- Leire (2/5): Un completo horror - Habíamos reservado 3 noches y solo nos quedamos una. Este lugar es viejo, está mal cuidado y sucio. El pasillo principal de las habitaciones daba hasta miedo, la moqueta llena de manchas, el baño sucio, la cama tenía dentro un pelo, en fin un desastre. La zona de comedor de película de terror, con neveras viejas sin usar por el medio, un horror, nos fuimos en cuanto tuvimos oportunidad.
- Aleerak (6/5): Nice midrange hotel with a pool and balconies, but my bed was rock hard - I stayed with a friend and we loved the location, the adjoining doors, the balconies, the pool and especially the reading nook. I bet the place was spectacular in its prime.
Very reasonable for a midrange budget hotel Although my bed mattress was rock hard, my friend's wasn't, so I guess it's luck of the draw 😉
- mauro (8/5): Ottima soluzione - Ottima posizione nel centro storico della città. La struttura è molto bella, anche se qualcosa andrebbe rimodernato. Il personale è gentile. La camera molto spaziosa, tutti i giorni effettuano le pulizie e il cambio degli asciugamani. L’unica nota negativa è che c’è solo una presa elettrica, oltretutto distante dal letto. Doveva anche esserci una cassaforte in camera, che però pare abbiano levato da anni. In ogni caso, mi sono trovato molto bene.
- markcM4106ZJ (8/5): Pleasantly surprised - Got a twin room booked due to a booking error I made, stayed 1 night, happy with price....but then I started reading the reviews, some of which are quite old so will attempt to respond also to some of the issues raised. The Hotel is situated tin the old city near Huen Phen restaurant, I would describe it is grand but in need of care, it kind of reminded me of The Overlook Hotel in the film The Shining, it is interesting architecturally and the rooms are very big, beds comfy and loads of wardrobe space, the rooms are very gloomy but if you need to sleep the curtains block out all light, the bathroom, shower, toilet etc were clean, the A/C worked and was quiet as does the TV, reception were helpful and area always staffed well. The swimming pool area was lovely, the sunbeds not broken, in fact very comfy, not plastic and with mattresses on them, water clean and refreshing for a dip

- 726bai_ (8/5): Budget Option - I don't know why I book this hotel for two nights. It only cost 126 yuan, about 18usd, so in general, I'm still very satisfied. There is a swimming pool, air conditioning, and the room is quiet and clean.
In the ancient city, there are many restaurants and scenic spots nearby, which is easy to walk around.
- Hana (10/5): - Nice stay in the middle of the Old city of Chiang Mai and still quiet. All you need in the street, a bar, restaurants, souvenir shops and massage salons. If you ask for no room service they will still leave 2 bottles of water and toilet paper in front of your door every morning. The buffet breakfast was fine too. I would stay again.

- William (4/5): Only room is good - I am guessing this large hotel in the old city was fully or partly closed, and is being revived with work done in the rooms first. The rooms are ample, clean, and are generally good value. The remainder of the hotel, however, is not. This swimming pool area Is dilapidated. What they call a gym is a room filled with machines, none of which work. The breakfast is substandard.

- 900peterd (2/5): Room not clean, including bathroom! - Agoda promised me a bathtub but I only got a shower. The bathroom and bed were dirty, so was the cushion on the stool! I only booked for 1 night, otherwise I would have left. You can clearly see dead insects everywhere and stains on the sink, towel and stool cushion.

