Se devo trovare un difetto ma passabile.....mancherebbe una macchina per il caffè e qualche biscotto pur essendoci delle moke. Ma ci si dovrebbe attrezzare a prendersi il caffè.

Location of the property is a 5min walk away from the Cathedral and was accessible to everything.

The property needs some updating, the beds a are really uncomfortable and there is this small room with a bed that doesn’t have AC thank god my sister is always cold no matter time of the year and she didn’t care even tho she woke up sweating sometimes. Also there were not utensils, we ordered food once and have to use box cartons as spoon lol! But the locations is amazing!

Tutto sommato sufficiente peccato che la struttura non corrispondeva per nulla alle foto pubblicizzate che erano evidentemente di un altro appartamento ; il condizionatore di una delle camere non raffreddava e considerato che a Firenze c’era allerta rossa per caldo, abbiamo sofferto anche perché non si potevano aprire le finestre che entravano tante zanzare in quanto non c’erano le zanzariere.
Ci siamo adeguati ma non siamo rimasti per niente soddisfatti anche perché ci è stato venduto come appartamento deluxe

- Iman (8/5): - The location is amazing. Steps away from the Duomo, surrounded by shops and restaurants, and yet was quiet. The property manager was very helpful and informative. The apartment was very clean and simple. It was missing a few little things, like soap. The bed in the main bedroom was quite firm and not very comfortable. The AC in the sitting area/loft bedroom was a bit weak so it was quite warm upstairs the first night. Would stay here again.

White blanket had blood stain (no not wine) sofa, bed sheeting had crumbs, pubic hairs, etc.
There was one roll of toilet paper no paper towels at all
One television for three sleeping areas
The only access to the one bathroom was through the master bedroom
Outside of apt in main hall was a active water leak from bathroom above so a constant puddle on floor
Definitely would not stay again and I go to Italy every two years
- Jeanevee (9/5): It was good, we got a nice view and not noisy and still comfy. - It is comfortable and not noisy The stairs going up in each floor is dark(we stayed at 3rd floor) its hard to find the light switch, they should use a motion sensor activated lights. Its only 1 bathroom inside the master bedroom it was awkward to get inside.
- Rovshan (9/5): Superb - Location, location, location! it's right in the heart of the city, within walking distance from Railway Station and tourist attractions and surprisingly its quite street so we had no issues with a noise at all. The mattresses were not comfortable.

If you have mobility issues, for the penthouse, once you take the elevator you still have to walk 2 flight of stairs. In the apartment, the bedroom and bathroom are on the bottom floor…more stairs. This was by far the most expensive place we stayed in Italy.

The hosts were very communicative via WhatsApp and I was able to meet them exactly at the check-in time. The property was already nice and cool when we walked in and the ACs worked well throughout our stay. They gave a thorough introduction to the property and where everything was upon arrival. With 6 people staying there, it was very difficult to only have one set of keys. It didn't end up being a problem for us, but one of the beds is a pull-out couch that is in the kitchen/living room.

The rooms are not as light, the beds are old and uncomfortable, the sheets are dead used. The walls are covered with beaten down blooded mosquitos and dirt. The bathroom is run down and moldy. A team of five received 2 toilet papers for 5days.

- Noura (9/5): Superb - The location is the best! Just few steps from the Duomo. The penthouse apartment is very spacious and can fit a large group. Carlo was great he helped us carry the bags up and gave really good recommendations for places for food in Florence. I definitely recommend you staying here! There is only one bathroom so if you’re a large group it might get hectic. Be sure to specify the time you’re arriving an hour earlier so that you don’t wait for the owner. We booked it 10-15 minutes before the check in time so we had to wait for Carlo to come. We didn’t mind since we stayed in the cafe downstairs waiting.

- William (8/5): Great location, that is all. - location The beds were very uncomfortable, but the room was a sufficient place to keep our belongings. I’m glad there is so much to do because we did not want to be in the room more than we had to.
- Miguel (10/5): I would seek to stay in this rental again. - This rental has it all, perfect location, nice view of the Dome, very clean, and the nicest host. The wifi service is not the best but we didn’t spend much time in it anyway.
- Jessica (8/5): Fab location, spotlessly clean, great stay - Fab location, apartment spotlessly clean, quiet at night and our host Carlo was very friendly, check in was quick and he available via WhatsApp if needed (we had a power cut at one point and he responded immediately so wasn’t an issue). We had a blow up and put up bed in the living room rather than sofas (as we were a group of 5) which were much more comfortable than a sofa bed and still had dining table and a table on terrace so still plenty of space to sit. Fab lil cafe/bar right outside the apartment great for breakfast or lunch which shut early enough in the evening that noise wasn’t a problem. Not really a negative but could have done with a toaster, although we managed fine using the grill instead. Bare in mind there is more than one apartment available so not all photos listed will be the apartment you stay in, we didn’t have a view mentioned in other reviews but again not a negative as we were only a two minute walk from the Duomo anyway.

