flooring which looked dirty and created a cold room. The shower handles were coming away from the wall. I did sleep well and the service I did receive was good.

- Lauren (8/5): - We stayed on a Sunday night in a HUGE family room. Beautiful high ceilings and a stunning stained glass window in an old building. The room was clean and had complimentary tea/coffee/milk etc and bottled water.
The small bathroom was functional and clean and met all of our needs. The beds were comfy and we all slept very well.
The staff were friendly and welcoming. No hot food was served but the staff had lovely recommendations for food nearby.
There was no breakfast but we found a nice cafe nearby.
- Deryn (10/5): - The view over the painted front facades and roof tops of the Victorian houses further down in West Hill gave way to the sea and sky on the horizon. There was a gentle breeze coming in from the window cooling the high temperature of the day. The external lighting of the grounds was turned off around about the time I went to bed, so there was no light intrusion from outside - which was great. The clean, modern hard laminate style flooring in the room was clean and well maintained, with carpeted communal areas for sound proofing. Very nice welcome, comfortable double bed. Slept very well. The ensuite shower in my room was small, attractive and very clean. It looked recently updated with metro tiles and new flooring, the water pressure was excellent. Parking on the premises was easy.

The advert for our stay said that breakfast was included but it was not. Breakfast would have cost another £9. It also advertised parking although there were only 3 parking spaces. I had to park approx. 400m away from the hotel which was not ideal. The room is not worth £100 for the night.

- Mark (10/5): Beautiful. - The 1876 property was in wonderful shape, the room had lots of channels on TV, and the staff was friendly and informative. And it was only a short walk to the seaside. My stop in St'. Leonard's!
- Darin (4/5): Nice view but needs lots of things fixing - First impressions were great a big room with a sea view but it went downhill from there. The tatty bed base creeked on every move, the blinds were broke had to hang a towel on them, the tv remote was faulty, the shower head was floppy and wouldn't tighten, the water temperature fluctuated , there was no hand soap. Breakfast was nice though.

Website stated breakfast included in the price, but nobody was there to provide breakfast. I called, was told breakfast wasn't booked. Nobody co firmed on check-in if breakfast was required. This was very disappointing.

Would make an excellent restoration project for someone with deep pockets. Inside is neglected and shabby. Room was OK but in need of maintenance and repair. Breakfast was OK. On the plus side, well it was cheap for the area.
- Verified traveler (6/5): Not bad - We bought a one-day overnight stay with breakfast. When we arrive, it turns out we don't own breakfast. You will have to pay for them separately! Although it was clearly written that the bed is with breakfast. Therefore, I would advise you to check for breakfast before arriving, so that it does not happen to us. Room was clean, comfortable.
- Rodel (6/5): Enjoyable Stay - We enjoyed our stay. The place was surprisingly quiet because at first I thought there would be noise because they have a Pub downstairs but no, it was really quiet. The pub was not busy and it closes early. There was some exterior work being done right in front of our room but we didn’t mind and didn’t really cause inconvenience to us.
The Inn has a garden, which is a plus. Parking was not really a problem. The Inn is a few minutes walk from the seafront which we always visited. The kids loved it and where they had a swim as well. It’s also not very far from the pier and town center.
We enjoyed the breakfast as well. The male staff/chef was very nice and accommodating. We really appreciated his service. Sorry but I forgot to ask for his name. Dean who checked us in was also very nice.
I have noticed that all of the staff members were male. The Inn will benefit from the touch of a female staff 😊. The building itself has a good character, although the inside of it needs updating especially the common areas. It will also give good impression if staff would wear work uniform.
We also appreciated that our room was being tidied up each day of our stay.
We will recommend it to friends and family. We will stay again.

- David (6/5): - The staff were very friendly and the room in general was in an okay condition, though the mould in the shower was disgusting. I didn't get into bed until 11pm, with my 2 year old son, and discovered there was dirt and sand in the sheets. They also didn't smell clean. There were no staff in the property then and it was too late to complain. The breakfast the next morning was nice though.

Gentleman who checked us in was lovely, we stayed at the hotel on the first night and had some drinks in the beer garden, again lovely and friendly atmosphere, signs requesting to respect neighbours by 8pm we adhered to this, shame the staff doesn’t respect their paying customers when they go to bed after the bar shuts as they blare their music from 1am to 4am!! We were there for a family funeral so hadn’t slept much anyway but had zero sleep both nights!! Don’t bother if you want a nice relaxing break!

Plastic knives & forks in one draw and sugar and dirt in others. No door on bathroom. Windows needed a good clean. Overall we enjoyed our stay but would have preferred it cleaner.
- Caroline (8/5): Close to beach - Our room was right at the top, on the third floor with steep stairs, so don’t book if mobility issues. Staff were very friendly and helpful. The parking is limited, only 4 spaces but I was lucky. Lovely full English breakfast, toast, cereals and veggie option too! The hotel is a bit worn and dirty in places, but if you don’t mind that, it’s ok

- Mark (4/5): Cheapest for a reason - Quite easily the worst Hotel stay I've had. Very limited parking, 4 spaces max I got the last one with a bit of a squeeze. No reception as such, door to a bar where I happened across a member of staff it seems. Keys given and told where the room was.
Room was fairly small but adequate, cleanish bed but heavy dust on surfaces, rust on any metal in the room or bathroom, leaky radiators, non functional TV remote, Non functional Lamp. The list goes on.
I only noticed in the morning that no one informed me of where the Breakfast was located, or times so I didn't bother with it even though I paid.
Cheapest for a reason I guess.

I was offered a room in another of there hotels but by the time I had got hold of someone to get checked in I really wasn’t bothered,
I was however still charged for a double room £54 a night ! Not ideal but thankfully I was only staying for two nights

So as it’s old it’s not going to give you a bland “premierlodge” feel but it’s a great honest hotel run by real people !
Great staff - and it is was it suggests - decent price and good value. I even had a sea view !
It’s a bit like stepping back in time - but a lot of the hotels in the area are too - even the big hotels on the front.

- Verified traveler (4/5): - This property was very disappointing, the room was never cleaned in the 4 days I stayed there, I couldn't lock my door from the inside and needed help, the breakfast cereal was stale ( the big boxes) the individual ones were fine, and as there was no chair in the room my coat and bag had to be put on the floor and ended up very dusty. The 2 good things were that the radiator in the room was very efficient (which was just as well as it turned very cold) and the bed was very comfortable

When I first arrived,my initial room had no curtains/blinds in the window; I found some blinds in the wardrobe! I brought this up with the gentleman running the bar and he apologised and upgrading my room for me and was very helpful. The bed was relatively comfortable and I did get a good night's sleep. The breakfast was pretty good, however not a great deal of choice.

The top flight of stairs had no banister rail. And it had three stairs down from the sticking bedroom door, down

- Verified traveler (10/5): - This is an extremely unique venue, as the building dates back to the reign of Queen Victoria. In fact, rumor has it that the building actually served as a summer retreat for Queen Victoria herself on occasion (and the architecture certainly supports this claim). The hotel is located about a 15-minute walk to the beach. And my room was surprisingly modern, clean, and comfortable. The common areas are a bit worn down, but the rate and quality of the room (and staff friendliness) made up for this in a big way. I'd stay here again.
- Ian (8/5): Good breakfast poor wi-fi - Clean & pleasant but a bit quirky. Not a lot of space and a long climb up the stairs to the top rooms.
Wi-Fi worked downstairs but not in the bedroom.
