- Keith (2/5): - Did not get into the property. The neighbour came out and said landlady was an alcoholic and had turned away other guests that day. Apparently she is awake all night drinking and playing loud music. Property looked dirty and unkept. DO NOT BOOK!!!!
- M (2/5): Avoid - No instructions on how to access the property were given. All phone numbers and methods of contact did not work. No reception area. Had to resort to staying at another hotel.
- Verified traveler (2/5): Looks like it has shut down - There was no one at the property to let us in, no instructions for key access, and the contact number didn't work so we had to find somewhere else to stay. Do not book this unless you want to sleep on the street.
- Suzanne (6/5): the grosvenor guest house - I only stayed at The Grosvenor 2 nights. I didnt find the guest house as advertised. There were weeds growing on the outside steps. The room was so so. The toilet in the bathroom was only held to the floor with one bolt. I think carpeting could have been shampooed. The proprietor was pleasant enough.
- Louisa (2/5): - The property needs updating, the shower leaks, the toilet seats are broken and there were no staff present. We came back home very badly bitten.
- Laura (8/5): Pleasing visit - The host was acomodating and really helpful. Easily accessible via texts. We never actually saw her. Room was prepared for us and welcoming, refreshments were available on arrival and kid found little fridge greaf. Some little things in there that makes the room not be worth 10/10 like little TV never working or shower leaking so needing to use one of towels to make sure we don't drown neighbours, but we would return providing that the order becomes easier. Unsure if I'd book via hotels.com again as price offered was different from actual price. Overall 8/10, would return and recommend. Trip was great and placement was great as very easy access to amenities and near enough the beach.

Within easy reach of station and bus station .fridge was surprise bonus , as it's a hotel, has all necessities, eg iron etc

- Ian (10/5): Pleasant Stay in Hastings - All was very pleasant. Excellent location near to new town. Nice comfortable beds and clean rooms. Great power shower, and had fridge in one room.
Although Kath was not around when we arrived, there was good communication with messages and email.
Only real issue we had were the noisy seagulls nearby during early hours of the morning, but to be expected when in Hastings!

The place had not been cleaned properly in months. Dirty bed linen. Black mould in and around the shower. Everywhere need a proper clean. No Covid 19 information no hand sanitiser.
The guest house advertised free parking this is untrue Monday to Saturday where you can pay at least £9.00 to park every 24 hours other places are more expensive.

Entrance to hotel was secure and reception was good...just right.
Our room was on 1st floor, was spotlessly clean and warm, bed comfy and ensuite shower terrific, water hot with plenty of towels.Felt excited to be staying here a second night !
Partner happy with tea making facilities and mini fridge too.
We watched the New Years Eve come in on the tv after being out n about in evening.
New Years Day was just perfect...walk by sea..out n about, then back to Grosvenor...room warm and welcoming.

- Denise (6/5): Nice stay - The area around is a bit run down but within walking distance of most places. The parking is close and easy in the multi storey car park at the back of the hotel. The view is of this car park if you are at the back... my room was perfectly fine on the top floor perfectly clean and lovely bathroom however there is a strong musty smell in this old building and the second room we hired smelt of what I can only describe as a wet dog smell so we kept the window open.
- David (8/5): Clean and Friendly - Very conveniently located within five minutes walk from the Hastings Railway station. Clean, sunny room and a friendly manager. No breakfast served, but a very inexpensive and hospitable cafe lies around the corner.

- christine (8/5): Comfortable stay - The room was very clean and warm. The shower was excellent. Very close to Hastings see front and old town and close to shopping mall. Landlady very pleasant and helpful person. Would stay here again for sure.
- Nigel (6/5): Nice hotel but no facilities - The hotel was clean and comfortable but I never saw a single person the whole time I was there. I received a txt before I arrived telling me the code to access the hotel where my key was left in an envelope in reception. There was no bar or breakfast room. So if you like your own company, enjoy a drink and eating out then this is the place to go.

- Welcoming owner, vy clean room, shame no breakfast facilities. Ideal for weekend stay as room a bit tiny. Only let down was Cigarette ends all over doorstep and path to entrance.
- Luke (6/5): Disrespectful - The room and area was nice but the own was disrespectful to me and my partner swearing at us yes I understand it was Midnight but there was no need to swear and say you'll kick them out at midnight to your paying customers who's been coming for a long time and there's no difference in people coming from clubs and other people at other B&B

The rooms were clean and pleasant and beds comfortable, the showers were super.

