Guest Reviews
- Russell (10/5): - A beautiful, quiet, peaceful place to stay for 2 nights west of Waterford. Phyllis and TJ were wonderful, delightful and knowledgeable hosts who were a delight to be around. Phyllis is very skillful in the kitchen and the traditional Irish breakfast was a culinary delight. TJ’s suggestion for a seafood restaurant took us to Dunmore East for a wonderful evening. Throw in the Holy Cross Pub & Restaurant across the street and you have an awesome venue to visit. Thank you for the grand Irish hospitality.
- Bernadette (10/5): A beautiful B&B - We had a beautiful stay at Ashleigh House B&B. The accommodation was perfect, delicious breakfast & the owners were so friendly & helpful with our travels.
- Steve (10/5): - We stayed at several hotels/BnBs in the Waterford area. This was an excellent budget priced property, Hosts were helpful and polite, Breakfast was very good, Room was clean and updated recently. Excellent value!
- Maciej (10/5): A comfy, traditional Bed and Breakfast - Nice B&B just outside Waterford. Helpful hosts, good breakfast. The owner is famous for her soda bread and indeed it tasted great.
Transport wise you'd have to be on bikes or with a car to reach it, but definitely can be a better option than more expensive places in the city.
- André (10/5): Nice - The room was comfortable, bed was good, good bathroom too. There was good options for different breakfasts as well. It was a good location just outside the town and between Tramore which is another nice seaside town.
The internet was not great but ok.
- margherita (10/5): - Casa accanto ad un torrente, tranquilla e ben accessoriata. Stanza grande e molto pulita. Cucina a disposizione dei clienti

I would definitely recommend this b& b.

Also appreciated having a kettle in the room. The location was very convenient for visiting Waterford and Tramore. Would recommend!

- Korlyn (8/5): - It was an old style B and B which I really wanted my family to experience. The beds squeezed, the internet didn’t work in my room, the bathroom toilet didn’t work properly. Loved the skeleton type key for the room.
- Yvonne (10/5): - Great breakfast. Everything we needed was supplied. Hosts very congenial.
- Brian (8/5): - Best part was helpfulness and friendly hosts, very friendly pub with good food near by
- Elaine (10/5): - Our stay here was excellent! The hosts were flexible with our check-in time and we had such a wonderful stay and the breakfast was lovely. I only wish we could have stayed longer!
- CAROLE (10/5): - Phyllis was a lovely hostess. We spent time eating her homemade cake and comparing our lives in the US vs Ireland.,
The breakfast the next morning was homemade and delicious.
- Scott (10/5): Scott - Went to stay there overnight it was a nice place to stay and Phyllis was very welcoming
- Pennie (10/5): Absolutely lovely 😍 - The host was extremely gracious. The accommodations were impeccable, the best accommodations in our 3 weeks in Ireland. Breakfast was wonderful.
- Verified traveler (10/5): - A lovely room, delicious breakfast and very friendly and welcoming hosts.
- Danielle (6/5): - Our hosts controlled the heat and we were very cold. The beds were comfortable and we had all we needed besides control of the temperature. Our stay here was adequate but I wouldn’t stay again or recommend to others.
- David (10/5): Fantastic B&B with greats hosts! - Phyllis and TJ were amazing hosts. They could not have been more friendly and helpful. Our room was spacious and very comfortable, and there is a sitting room and beautiful garden space for guests to enjoy. The breakfast was fantastic and included home made brown bread and jam! Would highly recommend to anyone travelling to Waterford :-)
- Verified traveler (8/5): - The property was clean and comfortable. The breakfast was made to order and served in a beautifully decorated room. The Holy Cross bar across the street served huge servings sizes of great tasting food. We took a ten mile drive to the neat little town of Tramore to experience the ocean.
- Verified traveler (10/5): - Very clean and comfortable room, lovely owners that are a joy to be around. Excellent breakfast and wonderfully tasty breads especially. The household pets are even friendly and welcome a pat on the head or scratch behind the ear... Would not hesitate to stay here again.
- Verified traveler (10/5): - Breakfast was excellent and the hosts were great.
Location easy to find dineing just across the road.
- Lana (10/5): Outstanding....lots of little details..Charming! - This is by far the BEST B&B I have ever stayed at. The house is just beautiful and Carol, the inn keeper thought of every single detail. She makes a cook to order breakfast from 4 choices for each guest. The food was also so fresh and delish. Carol is a national champion of the Irish Bread Baking Competition. You can also have your laundry done for a small fee. There is a great place to eat just across the street for lunch and dinner. There were four of us women traveling from the U.S. and this was our favorite place to stay.
- Verified traveler (10/5): - Spacious family room for a couple and 1 child. Good bathroom with shower and tub. Had free wifi, easy nearby parking in the driveway. Had tea/coffee/hairdryer. The breakfast was very good. Lots of hot and cold choices and very delicious. Would stay here again without hesitation. And very helpful with itinerary planning and directions out of town.