Grocery store was right down stairs and so many restaurants and gelato places the kids loved it. The shower was bit small, husband is 5’7’ and he had a tough time getting in and out of it. Traveled with 6 people and two had to sleep on the pull out couch which is fine but besides the kitchen chairs no other place to sit and chat.

Nejdou otevírat okna, kvůli komárům prý není ani dobré je mít otevřené. V bytě dobře funguje klimatizace. Je zde myčka a pračka. Některé věci si musíte přinést nebo koupit, např. ostrý nůž.

- John (10/5): Five Perfect Nights in Florence - My wife and I and my daughter spent 5 nights at a beautiful Relais Martinez apartment on via Gino Capponi very close to the center of Florence. I really didn't know what to expect as I was originally looking for a hotel. Our place was a fully furnished apartment with 2 beautiful bathrooms and a fully outfitted kitchen with a dishwasher and washing machine. What a great experience. So much better than staying at a hotel.

- A (2/5): - The apartment was nothing like the photos, it ruined our experience in Florence. The cooking pots/water boilers were old and dirty. It’s close to restaurants and attractions which was good.

- Jo (2/5): - We stayed at the RMF for 2 weeks in February. They charged us before we arrived for the full two weeks -- which had been agreed upon. They charged us for the full amount again 3 days before we left.
They agreed that they had done this, yet despite numerous promises and commitments to refund us, here we are at the end of May, and still not re-fund.
We have finally had to appeal to Visa. I do not recommend this hotel/apartment. And if you do go and stay with them, watch your pocket book and their charges -- even the hotel tax, which you have to pay in cash in advance, without a receipt!!.

Carlo was most efficient and professional in meeting me and showing me round the apartment.
The apartment building is close to all the sights. The view of the Duomo Dome from my top floor apartment was wonderful.
But there were electrical problems in the apartment requiring an electrician. Again, Carlo was very efficient in his quick response. The problems were difficult to solve so I had to move apartments. The second apartment did not have a view, and also had some electrical problems.
The shower door in the second apartment did not close correctly.
These problems should have been checked and solved before I arrived.

Bring your own shampoo and toiletries. Blow dryer, laundry and dishwasher all great!

Recommended improvements would be: The apartment was a little too warm and we couldn't adjust the temperature, the sofa bed would not fold up, and the building we thought we booked was full so we were moved into another building when we arrived.

The apartment was centrally located everything from shops,bar,restaurants and train station are just within walking distant.
The only issue that marred the experience was the physical location of the apartment is about 15 or 20 metres away from what was marked on Google Maps. We were somewhat confused when we first arrived.

- olfeo (2/5): Miserable experience! - no lobby just a big door on a busy street down street from Duomo. Sidewalk is 18 inches wide, arrived by taxi with large suitcase and small valise, the latter was stolen has I was searching for entrance. Finally a messenger came with key to door, but this was not residence I was to be in. However since the other residence(different address) had a stairway and I had an injured leg they made room at this no louge residence which had an elevator.

did not because of some problem they had . They booked us at another b&b
close by , which offered some sort of breakfast at a restaurat outside for 5€.
We were told late of the changes so no arrangements could be made for transportación prevewsly and siutcases had to be dragged for 2 cobble stoned blocks . The other place was great , hence the title .
- Benedict (10/5): Great Place to Stay in Florence - I spent two nights with my parents in this lovely apartment hotel just literally minutes away from Duomo. The neighbourhood has everything a traveller needs...many restaurants, coffee shops, shops, and best of all, a very decent supermarket just across from the street.
Although it is necessary to arrange with the owner for a specific check-in time, with all these shops and restaurants around, it is very easy to spend a few minutes waiting for him to come.
The apartment has one bedroom for two adults and another sofabed in the living area. The apartment has everything one expects to find in a home, and almost everything is provided.
I highly recommend this place for anyone who plans to spend a few days to a few weeks in Florence.
The only word of advice is to try to get a train that stops at Florence Santa Maria Novella, because the other train station is rather difficult to catch a taxi back to the hotel.
- Fiona (10/5): Terrific Apartment in the Heart of Florence - We walked everywhere. Literally one minute from Il Duomo, less than ten minutes from Ponte Vecchio & Uffizi Gallery. Accademia Gallery is in the street that is parallel to the apartment. There are numerous trattorias that are fairly good in Via dei Servi too.
The apartment itself was fantastic. Very clean, excellent air conditioning and wifi that actually works!
The service was also good. Representative met us outside the apartment as arranged.
I could never get fed up of the view of Il Duomo from the apartment. Really good.
- s & b (10/5): Fantastic apartment in the heart of Florence. - A really great location, as this is an apartment you have all the comforts and freedoms you would have from you're own home, without constraints placed upon you by hotels. Carlos was a great point of contact.
- Verified traveler (10/5): - We had an apartment independent of the hotel. It was a great location. Lots of cafés on the same street. A beautiful part of Florence to stay - just loved it.
- Janice (2/5): Do not stay at Relais Martinez Florence!! - It was the worst experience ever. The A/C never worked. When I called the property manager he had his phone turned off. Our electricity went out and we had no power for 6 hours so we had to open the windows and because there was a bar across the street it was noisy all night long. They said we would have a washer and dryer and there was only a washing machine so our clothes after two days were still wet. We finally got ahold of the property manager at 3:00 p.m. the next day and he said it was to late for him to come over and fix the a/c. We sent them a letter and they sent us the worst response letter you could ever imagine. They said they would call the police on us if we gave them a bad review. I do not recommend anyone ever staying at this place. We had the worst two days ever!!!

