Personnel très sympathique, disponible, et serviable. La chambre est nettoyé dès que vous n'êtes plus là, toujours de l'eau, dès serviettes ect.
Il y a une boutique pour fumeur au rdc, mais je nais jalais eu affaire a quelconque nuisance sonore venant de la terrasse ou des balcon au dessus. J'y retournerai pour sur lord de mon prochain séjour! Je ne voulais pas partir 🤪🤪
( n'oubliez pas la lumière dans la salle de bain en soirée sinon invasion d'insectes volant mais ce nest que de ma faute ahah🥲🤣)

The staff were so warm and welcoming and the room was so big and comfortable that I felt like I had a little apartment of my own with beautiful views of the city. The room had AC, a mini fridge and TV which made my stay so comfortable. It's within walking distance to Chiang Mai old town as well as so many beautiful spots around. I highly recommend.

- Les chaises dans la chambre, l’eau rechargée tous les jours, le frigo !! - Beaucoup de questions via what’s app sont restées sans réponse (j’avais demandé un guide pour une Rando etc… ils étaient trop occupés pour répondre) . Mais je tiens à préciser que les échanges ont été agréables. C’était juste compliqué d’avoir des réponses..
- un jour je suis rentrée à 13h et je n’ai pas pu accéder à ma chambre (travaux) pendant 30mins. Ils ne m’ont rien proposé en compensation, même pas de l’eau , un soda (il faisait très chaud j’en pouvais plus).
- Clim un peu bruyante
- un plastique sur le matelas.. personne n’a envie de se réveiller avec le bruit du plastique sous son corps (je l’ai enlevé à deuxième nuit)

- Lukasz (8/5): - Place is ok, just be aware that it's placed above a weed shop. We didn't smell the weed in our room but you do have to walk through the lobby which smells like, well... weed shop. This might be a good or bad thing to be honest depending on what you like. It's located in not bad area, not far from the old town. The owners were not really responsive on the booking chat but other than that everything was ok.

From the warm welcome on arrival I had a lovely time staying here.
I spent a lot of time on the balcony watching the world go by and started getting up early to watch the dawn rise.
The Bed and linen were super comfortable and I found the layout of room was good.
Olive and her great staff were a highlight for me and I have not felt more welcome and looked after anywhere I have been.
I stayed a month and will be back again.

- Nuttanun (9/5): Feels like staying at a family's place, right next to the city center. Highly recommend! - The highlight of this stay was the friendliness of the staffs and owner of the guesthouse. They were always happy to see us and very helpful with whatever we needed. The owner recommended us plenty of places to visit and delicious places to eat. They were also happy to provide a quiet room for our cat that we traveled with. Also the location was so good, we could walk to many restaurants, cafes, bars, temples, etc. The location of the guesthouse was also on a quiet street so sound was never an issue. The guesthouse is also nicely secure, with keycard locks in the front door at night. I can't think of anything! The stairs might not be suitable for older people but the owner will help move you around if you prefer lower floors. But for us, we did not mind the daily exercise and the view from the top!

- Claire (9/5): Great value, very friendly staff and clean comfy rooms. - The room was very spacious and clean and the bed was huge. The air conditioning worked really well. The staff, especially the owner and her daughter, were extremely friendly and welcoming. They had left some coffee and cakes in the room and there was plenty of drinking water available, and toiletries. The WiFi worked well in the room and in reception. The location was excellent, close to the moat and Tapae gate/ the old city. The shower was a bit leaky so the water pressure wasn't that great but you could have warm shower if you wanted to. The windows didn't quite fit the frames properly so there was a gap which meant mosquitoes could get in and there was quite a lot of noise from the road, but it was fine with earplugs. I did have a couple of cockroaches in the room but there isn't much you can do about that.

- Fernandarezende (1/5): WORST CUSTOMER EXPERIENCE - overbooking with another reservation. - I liked the air conditioning and the night front desk lady. DON´T stay at this place! Although the facilities and location are okay, IF YOU HAVE ANY BOOKING situations, you will NOT receive fair treatment by the owner of the place. We spoke to her directly, and THE CUSTOMER EXPERIENCE was really unfair with my friends, and I am being totally impartial here. We have proofs from booking emails of the situation below. Please notice the situation in detail:
- 4pm:I stayed there for 1 night and my friends made a reservation for another room to arrive 2 days later. They lost their flight and send a message ONLY requesting the owner would be the implications if they could not arrive and need to cancel. Just a consultation. THEY DIDN´T cancel but the owner interpreted the yes, but she didn´t cancel on booking either.
- 7pm:My friends send another message informing they would arrive later, the BOOKING RESERVATION WAS ACTIVE but the owner gave their room to someone else.
- 10pm: Once they arrive, they tried to understand the situation and the owner didn´t come to help them, and via phone call, only said that if they wanted to stay there they would need to PAY MORE for a better room as the previous one was already with someone else. They informed that the booking was active, BUT STILL the owner did´t gave them the room for the same price or helped them. Me, myself and the night receptionist tried to explain the owner the situation and their rights but STILL she would not help them.
- 12:00pm IN THE END, the owner kept 2 reservation money (from my friend's reservation and the new one) and they needed to search for another place at midnight.

Great balcony with a nice view of the surroundings. Very nice place if you want peace and quiet. Best of all was the location The internet access; I was in room 7, the superior bedroom. That was really the only thing I disliked that kind of put a damper on the experience as I couldn’t relax. It was almost not working except in the bathroom or in one particular spot in the main area of the room.
Also, they don’t have a smart TV (despite my having asked in advance and the fact they confirmed this via email before I booked, as this was important to me).
The water pressure was also fluxating quite a bit, but I don’t have long showers anyway so I didn’t mind.
Personally, I didn’t make a fuss about it either with the hotel as I managed to work around it

This is the second time I have stayed at this property. The owners even remembered me from my previous stay.
The rooms are a good size, comfortable and clean with air-conditioning that works well and a decent hot shower. It's in an excellent location close to the Old City and everything you need for your stay, including their own cannabis dispensary.
I would definitely come back for a third stay here.

