- Jerry (8/5): Nice Place to stay for couple day to explore Puerto Aventuras - Location Away from the Village

Bonne chance !
- Mario (10/5): Chez Waffle Rocks!... Waffles delicious! Nada
- Rita DE Fátima (10/5): -
- Chau (8/5): - I really enjoy stayed here one night. The atmosphere is quiet, relaxing, and beautiful. One issue when I arrived to the hotel. The front desk is closed. I wandered on the street without wifi and data on my phone. I've emailed the hotel 2 days in advance about late check-in but no response. The closest restaurant is about 25 min walking. The weather is very hot. Not a good way to welcome guest
- Cain (2/5): Abandoned - Upon arrival no one was there, check in instructions did not include any room number or access code. It looked to be abandoned with zero guests or staff at the property. We had no way to access our room or even a lobby.
- Orlando (5/5): - Netflix, prime, little AC 1. Unable to get in the room. Wrong lockbox combination.
2. No point of contact by telephone or in person for assistance
3. No lobby or front desk
4. Only human being are in the restaurant 10 to 3pm. But they do not know anything about installations
5. No hot water
- Orlando (4/5): Go at your own risk - 1. Netflix and prime 1. No hot water
2. No microwave
3. No one on telephone stand by to help if you arrive after 3pm
4. The provided the wrong lock box number and could not get to the key. And there was no one to speak to for assistance
5. If you go ...this is glamping in a room
- Emilee (8/5): - Could’ve used more towels, and the check in process could’ve run smoother
- Anna (7/5): Good place for 1-2 night - Nice vew Uncomfortable bed, pay extra for coffee
- Michelle (8/5): Very good -
- Anne-marie (3/5): Disappointing and a lack of communication and care - The manager Omar was very helpful Unfortunately, many things after a very long journey I wasn’t able to get in and had to wait for almost 3 hours
I didn’t get any notification of where the key box was or which room I was in. I had let the property know what time I would be arriving but nobody was there to greet me and I couldn’t get hold of anybody when I tried phoning.
In addition, I couldn’t get on Wi-Fi so was unable to check the cost of the property
But when I got the message the following day of the cost of the stay , I had been overcharged
Due to the problems and lack of communication I had asked for a partial refund and of course, also because I was overcharged
- Vanessa (8/5): Great Value - Overall very good value for the money.
Just needs attention to basic needs.
No hot water. Remotes need batteries no light in bathroom.
Very friendly staff and great breakfast.
Very nice location.
- Marina (2/5): - Hotel did not provide me service/room . I was not able to check in . No messages, emails was answered. I can’t get refunded!! Terrible experience
- Zoe (9/5): Will return! - The location was incredible! We were right on the water in a really special spot. We travelled as a family and it was so wonderful to spend such good quality time together. The neighbourhood that the hotel is located in is really a neat spot - full of all sorts of restaurants and things to do. We were equally impressed with the location of the hotel within the neighbourhood.
The fact that it came with delicious breakfast included in the hotel stay was the cherry on top. We will definitely be back. The hotel is part of a restaurant. The service of the restaurant closes at 2pm. Check in time is 2pm. Meaning that in order to check into our hotel, we had a very small window (between 2pm and 3pm). Because we were coming from another town fairly fair away (over 3 hours away with children) we had to carefully plan our arrival due to the parameters of the check in process.
- Warwick (3/5): Poor - I could not check in when I arrived on Friday at 10pm
- Kris (9/5): Superb -
- Jakub (7/5): Good -
- Smyth (4/5): The hotel overall is very outdated and needs some renovating and upkeep - Pond in the back of lake watching the fish To much standing water from water features no longer working
Lots of mosquitoes
One robe had no way to keep it closed with a strap other robe we had to ask for and it was very ripped we also had a small lizard in our room the whole stay which made us uncomfortable and reception closes everyday by 3pm, no one addressed the issue. The towels were very stained and we had no blankets only a sheet when we arrived. When we asked for a blanket it was very stained also.
- Dominique (8/5): - Unfortunately, we experienced an electricity outage one night and had no water another night. Other than that, the staff was very nice, the breakfast was good, and the location was perfect for my needs.
- Dianne (10/5): - Pool and natural water oil could use some cleaning, especially the natural pool, too much algae to get in the steps, but can view some tropical fish. The included breakfast was good.
