- Lynn (4/5): Too many issues to not give a bad review. - The breakfast was minimal.
The location was excellent for our meetings and we also liked the stores and restaurants nearby. First we were not told about the hot water boiler being out. Then the elevator was down and 2 of us are handicapped and had to crawl down the stairs. Then we went to a business nearby and when we came back, we could not get in with our room keys.

- Richard (3/5): Expensive hotel with lack of maintenance - Room was clean AC unit was very noisy. I thought a large semi truck was starting up every time it came on so I didn't get much sleep even with a noisemaker on to drown out the noise. If I had not gotten to the room at midnight, I would've asked for a different room to see if it was better. The door was very hard to lock and the next morning when I opened the door, I could not get the lock to move so the door would not close.

- lezlig2022 (10/5): Courteous and professional, neat and clean. - Lovely stay, clean and tidy! We were in town for the UT/A&M game. My daughter was having an issue with her dress, and Debbie at the front desk went out of her way to help her get it fixed up. She was such a sweet lady, a professional class act who cared for my young adult child before I arrived that day. I would absolutely stay here again when necessary.

- elisew828 (2/5): BEWARE - HELL HOTEL - UNSAFE and disgusting. Avoid at all costs.
We had booked this hotel over Origin Mueller because of the pool and the buffet. Huge mistake. I was told that this hotel is going out of business and that is the only logical explanation for why it is in such a deplorable condition and why they are neglecting such critical maintenance.
- Leaking air conditioner caused room to smell of mildew - and on day 2, we found large amounts of BLACK MOLD. Once we saw this, we left immediately and switched hotels.
- Pool was bright green and thick with algae.
- Electrical outlets had exposed metal and caused small explosion that was super scary and ruined my plug.
- Furniture is at end of life - like free side of the road (exposed stuffing, rips, etc).
- Room just generally very tired and dirty.
The list goes on and on. Terrifying experience that nearly ruined our trip to Austin.

Big rooms with kitchen. No drinking water provided at all, this was really annoying! I had to go out in the middle of the night just to buy a bottle of water because I forgot to buy one before I go to my room!

- adorabled2025 (10/5): Exceeded my expectations in every way! - I was traveling to Austin May 1-5, 2025, to attend two concerts and wanted a hotel near the auditorium, which was north of downtown and UT.
I was spending four nights, and I needed a fridge and microwave in the room, if possible.
I found online this wonderful Marriott Bonvoy Residence Inn Austin-University Area hotel, only four stories tall, conveniently located north of downtown, just east of I-35 on E. 51st St. I was concerned about possible noise from the highway but found, to my pleasant surprise, that the hotel had excellent soundproofing and was completely quiet. Couldn’t even hear occupants of nearby rooms. (My room was on the top floor.)
There was a beautiful view of the Austin skyline.
And instead of just providing a mini-fridge and microwave, best of all, it came with a FULL KITCHEN that was completely stocked with place settings for 4: dishes, silver, glassware (including wine glasses and corkscrew!), pots and pans, coffee maker, cooking utensils, and even detergents for the sink (with disposal) and dishwasher were provided. It had a FULL-SIZED fridge with icemaker (great for leftovers, meds, and food and flowers I bought), large microwave, and stove top with burners! And a table and two chairs.
I stayed in the smallest room, but it was like having my own studio apartment and had a spacious closet, separate dressing area with large sink and countertop and shelves, and a walk-in shower with sliding glass door. King-sized bed, easy chair, and convertible sofa (which I didn’t need, except to relax on) that even came with an ottoman.
The work area included a huge desk and drawers (free WiFi for Bonvoy members that was very fast), and there is a business center available. Hotel also had outdoor pool and patio (with grill) and indoor fitness center with treadmills, stationary bike, etc. They worked well, and clean towels were provided.
And although there is no restaurant, they provided a delicious, buffet breakfast 7 days a week with several hot and cold entrees until 9:00 a.m. during the week and 10:00 a.m. on the weekend. I loved the huge container of hot, freshly-cooked oatmeal (not a package you had to microwave) and the numerous fresh toppings provided, including fresh nuts, seeds, and other yummy stuff.
The entire hotel was spotless and sanitary, and the housekeeping staff did a great job, including my room. And gave me all the extra towels and hangers I requested. The hotel also appeared to have been remodeled recently, with fresh carpeting and paint job throughout the whole hotel including the hallways (which were air-conditioned), bathroom fixtures, etc.
Service by the hotel staff also exceeded my expectations, especially from Deborah, the Assistant General Manager, who has been there several years and is a true pro who understands how to accommodate and meet a guest’s needs!
And when I couldn't figure out how to use what turned out to be a childproof electrical outlet, they sent an engineer who came right to my room and showed me how to use it.
A/C with individual thermostat worked well. I am somewhat tech-challenged, but even I could figure it out (and the WiFi)! And the price was also surprisingly accessible, given all the amenities! And you get Marriott Bonvoy points.
I was concerned about noise and security from a nearby Home Depot, but that turned out to be a non-issue. And it was great to have several restaurants (Thai, Italian, La Madeleine, etc.) and stores (Sprouts, Michaels, Best Buy, etc.) within walking distance.
And I felt very safe there as a single woman traveling alone.
Despite some reviews I read, I didn't find parking to be a problem at all.
So although I am very picky, this Residence Inn exceeded my expectations and needs!

