- DanielMoulden (2/5): Very disappointed- avoid! - We were very disappointed with our stay at this property.
On first impressions, the hotel looked nothing like the photos advertised online. The exterior appeared tired and in desperate need of renovation, with broken signage giving a poor welcome before we even entered.
The reception on arrival was unwelcoming, setting the tone for what followed. We were allocated the room type we had booked, but upon entry, it was a huge letdown. The condition of the room was nowhere near as shown in the photos: paint peeling from the walls, doors corroding and badly damaged at the base, and the general décor very run down. The bathroom was tired, there was a strange smell throughout, and the windows were so dirty they badly needed cleaning.
We asked to change rooms and were only offered a smaller room type, as no superior rooms were available. While this second room was in slightly better condition, it still had major issues, including a large visible leak on the ceiling, a dated bathroom, extremely weak WiFi, and a terrible view overlooking an industrial area.
We ultimately decided to leave after just one night, even though we had booked three. Unfortunately, the hotel would not refund us for the remaining two nights. It felt unacceptable to stay somewhere so far from what had been advertised, and we lost money as a result.
Overall, this was a very poor experience and I would not recommend this hotel. It is in urgent need of renovation and honest representation online.

Room - it was spacious and comfy.
Atmosphere - has a mix of short-term and long term visitors and relaxed feel.
Value - medium level and honest pricing.
Service - super flexible, as I extended my stay.
Cleanliness - spotless room, as well as the grounds.
Amenities - ample sized pool and there is a tour booking service, plus inhouse massage (both are great), too.

The location is good
This time I was very disappointed.
The room was a good size with a comfortable bed.
However, there was dirty mould stains on the ceiling and dirty marks on some of the walls.
All the tv channels were grainy and unwatchable.
But the bathroom OMG.
The bath was old, stained and rusty around the edge.
The grouting around the tiles was filthy.
The chrome taps needed a good clean or replacing.
The whole bathroom needs replacing.
The room need renovating.
If I was the hotel manager I would be ashamed of myself for letting this room to a paying guest.

- Saul_True (8/5): Everything’s cool* - If you want to know the best place to stay in Chiang Mai, take out a map and use Top North Hotel as a reference point; the closer you are to it, the better located you are.
Sightseeing, transport, bars, restaurants and trinket shopping are all nearby. Cool location.
The hotel itself looks like it could do with some investment, a bit old and tatty in places but still okay. The staff are all excellent and do what they can to look after you. Cool people.
My only issue is with the shower. The water is - you guessed it - cool. Literally cool. It was lukewarm once but other than that, cool. If they could fix the water heater, I’d stay again. Otherwise, I’m cool thanks.

a standard room comes with cobwebs, thick layer of dust, broken air conditioner and moldy (elevated) bathtub it is an extra 200 baht (from 600) to get the room in the picture
to “upgrade” to the clean-ish room also came with an additional surprise
it backed up to a thai boxing arena!!!!
the jalousie windows do at seal and the boxing is VERY LOUD until about 1 am
now that being said
the hotel was 800 baht US $22 which for this area of town is enough to get a decent room
it’s OLD, the walls are thin and you can hear everything your neighbors is saying and doing
the pool is cold and dated
it’s close to everything
it’s a safe area
many tuks and red buses close by
close to shopping , food, coffee and the little red light district if that is of any interest
overall “meh” not horrible not good
sheets were clean, bed was extremely firm, pillows were ok
- daleus4 (8/5): Mr.Dale Thomas Eustice - I stayed there 2 times last October and December 2019 and February 2020 a month each the last 2 times. Hope to go back again in early 2021 for another month if I can leave Australia due to the virus.I really enjoyed it there! Great pool,staff,room cleaned every day and quiet.
Didn't have breakfast there only 3 times. It's O.K. I went elsewhere for a change, Thai food. Close to night market,Taphie Gate (sorry wrong spelling) and night entertainment.