- Laurence (8/5): - Very nice pond full of sea creatures
- Mr (6/5): Check for better options. - Location is allright. 1. Breakfast was as of 9 o’clock whereas the day before they said it will be as of 8. This added pressure to our plans
2. The display of the remote control of the air conditioning was inoperative. It was impossible to make adjustments.
3. The shower in Room 2 was poor, no flow to wash the hair properly.
4. The swimming pool machinery was noisy, hard to fall asleep.
- Carvin (8/5): - The complimentary breakfast was excellent, and the property was charming. Also, the room was nice and clean.
- Laura (8/5): - Comodo muy tranquilo. Excelente vista
- Astrid (7/5): Good - Good breakfast Poor water pressure in the shower, no in person check in after 4pm, outside area and pool not clean , couldn’t swim
- Chao (4/5): not recommended - the room is not so clean and looks old, and there is a strange feeling about piped water and it's small.
can't imagine to get the invoice is so difficult. i asked the reception, and reception asked me to send email, while the responder required me to provide too many information. I don't understand why so complicated.
- RICARDO (6/5): - No tuve aire acondicionado y decidí hacer otra reservación en otro hotel.
- Michael (2/5): - We reached out to the property both the day before our check-in and again on the day of, but unfortunately received no response. Due to unforeseen delays, we arrived in Cancun much later than planned—around 8 p.m. instead of our original 7 a.m. arrival time. We attempted to communicate our delayed arrival to request check-in instructions, especially since we learned that the office closes at 4 p.m. Despite our efforts, we received no guidance, and upon arriving at the hotel, we were unable to check in.
This situation caused significant inconvenience, as we had to scramble to find alternative accommodations late at night. With more responsive communication, we believe this could have been avoided, allowing us to better prepare for our delayed arrival and avoid last-minute changes.
- Caio (4/5): - I thought this would be a hidden gem, but it's not really well maintained, there was no actual hotel staff to talk to, no desk besides the waffle shop, there was mold in some areas of the room and no hot water to be found on the showers.
- Maria (6/5): - Chez Waffle Hotel had its charm, including a cute pond right outside our bedroom it was cute with fishes and it was connected to the lakefront. However there were two lounge chairs nearby but they were unfortunately dirty, making the outside patio less appealing as a place to relax. Despite these drawbacks, the location was convenient for our plans, just a short walk to a beautiful beach. The on-site coffee shop adds a nice touch, and the chilaquiles are a must-try. We stayed for one night, and it served as a decent, affordable option for a short stay, but the outdoor cleanliness could definitely be improved.
- Zuzana (8/5): Nice place, nice staff, too many waffles 😀 - The hotel is nice, staff is great…, its just that puerto aventura dissapointed me because its locked, only tourist and rich people are there, not locals. I believe beach should be for all.
- Adam (8/5): - Nice little hotel in a very quiet neighborhood. Rooms are nice and clean. Comfortable beds. The back yard needs a little love. It's the primary reason we booked, and the common area lounge chairs looked like they hadn't been cleaned in a long time, and the wooden swings over the cove and bar looks less than structurally sound. That said. The plunge pool was very nice and overall, for what we paid, was a great place to stay in Puerto Aventuras. We would stay again, but hopefully the back yard is given a little more love.
- Qpgmr (4/5): Run-down, not clean, no hot water, no management - The hotel is quite run down and the photos online are not accurate anymore. There appears to be no manager on site at all and minimal maid service. There's literally no hot water in the rooms (the hot water lines are disconnected). The fresh water pool is scummy. The pool area is falling apart.
We arrived at 4:02pm to find the cafe closed and no way know which rooms were ours and how to access them. After calling multiple phone numbers (one disconnected, one voice mail only) we finally hit one that was helpful, though with minimal English skills and got access by about 5:45pm. Since a tropical storm was going on with torrential rain, this was small comfort.
We had no instructions about checking out and never saw anyone with the hotel, so we simply left the key on the bedroom counter, locked up, and left.
The cafe has very good food, but the employees seemed very clear they had nothing to do with the hotel at all.
It's sad, because with some cleaning and maintenance this could be a delight. For now it seems like the owners are letting it run into the ground.