The lady who checked us in was friendly and funny. The hotel is near major roads. The hotel is also near several different restaurants and grocery stores.

Pool dirty, with green algae and not heated. Breakfast poor. Cold. Or out of most items. I am surprised Marriot puts there name on this one

- B1919GObriana (2/5): Don’t do it. Not acceptable. - This place is not up to any sort of standard. Chairs are all peeled in room and lobby. Carpet worn thru to the floor. Found bed bugs in the bed and left immediately with barely and apology. Luckily the Residence Inn South Austin helped me out with a reduced room rate and an apology even though they do not have the same ownership. I would never recommend the University area hotel, it is unacceptable.

- Verified traveler (10/5): Nice hotel - This is our second stay at this hotel. Rooms are very nice with lots of space to spread out and a full kitchen. Very convenient location for us. The bathroom could have used a good scrubbing!
- jmcdermon (8/5): Great location for our purposes - The location was perfect for this trip. We were in town for our daughter's wedding. Since our daughter lives in the Mueller area this was the closest hotel. The suite layout is much preferred. The pillows were the big old-style pillows and neither my wife nor I were able ti get them adjusted so we didn't wake up with stiff necks. We prefer hotels that have multiple smaller pillows, that give the sleeper more options for arrangement. The other weird thing was they don't have luggage racks in the rooms, so you either have to put your suitcases on the furniture or on the floor. We were on the first floor, but the blackout shades work well and it wasn't too noisy. The weather was great and the A/C seemed to always be too cold. Unfortunately, the ground floor windows didn't open, so we couldn't just shut the A/C off and open the windows. We will stay here again, but we'll ask for an upper floor next time.

- 443sherrim (2/5): TERRIBLE MANAGER / SAFETY HAZARD - In my 30 year federal government career I have traveled all over the world. Never, have I EVER, been treated so horribly. This was my fourth time staying at this hotel and I will NEVER stay again. Our team has booked room blocks at this hotel for the past three years for a major event we host in Austin. We will NEVER return. The asst manager (Debbie Hall) argued with us from the second my boss and I walked in the door. She insisted we were not eligible for tax exempt rooms (that is illegal as federal government employees on official travel are tax exempt in the state of TX). She was rude, impolite, combative, and simply had ZERO customer service skills. She belittled every single one of our team members as they checked in, taking 20-30 minutes to argue over tax exempt forms (we are all experienced fed gov travelers who have traveled to TX on several occasions with no prior issues), telling us we didn't know how to open our room doors when the locks would not disengage to allow us access even after green lights. It took me FOUR tries to get my door open, then to my surprise when I tried to leave my room, my deadbolt would not disengage, locking me INSIDE the room. The "engineer" came to let me out, had issues as well, but then proceeded to show me for over five minutes the proper way to open the door. The manager reiterated that I didn't know how to open the door when I brought it to her attention that my deadbolt not working properly. SAFETY HAZZARD!!! Several other teammates had issues with their locks both entering and leaving their rooms. I then returned to my room after about 2 hours to find my bathroom flooded because the hose on the toilet popped off and leaked all over the floor. Not wanting to deal with the front desk again, I used my towels to sop up the water and fix the toilet myself.
The asst manager argued with every single one of us as we checked in to the hotel, questioning our pictures on our IDs, making rude comments about our last names, and simply acting like she truly did not want us in her hotel. Most of us who were staying at her hotel are already very stressed and anxious during a very tremulous time as we try to navigate uncertain times wondering if we will have jobs or not.

