Separate lounge and bedroom, lovely comfy beds and such a peaceful location surrounded by beautiful gardens. Breakfast was continental, but extremely tasty. We were at a wedding near Lincoln and at the reception later at Irnham nr Grantham. There was lots happening. It's a little off the beaten track and not so easy to find. But we found it without any drama

- Anna (9/5): Great find near Stamford. - Very comfy beds with good linen and towels. Very quiet. Nicely furnished. Lovely thickly lined curtains so bedroom was dark. Shower a perfect temperature. So no need to adjust it at all which is unusual. A nice range of breakfast items. And more than plenty for two mornings for two. Nothing. It was a gem.

Although we didn't meet the owners, access was straightforward vis a key safe.
Breakfast was DIY, but everything had been left for us and was more than adequate (... as long as you're not looking for a cooked breakfast - which we weren't!) Nothing we didn’t like.
- Fay (8/5): Nice quiet location with big comfy bed - Nice quiet location, very easy to access the property and parking onsite. Nice bright bedroom with a comfy large bed. Character in the decor. Great pressure in the shower. Lots of litrature on places to visit. Nice fresh sourdough bread and butter, the food felt quality. Plenty of space. I though it was fair on value for money. Lovely friendy dog on site, who was so sweet. Wifi was decent. Big TV in a good position opposite the sofa (though wasn't smart TV). Some lovely things to visit locally. When I initially booked with breakfast included I assumed it would be as in most b&b's a hot breakfast, but in fact items were left in the room for us to make our own (see pics). This wasn't bad and the food quality was good, and plenty of it, but it wasn't quite what we were expecting. Shower pressure was great, though shower wasn't large, given there is space for a long shower. Table with toaster etc for prepping breakfast could have been bigger given there was space.

- Mike (9/5): Great place, lovely location, would recommend - The welcome from the host was great, the accommodation was clean and well equipped for our needs, parking was easy and the directions were good. The breakfast was fine. Hadn't realise that it would be self service of a continental breakfast but that was probably my oversight. There was a good choice of cereals and bread / butter / milk/ juice/ jam provided. Accommodation was excellent albeit the shower looked slightly tired (but operated efficiently). The beds (twin) were very comfortable and the location was extremely peaceful Would have preferred fresh fruit to do with my breakfast (rather than defrosted berries)
Would have liked to have had some biscuits provided as a quick snack when we arrived

Bathroom was rather cold which put us off from showering regularly. However, we did stay during a rather cold spell and made full use of the extra heaters provided in the other rooms.

- Audra (10/5): - We had an amazing stay. It had everything we needed for a night. There were board games and plenty of books to keep you entertained. The bathroom was very tidy and clean. The bed was super comfortable. The details of the property added extra comfort too.
We were visiting Stamford so it was an easy 15min drive through countryside.
The owner was super friendly, very communicative and attentive.

Hotel - 10/10. Only stayed one night as a stopover on our way to York. Exactly what we needed. Great little place in a lovely rural village. Excellent night’s sleep.
- Mike (10/5): Lovely stay - A great overnight stay in a beautiful annexe to the main "farmhouse-style" country house. A warm welcome from owner Barney as I drove through the gate, helped to make the long day's drive evaporate quickly. Everything was there that I needed to make my stay restful and enjoyable. I suspect I was staying in a former "granny annexe" that had been upgraded to make it a home that was bigger than my London mews house. A beautiful breakfast was left in the small kitchen to serve myself the next morning overlooking the small orchard. Lots of information left in the lounge if I wanted to explore the surrounding countryside. After a great night's sleep in the big double bed, sadly, I had to leave on the next stage of my Edinburgh-bound trip. I wish I could have stayed a bit longer. I will definitely try to return.

- Trevor (10/5): Would definitely stay again - The couple that ran the place were extremely friendly and would do anything we needed, the bed was really comfortable, a good breakfast was supplied each day (not cooked), but cereal etc, spacious rooms, easy parking, shower needed a refurbishment but was a powered shower, the cubicle was a bit cramped, (I'm 79 & 6 ft tall), the property is situated in a lovely village within easy reach of the A1, it was a very reasonable price.

The host was welcoming and just what you need. The bed was really comfortable and a real bonus having a lounge too. All immaculate and extremely restful It was all really good only thing that would have been helpful was some kind of chopping board to cut up the bread etc. Thats really nit picking but hopefully helpful to the owners. Nothing else to say that I didnt like it was lovely

- David (10/5): Lovely annex - Had a wonderful nights stay at this beautiful annex. Its spotlessly clean & beautifully furnished. Located in a nice little village with a pub 9 mins walk away. The annex was lovely & warm when we arrived, fresh orange & waters were provided & cereals & milk for breakfast. Also mixed berries, bread, jam, toaster & microwaves. We would highly recommend this annex for a stay

- Wendy (9/5): Peaceful and comfortable accommodation - Lovely peaceful location with comfortable bed and sofa to relax on. Easy to find and park up alongside the annexe. Convenient to be able to help myself to breakfast. Equipped with microwave, fridge, toaster and kettle: all you need to cereal and toast. Fruit and yogurt also provided. Didn’t feel quite right just leaving the crockery, but guess you wouldn’t wash up in a B&B where they serve you!
- Michael (10/5): Most enjoyable weekend - Enjoyed our weekend away in this Annexe. Situated in a quiet area of the village within easy walking distance of the attractive village of Castle Bytham. Lovely lounge from which you can enjoy views of the owners gardens; everything provided for a substantial breakfast after a goods nights rest in what has to be the most comfortable bed I've ever experienced.

Elegant interior, verging on luxurious. WiFi was slow and went off a few times, usually came back but was slightly annoying (they did fix it once when it went down).

Layed up efficiently each day. Main lighting in lounge and bedroom a little dim even with the dimmer up full making it quite difficult to read. Plenty of lamps however

- Cathy (10/5): More than a b&b - First class accommodation with everything you could need. Hosts are welcoming and on hand if needed. Comfortable beds with lovely crisp fresh linens and big fluffy towels, excellent shower. This is more than a b&b, it’s like having a little holiday cottage without a kitchen, but there is a fridge, microwave, kettle & coffee machine. Breakfast is left in the accommodation and plentiful. Highly recommend Rectory Farm Annexe that is set in a lovely village, we popped into the Castle Inn pub for a drink, the locals are welcoming and friendly.

The hosts were fantastic, the facilities were excellent and the place spotless and very spacious - your own little mini cottage. Ideal for a weekend getaway!
- Kenneth (10/5): Fantastic place - My wife and I were attending a BBQ in the next village and booked the Rectory Farm Annexe from the other reviews and the photographs we had seen. The main building and annexe are both absolutely stunning. The grounds are very private and quiet and everything about it is outstanding.
The owner apologised in advance that he may no be present the following day during our departure however breakfast was prepared and left in the fridge and unit in the living room of the annexe for us. The sun was out and we sat in the lounge with the french doors open eating a fantastic breakfast.
My only regret is that we only spent one night there and the next time we are in that area will have no hesitation to book again.