- Julia (8/5): Very good -
- Joseph (2/5): - I have stayed in many places in PA. This is by far the worst. I dont say that lightly. We checked out 4 nights early. Our room was never cleaned. The grounds were never cleaned. Trash in the lagoon, snake skins by the front door, our room looked nothing like the pictures. There is NO beach 300 ft from the room that you can access unless you trespass. No where in the booking did it say the air conditioner turns off during the day until 7:15 pm. The filtered water comes out of a filthy dispenser. For the money you can stay in a way nicer place. Will not return.
- Ann (10/5): - I loved the canal view from my room. There is a swimming pool and a "pool" was created with ocean water and tropical fish, that has water flowing in from the boat canal. It was early May, low season, when I stayed and I felt like I had the place to myself. The room was nice and had everything I needed. You might want to rent a bike or a golf cart to get around. I loved Puerto Adventuras. The ocean water was calm and clear to swim/snorkel in because of the artificial reef. Very safe and quiet. Good to get away from the chaos of Playa del Carmen. I had a rental car (note, there is no parking lot at this hotel) so it was easy to drive to restaurants and the beach. I wonder if the hotel serves food at dinner time in the high season?
- David (2/5): Very poor -
- Brian (4/5): - shelves falling off the walls empty cups outside cannot bill food to room food was average at best poorly installed bath taps and the list goes on
- Tune (6/5): It was okay. - It had very pretty view of the water. It was very noisy especially at night. There was also a lot of litter and trash by the pool area during my stay. Overall best for a short visit if you decide to visit.
- Julia (8/5): Very good - The staff were very nice and it was very convenient to have the restaurant right in the hotel. The food is very good. We had breakfast both days we stayed. We had a nice room with two double beds facing the lagoon/canal. The hotel is about a 15 minute walk to the main marina but it's a very easy and pleasant walk. The sheets were very good quality and soft which we appreciated. The bed and pillows were comfortable so overall we were happy to stay here. The back patio was not swept at all and the patio table had obviously not been cleaned in a very long time. See picture. There was garbage on the patio floor from the previous guests. The room itself and bathroom were clean however but it was a disappointment to see the patio area so dirty and rundown. This area could really be improved with little effort. The patio cushions were also in very bad shape, the screen door doesn't slide open properly and needs replacing and the fans in the restaurant area were filthy and full of dust. Same with the ceiling fan in the room.
- Kenneth (7/5): Good -
- Edyta (7/5): Good -
- Daniela (8/5): - Hotel was nice and staff was amazing but TV was broken
- Julia (8/5): Nice surprise - Very different but welcoming decor
Delicious smoothies / breakfast / waffles
Room balcony private
Beds comfortable
Friendly staff AC not on until after 7pm overnight , could get hot by end of day
- John (5/5): Good value - The boast sailed by the water location was nice The room was two small to host two beds
- Julia (8/5): Very good -
- Robert (10/5): - Great hideaway
- Maria (1/5): awful - staff were helpful given the poor quality of the hotel Not hot water
Aricon on timer only 7pm to 7 am so god forbid one needs a mid afternoon nap
no tele
dated
expensive for such a poor quality hotel
- Jorge (8/5): Good little boutique hotel - The natural pool The rooms were not as they look in the website, but overall good value for money
- Janusz (9/5): stay at the hotel was excellent - we were after Christmas to New Year - great ... a magical place from the morning a swi - stay at the hotel was excellent - we were after Christmas to New Year -
great ... a magical place from the morning a swim in a small natural pool -
obo the sea channel - a lot of fish, skates, and moray eels, in addition to
thousands of fish.
Morning swings in the water gave joy to the children - and peace, from the
morning birds that sang - super missions - rooms modestly furnished but ok.
- Jennifer (10/5): - This is a beautiful hotel located on a gorgeous, quiet street. My family and I had a wonderful stay here. It's a perfect location, with the restaurant right on site for breakfast & lunch. We loved all the restaurants & shops just down the road and of course watching the dolphins.
- Brad (9/5): Superb - great location, like the natural pool, big rooms and private patio nothing
- Joanna (8/5): Calm and comfortable - It’s such a calm area, great place to slowly arrive after a long flight. The breakfast restaurant is perfect! The room was a bit worn down, and so was the outside pool area, but for this price I think it’s a great deal.
