Guest Reviews
A éviter
- Nancy (1/5): Horrible Stay - Extremely Noisy, Unhelpful & Rude Host - Nothing This is by far one of the worst hotels I’ve ever booked—absolutely not worth it and I highly, highly do NOT recommend it, if you value a quiet sleep or a pleasant vacation.
The biggest issue is the unbearable noise from the street right outside the room’s window. The first moment I enter the room, I specifically asked the host if it would be noisy at night, and he assured me it would be quiet when sleeping. But nothing could be further from the truth: the street noise never stopped, with speeding motorbikes passing by constantly and a loud bar downstairs too, making it feel like sleeping on the road all night long. What’s more, the room itself is shabbily furnished and shabby in actuality; the towels are clearly old and well-worn. Aside from the nicely maintained courtyard downstairs, everything else about this place is utterly terrible.
I asked the host multiple times to change my room to a quieter one, but they firmly refused to help in any way. When I pointed out the extreme noise was unlivable, their ridiculous "solution" was to tell me to go buy earplugs at a 7-Eleven or pharmacy. I went to 7 eleven, and their was no earplugs. —it was extremely late at night, I could go though the city to . I had no choice but to spend more money to leave this horrible place and find a decenr hotel just to get a proper sleep.
To make things worse, the host had an awful, unhelpful attitude the entire time. He offered zero apologies for the terrible experience and the fact that I had to leave their property because it was uninhabitable. What hurts me the most is that the host even accused me of waking other guests when I packing my baggages so i could leave.
Big question: Why is other guests’ sleep important, but mine is not? Is he really racial discrimination which as other comment said.
I have no idea how this place has a decent rating on Booking—it’s a total scam.

- Udo (10/5): Top verblijf! 5 minuten lopen van het drukke centrum. Zeer rustige omgeving. Prachtig en zeer goed onderhouden hotel. Ei -
- Brandy (9/5): Excellent value and convenience - Very clean, convenient location, great to have use of an equipped kitchen to make healthy meals, TV, comfortable couch, elevator, 7-11 right downstairs, laundry service right downstairs, easy to walk to locations throughout Nimman. Bed was much harder than I’m used to. It would be good for guests if they purchased a comfortable topper for the bed. Would also recommend people bring earplugs and play a long white noise video on their phone or TV with YouTube, because the flight path of all the planes taking off from the airport is directly above the condo building. There is also a lot of people out late on the streets in this area and they can be noisy. But with my earplugs and the white noise playing on my phone, I slept through it okay.
- Ronak Kumar Sumatilal (10/5): - Everything about the place is good. Very Hygienic and clean property
- Fachwerkromantik (6/5): Nice house, but very basic ...
- Nisan Su (9/5): Great value and excellent stay. Thank you very much. - The location was superb. The room was spacious and they provided us with an extra single bed upon our request for an extra fee. I am glad this was possible.
We arrived two hours earlier than the check-in time but they were helpful and let us check-in earlier as well, so very appreciated! Especially because we have two small kids.
Our room was cleaned daily and in general, it was a very positive experience staying at Villa Oranje. There is absolutely nothing to complain about. Thank you very much. Nothing. Everything was very well.
- Masato (8/5): -

- A2 (10/5): - Everything was perfect.
The location is close to the city’s main tourist attractions and right next to the Saturday night market, yet not too noisy.
The staff were lovely.
I’d definitely come back!
- Jon (10/5): Highly recommend ⭐️⭐️⭐️⭐️⭐️ - One of the best places to stay in Chiang Mai 🙏🏼💜🙏🏼
The owners are so kind that I extended my stay (twice) 😊
Highly recommend ⭐️⭐️⭐️⭐️⭐️ Nothing

- Jon (10/5): Peaceful Oasis in Chiang Mai 🙏🏼 - Very kind and friendly family owners. A lovely, peaceful environment. Everything was kept extremely clean. Beautiful views of Doi Suthep. Excellent location. Highly recommended ⭐️⭐️⭐️⭐️⭐️ Nothing could have been better.