- Verified traveler (10/5): - The area was quite made for restful night. The owners were pleasant and helpful. Nice pub across the road with good food.
- Bob (10/5): - We liked everything about our stay, great ambiance, very homely.
Everything worked perfectly, ideal location for touring and visiting Waterford, Wexford or Cork.
- Verified traveler (10/5): - The property is on one level. The beds were comfortable. Although it is 5 mins drive out of Waterford, it was very convenient off the main road and directly across from a pub. Tea and coffee and drinking water were provided. The owners were engaging and welcoming.
- Verified traveler (8/5): - Welcoming, polite and courteous from the moment we rang the doorbell to the moment we left. Welcomed into the family home as if we were long lost relatives. Many thanks.
- Mary (10/5): - It was a nice place to stay. We had our own entrance from outside.
Margaret was a nice host.
- Verified traveler (10/5): - A lovely b&b, good breakfast, nicely furnished room, and friendly hosts. The one and only downside is that it is on a main road and the surroundings are not particularly attractive with the only local amenity a not very special pub.
- Verified traveler (10/5): - A very beautiful B & B in a quiet location. Short drive into the city centre. Good value for this area.
- Michal (10/5): Highly recommended - My son and me stayed in Ashleigh House and enjoyed our stay very much. Both owners were extremely friendly, the room was spacious and clean. Breakfast was a real feast, with home baked bread, pancakes an Irish delights. We will gladly come again.
- Verified traveler (8/5): On the Road to Waterford... - The location is on a main highway so it is easy to find. Private parking is available in front of the home. The rooms are small. Be sure to read the house rules. A pub is within walking distance for dinner, otherwise you need to drive for other options. Breakfast was delicious.
- Verified traveler (10/5): - A friendly welcome, back ..we have returned here for many years, great night, comfortable and very special breakfast.
- Verified traveler (10/5): - We arrived much much later than the check in time but were gretted so warmly. I cannot say enough good things about the hosts. They were a true depiction of Irish hospitality. The room was clean, quiet, and very spacious. The breakfast was superb, and they even catered to the tastes of our two toddlers. If you need to stay in Waterford, I would ONLY stay here! You'll not regret it.
- Verified traveler (10/5): - Breakfast was beautiful friendly staff great location
- Verified traveler (10/5): - The property was very neat and tidy, comfortable. The owner Phylis and her husband were very warm and friendly. Our breakfast was plentiful and fresh. The pub across the road was recommended which we found served great meals after a day of travelling . We have no negative thoughts about this property.
- Verified traveler (8/5): - We had a comfortable and pleasant stay at Ashleigh House B&B. The breakfast was delicious.
- bryan (6/5): - Easy to find if you travel from Fern.Great hosts.. The dining room seats six people so you may have to wait for breakfast The walls are thin and you can hear people in other rooms and walking upstairs. The bed was comfortable but the wrought iron frame was noisy everytime you moved it would wake you up. The beds are not king. It was a queen.
- sharon (8/5): Convenient location, quiet and clean - Lovely breakfast ...very friendly hosts. A nice pub across the street serving food all day. Good internet at Ashleigh house and a cosy lounge with plenty of local, information. Waterford town is just a 10minute drive away. Bathroom is a little cramped but Ashleigh house is excellent value for the price we paid and I would stay there again.
- Joseph (10/5): This is a GREAT B&B... - This is a GREAT B&B...
Our hosts TJ and Phyliss were absolutely wonderful...TJ writing directions and Phyliss sharing her Brown Bread recipe! The property is beautifully maintained and has NO STEPS...it's spotless, quiet, and very comfortable...breakfast was superb with Phyliss' Irish National Baking competition Prize winning Brown Bread. We'd stay hear again in a heartbeat!
- Ella (2/5): - Arrived to find nobody there. Waited half an hour and were then forced to find other accommodation.
- Graeme (10/5): - Lovely venue, magnificent hosts. Very friendly and helpful 😁
- Becky (10/5): Very nice - We were in room 1, on the ground floor, which was lovely. It had a double bed and 2 twin beds, so we used the extra bed to put our suitcases on. There were two nice chairs to sit in. Our window faced the lovely backyard with a lawn, garden and pond. Phylis was a great hostess. She told us where to find a laundromat. The breakfast choices were great - we could order a 1/2 of an Irish breakfast, pancakes or French toast. There was also fruit salad. The location was fine, not right in the city, but not far from there and also not far from a waterfall. I definitely recommend staying here when in the area.
- Elizabeth (10/5): - We really enjoyed our stay at this more traditional B & B. The hosts were very welcoming and the breakfast was wonderful! The location was central to many activities in the area if you have a car.