- Donnamarie (6/5): Cheap and cheerful! Great location! - Great location…cheap cheerful 😀 quiet great view from “the back porch” No hot water no day time ac to escape mid day if needed
- Harm (7/5): Poor coordination between Booking and Waffle - I didn’t have breakfast Booking told me in a watsup
I could arrive ( have a room at 11 am ) when u arrived the owner says the watsup was not from him and that I had to pay pesos 300 extra to have my room at 11 am or I had ti wait until 2 pm poor poor poor I waited until 130 pm the owner left and the girl gave me the room
- Anne-O-N-Paris (2/5): a very bad experience - I think I have had the opportunity to visit around forty countries, which makes a good number of hotels around the world, including a dozen or so in Mexico already, and I have never had such a bad time as in this establishment. In short, especially do not go there if you do not want to spoil your stay. Is it only a hotel? It's actually a coffee shop whose owner has a few rooms whose rental seems to be managed by an outside agency. I had booked on booking.com, but I wanted to contact them to let them know of my late arrival. I sent countless messages via booking, several emails to an address found on the internet, or even whatsapp messages to the various phone numbers indicated on their website, messenger messages on Facebook.... I ended up not exhausted all the possibilities at my disposal, and having no answer, I ended up thinking that the establishment was closed, and I reserved another room in another establishment. Finally a few days before my arrival, they ended up answering me, and there was a serious mistake, I confirmed my arrival and canceled the other reservation. The troubles were just beginning.
On my Booking.com reservation, it was clearly indicated that the amount included taxes. When I arrived at the hotel, I was made to pay on the first day the amount provided for via the Booking reservation (corresponding to an 8-night stay). It was not until the next day that I realized that I had had a debit from my hotel account. I was told that it corresponded to the first night, because of my late arrival, for security they took a night. It had not been reported to me, and above all I had just paid the full amount the day before! The first night was therefore a priori paid for twice. The lady at the reception (the one who manages the coffee shop) was exemplary incompetence. She was confused between her explanations which did not hold water and the explanations of the managing agency which did not hold water any more. I was finally told that the amount indicated on Booking was excluding VAT, which was false (I have never had a problem with Booking on the sums indicated). Then I was told a story about the pesos / dollars conversion, which was also totally false. In short, nothing held together, and I am waiting for Booking.com to resolve the situation.
I also never received a receipt for my payment, every day I was promised it for the next day... so a week went by without my being able to get either a receipt or an invoice.
One morning I asked a waiter to call me a taxi, I was told that it wasn't Not possible !! How is that not possible? In any country, we go to a cafe, a bar, a restaurant, a hotel, they call a taxi at the request of customers. I had never seen that.
But the worst was the last day when I discovered that my backpack which had not left the room during the whole stay was searched. I first realized that a pocket containing a bank card and a few euro banknotes in cash had disappeared. In the evening, while taking inventory of my bag, I realize that a compact camera had also disappeared. Admittedly, I should have put this pouch in the trunk in the bedroom, but this one did not work, and with the other payment concerns, it hadn't been my priority to take care of them. The camera couldn't have fit in the trunk anyway...
Never, I have never had such a bad experience in an accommodation. Don't book if you don't want to ruin your stay.

- david (2/5): No hot water, avoid this hotel - There was no hot water after 2 days and the toilet was broken. Had to check out and book a different hotel after 2 nights. Hotel staff was not able to fix the hot water. They lied and told me it was being fixed but nobody fixed anything. Good waffles, horrible hotel.
- Jose (3/5): not great - view was great
location is good staff was not helpful, I dropped my sunglasses while loading the car. there were some restaurant customers waiting for it to open for breakfast in the front of the building and some restaurant staff cleaning the ground. but no one admitted they found the glasses. I definitely dropped them there.
also hotel is very dated and smelled like Glade cheap
freshener.
this was the only option In this price range in this area so we chose it but we wouldn’t stay here again!
- Leif (8/5): Safe, clean, quiet, and a good value. - The restaurant was exceptional for breakfast. A couple of items out of sorts on arrival but immediately fixed when we asked. The restaurant is exceptional for breakfast/brunch. is a wide assortment of restaurants close by the Dolphinarium where we could watch the dolphins while we ate. In order to enjoy the beach, you must pay the daily fee for a beach club. The property felt super safe as it is in a large gated community with security 24/7. The images portray two nice swimming areas. We did not find them to be nice.