- Maurizio (10/5): Perfetta - Perfetta vicina a tutto, super pulita con ottimo rapporto qualità prezzo. Bella terrazza rigata

- Joy Elliott (10/5): - Quiet. Comfortable. Very clean. There is no Concierge service. I realized I should not have expected it. I asked for a taxi 3 days in advance but on the day was told with a smile, "No. They are busy". This in a town full of taxis.
- Vivarto (8/5): Overall good place for our purpose and we are likely to say there again. - Location was very convenient for us, as it was right next to the dentist with whom we had many appointments.
It conveniently close to the Old City with all the shopping, restaurants markets, etc.
The owners were friendly and helpful. 1. Traffic noise from the street in the night.
2. A couple mosquitos bites in the night
3. Booking.com, advertised free taxi ride from and to the airport.
We got a taxi from the airport to Villa Oranje, but not when we were leaving. (A relatively minor inconvenience)
- John (8/5): Very good -
- Diana (10/5): The owners and there two children are delightful. - We liked everything. The garden is especially lovely where we were allowed to sit in the lovely shade. Liked everyrhing
- Andy (8/5): Very good -
- Jakub (1/5): management of liers! - nothing i booked two nights and my reservation was separated upon arrival into two separated reservation, so i had to checkout before 11am and wait for cleaning a new room. when i complained about it, the owner of property sended email with obvious lie that i as informed about situation 5hours prior my booking. very unrespectful and arrogant owner who doesnt hesitated to lie to transform reality into his favor. disgusting!
- Finn (10/5): Exceptional -
- Isabelle (10/5): Exceptional - The rooms were big and spacious, the balcony was private and large. The owners went above and beyond to help us out with everything we needed. Walking distance to city centre and a great little wine bar on the corner. Nothing, everything was great
- Nathan (10/5): Exceptional - Staff where very friendly and helpful and helpful plus the location is great. 30 second walk to the silver temple. Three 7/11's within 2 minute walking distance and a market just outside on a Saturday. Fantastic
- Joshua (7/5): Good - good location and value
- Jan (7/5): Will not stay again as we’re not happy with the noise from the next room. - The rooms are a very good size.
The owners are very kind and helpful. This is a family hotel so if you do not like screaming children at midnight or 7 a.m. this is not the place to stay.
The bed sheet had a hole in it and the pillows were terribly lumpy.
- John (8/5): Very good - Cleanliness and quite air conditioning The noise from the nearby Saturday night market required good earplugs. Having said that the location to the night market is good.
- Kez (10/5): Exceptional Last-Minute Stay: Amazing Hosts, Serene Location, and Extended Comfort - What a wonderful stay! I booked last minute due to personal illness, and the hosts were absolutely amazing. The location and room were so excellent that I extended my stay by another three days. The room was spacious and airy, and the sound of birds chirping in the morning made for a delightful start to the day. As a female solo traveler, I felt completely safe here.
- Jan (10/5): Exceptional - Great host! Great accommodation!!
- John (7/5): Good - Nice location not far from most attractions
- Gregory (10/5): Exceptional -
- Henricus (8/5): Nice quiet modest location, but close to the hustle and bustle in the old town. - Walking distance from the silver temple. Close to a very nice massage location (Silver Wellness). 3mins to an excellent scooter rental place (Smile motorbike rental). Walking into the old town in less than 10mins. Nice balcony to sit in the evening with yr own drinks. Best of all, the excellent and friendly service, help and advice from Maarten, the owner. Always willing to help, always relaxed. Nothing
- Christopher (10/5): Good quiet area but close enough to walk to markets - Clean and friendly Bed was a little hard
- Solmaz (8/5): I would stay at another location more close to attractions next time. - The rooms were spacious and clean, good balcony, quiet neighborhood. You need to walk at least 10 minutes to go to the night market, not many eateries/cafes around like in the other places in Chiang Mai.