- AVE (8/5): Excellent location - Nice, very clean 2-room apartment, good size, excellent location in an interesting old building, right by the cathedral, in the heart of the city. Everything at a walking distance ! The management and the staff were not on the premices but were friendly and helpful; we were able to check in quickly, without having to wait 2:00pm. They also managed to provide us with a second key as there was only one for 3 adults when we arrived. Good point too : Wifi connection was fine.
On the points to improve : in this self-catering accomodation there was no kettle (just an empty kettle box), no tea pot, an iron but no iron board. The crockery was mainly plates, there were only 2 mugs and we didn't know where to eat the cereals from. All this should be easy to take care of....
As far as sleeping is concerned, there was a sofa bed which was ok but in the bedroom, things could be improved as the two twin beds were very small and hard (they can be put together to make a double/Q bed, no kingsize there!) Extra blankets would have also been appreciated as nights were cold. Also for the first two nights noisy neighbors in the flat next to ours could be heard in the bedroom till 2:am.
The windows were very difficult to close.
This said, if not very relaxing, it was overall a good and pleasant experience.

- Verified traveler (4/5): Won't be going back here - The old bait and switch. We booked this "apartment" for our last 3 nights in Florence. The only reason why we booked it was that it had a washer / dryer in the unit and we packed accordingly knowing we would be able to have fresh clean clothes for the rest of our trip. Well Guess What ? The manager informed us as he was giving us the keys that the washer-dryer had just broke the day before we got there, what were the chances of that happening ? Then it cost us another 20 Euro to go to the Laundromat.
Not only that but the smell of sewer gas coming up through all of the bathroom drains was sickening, to the point where we had to run the bathroom fan for the entire time. It now occurred to me why the owner was such a stickler for what time we would be meeting him to get the key. 5 minutes before we were to meet with him, we saw the cleaning lady leaving with a basket full of deodorizers and cleaning products probably used to mask the sewer gas smell in the bathroom.
It was roomy and in a great location so it was not a total disaster.
We were able to walk to the Duomo in just a few minutes and even closer to some really nice restaurants. WIFI worked pretty good.
To be fair to the owner, it may have only been this one unit that had these issues and not the whole building. I only say that because I see so many reviews that say how outstanding their stay was as opposed to ours and the fact that it is not a hotel so hotel amenities should not be expected.
- Paul (10/5): Friendly, clean and convenient - Hotel is a bit misleading...it's a one bedroom apartment with full bath and kitchen, and a very pleasant one at that. Only a 1-minute walk to the Duomo. The room was comfortable and much larger than I expected. There is no staff on site, but we communicated very well via email and text messaging before and during my stay. I will certainly return.
- Greg (10/5): Great apartment, really close to the Duomo - We had a great three nights here last week. The apartment is fully equipped for cooking so it made our stay in Florence very cheap.
The apartment is close enough to the centre for you to be able to walk back for lunch and dinner without wasting precious holiday time.
The bed was comfortable but could've done with some repair as the frame wobbled everytime we moved!
In the morning the bathroom would smell a bit like sewage but that smell seemed to be everywhere in Florence! It was tolerable though.
If you do stay here I'd recommend heading to the indoor market near Piazza del Mercato Centrale, the fresh produce is top notch!
- Verified traveler (2/5): Sewer Gas - We had to keep the door to the bathroom closed at all time with the fan running to contain the smell of sewer gas from filling the apartment. The gas was also noticeable when the washing machine was opened. Someone may have vented the room by opening the window before we arrived as three of us were bitten by mosquitoes in February.
The most disappointing thing was the lack the washer and dryer as listed on the room description.