- mikeadair10 (4/5): Nice location, but our rooms were in poor shape - We walked in with another couple and did a booking for two rooms in person because it was close to a Chinese traditional medicine clinic that we wanted to go to in the late afternoon. Sadly we found out that the price that we paid was more than 50% higher than was available on Agoda (we paid Bt900 and change versus 600 and change on the internet.) The location was perfect for what we wanted and the swimming pool and general presentation of the place is very pleasant. However I don't think our bathroom has been properly cleaned for about 10 years. There is lots of mold everywhere. The sink fitting is so loose that it rotates and has to be held with one hand while you turn the water on. When you do turn the water on a lot of rust comes out with the water at the beginning. The same is true of the other water fittings. I think it may be perhaps that there are iron pipes that are badly rusted. If you get the internet deal it's probably worth it. But the drop in price is very much overpriced. Sorry.
- toniwilson038 (8/5): Prime location - The room we had was right next to the pool , breakfast was average choice off 3 ,location was perfect if you want to rent a moped got to 4.20 (that's the name off the shop ) through the pha tha gate sorry for the spelling to the left brand new bikes.
The staff at the hotel we very helpful, pool was a bit cold but it cooled u down after being in the sun
- Sjf2pw (2/5): Do not stay here. - Disgusting. Stained sheets, towels, curtains. Marks on walls. Dirty grout in the bathroom that kicks up dirt/mud when it gets wet. Toilet moves when you sit down. Air con only works when it’s not too hot outside and basically shuts off otherwise.
- EROB1997 (2/5): Awful stay - I’ll start with the positive - good location.
I can’t say anything else positive about this hotel. The room itself was difficult to get to. You either go in a lift and have to walk all the way around the balcony’s, or you go up the very narrow spiral staircase.
The bed looked clean but had stains. The bathroom window had plants growing inside and there were small ants EVERYWHERE. A line of them in the bathroom along the shower, all over the sink and all over the desk in the bedroom. I even had to blow one off my toothbrush. We could hear everything the family were saying next door because there was only a thin door with a small lock keeping us separated.
The pool was grimy and horrible - we didn’t go near it. We’re a young travelling couple who has stayed in many cheap budget hotels but this is definitely one of the worst. We couldn’t wait to leave.
- NorthStar38286861488 (2/5): DO NOT STAY HERE! - This hotel is VILE! Do not stop here. We luckily only stayed here for one night, but it was one night too many! The rooms are DIRTY. Ants everywhere, stains on the wall, mouldy towels, stains on the bed. It is utterly disgusting and probably the worst hotel I have ever stayed in my life. I asked for a pool towel too, this as well had mould on. The staff at reception did not seem to care, all they want is the money and do not care about the well-being of their guests or the reputation of their hotel. Avoid this hotel at all costs.
- Wolfhard (8/5): Gutes Mittelklasse Hotel am richtigen Platz - In dieser Location das preiswerteste Hotel. Service gut, alles was man braucht vorhanden! Das war jetzt unser 3ter Aufenthalt in diesem Hotel und wir werden immer wieder kommen.
- LewisE1231991 (2/5): Do not come to this hotel - I HAVE NEVER WRITTEN ON TRIP ADVISOR BEFORE, BUT I WANT YOU TO LET POTENTIAL HOLIDAYMAKERS TO NEVER EVEN CONSIDER THIS HOTEL! Staff are rude and the rooms are filthy, asked for, and moved rooms three times before one was ok. The hotel was empty and they refused to upgrade us. Very smug floating their no refunds policy when we threatened to leave and laughing amongst themselves. We ended up getting one but we’re forced to pay a lot more as we were stuck between a rock and a hard place. Every drink we bought was a different price. Such a shame and is not a reflection on the rest of the country of Thailand at all. I would not recommend this place to my nemesis. My rescue dog was raised in better conditions than the squalor they had us initially.

