Light fixtures buzz and noisy water pipes to bathroom basin. The quality of the furnishings is not in line with the room price. Duvet was old and marked. Parking can be challenging in bay 6 if your neighbours have not parked correctly. Driveway was very narrow.

The lake was just 10 meters (30 feet) from our room. The property has a hot tub and a sauna, very clean and nice. They offer a decent breakfast for free. The staff is very friendly and happy which is nice to see. Very recommendable property Wouldn’t know anything

• SHARON (10/5): Perfectly peaceful ☺️ - We had originally booked for 1 night, however we were heading down earlier and managed to get two nights and a room upgrade. Location and facilities.
• Shana (5/5): We would not recommend. The Black Swan and On the Point has same location for pricing that is lower and higher respectiv - The location is great on the lake. It also has a sauna and hot tub by the lake. The rooms are designed in a way to charge families more for their stay. We are a family of 2 adults and 2 children. Firstly we were given two rooms that were in different buildings despite asking to be near each other. Secondly one of the rooms (#4) was essentially two adjoining rooms but advertised as 3 occupancy with 1 queen and 1 single bed. The hotel could have easily make this 4occupancy by fitting 2 queen beds one in each adjoining room that is the same size. By not doing this they force families of 4 to purchase another room. This was different than our experience in other hotels in NZ.

Часть объектов находятся в зоне общего пользования. А ванна с двойным входом из спальни и гостиной есть только в номере 2. Хотя номера 1,2,3 числятся как Премиум, но 1 и 3 в этом смысле представляют собой обычные номера (спальня-гостиная и ванная комната). Завтрак вкусный - английский. Но сложность тем, кто не может по любым причинам кушать английский завтрак. Есть йогурт с добавками, но этим сложно наестся. Озеро серое.. купаться в нем мы не стали

The apartment was clean, the beds were marvelous, and the view was stunning. Breakfast was wholesome with plenty of options. Great entertainment on site by the lake - we thoroughly enjoyed the hot tub.

Great room with pool table, we played several times which was fun. Bedding was quite hot, not keen on sleeping with sythentic covers - prefer natural fibres such as feather, cotton, wool. No cotton blankets available so we were given multipe sheets to use instead of a cotton blanket.

• Jennifer (10/5): Gorgeous Lakeside Retreat - This place was spectacular! 2 sets of sliding glass doors in our room opened onto a deck just steps from the lake. There were kayaks available for guests to use. There was a pretty lawn with lounge chairs and beautiful landscaping. We didn’t have an opportunity to use them, but there was a hot tub and a sauna next to the lake. Breakfast was very good, and it could be eaten outdoors on the deck overlooking the lake or in a lovely room with a cozy fireplace and cathedral ceiling and wall of glass with amazing views. The manager was wonderful and very accommodating. Breakfast started at 7:00, but when we told him we had to check out at 6:00, he got up early and made breakfast available for us at 5:30 a.m. It was a comfortable, beautiful place, and I couldn’t rate it any higher!

It was old an tired.. looked a bit like a not well kept old peoples home, our room stunk of bleach, dining room looked like something out of the 70's , very down market, in need of complete updating and renovation. Would not recommend at all.

• Roy (9/5): Superb - Staff, Breakfast, Views were all fabulous. A paucity of electrical outlets in the room. The one lane driveway downhill to the hotel required diligence and patience, but there was very little traffic on the driveway so it worked out well.

• Matthew (10/5): - Our room had an amazing view of Lake Rotorua. The area is nice and quiet and relaxing. The complementary breakfast was very delicious. Parking was okay, but the driveway was very narrow and only one lane. Overall highly recommended if you really want to stay away from the tourists.

• Ross (10/5): Quiet and peaceful - Very quiet, no sulfur smell. It's right on the lake and you can watch the sun rise every morning. Be aware some of the rooms are actually 2 rooms joined together! They don't advertise this well. I was unpleasantly surprised to find I (traveling solo) had booked 2 hotel rooms! The manager seemed really reluctant to do anything until I escalated my complaints to the owner. He fed me lines of BS about the 2nd room "It's the ensuite" "it's the sitting room" "all our rooms are like this". It was very frustrating to deal with. Eventually they put me in a more suitable single room next door. It had cobwebs but was generally clean and comfortable. They have a sauna/hottub and kayaks you can borrow. It's a little far from the city center so have a car or don't mind paying for Uber. The breakfast is really good

• Peter (10/5): - Amazing couple running this lodge. So friendly and welcoming. The lodge itself is so amazing and relaxing. Beautiful views and quiet away from the main strip of tourism. This spot is quite literally the best. It was such a good place to rest our feet after a long day of travel.
• Susan (7/5): A lovely hidden gem on the outskirts of town, with wonderful views and very comfortable rooms. - Perfect location right on the lake side; our room was very comfortable, large and luxurious with a wonderful view. Beware the trout flies! Keep the windows closed at all times!