- BrentTippen (6/5): Decent 3 star hotel. Friendly staff. Typical Residence Inn. - This is a decent 3 star Marriott. Staff was extremely friendly and helpful. Room was clean. It’s a typical Residence Inn. The location was slightly confusing. It’s less true University area and more Dell Children’s medical center area. The gym is decent. They have a pool. Free parking. And great friendly staff.
The bed was very uncomfortable and felt a bit dated. Overall a decent stay, true 3 stars.

a) Breakfast was pretty simple. The simplets I have seen in dozens of Residence Inns I have stayed
b) Parking is congested as there are other businesses around but it "clears" at night
c) Outside pool, which was great for august heat
d) Room and all appliances, ok
e) Check for more logding options in the area for a family of five

I checked in around 5pm and the gentleman behind the front desk was overwhelmed and he kept stating he was on his own and most requests for any items were not being addressed.
There were Bonvoy Elite members checked in in a rushed manner and not being recognized, much less offered courtesy items, NOT EVEN a smile.
Printer in the lobby has been out of service for 4 days.... Or more since I see this mentioned in prior reviews.
None of the amall tvs in the common areas work... NONE!!!
THE BREAKFAST IS THE CROWN JEWEL OF SADNESS....
If they entered a contest to find the saddest conplimentary breakfast offerings of a hotel anywhere in the US, they wo6ld loose because they eould be too sad for even that contest!
C'mon. You have a better chance of finding a better breakfast behind the dumpster in Home Depot across the street!!!
This place has a lot of potential, but lack the right attitude, appropriate staffing levels, proper upkeep.
This hotel should not be part of Marriott!
- Mark (8/5): Very good—but not perfect—YET - While there's always room for improvement, this Hotel always pleases me. The women running the breakfast buffet get an A+ from me. Always fresh food, AMAZING bacon, and a friendly "Good Morning" every day. I stayed a week, and LOVED these women. As for the front desk, Patrick was my favorite. The friendly African-American male spoke TOO LOUDLY and made me feel that my private questions were now the public's business. Otherwise, no complaints with him or the women also working the front desk. My experience with the housekeeping staff was not so great—my room was supposed to be cleaned every other day, but it was only cleaned ONE DAY total. Disappointing!

Convenient location to many shoppes & eateries as well as close to UT-Austin I’ve stayed here numerous times, this weekend was a disappointment. The first room we were given had 3 roaches crawling in bathroom area. Gross! I immediately called front desk and requested a new room. We were immediately switched to a new room on a different floor but was offered nothing for the inconvenience. The front desk people were far more helpful and friendly the last time I stayed here than the people this weekend. Also their TV remotes are noisy and not efficient - this happens every time I stay here. Click twice just to change channels…annoying.

I accidentally left some clothes in the closet when we checked out. I contacted the hotel and advised them of this. They said they would send them to me if I sent them a shipping label. I did and they sent them. I would like to specifically thank one employee - Jeremiah. He went above and beyond to help me out with getting my clothes back. He returned calls and called me when he said he would. Thank you, Jeremiah!!
- Christine (8/5): Huge room, clean, super nice employees & great location! - Definite LIKES: ample free parking, was given a room upgrade - 2 bedrooms/2 full baths, lots of space to stretch out, full kitchen, nice living room area, 3 TVs, ample closet space, free breakfast, spacious lobby areas with TV and plenty of room to sit, well-stocked snack area with frozen food choices (room has a microwave), comfortable bed, hotel is conveniently situated in shopping center with many eateries and shopping venues, and Debbie at the front desk was extremely helpful and polite when I was checking in - even ordered me a pizza on her phone and had Jeremiah walk with me to the Domino’s late at night to pick it up! Thank you to both of these wonderful people for being so friendly and welcoming!! Water in shower was cool the whole time - had to be quick or I’d freeze. Also the door to my room did not seal properly to a full close. The locks on that door worked but I felt better sleeping with my bedroom door locked as an added security measure. The front desk person on day of checkout was nice about it and credited my account with bonus points for the trouble.

