- Diana C (9/5): The Good and Bad of a Motel Stay - We absolutely LOVED the room amenities- modern TV, full-size refrigerator/freezer, "locking" microwave, toaster, coffeemaker and counter with sink next to the fridge. The outside area of the bathroom contained a sink, nice-sized counter and mirror, clothes hanging area with hangers, luggage rack, ironing board and iron. The location was very convenient and had a multitude of shopping, eateries and a to-die-for Spa Nail Salon for adults and children in the Big Sports shopping center right behind the motel. The shower water flow and temperature from the square shower head was just right. The outside walkway was filthy - needed a power wash. The room front door bottom had nothing to keep flies out and had a space under the door filled with crap. We had to put a towel down to keep bugs/flies out. The front door on the room side was dirty. The shower floor was so slippery that a towel had to be placed inside on the tub bottom. The bathroom floor was so slippery that another towel had to be placed to avoid falling. The toilet seat was loose and was not as clean as it could have been. The shower curtain was really dirty at the bottom. There was open soap in the window sill above the shower from a previous customer.

- York (4/5): Great hotel for sex not ideal for a family vacation. - It’s ideal for what we needed we needed a cheap hotel to hook up in other than that though would not stay here for more than a night There was cigarette ash on the head board, the shower and beds and walls and dresser and head board all had cigarette burns in them quite a few.
- Barnum (8/5): James is a wonderful property manager! - We loved James and his wife along with the staff The Vagrants and Drug Addicts that continuously came onto the property.
- David (1/5): - Besides generally feeling unsafe (which at least to some extent is simply due to location), this is easily the dingiest hotel I've ever stayed at. You'd be hard pressed to find a single piece of linen that isn't either stained or has cigarette burn marks. Room reeks of smoke, so "non-smoking" is obviously a lie or not enforced. I'm fairly certain the smoke detector isn't even functioning given it does not display any status lights which that specific model should, at all times. Black mold in the bathroom; very unmaintained. Bottom bed sheet doesn't even completely cover the mattress protector. Wear socks or shoes at all times; I can't even begin to guess the last time the floors were cleaned. To their credit, I did a bug search and it didn't turn up anything, but that's the only positive thing I can say about this property and that's not a high bar to clear. I don't know where all the 5-star reviewers are coming from but this certainly doesn't meet even a 2-star standard. They certainly don't meet health and fire code either, for that matter.

- MsRuby_L (3/5): Read my full review for thoughts.. - Liked that it was a full shower/tub.. and tbh the bed was surprisingly more comfortable (even it being uneven) better than ive tried in town. I did like the full sized fridge with freezer. And cable. Added note.. no ice bucket but has freezer in the full sized fridge that covers no ice machine/bucket.. does have microwave and kitchen sink and good size tv that had a working remote. As a person who had to stay in a long term stay motel yrs ago, I did not feel scared of who was staying there nor the area.. and props to a place to give someone a home.. Sadly the incoming staff lady made it feel like we were bothering her when I had to ring the bell to check in. (The ppl staying there were more pleasant) Housekeeping didnt clean properly.. there was a strand of hair on one of the "clean towels", hairs in the shower/tub in few spots still, and toothpaste in the sink still.. as well as cracked tub/shower, bathroom sink.. and burnt spots on the blanket and tub. You can see they truely care for those hard up and I as one in the past bow my head to help those that need it. But even in downtown riverside the premises did look better then, than here, and friendlier staff that felt like family then in riverside..

- Brian (2/5): Disappointed and disgusted - Dirty, walls and floors. Linen appeared unwashed as it had hair and food stains and crust. Toilet ran all night. Shower pressure was minimal and water never got hot. In total, you get what you pay for. Whatever good reviews I saw had to be lies. Never would I stay there again.
- Tyrinne (1/5): Horrible, worst place I’ve ever stayed - Nothing I came in from New Mexico around 3 AM 2 AM and I was unable to check into a room until the following day at 11 leading me to have to find other accommodations horrible customer service is horrible. Do not stay here.