- Rodrigo (10/5): Exceptional -
- Donny (10/5): Exceptional - Quiet and safe place
- John (10/5): Exceptional - spacious room, huge bathroom, nice terrace, amazing hospitality, extremely clean, good WiFi - just a great, lovely stay ! thank you ! some scooter noises starting early in the morning, but I guess that's most places in Chiang Mai ...
- Antoine (10/5): Exceptional -
- Elizabeth (9/5): Superb -
- Michelle (9/5): Superb - Huge balcony in a quiet location, but close enough to the old city. Room upstairs is very large and spacious with a comfortable bed. Right in the heart or the Saturday walking market and close to coffee shops and a great massage place.
- Dillon (10/5): Exceptional - Wonderful villa to stay at in Chiang Mai. A big night market every weeks and very close to the airport, but you never hear the planes take off.
- John (8/5): Very good -
- John (8/5): Very good -
- Johanna (9/5): Superb - Very comfortable, big rooms, very clean, nice rooftop terrace, calm atmosphere WIFI could be better
- Anna (9/5): Reccomended! - Very clean hotel with local architecture, large rooms, friendly owners. On the border of the city center, close to all the attractions and at the same time on the sidelines, where it is quiet and peaceful.
- David (9/5): Superb -
- Donna (10/5): Homely, comfortable and quiet. - Felt very homely. Clean, comfortable and hot showers. The walking street market on Saturday was amazing (literally outside the door of the hotel). Felt very safe. 7-11 close by and a short walk into the Old City. The only improvements would be a slightly softer mattress. Wasn’t the firmest I’ve had since in Thailand, but could feel the springs. Also the TV only had 1 channel - France24 - not a big problem as I didn’t really watch much TV.
- Chitra (10/5): Comfy and chill - great stay! - I’ve spent quite some time here and loved the space, the room and location. Staff and owners are super friendly and there is an awesome roof terrace which is a perfect place to chill and relax after a long day or just whenever you feel like it. Walking distance to the city but just outside the wall which makes it quiet at night for a perfect sleep!
Thank you Maarten and all for making it such a pleasant stay!! Nothing :)
- Zhanna (10/5): I am very grateful to the family - the owners of the hotel for an exceptionally organized holiday. I - I liked absolutely everything! Incredibly cozy, clean, comfortable, polite. Large bed, spacious room. And the location is 10 out of 10! Close to everything and at the same time a quiet place. There is no such. I liked absolutely everything.
- Jente (10/5): Exceptional - The bed is super comfortable and I had some very nice views from my room and the owner was very friendly and helped me with anything I needed, definitely recommend! Nothing
- Jonathan (10/5): - Family-owned hotel that is super clean and beautiful. The owner is from Amsterdam and his wife is from Thailand. Their kids are adorable and the whole family is a joy. The top floor is an open area with views to the mountains in the north and a pool table. Wifi is available everywhere on the property.
This hotel is literally 2 steps from the night market that takes place every Saturday, with awesome food and excellent shopping. There's a 24-hour 7/11 store just a few steps away and it has an ATM machine. The south gate of the old city is only a 5-minute walk and you will find tons of vendors there every morning and evening with fantastic food options. The Silver Temple is a 2-min walk down the street and the main road into the old city from the south gate takes you past several major temples, including a university for Buddhist monks containing the oldest temple in Chiang Mai. There's a scooter / bicycle rental about 3 min away on the road to the south gate. I could not have asked for a better location. ))))
- Scarlett (9/5): Superb - Lovely family owned hotel. The owners were very friendly and accommodating. I had to leave early due to illness and they were very helpful in accommodating this. The room was large and spacious and had an amazing view of the mountains. great outdoor balcony area with pool table, and a resident cat who is very friendly. Could feel the springs on the bed, a little outdated but not completely uncomfortable.
- Dudley (8/5): Very good -
- Naomi (10/5): Homey, clean and quiet - I had a very comfortable week here. The room was spacious and clean, and I appreciated touches like daily free water bottles and the wet room floor squeegee after showering. The top floor has a single room and a large terrace with rattan couches and a pool table - with a resident ginger cat. All in all, a very pleasant place to unwind at the end of the day.