- Iaminsiam (8/5): Old Chinese Hotel - Very large old Chinese hotel It’s located in old Chiang Mai with many restaurants bars and massage places very close The hotel itself is a bit dated but the rooms are great. Breakfast was provided which was basic but adequate.
- 900peterd (6/5): Great location, dirty bathroom - Location in the middle of old town is perfect and the rooms are huge; however, the bathroom was far from clean: thick stains on the sink, toilet bowl dark brown below, bath tub not cleaned and the stop plug did not fit, so bathing was impossible; also, the ceiling was damaged
- abelakate (2/5): Horrible - We struggled to find accommodation in Chiang Mai so when a room in this hotel popped up we quickly booked for the location then later found out it was the lantern festival celebrations in town. We booked for a week although wanted to stay in Chiang Mai for 3 weeks and thankfully we did as even one night is too long in this hotel. I’ve travelled Sth East Asia for over 15 years and always stay in the mid-price range so have seen my fair share of average hotels but this is by far the worst. The room we had, 511, was appalling and cleaning practically non existent. Make sure you check the photos here carefully to see the real hotel. The photos on agoda and others we saw must have been taken 20+ years ago. We asked the front desk to have the bathroom scrubbed properly which took the standard from unusable to below average. The pool was green and murky with missing tiles. The lift had wet carpets and smelt like damp mould. The floors were so dirty it left our feet black so had to wear shoes in the room always. Wi-Fi also terrible. Do not stay here not even for the location.

- Blabbott (8/5): Some prior reviews scared me, but I was pleasantly surprised - A friend booked this hotel for us and when I saw the reviews, I wanted him to change the reservation. Instead, we checked it out and it seemed fine, so we spent two nights there. I found the staff to be friendly and very helpful. I needed them to print out an emailed document and they did it without problem. I'm sure there may be better places in Chiang Mai, but this establishment was centrally located with easy access to main sites. The rooms were large with good wifi/AC and the water in the shower was piping hot. The breakfast buffet had many choices with fresh fruit and other dishes. The beds were very firm as some have mentioned, but that is exactly the way I like my bed.
- 627Donna (6/5): Does the Job - Great location for taking in the night bazaar and markets. The hotel appears quite opulent when you first arrive - large foyer and dining area. But the rest of the hotel is unfortunately a bit run down. Found the room substantial enough and beds comfortable enough - but I like a firm mattress!
The breakfast was good and I didn't find wanting for more.

Whilst huge the hotel had an air of abandonment and there were only a few very apathetic staff. The only saving grace was the pool even though it was unattended so no towels were available. Breakfast was also poor quality.

Pool was great for dipping in after a long hot day. Lots of shops and eating places around. Tuk tuk s just outside so easy for travelling if you don't want to walk. We never ate in the hotel so can't comment on the food.

- Elenalyas (2/5): The worst hotel ever! - This hotel is very dirty and smells like cigarettes and chemicals. We asked to check out earlier one day and they said that they will refund us for one night and now they won’t refund. The rooms are dirty and breakfast tasted horrible. We’ve been to different hotels in Asia, but this one is the worst. Don’t stay there! They need serious remodeling!

However,
The hotel is very run down and old.
No one picked me up at the airport on arrival despite it saying in the reservation it was included and paid for - was told to take it up with Agoda.
There was toilet paper under the fridge leg in my room to keep it balanced. LoL
The TV worked on a couple of channels only. Then would shut off
The walls were chipped and missing paint.
The breakfast buffet that was included was stone cold - an omelet should not be icy cold in the middle. It was just bad.
I cannot recommend nor would I stay here again.
Oh well live and learn.
- NJT206 (8/5): Good location - The hotel is looking tired and in need of a refurbishment but the rooms are large and clean. The staff are friendly and helpful. The WiFi and swimming pool were good and the buffet breakfast will set you up for the day. The equipment in the Fitness room doesn’t work.

The equipment in the Fitness room doesn’t work. I raised this and other issues with my room and immediately got a free upgrade. The staff were very helpful when asked. The swimming pool was clean and the WiFi was good. The buffet breakfast is good value for money.