The location is absolutely perfect for being close to the old town and it is in a great neighborhood with lots of cafes, restaurants and chill out places. No seats on the balcony.

Beds were comfortable and the pillows were soft which is hard to find in SE Asia.
You got two litre bottles of drinking water (safe to drink) a day which I thought was generous.
You would think due to this hotel selling cannabis that it would smell of it, however it wasn’t too bad at all considering.
Places I would recommend to eat and drink at, Brewginnings
A coffee shop at the opposite end of the road this hotel sits on.
Expert coffee, and has jazz music and other artists playing in the afternoons occasionally.
Open at 7am.
(Gets busy around 10/11am as it has a sign out the front of wicker shop that seems to be a instagram hot spot)
Cafe Sukhothai
A restaurant we ate at three/four times with outstanding dishes, beef noodle soup and fried rice/crispy pork.(Kapow Moogop, similar to Prad Kapow just with crispy pork rather than minced pork)
Lastly, saved the best to last, we were overwhelmed by the amount of elephant sanctuaries that you could visit, so we booked it through booking.com which took away the bother, as they set us up with a brilliant sanctuary Chiang Mai Elephant Care.
It was the same price as everyone was quoting, but it was nice to just look at one place.
One of the highlights of our years travel!
The elephant sanctuary picked you up from the Yak and brought you back, on the day we went depending on the pick ups, we were first to be picked up and the first to be dropped off on our return. There was some excess dry paint on the celling that was falling on our luggage.
We had to use a mosquito head net to cover the bathroom window as it was broken and fixed open.
But these were minor things and we had a happy stay here for three nights.
I don’t think this was the case for the family rooms which I would have booked if they were available.

Location and staff are absolutely recommended.
Free instant coffee and water and everything is very walkable.
Will stay here again if in the neighbourhood.

- Robert (9/5): Great location, friendly staff, easy comfort - The price to location ratio is perfect for those looking for a bit more comfort than hostels can provide. The staff are friendly and will go well out of their way for guests' needs. I stayed during the flooding so unfortunately the guesthouse had no running water for the first day, but the staff kept me in the loop on any developments whenever I passed by, even giving me a free meal for the trouble. I would highly recommend this place.
- Clément (8/5): Very good - was in the room 8, the last, so i had a nice view on the moutain (Doi Suthep) and on the streets.
every day/2 days, the staff would leave one or two bottles of water that i coule stock in the little fridge.
there was also a TV on which i was able to watch some EUROs games.
the queen size bed was really good and the staff changed my sheets twice during my stay.
the ac works well, but maybe just take a quick look a the filters and clean the dust on it. i had to do it personally.
the shower doesn't have a strong flow but it was enough, and shower gel is included.
the guesthouse is less than 10 minutes walk from the Sunday Night Market and the Old Town and there are many restaurants around too.
finally the staff was really nice. A, his wife, their lovely daughter and the employee woerking for them made my stay even better than it already was. thanks to all of you!!

- Eleanor (5/5): Cheap stay, but not as high a standard as some of the photos make it look. Not the cleanest. - Family-run business, felt safe there. Cleanliness was lacking - horrible smell emanating from the drain in the bathroom which permeated the whole room if I left the door open. I complained to the owner about this and he sprayed some air freshener, but didn’t provide a more permanent solution.
Be aware that there are a lot of insects in the room - I found ants inside the fridge, which was off when I arrived.

- Tom (10/5): Great value for money, easy check in and out, great owners - The owners are very friendly and helpful, the hotel itself is in a good location just near the old town but out the way of the bustle, washing can be sorted by the hotel and is back within the day for small fee, there is a dispensary on the bottom floor so you can also grab some smoke before heading out for your day, have been couple times now and sure it won’t be the last
- Shantell (10/5): Exceptional - We had the top floor and the views were amazing! Very comfortable and spacious room. No lift upstairs but we like walking so it doesn’t matter. Location a little far from the centre but you can usually find what you need close by (restaurant, laundry, grocery etc)

- Steven (7/5): pleasant basic accommodation, but needs work to make it better. - I like the quirkiness of the mud hut, 2 chairs, toiletries and quiet. The owner/manager went out of his way to serve and even let me use the room well after check-out time. The shower head was broken and sent water everywhere, leaving a pool of water at the entrance to the front room. There was no desk, despite one being advertised just a table too low for anything other than keys etc.

The room was simple but adequate, with an excellent view of the city and Doi Suthep towering behind it. Short walk to the old centre. Excellent value for money I liked the place

Price I was very dissatisfied with my stay at this hotel. The photos did not match the reality of the place. The hotel was old and run down. Broken taps and towel racks, no hot water at night, ants and spiders in the bathroom. Constant noises and traffic can be heard throughout the night. They sell cannabis and I could also smell that and smoke in the room at times. Customer service needs improvement, my messages are ignored so it looks like I've lost my deposit too. I have stayed in 98 hotels around the world, and this was one of worst. I regret booking this hotel and I do not recommend it to anyone.

No desk in the room, so no workspace if you need it.
Other people's hairs all around: never cool.
You can hear noisy cars and loud drunk people on the street clearly even though 4 floors up and windows closed.
Staff were not as sweet compared to other places I've been in CM, and they did not clean my room despite putting the sign on the door asking to.
Needed it because:
Tiny ants everywhere, and they bite.
Any food you have will be overtaken.
In my past experiences, this general consensus seems to happen to places that take on the OYO franchise name...