The location is also brilliant - walking distance to two 7-11s, and an amazing nightly market - great place for dinner! Nothing! Would happily stay here again when I'm next in Chiang Mai.
- Ross (9/5): Great value for money - A modest, safe and clean hotel. Very good value for money and run by a lovely woman. Close to everything and particularly close to the Saturday. Night walking market very convenient.
- Marek (10/5): Exceptional -
- Christian (10/5): Exceptional -
- Dan (10/5): Location & rooms are great. Stay here in Chiang Mai! - Great location, right off of the Saturday night market street and close to Chiang Mai Gate. Room was good size, bed was comfortable, and bathroom was clean. Would definitely come back and stay here again. Tea kettle needs to be replaces. Had rust in it.
- Alexia (10/5): Exceptional - My husband and I stayed at Villa Oranje for 4 nights to visit Chiang Mai. It was the perfect location, super nice and quiet, clean and comfortable room and the patio on the top floor is really lovely with a pool table. I would definitely recommend staying here!
- Corne (9/5): Superb -
- David (10/5): A great experience and good value for money. - Very clean and close to Saturday Night Market. 5 minute walk to fruit market and close to 2 7elevens also host was very helpful and set up work area for me on the huge balcony on to floor. Look forward to going back again.
- Travis (10/5): Fantastic Stay, Fantastic People Running the Hotel - Fantastic stay. Maartin and Kung were so friendly and helpful during my stay, I really felt like family! They gave me way more than I asked for and were very accommodating during my stay. The terrace and garden are great for resting and relaxing in too. The hotel is within a block of the huge Saturday Market. If you're riding/driving, be sure to be back at the hotel before this starts or traffic will be hectic! It was incredibly nice being right next to the market though.
- Alonso (10/5): Nice little hotel in a quiet area - The hotel is very well located. One block from the saturday night market. 5 minutes walk from the south gate of the old city. The area is quiet during the night. The hotel has a very comfy roof terrace with a pool table. The owners and the staff were very helpful at all times.
- Verified traveler (8/5): - I liked the cleanliness and quiet nature of this guesthouse ,well suited for those who dont need pubs and trendy resturants . ,It has upstairs roof top relaxing area and breakfast available ..It was well situated for Saturday night market and best coffee at Cafe 88 ,also good food there .It is a 10 minute walk to al fresco dining at Chiang Mai Gate and dental surgeries ,that I needed . . They have bikes for hire for speedier access to city centre or longer bike rides .
- Verified traveler (10/5): - Simple but adequate room. Friendly helpful staff. Location quite central for getting round to places
- Andrea (6/5): Don't be fussy and it's OK - The reviews on the web are not accurate--there's been a regime change and I think the hotel is clearly more of a homestay without anybody around much. The mattresses are in dire need of change--and the bedding is also in need of upgrade. Had to ask for sheets, and the pillows are impossible to sleep on. The bathroom floor overflows with the shower. The squeegee is truly disgusting and needs changing. However, the owner Maarten was quite responsive to my questions and also he did come through with the curtain when it fell from hinges, the next day. He offered late check out which was great for doing something in morning. Also, the fridges have water and beer and sodas. There's a pool table on the rooftop-terrace, nice touch. It's too hot to even think of playing though. All in all, looking back, it was an OK stay--but not excellent nor extraordinary-- and the price is right, also because of relatively good location. Not in old city, but on the border. And there's a very cool night market right there Saturdays.
- Verified traveler (10/5): - We were very happy with our stay. The room was quite large and had a great private balcony. The ac and water heater worked well and there was free coffee and tea in the room. It has a great location that is close to the night market and within walking distance to old town. The bed is a typical Thai bed... But if you have made your way up to Chiang Mai, you are more than likely used to them by now. Have an amazing adventure!!
