There are 2 double bedrooms and a bathroom downstairs and a third double bedroom and shower room upstairs via a narrow staircase, and the bedroom has a t-fall roof on one side which could prove difficult for tall people.
Off-road parking at rear. The postcode for this property is DH7 9DG.

- Michael (8/5): We enjoyed our stay, comfortable and peaceful would sum up our stay. - At £70 per night you can't complain. What you get for what you pay is very reasonable. Great value for money. Whilst not luxurious we found it to be very comfortable in the Hen house with everything you need. Very peaceful.
Would be happy to go back and would recommend for some peace and quiet. Shower cubicle was small, a large person may struggle. Bathroom door could not be shut as door handle did not work. But these are very minor issues on the whole.

- ian (8/5): Beautiful location. - The location is lovely, good for visiting local sights and city of Durham. Nice to have somewhere to relax for the evening after a busy days sightseeing. Unfortunately there was a couple of issues, nothing to spoil the stay, just frustrating.
Site stated toiletries supplied, only half roll of toilet paper and a tiny amount of hand wash supplied,so we purchased some. Problem with WC, informed owner who is going to address problem. Mainly everything was fine, just a little tired.

We didn’t get the accommodation that we had specially booked, because it had been given to someone else. The Clydesdale (our so-called upgrade) was filthy, cluttered, and outdated, plus Hamsteels no longer answer the phone to our complaint.

- Roz (8/5): - There was a lovely view from the front room, we have a disabled child and the host was lovely and able to supply equipment for us, and the cottage was very functional with wheelchair space and a ramp to enter.
The cottage is on a working farm and has everything you would expect from that environment, sheep, equipment and everything that goes with it. We thought it was great. The property is a bit well used but was more than adequate for our needs and didn't distract from the surroundings.

Large open plan living space, good size bedrooms downstairs. We didn’t use upstairs, we didn't need to. Owner met us on arrival, was welcoming and lovely. A deep clean was needed and some maintenance/tlc is required, especially in the downstairs bathroom. Pillows were uncomfortable. The site says toiletries are provided, but this was not the case, although not a problem for us as we always take our own anyway.

Say wrong about the property just what we wanted
- James (9/5): A wonderful countryside retreat - Superb location - so quiet and peaceful - not far from a beautiful nature reserve, deep in the countryside. Great for viewing birds, fauna and flora. June the host and her family were lovely and helpful, and interesting to talk to about the history of the area, especially Hamsteels Hall. The Bull Pen is spacious, clean, comfortable and full of character. I would recommend this tranquil getaway to anyone. There were no downsides.

I had to get the hoover in the bathroom to get rid of 5 big spiders, and their webs. The cobwebs all over the place have been there a long time. This wonderful place is seriously let down by unacceptably poor housekeeping. The windows, sills etc have accumulated so much filth; this is neglect. If you are afraid of spiders then don't come here as this will be your worst horror movie.

- Louise (7/5): Comfy, rural, and great value for money. Beautiful location and nice friendly - The location was very good for access to Durham and other sites in the area. Nothing to eat/drink within walking distance such as a local pub or shop as, although they were not far away by car, the roads were not suitable for walking (60mph roads). 10-20 mins drive to pubs, shops etc dependent on how much you needed. Lovely to be on a working farm, we saw lambs being born and everyone was so friendly. The view out front was lovely across the fields and it was nice to be upgraded to a larger accommodation with a bath (booked hen house, upgraded into the Clydesdale). My parents had the Bull Pen and this was a lovely cottage to stay in for them. Would definitely stay here again although it’s a shame we couldn’t walk to a nice local pub. The cottages were lovely, they needed some updating decoration-wise but they had everything necessary to ensure a nice stay. The heating/hot water went off a couple of times but was quickly fixed when we let someone know about it. My parents had the cottage next to ours and they were happy apart from the heating/hot water situation, but again, easily fixed once we made someone aware.

- Heidi (5/5): Lovely house in a nice location with well meaning hopes, needs some basic maintenance and updated equipment to make this - Beautiful 3 bedroom house with lots of character in a lovely location with a little park and tearooms a short walk away. Small village a short drive. The owner was lovely and bought us WiFi router at our request and a Christmas tree and decorations for the children as we were there for Christmas with family. Unfortunately the house hasn’t been maintained. There is quite a bad leak in the bathroom meaning there is an unpleasant smell, constant dripping, damp floor and wet carpet outside the door. Small things like broken blinds, missing bulbs, dated oven and broken furnishings and lamps really let the property down.

We were put into a different cottage to the one we booked - we were changed to the Clydesdale - which is bigger and would accommodate about 10 people - we had stayed in that one before!! Has the facilities you need. The property is nearer enough for us to visit family but also far enough for seclusion . There is a garden centre which also serves food about 1/4 -1/2 mile away. 2 villages with all necessary shops not far away. You are on a working farm!! As we watched the ducks wandering around. It’s a very warm property - we had to turn down all the heaters!! Even in the weather we’ve just had. Could do with some updating and a few things to be fixed - like blinds and ceiling lights - you have standing lamps which work - but to be honest it was fine for the 2 of us for 4 nights and we would still go back.
- Anne (3/5): Very disappointing. Cleanliness a real problem. - Nice location, but difficult to walk from there as no footpath by the road. Poor cleanliness. We should have stayed in Hen House, however, filthy, including very dirty kitchen (eg gravy on fork!), lots of cobwebs on ceiling. Smoke alarm not there, just wires hanging down from the ceiling. TV aerial didn't fit in properly and kept loosing the picture, very few channels reliable. Microwave disgusting. All glasses/mugs filthy. Spoke to owner, son came over and took microwave away in an a abrupt manner. Later the lady owner came over and offered to move us to Bull Pen. Better cleanliness, but still poor, not as expected. Lots of dust and cobwebs still and dirty tissue in corner of bedroom. TV worked better. Shower very mouldy. Whole place needs a really good deep clean. Thought I'd got a cold, but fine now I'm home, must have been the amount of dust in the property making me poorly. Bed very uncomfortable, well overdue a new mattress. Fire surround not attached to the wall, luckily no facilities for children in Bull Pen so unlikely to be pulled over, but still an issue. Edge of kitchen worktop near door was damaged and caught numerous times on our clothing.

- Lynda (8/5): Lovely location, comfortable cottage. - The location was perfect for us, the owner was really friendly and helpful and the cottage was comfortable. There was nothing we didn't like but we did feel it would be nice to provide a few basics like soap, a few teabags and a small bottle of milk on arrival for instance.

No one answered the telephone on arrival, a neighbour had to give me directions to the property

- Susan (8/5): Very good - Very clean pretty cottage. The mattress was too thin and very bouncy so my husband slept on the couch. For 3 nights. Lots of dog noise in the night. Broken glass found in cupboard. The windows in the roof of the bedroom allowed a lot of light in at this time of year. Woke the granddaughter up very early.

The owners were very friendly and accommodating and the property was large and comfortable. I am clearly a princess and prefer 100% cotton bedding. I was unable to find a cutting board but otherwise, the kitchen was very well equipped.
- Maxine (5/5): Comfortable cottage but room for improvement - Self catering location good Lots of cobwebs which have been there a considerable amount of time very high up but very noticeable. Kitchen equipment some of which had to be washed before use. Shower cubicle leaked under lino and has done for a while as floor was uneven.