Huge hotel, ez check in, friendly staff, buffet breakfast for a extra $3.
A pool in the center, quite dated but clean. Ez location to downtown sites and markets. Pay cash and only $20 US (600 baht)
- 123Marysia (6/5): Stay in Chiang Mai - Very good location. Good breakfast, a large selection of dishes. We liked the patio whith the swimming pool where you can relax after a day full of sightseeing.
Weaknesses: dirty in places you can't see at first glance e.g. a fan covered with dust (fear to turn it on), the front of lamps above the beds was dusted, but at the back overgrown with dust. After our intervention it was not cleaned very thoroughly. Very old bathroom, mosquito nets are missing and mosquitos are present in the room. It is difficult to charge the phones in the room because the sockets have slightly too large holes. But it's possible to charge it at the reception desk.
- Peter Wah Fun (6/5): A hotel that has passed its prime - The service staff are very helpful, but due to the aging of the infrastructure, there is nothing they can do to make our stay more comfortable.
The WiFi is not working satisfactorily, there were times that I could not gain access to important web sites.
TV programmes are lacking, no major news stations are available.
The breakfast (not included in the room tariff, we have to pay extra) is basic only.
Perhaps the advantage is the location, at the perimeter of the old city, allowing us to visit the bazaars and temples within walking distance

- roshnib344 (8/5): Good hotel in a great location - Stayed here for 2 nights initially but extended our stay for another 3 as we really enjoyed it here. Booked a superior room which had a lovely view of the mountains. The atmosphere was lively with a mixture of families, friends and couples. The pool area was nice with lots of sun loungers. Location is amazing and can walk around the main city with ease. Only cons was the swimming pool was very cold and the toilets smelled quite a bit (maybe a drain issue).

- Rolf (8/5): Flop Nohrt Hotel - Das Bad war schimmelig schwarzer Schimmel die Tür Scharnieren verrostet oberhalb waren noch Spinnweben Dreck an den Kacheln oberhalb sauber gemacht wurde nur halbherzig die Schränke sehr alt die Schiebetüren ließen sich kaum bewegen der Tresor war verschlossen man konnte ihn nicht öffnen den ganzen Tag flogen Tauben ans Dach und in der Nacht auch es war ein Blechdach so dass es ständig kratzte und klopfte das Personal er so komme ich heute nicht komme ich morgen insgesamt zu teuer und würde ich nicht weiterempfehlen

- Johannes (6/5): Vergane glorie? - De locatie is top. Voor de rest oogt Top North als vergane glorie. Schimmels en teveel kalkaanslag in badruimte. Kapotte stoel. Slechte WiFi. Slechts 1 stoel. Geen afstandsbediening airco. Duur en mager en altijd hetzelfde ontbijt. Verder lieve mensen en lekker fris zwembad.

There is only Hot water shower possible during Sunny day times!
And one male receptionist hang up on me, telling me he is busy, when I called reception asking for the WIFI login. When I walked down to the reception immediately nobody was there and the receptionist obviously was on the way to my room.
I told him that it is very impolite to hang up on people!
Definitely a place which I won't recommend and also NOT will return.

- berrymyers (6/5): The good, the ad and the ugly - Start with the good, the location is excellent. It is central to many markets and a multiplicity of restaurants are in the area. The bad, the breakfast buffet is worth what you pay, nothing. The Aircon is barely adequate during the cooler months not sure what it would be like when it is hot. The Wi-Fi is adequate neither fast nor slow. Now the ugly, the hot water is not even warm; many of the electrical outlets in the room do not work and given the need to charge multiple devices it is a problem. Maid service is spotty, sometimes you get clean towels sometimes not. The front desk staff are friendly, polite and somewhat knowledgeable. All in all it is an average inexpensive hotel unlikely would stay again primarily due to its location

- m0gsw (10/5): Great hotel to see the sights of Chang Mai in a central spot - The Top North was recommended by Thai friends as a great place to stay for a few nights from the UK great clean open rooms and a dip pool just a short walk of around 5 minutes away from the sights - great safe spot to stay at a reasonable cost yet right in the centre too so you can’t get lost in any way - ideal for popping to the night market and right next to some fabulous shops and beauty treatment rooms so perfect if travelling alone too - would definitely stay here every time - super reasonable cost

Go for the Superior room. The Standard room is a bit too basic and the Deluxe not worth the extra. It's not the suite shown on the website. Bed is hard. Pillows soft. Mini-bar is empty except for 2 bottles free water. Shower decent. AIrcon very cold. Will definitely stay again
- Tony (2/5): Hotel from hell - The hotel is set in the 70’s and hasn’t been updated since. The floorboards are lifting up, the bathroom door is disintegrating due to water damage. The tiles around the bath are full of grim & dirt. The toilet bowl has a dark blue stain around it.