- Duarte (6/5): Hotel with good location but with poor service - Hotel has a great location and rooms are quite large. However there is no room service at all - no cleaning and rooms are quite cold
- Claire (10/5): Beautiful, modern apartment in Florence centre - Well equipped, modern and very clean apartment close to the attractions of Florence. Has washing machine and kitchen so perfect for longer stays. No need for public transport, an easy walk to everything. Call ahead to arrange check in as this is an apartment rather than a hotel with reception desk.
- Wade (6/5): Location, clean and roomy accomodation - The apartment was spacious and looked like it had been renovated with new interiors. The room we had was on street level so it was loud sometimes as you could hear people talk as they walked by or when the ambulance went by which was at least once a night as the hospital was close by. The apartment address was misleading from what is shown on expedia but still conveniently located near restaurants and tourist sites. Overall felt safe walking at night.

- selina (8/5): Spacious, centrally located, comfortable - It felt like a home away from home. Very clean and comfortable. There's a master bedroom; a living room with sofa bed; kitchenette with fridge, microwave, dishwasher, coffee maker; bathroom with shower and washing machine. For any assistance, just whatsapp Carlo the helpful manager. The apartment assigned was on Via della Pergola, near the theatre and the Duomo, only a short walk away from Uffizi, Academy, Centrale Mercato, Ponte Vecchio, Santa Maria Novella and the train and bus stations. And of course, lovely food places and artisan shops all around.
- Ronald (8/5): Nice apartment iFlorence in the Center of Town - This was an apartment one block from the Duomo. It was spacious with a small kitchen with everything you need. The bed was good and the bathroom clean and modern. It is a great place for seeing Florence. When we needed anything they were very fast to accomodate us. Highly recommend this location and apartment.
- Verified traveler (8/5): Great hotel near the Basilica San Maria del Fiore - It was a very central position, if not a little noisy being so close to the Piazza where the Basilica is. But it is an easy walk around the city.

- Verified traveler (8/5): Excellent Location: a 2-Minute Walk from Duomo - You'll feel like a local in this modernized residence apartment in a building hundreds of years old. Step out the front door of the building and you're right in the middle of the historic heart of Florence! The Duomo (Florence Cathedral) is literally a 2-minute walk down the street, with numerous and varied restaurants and stores (including at least one a small supermarket) all conveniently nearby. Elevator is small but adequate. Washer inside apartment. No electric clothes dryer, but apartment does have a drying rack which is extremely helpful. Staff was always friendly and helpful.
- GVS (8/5): Central location - Great location and large apartment. Apartment showing a bit of wear and tear but still very clean. Full kitchen and laundry facilities. Good bed and bathroom. This is an apartment so you have to call/email/SMS before to arrange someone to meet you to give you the key. You can do this 1400-2400. After 2100 there is a surcharge.
- Allan (10/5): Fantastic Duomo Vies - We had a wonderful stay at this hotel right next to the Duomo. Our room was on two floors, both with views of the Duomo from the bedroom and living room area. The landlord was very accommodating, however we had to call him upon our arrival to meet us at the apartment, which was difficult considering we had no cell phone with us in Europe. The rooms were airconditioned, which was great due to the heat outside and we were also able to complete our laundry without spending a fortune at a landromat. I highly recommend this hotel to others travelling with young families.
- ak (8/5): Great location in Florence with lots of room - This apartment was more or less as advertised. Great location. Quiet. Lots of room. A few minor downsides: TV didn't work, got a few bug bites but may be due to the fact that we left the window open, two floors with a significant staircase. Nice shower but towels pretty mediocre. Overall, if you don't need the frills of a fancy hotel this is good value for the space.
- Delia (10/5): Great location but it's not a hotel - There is no reception or front desk. It is very independent, but if you don't mind that, it is a great place. I wanted to stay in a bigger place because I was traveling with my elderly mother and 15 year old nephew. A triple room at a hotel was more expensive than an apartment. I decided to stay at Relais Martinez Florence. When I first got there I was concerned because it's an apartment building and no sign with the name, but in a couple of minutes the person in charge was there and he was very nice. Cleaning service is every 3 days but it is fully equipped. Microwave, stove, oven (of course we were on vacation so we didn't use it). No breakfast included, but the location is fantastic. It is literally 2 blocks from the Duomo. There is a pharmacy, and a market across the street and at least 4 restaurants in the block, plus several cafes. It's a quiet safe building and if you don't need the attention a hotel provides this is a great alternative.
