- Laura (4/5): - I wish I'd read the reviews properly before I booked. I booked this room for a weekend business trip as it was close to where I was working and it said that breakfast was included. Their listing very strongly suggests that this is a B&B, but it's just an en suite loft above the garage of the house where the owners live. Just like one of the other reviewers, I assumed that the breakfast they include would be a cooked breakfast. But it's actually a self-serve "continental" breakfast - the corner of the bedroom has a fridge, kettle, toaster and microwave, plus a bucket on the floor and a bottle of fairy liquid (but no sponges, dishcloths, teatowels, etc). There was some bread, butter, jam, orange juice, milk and yoghurts in the fridge. Some sachets of Alpen, porridge, etc. And a coffee machine but no coffee. I put a note in my booking asking for a GLUTEN FREE COOKED breakfast which was never picked up by the hosts. When I checked in, it was late and I was exhausted after a long day, and that was when I discovered the breakfast was self-serve and none of the breakfast items were gluten free. There is only one mirror, which is tiny and nowhere near a plug socket. The parking was very unclear. There were spiders, old cobwebs, dead insects and bug splats on the walls. The sofa had no soft furnishings and was stained. The coffee table was stained and didn't feel hygienic to eat off. The kettle dripped and there was nothing to clean up the puddles with.Extremely disappointed.

- Verified traveler (10/5): beautiful country stay - This is a beautiful and quiet place in the country side with only a few houses around. I love staying in this spacious loft with a comfortable double bed, a day bed, a sofa and a TV, a fridge with basic breakfast and tea/coffee machines. The host is super friendly and I will come back for future weekend breaks.
A few minor things to be aware of: there are stairs to the loft so it may be inconvenient for some people; there is no physical door for the toilet/bathroom and it may be inconvenient if two people are sharing the room.
- Richard (6/5): - The property was in a lovely rural farm setting which was nice and quite. The property itself is a good size and has been nicely done.

Parking is great, it’s literally right outside your door.
Even though the owners bought over fresh milk and bread which was very kind of them, it was not made clear at the point of booking that no cooked breakfast was on offer that you normally associate with a B&B. We let the owners know that the Internet was not working with the password they provided, this never got resolved during our 2 night stay which was a pain as again it was advertised.
The DVD player and TV were not connected up and this took some unraveling but we got there in the end.
The cleanliness was ok in the living/sleeping area but was poor in the bathroom, the shower tray in particular was dirty and we cleaned it ourselves with antibacterial spray before use. There were loose hairs in the bath and basin.
Overall it’s a nice B&B but just needs a bit of attention to detail and cleanliness to be a good or great B&B.

- Sue (10/5): Unique stay - Excellent. I needed quiet to read and it is great. Could make hot drinks and breakfast whenever I wanted. Fridge to keep fruit etc. Large bathroom. Very private. Newbury nearby. Lots of lovely walks.
- James (8/5): - I had a pleasant stay in a nice room with good facilities in a pleasant rural setting, although as the room is in a converted barn loft it is stifling in hot weather. There were no staff available, although I did arrive quite late (see below), and no phone number provided to call for directions.

- nigel (2/5): Never again! - Not what I expected, room was freezing cold with no heating, pictures look good on the advert but when I arrived the place was in need of a good clean, the kettle was full of paper and dust, tv was small and thick with dust bed was worst ever and breakfast was comical. 2 pieces of bread in the fridge and a toaster that the bread doesn't fit in! Iron that doesn't work etc etc etc. Holiday Inn here I come :)

- Kaye (8/5): A welcome stopover - Whilst a little hard to find, this B&B was bright and clean. The breakfast supplies were well adequate with fresh milk and fruit included. The bed was extremely comfortable and with the amount of heaters, this loft would be warm and cosy in winter.
- Verified traveler (8/5): Refreshing Farm Setting - The motel was very difficult to find and I had to ask a neighbor where it was due to no signage except a very small sign the was on the outbuilding facing the main house which is impossible to see from the street. The neighbors must object to a sign? The room was lovely, but I could hear everything the other party was saying in the next room through the connecting door, so more sound proofing is needed, or the door removed and a wall installed and that would solve the problem. Parking was provided right out front and since it was ground level very easy to bring in luggage. Breakfast was left in the frig, so a quick departure was available in the morning. Overall, great place to stay if the neighbor turns down the telly by 11 o'clock or 23:00.
- maureen (10/5): Not your average B and B - The top floor room was great, wifi worked and everything was provided for breakfast. It is a DIY breakfast but I appreciated the space, the freedom and the hosts. I ran out of milk and they were swift to respond. It is a little out of the way and there are no eating places within walking distance, but I was well prepared. I would hearty recommend!
- Robert (10/5): Accommadation with a differance - Business trips that require me to work a long day after traveling from an early start. Accommodation & environment is one that you can sit & chill in the homely surroundings. You prep your own breakfast & therefore do not have to face, Full English as if in Guest houses or hotels

Bathrooom, semi open plan, shower cubical too small for the large square shower head, whch carries on dripping when turned off.