- Cherese (8/5): Nice little homestay - clean & friendly service! - The staff was very welcoming and friendly. It was also one of the cleaner places I've stayed at. The location is great, with a night market only about a 7 minute walk away, and night life starting at about a 15-20 minute walk away. Two free water bottles are provided at this homestay, which is always a nice addition since you shouldn't drink the tap water in Thailand. My only complaint was that the bed was extremely hard, but I was still able to get a decent night's sleep. Overall, if I were back in Chiang Mai and wanted to stay somewhere cheap, yet clean and reliable, I would definitely stay here.
- Thelma (10/5): - It is in a great location so near the centre of the city and yet on a quite street.
- MandyNolan (8/5): Best breakfast! - The owners are very nice and helpful.
Centrally located and easy walk into old city.
Best part was definitely the breakfast! Make sure you get it.
Nice patio on the third floor as well.
- Gayle (8/5): Saturday nite market is right there....great! - My friend and I stayed here for 5 weeks. It's a reasonable small hotel with a lovely rooftop terrace that really makes the place with its cool breezes on hot days. Henk and his wife Nha have 3 lovely kids and we felt like part of the family by the time we left. The rooms are dated but very clean and if you're not concerned with luxury, it's a fine place to stay near the markets and very easy to catch a songtaew to just about anywhere you want to go.
- Gayle (8/5): Good for a longer stay, too. - Staying over 30 days requires a 2nd booking in Thailand, so this is just a repeat of all the good stuff Isaid in my last review.
- Gayle (8/5): Feels Like Family! - This small motel has only 7 rooms, but it feels more like a family stay, in that, the owner and his family are here most of the time. Hank and Nah have 3 adorable children and run the operation. The rooms are clean and adequate, the television very basic, the wi-fi excellent, and the prices very reasonable. Life in Thailand is mostly lived outdoors, and since the weather is great, spending time on the rooftop terrace is far more ideal than spending time in your room anyhow. It's also a great place to meet other travelers and have wonderful conversations. There's a small menu of offerings for breakfast, lunch or a snack, but if you wander down the road, there are literally dozens of small eateries, street food, little cafes and shops very close by. It's an ideal location only about 500 meters from the Chiang Mai gate to the the old city, and most everything is either walkable or a very reasonable tuk-tuk ride away. Hank and Nah are very helpful in arranging local transportation, as well as tours and advice on local activities. They will make you feel like part of the family!
- Verified traveler (10/5): Great little hotel! - Staff was very friendly and accommodating. Great location to food, shopping, the old city, and much more. There is a great little cafe about thirty yards away. Weekend street market is right out side. Room was basic but clean. We enjoyed our stay and would stay there again.
- Verified traveler (8/5): Good location - Villa Oranje is only a couple minutes walking distance to the old city. Nha the manager, is awesome. She is very friendly and helpful. Great little cafe across the street, good food and excellent prices.
- Verified traveler (8/5): Great location and good room - We stayed here one night. The room was clean and comfortable. The old city is only 5 minutes walk away and there is a nice cheap noodle restaurant around the corner. Good hotel on a budget
- Sandy (8/5): on Saturday night market street - Second stay there. Family run guesthouse with nice caring staff. Located in such a nice quiet neighbourhood, but turn into great fun bazaar on Saturday nights, convenient.
- Reba (10/5): Very nice hotel, conveniently situated. - We had a lovely experience in Villa Orange. Staff are very helpful and friendly. Our Chia Mai trip was made perfect by Villa Orange. All the amenities are by the door steep. There are plenty of restrurants and street food are available just 5 minutes walking distance from the hotel. The night markets is about 10-15 minutes walk from the hotel. The area is very peaceful and quiet. There are few Buddhist temples in the surrounding that brought some tranquilly into our vacation.
On the whole this hotel is an ideal place to stay if you are looking for value for the money. The hotel is suitable for people that looking to stay longer to appreciate the Chia Mai city and the local people.
I will definitely stay there again when I go perhaps next year.
