The heated pool and jacuzzi were both outstanding, location and proximity to beach very good. Staff was outstanding even in the middle of a difficult situation. Not much... the building is older but in good shape and clean. outside benches or chairs very hard or non existent

Service was great just the building nee - The location, close to the beach and central to restaurants and shopping. The staff were very responsive and accommodating. The sheets were clean, there were fresh towels, ample hot water and optional cleaning every day. The building is old and quite run down. Some of the structure shows a lot of wear and rust, some supports need replaced. Some new curtains and a bedside light would freshen up the rooms.

The rooms were so run down, with no handles or locks on patio doors. We asked for another room, they moved us to another with same problems. We complained again and they started to fix things up. Putting handles and locks on doors, brought us a fridge and coffee pot.i have pictures of the light coming through the large crack between door and frame.

We also loved the pools,they were very nice (the one with the slide had very cold water, but no biggie) It's overall a nice place to stay, but in my personal opinion it's overpriced for what it has to offer.. the place itself could use a bit of improvement (the water in the toilet came out a bit dirty when flushed, maybe needs a new deposit or cleaned.) Bed sheets were a bit stained, no biggie but if you're paying for your stay you'd expect it to be as good as possible... Like I said it's overall a good place to stay, just a bit overpriced...

We've been coming to Mexico for a few years and usually stay over in La Penita (renting a house from a friend), so it was nice to spend a week in Guayabitos. The staff is very friendly and helpful. We especially would like to note how friendly and kind the woman was who cleaned our room. So nice! The closeness to the beach was our favourite thing. Location location location! The pool was always full of kids having a blast. So many happy families!

• Verified traveler (8/5): Clean, adequate, and close to the beach - Friendly, helpful staff ready to meet our needs. Brought us a fridge upon request. Moved us to a larger, brighter room after the first two days. Nice little restaurant & bar on site. Great breakfast! Unfortunately there is no furniture at poolside, so no place to sit and dry off after you go for a dip. However, our only real complaint rests with Hotels.com because we booked the room many months ahead of time for $33 CAD per night; but when we arrived, we were charged $33 USD per night--a significant difference--and there was no way to correct the problem at the hotel.
• Jim (10/5): A week in Guayabitos at Posada Real - Check in was easy and we were given a very clean, corner room 221 that overlooked the quiet lane, half a block from the ocean. The room was a decent size with 2 double beds, a dining table, 4chairs, a cold fridge, great TV, a hot shower and a delightful balcony. There was a nice dresser and closet space for even more storage. The front desk helped me many times with info re the wifi or the buses or directions around town. Anna, our cleaning woman was very thorough and respectful when we asked her not to clean on a few days. The location of Posada Real is superb with many restaurants and shops nearby. The beach is 2 minutes away if you walk very slowly. The ambience is efficient, polite, Mexican hospitality. I look forward to returning.

• cathleen (8/5): Family friendly, good price, close to beach. - Lots of places to eat, movie theater in town, great little bookstore, cafe where you can trade your book for a new one at NO cost and no purchase needed. Toilet plugged up putting paper into it, but both times a nice young man immediately plunged it. All of the employees had a kind and friendly attitude. They only accept cash payment at the end of the stay, no credit card payment.
• Lorraine (6/5): 16 weeks at Posada Real - The location was great. The staff was friendly and helpful - if we needed something repaired, they provided it immediately, i.e, shower head. The kitchen lacked enough cutlery and both the dishes and pots & pans should be replaced. Some bowls & mugs were cracked & the non-stick finish of the pots was missing in places. It would be nice if dish towels were provided. The propane stove top was warped but still useable. The hot tub temperature was only warm and was available only for 2 hrs in the morning and another 2 hours in the evening. The staff were friendly and the management was great. The rooms were very clean. Beds were hard and one mattress should be replaced as it was flattened on one side from people sitting on it.
• Verified traveler (2/5): Never stay here again - I was expecting basic room but this was very spartan. I only stayed one night but had originally booked for 14. Went out the next day and found a place, porto martell that was cheaper and ten times better.
• Teach (6/5): Posada Real Hotel - This is a decent inexpensive place to stay while in Rincon de Guayabitos. Stayed here twice now and would stay again. Staff were great and very friendly. The restaurant on the ground floor of the hotel is very Hit n Miss in the food department. I live full time in Mexico so I'm very aware of what the food here should be like. My advise would be to avoid the hotel restaurant and go somewhere else to eat. Otherwise, this is a decent place to stay. It is not upscale by any means but it is inexpensive, clean and relatively comfortable. If you are like us we don't spend much time in our room while there anyway as we were always out and about. With the beach being less than a city block away we were always our checking things out. Our only complaint was the ridiculously slow internet with poor coverage. None of our party of six were able to get reception within our rooms. We all had to go outside of our rooms to use the net and check email etc. This forces you to use a common area on any given floor to do your emailing etc. as those areas have the only public seating on each floor. This could or could not be a bad thing depending on who your neighbours were. Even with poor food and slow internet at the hotel, I'd still recommend this hotel as a good place to stay as it is central to everything and affordable.

• Susan (2/5): Family hotel, not old guys - This hotel is definitely a hotel for the budget minded or for families looking for a clean but not so comfortable hotel. Not for us, but definitely has a market. The staff were friendly, the beds were very hard, the rooms very Spartan. The price is definitely right for those on a limited budget.

Decent TV, internet sporadic, not much room, bathroom okay, really small balcony, A/C was nice but noisy, fan seemed too dangerous to use. If you like to sleep in, like past 6:30, you won't get the opportunity, even on Sunday!! Convenient location, pretty close to beach, decent restaurant, lots more nearby, some outdoor areas to relax.