- myking (1/5): Demolition - Nothing They steal

- Pauafa (7/5): It Is What It Is. - The price but you get what you pay for. They have free parking in a very well lit lot and vending machines near the office. Ac/Heat worked. Ok, Studio 6 part of Motel 6 (I assume) - it is what it is. The reason for slightly cheaper rate is because the facility itself and location. We arrived after 2pm and stood in the small office for a good 10 mins or so. I am very patient but noone answered the door bell or the little silver bell. A woman finally seen my partner and walked over asking if he needed help. Unfortunately, shes cleaning and taking care of check-in. So not her fault management you need more cleaners to help ya girl out.
Room looked as pictured, but on closer inspection we had like a dozen cigarette burns in our blanket. The bathroom had holes where something used to hang and although clean just kinda sloppy.
Now let's get to the other guests. I know that is something noone can control but the loitering and hanging out was kinda of crazy to me. After 9 or 10p there was this huge group of Randy's just handing out on the lawn, smoking, chilling with bags of stuff. Unsure if there were coming or going but they were loud. Then others actively working on broken cars in the motel parking lot.
So all in all it is what it is, you get what you paid for. But from a national brand I would hope for a little better.
- Don (5/5): Can’t believe I paid over $100! - Nice location, close to where I was working It’s an old property. The room looked worn. The bathroom is in sad shape. The toilet and bathtub were stained and I couldn’t get the hot water to work in the shower

- Jarme (1/5): -
- Contreras (10/5): - Friendly staff. The limited towls
- Viridiana (1/5): Horrible - Crack heads all over the place. At the entrance there was about 20 by the sign Trash everywhere and crack heads
- Paula (1/5): unsafe and dirty.. had no choice but to relocate - nothing location , lots of transient walking around cars, rooms,
Non smoking rooms smelled of smoke badly,
light fixtures didn't work, cigarette burns in linens.

- Jill (1/5): Proper management would fix this location, but the guy there just doesn't care about the guests. - I liked that it wasn't far from our kid's house and food options were plentiful and close by. Decent tv and refrigerator. Took a shower and had black feet by the time I walked from the shower to the bed. Wouldn't even use the sink, it was so disgusting. Homeless people camped right outside the door. Upcharged us for the type of room we wanted because we didn't want to haul everything up the stairs. Charged us $30 a night extra for our two tiny dogs, and we were literally the only ones who bother cleaning up after their dogs even though the manager's office faces the relief area. No garbage can to dispose of dog poop bags, which probably explains the mine field of poop in the dog relief area. The hike to the dumpster passes the homeless encampment at the end of the property and the dumpster is not only overflowing, but all over the ground because they allow the homeless to rummage through it. Seems as though the manager lives on site with his kids, and the kids are climbing all over cars in the parking lot. We were below them, and these same kids were running back and forth across the floor and jumping up and down on the beds above us at all hours of the night. Microwave didn't work, and when I went to help switch it out, the amount of dust under and behind the microwave was disgusting. 3am party on Sunday night went on for hours with no one contacting authorities. Blood and other gross stains on all of the walkways. One morning, a loud whistle took place right outside of our door at 7am, awaking us from a sound sleep. I didn't even bother dressing, I walked to the door in my underwear and opened the door to check the fuss, and it was the manager of the property trying to get someone's attention, and I guess he felt the whistle was the proper way to go about it. I never bothered to find out what or who he was attempting to contact. I just expressed my displeasure at being rudely awakened at such an early hour. I asked the manager if he was the owner or manager, and he said neither. Pretty sure he is lying about that. He has no business running a hotel.

- Michael (2/5): what a dump - non smoking room but i left with my cloths reaking like smoke. room was dirty....i laid towels on top of the bed sheets and slept on those......people came knocking next door litterally all hours of the night.either he was dealing or hosting a glory hole. my door was adjacecnt and it sounded like people knockin on my door.
- Rogelio (4/5): - There was a strange Oder in the room the towel looked dingy and we couldn’t figure out where the cold water was.
- Howie (1/5): Bad - Nothing. Was the worst hotel Ive ever been in. requested a handicap room with king bed . When we arrived was told they didn't have one available. There were 3 empty handicap parking spaces and 3 special rooms at the front of the property, All spaces remained empty. My wife is wheelchair bound and we were put in a regular double room. The room was not cleaned properly including the bathroom. The beds were like concrete. Vending machine was out of order. The smoke alarm was missing also. To top it off there was a protest march right on the street so when we went out in the morning we could not return to our room. Spent one night. Never again! We figured they didnt want to clean a handicap room for us although it seemrd like they had three of them. Never saw any cars parked outside them.

- Jay (2/5): - UNSAFE!!
Very sketchy!! In the first 5 minutes my family and Iwitnessed, sketchy individuals in the parking lot, several vehicles driving in and out of the parking lot o meet and shake hands with a man standing at the top of the stairs, and a homeless person was trying to break into a car in the parking lot using hangar. The room smellled stale and like cigarettes, and the bed sheets were stained. I immediately canceled my stay of 3 nights. The manager would not refund my first night. Pathetic!!