Om morgenen larmede det voldsomt fra fulge på loftet. Derudover var der hele tiden lyden af dingen fra klokken fra elevatoren. Vi vil aldrig anbefale at nogen bruger penge på dette sted!

Aber das Zimmer ist schmuddelig, lässt so ziemlich zu Wünschen übrig, absolut nicht einladend. Die Matratze ist viel zu hart. :-( Das Frühstück ist mager, Korn Flex und Milch oder Yoghurt etc. währe wünschenswert, zum Kaffee gibt es nicht mal Milch, nur Milchpulver... :-( Das Personal ist sehr freundlich. Das Hotel ist sehr zentral gelegen an einem guten Standort

- Emmanuel (8/5): Un hôtel que je recommande sans hésiter - + L'hôtel est très bien situé au Centre de tout et près de la Porte Tapea dans le centre historique. J'ai été bien accueilli et l'enregistrement s'est fait rapidement. RIen à redire sur la propreté de la chambre.Très satisfait du Wifi mais il faut choisir entre 5 adresses et trouver celle qui fonctionne mieux pour la chambre. Service de taxi apprécié à 200 baht c'est le prix correct.
- le déjeuner pourrait être améliorer. Pour un court séjour ça va mais pour un 4 jours et plus mieux vaux se rendre dans les restaurants alentour. Vous aurez de bon choix à des prix qui défient toute concurrence. Je n'ai pas profiter de la piscine mais j'ai observé que le fond de la piscine serait à refaire.

Freundlichkeit / Service / Hilfe bei Tourplanungen, alles hat gepasst und die Lage, besser geht es nicht und das zu einem sehr guten Preis! Ich werde auf jeden Fall dort noch mehrmals logieren.

施設もしっかりしていて、大通り沿いですが、奥まっているので静かな環境です
- JP (4/5): a choisir pour l'emplacement - Le Top North est un hotel qui est très bien placé dans Chiang Mai.Les chambres les plus chères sont correctes les autres à éviter,surtout les moins chères.Le petit déjeuner est médiocre et la proximité d'une salle de boxe Thai¨nuit à la tranquilité.la clientèle est en partie composée d'adeptes du tourisme sexuel et donc assez déplaisant pour ceux qui n'apprécient guère le spectacle de vieux bedonnants et à la peau fripée avec des filles dont ils pourraient être le grand père.

- mz (6/5): 普通 便利な場所 - 行き2泊 帰り2泊しました。最初は旧館2Fで帰りはリクエストして1F天井高くプール目の前、泊まる場合は何としても1Fを希望しよう!朝食まぁ普通。すぐ近くにコンビニ、両替、レンタルバイク、レストラン多数便利です。繁華街なのでゴキブリが多く、これはちょっとどうかナという感じ。

- Daniel (6/5): Fine for no-frills solo stay - I booked the budget room through this site which came out to less than $30 USD a day, so my expectations were not too high. The bathroom was not nearly as nice as depicted on the site, though. What I got was the old tiled open shower stall. One of the trash cans was still full when I arrived and stayed that way for two days until I told housekeeping. The soaps were the tiny wrapped kind, like what you would get in a Motel 6. The bed, refrigerator and aircon were old but serviceable. The location is great, however. Mosquitoes were present but not terrible considering the season. If you don't need much in the way of amenities and/or are just traveling solo, this is a decent value. More comfortable options might be available at this location if you spend a bit more.
- Grateful Kevin (4/5): Disappointing hotel for the price,unfriendly staff - This hotel is prime location to the heart of Chiag Mai and the old city at Thapae Gate. That is all it has going for it. The staff were very unfriendly and not helpful. The rooms were ok, with aircon not working properly and wifi wouldn't work in the room and barely worked outside. The breakfast is the worst, same thing every morning with the worst quality and cooking. The swimming pool bottom is coming up and the chemicals were off. I would not recommend staying at this hotel unless they dropped their price by 50%. There are much better options at this price.
- randy from ny (2/5): The most disgusting hotel I've ever been to - The most disgusting hotel I've ever been to. The hotel looks OK from the outside . Once you get inside the room it looks like a 70s redone room . The bed is stiff as a rock the sheets that they give you look extremely dirty and used . Must make your own bed . AC is minimal . No hot water .