This hotel needs renovation. It is old, needs new furniture, needs redecorating and generally bringing up to date.
The buffet breakfast (150 bt) was very disappointing

- MargaritaClub (2/5): Would Not Recommend or Stay Again - I traveled with a friend and we booked into this hotel for the four nights we were staying in Chiang Mai. I had looked at many places to stay in Chiang Mai and from every site I viewed it looked like a good option in terms of location, amenities and we liked that it had a swimming pool. We never did use the pool. The first issue was their policy of only giving one door access card per room. This doesn't work well when two people go their separate ways at times. The front staff barely understood or spoke English which made any communication difficult. Daily we had to ask several times for hand towels or towels and three times to put a pillowcase on a pillow. It likely was a lovely Hotel when it was originally built but the carpets throughout need to be replaced and at the very least the housekeeping staff need to have a list of the basic items to check when cleaning or refreshing the rooms. The shower also is poorly designed as the floor is covered in water after.
- Nina_Black (2/5): When pictures lie - I booked 6 nights at this allegedly 3* hotel at what seemed like a good deal. From the outside the hotel seems to have a lot of grandeur and the reception area is impressive. However, it’s old time grandeur is long gone.
Everything is run diwn and very dirty. The carpet comes up everywhere and obviously hasn’t been vacuumed in ages. The furniture is worn out and damaged (the door of my wardrobe came of its hinges, the toilet paper and soap holder were lying on the bathroom floor, e.g.). There was hair, dust and flakes on the floor everywhere in the room. The windows faced a dumpsite.
The pool which looked quite nice in the photos was full of debris, the sunbeds were all (!) broken and had no mats. No pool towels or parasols were available.
Breakfast was buffet-style and catered towards the mainly Chinese customers. Table cloths were full of stains and didn’t look like they’d bhen changed in a long time. Staff was uncaring (with the exception of the lady who checked me in).
When I checked out early (after 2 of the 6 booked nights) it didn’t rise an eyebrow. I wasn’t asked why I felt compelled to do so. It was only pointed out that I wouldn’t get any refund.
This place is far beyond its best times and all photos advertising it on the relevant websites have been taken a long time ago.
- Verified traveler (8/5): - The hotel was generally basic but the Expedia price was right since it included a buffet breakfast. For a long stay the deficiencies in the breakfast service became annoying. You frequently had to ask them to put out more silverware, napkins, plates, refill the milk pitcher, refill the bread basket, make more eggs (the cook would be in the kitchen), refill certain dishes at the salad bar. They simply had no urgency in finding out what had to be replaced!!! The tables didn't get cleaned up as people vacated their table; it frequently waited until people were searching for a clean table. If you were a short stay, this wouldn't phase you. We'll be here 6 weeks, and it's annoying.
- TravelWandering (8/5): Great value in the old city with a killer breakfast buffet - My wife and I stayed in the BP Chiang Mai for three nights, and it was great. The price was definitely good for what you get.
We didn't try the pool or the fitness center, but we checked them out and they looked fine. The front lobby is big and open, and the front desk staff was efficient.
Our room was nice and clean, looked fairly newly renovated, and we had everything we needed amenity-wise.
I will say that the carpet in the hallways is WAY overdue for replacement. Gross stains in the hallway and a clunky elevator made us nervous, but as I mentioned the room itself was perfectly good.
One weird thing, was that every night they knocked on the door and asked if we wanted them to spray for mosquitoes in the room. We said "yes" and they came in a sprayed our room and then it kinda stank. The next night we declined. The third night we found out they let themselves in to spray for mosquitoes if you're out.
The best thing about this hotel - the BREAKFAST! It's a buffet with american favourites like toast and fried eggs, there's a salad bar and a fruit bar too. But the money is the asian-style breakfast which has the biggest buffet and some great offering like soy-sauce eggs, noodles, rice, veggies, and congee. If you love asian breakfast food, you will appreciate this buffet.
To note, this hotel caters mainly to Chinese bus tours, and the restaurant and front desk can get slammed.
Compared to other options in the old city, the BP was priced extremely well and we definitely got our money's worth at the breakfast.

- Duc800ss (2/5): Don’t even think about staying here! - I have only been here for 4 hours and I am looking for another hotel. Upon arrival I wanted to work out. I went to the gym and none of the equipment worked. As I was walking to the front desk, a gentleman said he stays there often and the gym equipment has been broken for 5 years. The front desk said they were sorry but there was nothing they could do. I insisted they find me another place so I could exercise. They shuttled me over to their sister hotel for free and allowed me to workout there. While waiting for the shuttle in the lobby, I heard a splatter next to me. I looked up and there were pigeons in the rafters and bird feces all over the floor of the lobby.
The rooms are old and smell musty. Chipping paint and rotting wooden doors. The springs are coming through the mattresses, absolutely unacceptable!! The staff is not helpful or friendly in the least. The pictures on the internet must have been taken 20 years ago. Stay far, far away!

