• Isabelle (9/5): Établissement sympathique, accueillant, fonctionnel. Sans chichis - L’emplacement en plein cœur de ville, à 5 min de la gare et de la Kyoto tower et 2 min du jardin shosei-en), l’extrême gentillesse du propriétaire Si les voisins sont bruyants, on les entend !

It was an affordable ryokan experience. I’m used to futons, so I find them comfortable. Close to the Kyoto Station and there’s Family Mart right across the street. The wifi was really slow.

The keys can unlock any door, and this is a big security concern. The garden is not really usable. The bathroom upstairs has a very bad smell. The sinks in the hallway are difficult to use.

Hygien, urin doft i toan på övervåningen, personalen som tog emot oss var sämst på lyssna och missuppfattade avbokningen. Det var dammit i rummet, dusch området var litet och smutsigt, fanns ingen onsen, inga sitt puffar som även bilderna hade, två hyllor som var fyllda med skräp och damm, en snubbe som pratade och skrev att vi var tvugna att lämna med det samma via booking meddelandet, han var dessutom påverkad, luktade rök, presenterade sig inte, var ändå lite hjälpsam men det gjorde min mor orolig och hela var sämst. • spagr (4/5): Cheap in great location, but old, not reconstructed and neglected. - We booked this facility because of great location, local onsen and low prices. These conditions were fulfilled. When we came in the our room, the my son raised the mat on the wall. Two bugs were there and started to run away. Another bug was hiding under futon. That was huge disappointment. Even shared areas and toilets looks like was built 80years ago and not reconstructed or improved from that time. Even walls were dirty because of touching by visitors.

• Nicole (1/5): Horrendously Dirty - Location only. Where do I start....This has to be the filthiest place I've stayed at in Japan over the course of 4 years. Front door open all hours of the night, no front desk at all. To start with, couldn't figure out how to even check in. Rang the bell, no one answered, no staff in sight. Had to call the number from the website for someone to show up. The room itself was a private room, paying 17,000 yen for a single night and it was dirty. Dust everywhere, clearly not cleaned between uses. Trash beneath furniture. Stained futons. Peeling walls, visibly damaged furniture / walls. Futons grossed me out you could see the stains. The bathroom was the worst part. Nasty smelling. Finicky lock on the second floor, no outside lock to the door, but a urinal outside the stall, so any man could enter while you're using the bathroom and you could walk out of the stall to see someone using the urinal. Unsafe. The showers were the absolute worst part. The dirtiest shower I've seen in my life. Faucet was not even set into the wall properly, mold everywhere. Awful. Truly awful. The worst Ryokan I've ever stayed in. Owner was nice but that's about all. Could barely understand him and I'm fluent in jp. I do not recommend this place, absolutely not worth the price Advertised as a Ryokan but it's definitely more like a bad shared hostel worth 3k a night max.

• romaine (8/5): Séjour de trois jours bien situé dans Kyoto - L'emplacement du logement est très bien situé. Un FamilyMart à 25 mètres et des transports en commun à 3 minutes. L'onsen dans l'établissement. Notre hôte s'est rendu disponible et serviable quand j'ai eu besoin d'aide.

It would be better if the washbasins were even cleaner, and if the broken hairdryer could be removed. Regarding accommodation, does the bathroom have a sign reminding guests to open the door after use, or an occupied sign to let other guests know if someone is inside? PS: One night, someone finished showering and left with the door closed, so it took a long time to confirm that no one was using it. Even if I knocked, the person showering inside might not hear me.

• 西川 (8/5): 快適で良かったです。 - スタッフの方は話しかけて色々教えてくださり、親切でした。 トイレ前の床が畳張りなのも良かった。 場所もとても便利でした。 チェックアウト後も荷物を預かって下さり助かりました。 チェックインの日の午前中に聞きたいことがあり電話もbooking comのメッセージも入れていましたが、連絡取れませんでした。
• Lucas (6/5): Do not be fooled by the name "Ryokan" - It is close to Kyoto Station The owner was not responsive by message. I wanted to leave my luggage but I waited in vain. I wanted to try the onsen but the owner didn't even talk about it. Moreover, the price is quite expensive, and that's without counting the city tax (now 400¥) that is not included in the price of the room (why?).