• Jeneat (6/5): Really happy I chose here - Was booked for 3 nights not sure how I would like it. The hotel was all I needed. The bedding was changed everyday, there was bottled water in the room, I used the fridge for beverages. My room was on the end of the outdoor hallway, so it was quiet, had a balcony with sunshine in the morning, an ocean view to the side. and on the walkway to the beach a block away. convenient to groceries, restaurants and a small restaurant on the premises.
• Verified traveler (4/5): You get what you pay for - If you're getting this place for less than US$30, I guess you can't complain. But it's VERY basic and not the cleanest. The staff member who opened my room for me had to kick a dead roach out of the room with her foot. Not bad for a short, basic stay if you're alone.

Other small town- La Penita - close too with Thursdays Market where you can buy anything and everything. Hotel itself very clean but needs newer painting on some walls inside and outside. Small restaurant downstairs very convenient. Staff of the hotel very friendly and helpful. It was nice stay there. We would come back.

Very helpful staff, great food in the cheap restaurant 10 % discount for registered guests. Do not stay here if you like to sleep past 7am when the local kids start screaming in the pool.
• Robert (2/5): Warning! Old run down hotel in deployable conditio - We were on a three day getaway mini vacation. I booked this hotel after having read the reviews. I had no idea just how bad a hotel this could be until I saw it with my own eyes. I paid for one night but never had the courage to actually sleep there. Stayed in another hotel the entire three days.
• Raul (8/5): family stay..... - Really nice hotel for the price you pay for. Is got all the necessary things you need to spend few days to enjoy the beach and the weather. The pool is it o.k and the hydro-massage pool it's very nice. The hotel is very close to the beach just a block away or the same distance to the main road.
• Leonard (8/5): Best value in town - We stayed from Feb. 24th to March 25th 2015, and have reserved two months next year. For the price, it is the best value in the town of Guayabitos. Is a family hotel so weekends can get a little noisy, but the pool is closed at 9pm. If you dont have children, then the second or third floor is better. Great employees and owner.
• Lou (8/5): Excellent value for your money - We were very pleased with the rooms size and comfort. The bathroom was cramped but adequate. Thankful for ceiling fan and air conditioning! The young girl that cleaned our room didn't speak any English but we were able to make our needs known. There seemed to be unlimited number of towels you could request and all were spotless (no face cloths however!). The hotel does need to purchase new sheets, elastic was gone so they would come off the mattress and some were stained. Location is great (near the best BLT and smoothie shop in town = George and Gary's 3 Flags), only a short walk to the beach. Pool is small, and child oriented but that's okay since the hotel is so close to the beach. Plenty of common areas to visit both in the sun or shade. Also unlimited bottled water.
• Jerry (6/5): Nice budget Mexican hotel - I give it three stars. 24 hour front desk with restaurant and bar, 1 star, nice pool and hot tub, 1 star, clean room with good staff. The bar had the cheapest beer we seen on our two week stay. plus guests get a 10% discount at the restaurant.

• Verified traveler (6/5): OK for a couple of nights - Hotel is ok if you just need a place to stay for a night, but it's awful if you're looking for a comfortable bed. Internet didn't work, room was full of ants, balcony not clean... Good things: little fridge in room, close to the beach, friendly staff, pet friendly.. Still, I wouldn't stay here again.
• C & J (2/5): Sleepless at posada real - We weren't expecting much but it didn't even live up to that. Buses rolled in in the middle of the night offloaded and before it was light out there were kids screaming and yelling in the pool. When we got up at about 7:00 am and went downstairs only to find people camped in every available common space, pool unusable as well as hot tube area also this time of the morning every table and chair was occupied by people eating and drinking beer. Paid for 2 weeks left after 3 days went back to check out our room and they had Re rented it even though we hadn't checked out and refund offered. When we get home we will contact Expedia about a partial refund. Do not stay here if you are looking for a rest.
• ramblinroseis (8/5): Great Hotel Great Staff - I thoroughly enjoyed my stay. I was a solo traveller, and asked for a room on the ground floor with a kitchenette. On the weekends, Mexican Famlies stayed, and it was very lively. Apparently, the upper floor has rennovated with newer TVs etc. It was also a bit quieter..I don't think there were kitchens upstairs. My maid (room 108) was excellent and did a great job. It is only a block to the beautiful beach. This is truly a Mexican Hotel with all its charms. My only concern was the leaf blower noise that seemed to start around 8 am...:-(

• chris b (8/5): quite adequate - I wasn't sure about booking it due to some negative remarks and the bright colors of building. But hey, the bright colors are Mexico! The price is right, very inexpansive and a stone throw from a nice beach. They have kitchens if necessary but we were in a regular room. Beds and pillows were firm which is very normal. We had a little balcony which we enjoyed. The building was well aligned in the sense that we had some morning sun and it kept cool but bright the rest of the day. The room was spacious with a fridge, desk and chairs, ac, fan etc. as advertised. We didn't use the pools but I think couples with young kids would really enjoy it there as there were also some outdoor playthings for kids. The Laundromat was also a few steps away. We also met all sorts of the most friendly people who come yearly and stay for extended periods of time at the Real. They gather downstairs at the café there and within a day or so, we felt we were part of the gang. We wouldnt hesitate to return to this hotel esp as the price is right. Nothing fancy but quite adequate. pss. the beach is nice, good for swimming and watching all sorts of seabirds. Great place for families.
• Bill (6/5): Very basic but inexpensive hotel. - The hotel was clean and the room was a good size with two double beds. There was a nice balcony overlooking the street. I was there two weeks and found it worked okay for me.
