Room received was smaller than the photos and staff said the photos were not meant to represent the room received. I received a room on the ground floor which is the worst. Every time the toilet flushed or they rolled their suitcase upstairs I could hear it. Don't expect to sleep well here if you're a light sleeper.

- Breakfast is included, though we chose not to attend after the shameful interaction described below Quick cons:
- Room temperature was approximately 25-26°C (75-78°F) with no temperature control available.
- Very thin walls: we could clearly hear our neighbor coughing/vomiting late at night.
- Uncomfortable mattresses; the full bed had noticeable springs, and combined with the heat, resulted in poor sleep and back soreness.
Detailed Extremely Unprofessional and Hostile Experience:
This was one of the most uncomfortable experiences we’ve ever had at a hotel.
We checked in around 3:50pm. At 4:00pm, someone knocked on our door and informed us that our reservation was for 2 guests, not 3. The room we booked clearly accommodates three people (one queen bed and one full bed), and when searching on the Booking.com app, the price displayed was the same whether selecting 2 or 3 guests for that night.
The staff insisted there was always a $41 extra guest fee. However, the Booking.com listing did not show a price difference for 2 vs. 3 guests on that date. We calmly showed screenshots on our phones demonstrating this. Instead of reviewing the information with us, the manager responded:
“We’re not talking about price. We’re talking about policy.”
We later realized that when my wife sent me the booking link, I logged into my account to complete the reservation and it defaulted to my usual setting of two guests. That was our mistake. However, the displayed price did not change when selecting 2 versus 3 guests (even upon getting to the final charges with taxes page), including on the same night and on many other dates we checked.
When we asked where the $41 fee was listed in the Booking.com policy (it was not), the situation escalated. The manager stated:
“I don’t like you, so I could just cancel and I won’t give you a refund.”
She also said:
“You can stay, but I don’t like you.”
And implied that if we couldn’t afford the charge, that was “sad.” Then saying fine don’t pay the extra, just know we don’t like you here.

very quiet at night despite being close to a busy corridor into downtown Vancouver sadly, I had a huge issue with the bed. I have a really bad back and the soft bed was not a good fit for me, but my husband loved it! There was nothing that could be done about this issue, and I dont want it to take away from the overall good experience

The rooms itself were very well accommodated and very very welcome after 3 weeks of camping :) little paradise. Breakfast included, eggs the way we liked it!

Also the option of leaving the luggage in the living room when arriving before the 3 pm check-in time. I stayed in a room on the main floor. I had difficulty getting to sleep as the floor in the room above me was creaking when its occupant was walking and there were loud thumps when they dropped something. The same thing happened in the morning. The bathroom was very small with a very small corner shower.
Considering all of this, I found the cost of $352 per night (which already included a discount) too high. I would definitely request an upstairs room should I decide to book this property next time.

- Elizabeth (5/5): Tired guest house and drab room in a good location. - This is a nice location close to transit but tucked just off the main roads on a quieter leafy street. Groceries and shops within walking distance along with the skytrain. This accommodation is quite tired feeling with outdated decors, old curtains and random bits of wallpaper, lots of wear and tear on paints, furniture, etc. My room was quite dark and drab -- not a place I wanted to spend any time when I was awake.

The biggest issues were that the bed was much too soft and uncomfortable and the quality of the bathroom fixtures were twrrible where nothing matched or were in poor condition. It's a beautiful old Victorian home conversion to B&B but more concern should made to the quality and condition and quality of things like lighting etc.

Great location. The room was extremely small for two overseas travellers and accommodating our luggage was a juggling act.
The room was hot and stuffy which made sleeping difficult.
The bed was uncomfortable with terrible partner disturbance.
The room was lit from all angles once the lights were out making it difficult to sleep and the linens and furnishings are very tired and outdated.

There was a smell of mold in the house and rooms that was hard to get used to. There was a high humidity level and was very cold , with no heater option. The room was quiet, lovely windows and everything I needed for a comfortable stay. The bathtub in my room (Alberni) was a welcome luxury because I don't have a tub at home currently!

Would be good to make that more sound proof because if we could hear the employee, they could hear us talking.

The bed was soooo comfy, we fell asleep as soon as we hit the mattress.
The front desk folks were SO kind and took time out of their day to even text us pictures of where the iron we needed was while we were out and about.
Breakfast was delicious and the cooks were very attentive and nice. Hot breakfast, even during the off season!

The homes are gorgeous inside and out. It felt like we walked into a beautiful English home in the countryside, not in a bustling metropolis. Considering how close the property is to Cambie St. and Broadway, I was suprised how very quiet the neighborhood is! The common areas are bright, clean and cozy. Our room had a kitchen with a small eating area and two separate bedrooms and a decent sized bathroom. Our home away from home was very clean, with everything we needed for a comfortable stay. The breakfast (which is included) consisted of juice and coffee, yogurt, cereal and a option of freshly cooked eggs. It also had the best croissants I've had in a long time! The reception area has plenty of comfortable seating and information about what the city has to offer. For the reasonable price, you can't beat the location! It's a 20 minute skytrain ride from the airport, ten minutes to the waterfront and a 10 minute stroll to the false creek walk. This property also has free parking available, which is impossible to find in Vancouver! I will definitely be returning to this property during future stays in Vancouver!!