• Reily (9/5): Cozy and convenient with kind staff! - Ten minute walk from Kyoto central station and very easy to navigate the area! The owner is very nice and if you know Japanese he’s happy to chat. There’s a small communal kitchen and a washing machine for use, so very convenient if you’re looking to pack light or want more control over your diet. No complaints :)

• MEGU (5/5): 非常に人を選びます。 - 立地が大変よろしかったです。東本願寺へのアクセスが簡単で、駅からも遠くありません。目の前がコンビニなので、気楽に買い出しに行けます。本当に扉を出て目の前がコンビニです。 チェックインの時間が遅くなってしまっても快く対応して頂けました。館内設備も夜遅くにもかかわらず丁寧にご案内してくださり、本当に有難かったです。 基本的にこの値段なので、アメニティなどは全くありません。ただひとつ言うのであれば、シャワールームの扉はもう少しどうにかして欲しいと思います。さすがにあのカーテンだけでは間違えて開けられたら全てを見られるので、もう少し防御力が欲しいです。せめて扉にしていただきたいです。

There is also a vending machine inside, and the shop is just on the other side of the street. Good location, few minutes to the city centre, nice temple and garden in nearby area.

• Abigaël (5/5): Je n’aurais pas fait deux nuits - Le personnel était sympa et a été de bons conseils C’est un établissement très, mais qui peut parfois faire leur charme. Et dans ce cas là il y avait beaucoup de saleté, notamment dans la salle de bain. Les toilettes sentaient fortement l’urine et la douche, présentée plusieurs moisissures. Dans la chambre d’tapisserie était arrachée et il y avait des trous dans les murs. Le prix est très excessif pour la prestation.

• Tomas (8/5): Great spot for exploring Kyoto - It is a really nice location close to Kyoto station allowing for easy access to almost anything in Kyoto and the surrounding area. It is great here if you plan to spend a lot of time outside of the room, however if you plan on staying in your room all day this is not the place to book. Thin walls make it so that you can hear everything happening in the rooms around you and you'll encounter a lack of seats in the room, otherwise a great place to stay.

L'accès au bain chaud était vraiment une super opportunité après une longue journée. Malheureusement, les futons ne sont pas fait pour les personnes avec des problèmes de dos 😅 mais mon compagnon qui en a pas, n'a pas été gêné. Heureusement vous pouvez demander au personnel des futons supplémentaires pour apaiser la douleur 😊
• Eve (10/5): Great staff, clean and great location! - The location was fantastic, literally a 5 min walk from Kyoto station. Facilities were so clean and everything worked well. So many close local bus stops. Good places to eat around the area, lots of cool izakayas. But our favourite thing about the place was the staff, especially the main man who sits at reception ( unfortunately we didn’t get his name) . He was so nice and helpful , gave us recommendations for places to visit and restaurants to eat at! We loved our stay. Thank you so much :) N/a
• ana beatriz (3/5): Esperaba otra cosa - La ubicación muy cerca de la estación kioto y el personal super amable y como estuve 3 noches , una primero y dos posteriormente me guardaron la maleta y me dieron una habitación en el primer piso la segunda vez en lugar de en el tercero que me implicaba más esfuerzo y estaba muy cansada de subir escaleras La suciedad del lugar, el mal olor del baño y de la habitación enfrente hay un 7 eleven y toda la noche la gente gritando y mi habitación daba a la calle. Si querés algo barato y de buen trato está bien. Hay otro alojamiento enfrente que es del mismo dueño y creo que es mejor y se condice más con las fotos Pero tenía en el 3 er piso. Pero una noche está bien , no tres como estuve

• Francesca (5/5): Good location but dirty - The location is good, very close to the Kyoto station. The guys at the reception is kind and friendly. The traditional Japanese room is huge. Unfortunately, the place was very dirty! The room was super dusty - and this is not nice, especially considered that you basically sleep on the floor. The hallway smelled very bad, the toilet was dirty and the shower room had mold everywhere. It was okay to stay for one night (we arrived late in the evening and checked-out early in the morning), but I wouldn’t have stayed more.

• Sander Pape (4/5): Pictures are not accurate at all - The staff was nice, it was clean, after complaining we got an extra futon It doesn't match the pictures at all, we booked a three person room that looked lovely but were bright to the neighbor building in a small two person with no character. We complained and were shown a more run down bigger room with a window that can't see sun. Decided to stay in the other building. The place smelled, I don't think it was smokers like other reviewers, I think it's the heating system. Either way, quite unpleasant. The futons are really thin, the walls are thin, there is nothing extra in the room and the kitchen is a mess and doesn't work great / is too small / is unclean.

The owner is a really nice guy and even took us by car to Gion because he had bussines in the area. Clean room with enough power outlets for 2 people. The room can be cold but you have an AC in the room that can pump hot air and it really warms up the place quickly. -