- Daniel (8/5): Nice stay. We would come again. Rent bikes! - We loved the salt water pool and it was fun to watch all the boats go by in the evening. The room was cute, and had a mini fridge for my beer, and the breakfast really nice. The beach is much closer then we expected and very beautiful. Its definitely worth it. The hotel is on a side street so guests should think about renting bikes or a golf cart for their stay so they can explore the town. There is a really nice bike path near the entrance to PA on PA blvd that is well worth seeing. There are no bikes for guests as I had read about. You can rent them in the center of town however by the dolphinarius.
There really doesnt seem to be anybody in charge here. We only stayed two nights. Our room was not cleaned the next day, although perhaps that was because it was a Sunday. The restaurant stated playing music at 7am. The speaker was right outside our room. I complained to them later in the day and they said that per rule they dont start the music till 8am. We got out of bed at 8am, after already being woken by music earlier. The next day they didnt start the music till later in the morning however.
- Verified traveler (4/5): Boiling in Mexico - The A/C didnt work. The room was boiling. Highly uncomfortable. WiFi was iffy most of my stay.
- Debbie (7/5): Good - Price
Clean Lack of drink facilities
No sunbeds or seating area by the pool
- Simone_Geovanny (10/5): Cozy Boutique Hotel in Puerto Aventuras - First, the location of Chez Waffle is absolutely amazing! We were lucky to be in a junior suite, which meant we had direct access to the cove and the pool. We watched sunrise and sunset from here and it was such a beautiful and peaceful spot.
The room was clean and neat, and we had our own deck with sun chairs and chairs and a table, which was really nice since we were able to have breakfast out there one morning. We love that during the cleaning service, they refill our water bottle; such a nice touch.
- Robert (8/5): - A very quaint rustic quiet property.
Ideal for staying a few nights.
- Guy (8/5): - Bad wifi till we got anew room then was good pool was not being cleaned daily. Other wise housekeeping was great. Staff very friendly.
- Christophe (4/5): Disappointing - No running water (Saturday evening to Sunday morning) and no AC. AC ran but warm.
- Bradley (8/5): Overall a decent room, but not worth the price. - The staff was friendly & the service good. Overall the room was fine, but overpriced for the following reasons: The water pressure was very low most of the time--insufficient for washing hair. Lighting was soft everywhere, even in the bathroom. Lounge chairs were useless for working at the desk (I brought in a chair from the balcony).
- Ronald William (6/5): - This was typical Mexican. Quite small and no AC. Small pool to cool off.
- Alan (9/5): Superb -
- Karla (6/5): - Good location and clean. There was no hot water the first night and you can hear everything going on outside your room in the courtyard or hallways.
- Julie (6/5): Ck in during check in hours - Check in with staff on site. We were told one room and at self check in another room was provided indication a different room which we did not have the key code to. The code worked for the room initially assigned via email -but, someone was in that room. I messed with the combination sequence until I lucked out. In the mean time we did call and had a Spanish speaking lady assist so voice messages were left. No reply.
Also no hot water - the shower was interesting.
Nice location.

- Martyn (7/5): great weekend - was quiet, next to the estuary and waffle bar was good. only had two coat hangers.
- Natalie (9/5): beautiful and homey place with amazing people - I loved the location the homey vibes and the food I didn’t like that they played loud music alllll day in the common areas and that I could hear it in my room super early. it was hard to get a quiet morning

- thejoyfulexplorers (10/5): The perfect place to relax in the Mexican sunshine! - We stayed the Chez Waffle hotel in Puerto Aventuras for 5 nights, and had the most gorgeously relaxing stay. The hotel is right on the marina, 2 minutes walk from a beautiful Caribbean beach, and about a short 5-10 stroll to the restaurants of Puerto Aventuras. There is a natural cenote-like pool outside, in addition to swings and a small swimming pool also - perfect to cool off in the heat! The hotel also doubles up as a restaurant, where we had a delicious waffle breakfast and unlimited coffee every morning. The staff were wonderful and could not do enough for us, the restaurant gets super busy but that never affected the amazing service we received. We would really recommend the hotel for a relaxing stay in the area - it's a great place to just switch off and relax whilst enjoying the beautiful Mexico sunshine! Thank you Chez Waffle for a gorgeous stay!!!
- David (10/5): - Affordable and charming!