- Jacky (2/5): Not the best of weekends! - This guest house was the noisiest and one of the dirtiest I have ever stayed in. Definitely will not be visiting Hastings again the town is very tired and down on its heals and those seagulls what a racket all the time. Had two absolutely splendid meals while we were there, one at Whites and the other Porters Wine bar, so not all bad.
- Raimondas (2/5): Stinky guest house - We were requesting additional bed for 5 year old girl at time of booking. Once we arrived there was no bed and hostess was not answering phone. Only after couple hours she did cal me back. Our conversation went nowhere, because she was insisting that she did send replay email to my request on the same day telling me that bed is not available. This was simple lie. So our stay became unpleasant. Cost was 70 pounds per night just for bed with no breakfast. Only thing was helping that weather was perfect, but that has nothing to do with this stinky guest house.
- Verified traveler (8/5): Nice hotel - Nice hotel parking was not free as stated in booking had to.pay for some as free parking was from 4pm to 11am in a multi storey round the corner could be more clearly explained. Shower was amazing. Put up a clean our room sign room was cleaned dirty towels were taken but we're not replaced which I thought they should have been .
- Robert (10/5): Excellent Basic Hotel - This small hotel, very close to both sea-front and station is a clean, quiet, good value option for a quick break.

Room small, as expected, with basic amenities and coffee making amenity, good water pressure in shower.
the sink functioned but was in need of repair, which was scheduled to be done at later date.
Bed comfortable.
weather outside was cold and the first night no heat in room. we advised the staff and second night had heat for half the night. seemed to shut off around 3am.

- Kim (8/5): Central position, easy to walk to everything - The room was lovely. We booked as we were attending a party which was only a 10 minute walk away, so this was perfect for us. It is also close to the shops and beach.

Very convenient to the town centre with lots of restaurant. Clean pebbles beach. Watch the sunset.
Free parking from 1600 to 1100am from the hotel. May move your or pay 5 hrs of parking which £3.70. We would recommend this hotel.

Room and en suite served us as a place to explore greater Hastings. Stayed 2 nights. Guest House only, so no meals.
- Michael (8/5): Comfortable room but noisy neighbourhood - Room was comfortable and clean, had a small fridge which was great, shower was fantastic although bathroom very small. Very happy with the room but the neighbourhood was noisy and felt a little uneasy walking around. Close to the shopping area and the beach - short walk away. Wifi would only allow us to access some sites, others it wouldn't let us into.

- David (8/5): Late breakfasts only - No breakfast until 8am. This was too late for us as we wanted an early start. All the other hotels we stayed at on our trip started at 7am.
- Amanda (4/5): A poor nights sleep - Won't be coming back. The room smelt and there was lot of noise from floorboards creaking and voices above and from the road outside. Not a good nights sleep
- Verified traveler (8/5): Good location. Clean and comfortable. Spacious - Good location for seafront, shops, theatre. Large comfortable room (room1). Clean enough, few hairs in shower and a bit dusty on top of wardrobe, and light fittings but ok for 1 night. Road was closed the night we stayed which caused us problems getting to the guest house but that was not the owners fault. Big TV and nice little fridge in room so we took stuff for breakfast. Tea and coffee facilities but Steralised milk pots were awful. As room has a fridge it would be a nice touch if fresh milk was available. i would use again but only for a night or two.

- John (8/5): Good Guest House near the sea front. - Everything worked, clean, friendly and there was plenty of room. Tea/coffee and biscuits a very nice touch. Free off-street parking useful too; the neighbourhood has seen better days but it was OK.

- Demetrios (10/5): Will definitely stay there again next time! - Recently renovated guest house at a great location (near train station and town centre). Our room was simple and cosy and had all the amenities. The owner was very friendly and tried to accommodate our needs as my wife is pregnant.
- Treasury (6/5): Good location - There was minimal service and in-house facilities, and we were lucky the host was available when we arrived. The impression was that if you wanted service or advice the host may not be around to assist. The hotel was dated and the rooms were in need of modernising.