- James (2/5): North maybe but not Top! - I would never recommend this hotel to anyone. We arrived, they could not find our booking but we had confirmation, so we said that's your problem, we surely don't have to wait while you sort it out. Please take us to our room. The porter knew there was a problem with the room because he didn't take us straight in but eventually he did and he left us to realise that it had not been cleaned since previous guest! We had to go back to reception and complain. Next room was clean and ready. The first morning we went to breakfast no one had told us we needed vouchers for breakfast from reception. The breakfast staff were very rude, they never greeted us or smiled and they were far too busy giggling and chatting amongst themselves. The chaffing dishes were often empty and guests had to ask for them to be refilled. Only fried eggs were included in the room price and they were only hot once. All other variations i.e. scrambled cost extra.

Amazing value, rooms nice and spacious. Establishment is older but very comfortable. Bathrooms could use a little updating but take into consideration your room rate. Buffet breakfast not great but is included with Hotels.com. So no argument there. Sunday Nigjt Walking Street is
A half block away as well as Tha Phae Gate. You will come for a day and stay a week.
- Terrence (6/5): Chiang Mai - bad and okay - We arrived late in the evening and noticed the room was really dated and some parts were not clean but settled in. In the morning more uncleanliness was noted including the common area outside our room where old food items and service packages remained on the table from the night before. Then black water from the tap and water seeping up through bathroom floor tiles was the final straw so I went to the desk and said we were leaving even if we could not get any refund for the next three days. They offered to upgrade us to the "new" wing and that room was acceptable so we stayed. Unfortunately the bed was extremely hard and the noise from the adjacent boxing venue was almost intolerable until very late. We decided to stay an extra day and found out that the rate for the second room was over double of our initial booking price so it really was an upgrade but still a 3 overall.
The breakfast was very poor and the location, although quite central, left a good deal to be desired. In summary, we would never go back to the first room and the second one, although acceptable physically, was way overpriced for that market. Staff were helpful. Wifi was spotty, kept kicking out. Pool was good.

- Shane (4/5): - The hotel pictures were of the nice hotel, but most of the rooms are more motel like rooms. The free wifi is unusable throughout the hotel (slower than dial up and most apps would time out before downloading content).
- julie (2/5): stay at your peril - Cold cooked breakfast...and I mean really cold.. Smelly dirty bathroom where drain kept backing up. Room dissappointing, curtains falling from track, dirty linen and bath towels. lift broken on 3 days. So noisy the boxing ring is next door so there is cheering and screamin every night until 12. Pool filthy.

- Graham (10/5): Good location and recommend for family's - Much improved since my last visit about eight years ago. Great location inside the walls of the old town. New block has great double bedooms for family's, which includes two bedrooms, a common bathrroom, and a family room --- nicely drone. Not sure about the older section of the hotel,which I hope the bedrooms have been upgraded. Excellent pool that was rather cold on our visit. Buffet breakfast good value for money although nothing special. Can be somewhat noisey at night due to close proximity to Thai boxing. Staff were excellent, helpful and friendly. Highly recommend.

- Amanda (4/5): Old & tired rooms - Standard and superior rooms are old, tired and worn. They smell musty, the bathroom fixtures are very old with extremely bad lighting. Very disappointing. We upgraded and paid extra for a Deluxe room and were happy with that