- adC3180EA (2/5): my stay was not pleasant - i checked in and the last 3 Marriott' i have checked into the printer's DON'T work just like the one at this location and most of the time the check in ask to send the family and friends ds rate to a email it's not like i didn't have it i just haven't been able to print it the front door lady who checked me in around about 10:27pm was not nice i mean i just got off the road i was so tired and me being a platinum member you would this bring that up wasn't really nice seeing i was tired and just ready to lay down then unless im wrong i have a choice of ten $ from the market or point's i took the 10$ i got a dr pepper and she said she was going to charge me for the chips i know dam well the soda ain't 10$ moving forward i had roches in my room i never said nothing because i didn't feel like moving btw on my profile it clearly show's i ask to be downstairs but may they didn't have anything moving forward the breakfast i get to the breakfast area to eat i grabbed a few thing's i was going to go back back the lady just shut the door not asking before she did you need anything i close up smh the moving forward i ask for a late check out as a platinum member NO was the answer over all this stay was AWFUL i felt like a homeless man off the streets i just got out of the hospital i didn't have the energy to even say anything after almost dying a few day's before i got to Austin
so hopefully i get a phone call from someone btw before i got there ii stayed at the courtyard universtity 4 nights' alll the day's i got upgraded rooms and i was treated so nice i didn't got back because i needed to be close to downtown

- Anonymous (3/5): To sum up our stay, we will not be staying at the Marriott residence inn in Austin. - The only thing I like about this property was the location. We previously have stayed at this hotel, and since that time the conditions have deteriorated immensely. The air conditioner in our room sounded like a diesel truck was driving through the room, very noisy. The staff tried to fix the problem during our stay and we’re not able to do so. And we were told that there were no other rooms available, which I did not feel was true, as we never saw anyone in the hall on our floor. But later, that same day, they did offer to change our room so once again, I was not confident they were telling the truth initially
The breakfast provided was marginal and the hotel used Styrofoam plates instead of normal heavier plates. Some of the seating areas in the main lobby were very worn out with the fabrics, torn or threadbare.
And finally the TV service, which was DIRECTV, very many times, froze as if it was searching for the signal when the weather was fine.

- David (8/5): - Set back next to a Home Depot the property is clean, the rooms large and staff nice. Restaurants close early (9pm) so late night nothing to do. Not walkable but not a bad place.
- Doughbuy (10/5): Great modern, affordable hotel for families. - Lifetime Marriott Platinum member, 1200+ nights in Marriott so know a few things about hotels. Austin has rapidly become as expensive as major metro areas, especially hotel prices when large events are in town. However, this residence inn does a lot of things right.
Located a bit off from most of the major attractions, but is located close to I-35 and a good amount of shopping and dining at Mueller. Calling it university area is stretching it, but a 5 to 10 min drive to UT and 15 min to downtown.
Free parking which is great, hotel is not tall, just a few floors, but is fairly easy to navigate with decent amount of parking in the front and back. Nice sized lobby, and friendly check in staff (no issues there). Also breakfast room (complimentary) is right next to check in and is decently spacious so room to work and chat with friends if needed.
Residence inn is Marriotts budget long stay brand, with large spacious rooms, mini kitchens, and plenty of seating (large couch). This hotel is also recently built, so still maintained fairly well, nothing really falling apart. Great for couples or anyone looking to sprawl. Bathroom is decent size, could be larger but living room space was the focus. Nice large TV, comfy bed. Wifi worked perfectly.
Breakfast was basic but good, great way to start, but not the level of Element which is one of my favorites.

- Yanjie (2/5): - We planned to stay in Residence Inn by Mariott Austin – University Area from September 1 to 4, 2023. After only one-night stay and at the morning of Sept. 2, we found that the bed was full of ants, a terrible experience that shocked us. We immediately quitted the hotel. The terrible hygiene of the hotel made our labor-day weekend completely unpleasant and horrified.

Located in large shopping center with lots of stores & eateries. Shower water pressure too low. Housekeeping did not come in to clean or replenish towels/washcloths. Huge RV was parked outside our hotel room - we could hear their generator running all night long. Also TV remote didn’t work - couldn’t turn down volume on bedroom TV.

- 309marniw (10/5): Excellent service ! Very nice place ! - Best service ever ! The assistant general manager, Debbie was more than accommodating, and so funny and polite;) we stayed in the studio. It was so nice so clean and the bed was so comfy will definitely be making this our Austin spot.
- Dawson (9/5): It was very enjoyable - Loved my room. It was a little studio and was well equipped with everything I could need. Swimming pool nice. Couldn’t find the ice machine anywhere. Many curbs to step up and over in the parking lot, no walking paths so you had to either step up on curbs with the luggage or walk around to get to the lobby door
- vickigQ9035IS (10/5): Great for families - Hotel had a good appearance and appeared to be well maintained both inside and out. Pool area was nice. Staff were friendly and helpful. We were able to get early checkin after a red eye flight. And they stored our luggage for us the next day at no cost. Rooms had lots of space. Beds were great!