- ErikShin (8/5): I Kinda Liked It - No classic architecture here, but this hotel has a lot of charm remaining from what must have been a Grande ol' Dame of Chiang Mai. The art collection of relief carvings remains from that period. Unfortunately, so does the carpet which is in very poor shape. Good service from the staff and the 150 baht buffet breakfast is satisfactory. The rooms are fine though we always had water on the bathroom floor as it did not drain well. Enjoyed the smallish pool. The nearby post office can be noisy early in the morning.

- Bruce and Loralee (2/5): Foreigners Don’t stay here! - Extremely old and needing repairs! Mattresses are really old and lift the sheets to make sure there are no bugs!
The front desk staff was extremely rude and this is so uncharacteristic for Thais! We were the only foreigners in the hotel. It seems to cater to Lowe-middle class Thais on-bus tours...and Chinese tours. The breakfast buffet was not very appealing and not worth 150 bht!
I have tried uploading pics but hotels.com boots me out of the review process! Would not have stayed. 4 nights if we could have cancelled after the first night
- Bpapeika (6/5): Average - If you are looking for a decent and quite hotel to rest your head I’d suggest this place. The room is moderately sized with the standard “ultra firm” Thai bed. Does not offer free breakfast but they do have food to order from their restaurant. I simply would walk the street and buy food from street vendors for my meals which I highly suggest. Besides being a place to stay, this hotel didn’t stand out amongst the crowd

- timothy (8/5): Good value and locaton - The hotel is in a great location for seeing the local sights. The rooms are comfortable and good value for money spent. Staff is helpful and attentive. Food is good and again good value for price of room.
- waihung (6/5): 以約二百港幣-晚來說,可以勉強接受。 - 因為這間酒店差不多有三十年歷史,雖然保養得唔算差,始終-把年紀,好處是在舊城中心點,到那裡都比較方便。在停車場入口邊,有間古法按摩,技師手法唔錯,算是唯一驚喜。

- MASSAN (6/5): 旧市内に位置するため、散歩するには良い。 - 利用するのが毎年楽しみににしているホテルです。
設備は少々老朽化していますが、高い天井の食堂で食べる朝食のバイキングはみんなから好評のように思える。
団体客がいる時は少し騒がしいでしょうか。

Rooms are fine for a night or two - spacious but smell musty and are very budget. Shower was fine but the towels were old and frayed. At least it has aircon!!

Maybe try to add like cereal,yogurt and more variety of fruits.
Red car driver Phi and Mr Saks were very nice. Others to be rude and take advantage of you and price of fare.
In need of laundry washed. Besides the lady next can't handy a lot of business. Very small washer. Have back up information to help your guests during there stay.
The Internet improved 99%comparing to 1 1/2 ago.

- felix (4/5): とてもコンビニエントな場所ですが........... - とにかくチェックインして部屋に入ると、まず掃除が行き届いていない、冷蔵庫に全宿泊者の食べ残しが残っている。湯の出が非常に悪い。トイレがなかなか流れない。スタッフの態度が良くない。テレビが昔のブラウン管の小さめのやつで、最初はアンテナが外れていて映らず、自分でフィックスしました。

- backpacker (4/5): Better options in Chaing Mai - Very disappointed. If I hadn't already paid I would have never stayed the additional 3 nights. Elevator barely works, leaking ceiling outside of my room, ants all over table for breakfast, bugs all over fruit in morning, breakfast was so cold, found used contacts in bathroom, ants always over entire room. This was a nice hotel I'm sure 20 years ago. They need to seriously update pictures and complete renovation on this place. Found much nicer places for over half the cost.