We stayed at several B & Bs during our two-week stay in Ireland and this was the only one that was a more traditional style.
- Denise (8/5): Nice wee B&B - We were warmly welcomed even though we were an hour later than standard check in. Rooms are a bit dated. Nice breakfast and good local advice. Good food at pub across the road.
- Jim (10/5): - We spent one night of a 9-night trip through southern Ireland at this hotel, so we had a chance to experience other B&B's. Following is our review, based on all those experiences:
Location: Outside of town on a somewhat busy road that gets quiet enough at night to not disturb your sleep - even with the window open. No public transportation into Waterford (as far as I could tell). Pub across the street.
Parking: Parking for 7 cars in forecourt.
Room 3: First floor; large room with large, operable windows facing west. One double bed and one single bed, wardrobe, closet, desk with chair and arm chair. Lovely bed linens. Nearby sitting room available for guests.
View: Side yard.
Bath: Small shower. Plenty of hot water & pressure; very plush towels; soap, shampoo & face cloths provided.
Wi-Fi: Very good. Different network for public areas.
Breakfast: Choice of several options for breakfast: pancakes, waffles, omelets, smoked salmon, etc. served with homemade brown bread. The eggs with salmon was delicious. Drip coffee on warmer or tea. Fast service in lovely dining room with small tables with tablecloths and a nice display of Waterford crystal.
Host: Very pleasant couple with helpful suggestions. Book with useful information provided in room.
Summary: Great place to stay, especially if you have a car and wish to have a first floor bedroom, as there are more than one. Hosts couldn’t be nicer and definitely the best breakfast options we saw on our trip.
- Verified traveler (8/5): - Very nice accommodation. Friendly and helpful staff.
- Verified traveler (10/5): - The breakfast are very good. The owner could not be more helpful.
- Verified traveler (10/5): - Across from Holy Cross Pub. Walking distance! Celebrated our 50th anniversary there.
- Michael (6/5): Nice little bed and breakfast - The overall experience was really good except for the fact the room was freezing the whole time.
- Fiona (10/5): Wonderful B&B - Phyllis and TJ were wonderful hosts. The room was spacious and clean and breakfast was fantastic. The bread really was the best I had tasted in Ireland (this was the last B&B we stayed in before leaving Ireland. My daughter loved being able to play with the two dogs. Not within walking distance of Waterford but there is cheap parking in Waterford.
- Girl from Texas (10/5): Best B&B in Waterford - Owners are the nicest, most helpful people in the world. Room was spacious and very comfortable. It's 4km outside of the busy city center, in the country. Loved the peace and quiet after a busy day touring.
- michael (10/5): Great b&b close to pub across the street - Breakfast was always on time and the food was great. They were always very helpful in planning our daily sight seeing trips. Plenty of parking in the grounds. The room was large and comfortable with ensuite.
- Christine (8/5): Wonderful experience! - We were so pleased with our visit! A hotel, resort or B&B is just a building. It's the people that make a difference in the overall experience when visiting an area, especially when it is out of the country. I am actually writing this three years after our visit because I remember the kindness and humor of our host. We were visiting with our two daughters and each of us remember this delightful woman whose home we stayed in. We were lost and she actually stayed on the phone until we pulled into her driveway. The room was comfortable for my family and the breakfast was fantastic. Great memories of a wonderful trip!
- alanapearl (8/5): Cosy B&B - We have a lovely stay at Ashleigh House. Our host, Phyllis, is very friendly and the breakfast that she prepared is excellent. The room and bathroom are a bit small but very clean and tidy. I consider It very good value for what we paid There is also a pub across the road, the Holy Cross, which provides very good food. My vegetarian baked pasta is very delicious! It is a bit out of the way from the town centre but it's not a problem for us as we are driving.
- Carol (10/5): Lovely home! - Ashleigh House was a beautiful place to stay. Our hostess was wonderful and the room was lovely and comfortable. Highly recommended. Thank you Phyllis!
- Margaret (8/5): - Had a good stay. Wasn't rIght in city but easy location to get in and out.
- Mary (10/5): - Wonderful and comfortable rooms. Owners are very friendly and gracious and live on site. Only a short drive to Waterford Crystal which was the purpose of our stay in Waterford. Highly recommend!
- Cathy (10/5): Nice B&B in Waterford - Nice family room in good location about 10 minutes from City Center. Our hosts were gracious even when we showed up an hour after we were supposed to check in. Breakfast was great and award winning brown bread.
- jjl (8/5): Ashleigh - Quiet B&B, good breakfast. Hard to find. Good value for the money.
- Dave (10/5): - Wonderful B&B, great breakfast, and super hosts.
- Karen (10/5): - Good stay with very welcoming hosts.
A proper breakfast with high quality ingredients freshly cooked to order.