- ANOURACK (2/5): Vacation - We did not get the room as we made a reservation. we booked double bed but got twin beds. The reception did not inform us when we were checking in until we got inside the room (The reception gave an excuse that could not inform client). Their maid just tied two beds together with plastic rope. UNEXPECTED we got got service like this.

- Don (8/5): Decent hotel in city centre - Location is great, with many cafes and shops within walking distance. The facilities are a little old, but the rooms are clean and comfortable. However, there are mirrors behind and before the bed, which is a little strange.

- Verified traveler (10/5): great price - It's not a glamourous hotel but it's perfect if you are on a tight budget, wants to stay in the old town and be in a centralized location. Breakfast buffet is really good and walking distance to other places to eat. It's so great to be near temples too. Can't ask for better location and just a place to crash.

- Fern (6/5): Comfortable hotel in the old city. - Hotel was nice, pool was warm, great breakfast buffet for the price. Location is well centered with a lot of places to sightsee around. I would stay away from the massage parlour beside the hotel across from the lane, they mess up my back so bad, I have been going to the chiro (5 time until now and I am not done yet). Food is available from restaurants and street vendors, a street away. Bicycle and motorcycle are available for rental near by.
- Flavio Robertoo (4/5): Urge ristrutturazione - Accogliente la reception, appena arrivati al piano l'entusiasmo è calato. Ancora di più quando siamo entrati nella camera. La struttura è vecchia ed ha bisogno di una ristrutturazione. Hanno ben pensato di farla solo alla facciata per fare una buona impressione dalla strada. Bagno vecchio ed ancora di più gli asciugamani (bucati e strappati). L'acqua dal rubinetto addirittura delle volte fuoriusciva gialla. Non una bella esperienza.

- James (2/5): Avoid at all costs! - Terrible. Room was not ready when we arrived. They said check in at 2pm. Had to wait until 3pm. When we went up there just some mattresses on a filthy floor. No bedding either. Bathroom was also a state, moldy shower curtain and taps. No hot water, shower did not work properly when we turned it on for test. Complained to hotel staff, they were rude and unhelpful. Room was pre paid through hotels.com so demanded a refund, they said we can only get refunded if we went through hotels.com. Did not stick around. Left at 4pm same day, with sadly no refund. Found better accommodation for half the price elsewhere.
- Ted (8/5): Dated but OK, good VFM. - Good location, some parking available, good value for money (booked on line). Room & bathroom fittings dated but OK for us (relatively budget travellers, wife & I).
- Nikolette (4/5): Great location, but soooo dirty - We hardly dealt with the staff at the reception, as the lady hardly was speaking english. On our way to the rooms, we had to agree, the hotel is dirty, not been redecorated for a while. The walls, the carpets and almost everything should been just renewed. It felt sad because the hotel is big, have swimming pool, huge restaurant - but it is more or less empty and just been used by local tourist. We entered our room, where we found some watermelon left behind in the fridge, some newspaper in the bathroom - so it has not been cleaned. Back to the reception to ask for an other room. After sorted we enjoyed the stay because of the location, but please spend a little amount on refreshing the walls, bathrooms, towels and carpets and it could be a 4 star hotel - so sad :(

- Amanda (2/5): Disappointed in cleanliness - Hotel staff was friendly enough, but I was appalled at the condition of the hotel. My door was open upon arrival, the floor hadn't been cleaned and it was obvious, multiple chairs hadn't been moved for cleaning, the mold in the bathroom needs to be cleaned badly. There was room service dishes in the hallway that remained there for over 24 hours. Overall, I was disappointed in the cleanliness and condition of the hotel. Great location though and friendly staff.
- christine (2/5): dont stay here! - Looked nice on the outside, as well as when you walk in. Past that, everything else is digusting. Old nasty carpets. Smelly. Once we got into our room, there was a huge chunk of food on the ground that was covered with millions of ants. Clearly no1 cleaned the floors or took notice. The Mirrors had tons of stains on them as well as behind the it was brown dried splatter of who knows what. The bath tube was nasty as hell. Floors were super old. Besides one nice reception girl and nice bell boys, that was it. But everyone is pretty nice in Thailand.
