• Malcolm (10/5): - Very nice room and much consideration and thoughfulness to attention throughout the stay, from the hostess (Deborah). Everything perfect aside from what appeared to be thinnish walls between neighbours. Thankfully my neighbours were not too noisy.

• Verified traveler (8/5): One night stay - Slightly disappointed with the standard of housekeeping, big cobweb on entrence doors. Floor boards very creeky. Bathroom needed somewhere to hang hand towel but other than that all was good. Breakfast was excellent, so much choice and owner very nice.

• Vikki (10/5): Delightful - Delighted with this lovely place it was perfect in every way for our family break. Easy to get to and close to some lovely areas including York centre. Deborah was so lovely we will definitely be back! Kids loved it too. Deborah had kindly upgraded us to the room for 5 people with separate bedroom for the kids. They loved meeting lovely Freddie the dog and watching the birds feed whilst having breakfast. Everything was just perfect and so peaceful. Highly recommended.

• Verified traveler (8/5): Attentive Host - Very nice place with an extremely nice and attentive host. The room was clean and spacious. It was well stocked with things you might need. Noise does unfortunately carry through the rooms, but ear plugs were provided. The large bed of the room was fine, but the twin bed had very noisy springs. It would probably be fine for kids. Breakfast was delicious and had a comfortable atmosphere.
• Martha (10/5): Wonderful stay at Primrose Lodge - We had a lovely, spacious and bright room on the ground floor at Primrose Lodge. It was nicely decorated, warm and furnished with two chairs, desk and chair. The ensuite was spotlessly clean with a towel warmer and good toiletries. Deborah, the owner is friendly and welcoming. She even brought us tea upon arrival and had left delicious cake in the unit. Wow! Breakfast is cooked to order and there were many choices for a continental breakfast as well. She had good recommendations for dining and there were magazines and brochures in the room which offered ideas for activities in York and area. Primrose Lodge is well located for visiting York as it is within a few easy miles of the Grimston Park and Ride where buses into York can be accessed. Would definitely recommend.
• Ursula (10/5): Brillianf b & b. Close to bus route into York, - Bus route route saves you a lot in parking fees. Local pub Windmill was brill for food and had local pizza delivery service to your room if didn't want to venture out for dinner. Thoroughly recommend. Deborah greets you with tea or coffee and home made cake and breakfast was all you would expect from a 4 star accomodation. Rooms where comfortable and welcoming, like home. Will go there in future and recommend to family and friends.
• Fiona (10/5): outstanding service with a smile and cake! - A fabulous welcome plus tea and cake set the standard for a lovely stay where nothing was too much trouble.The owner told me where there was to eat locally,as well as indicating that the local pizza place would deliver directly to my room.There also was a separate kitchen available to guests if they wished to make something themselves. I was leaving before the set breakfast times but the ever helpfull owner took my breakfast order and delivered it directly to my room and it really was a fantastic breakfast! I will definately stay here again if I am in the area and would thoroughly recommend it in every way.
• James (10/5): Wonderful - Got in late to a lovely greeting Fully kitted room and a kitchen 10m from bedroom door. Kitchen had fresh milk. Was offered a cake and coffee before lovely owner left me to relax.Rooms are motel style but 5star many thanks I do not leave reviews very often and stay away at least 3 nights a week Many thanks Primrose lodge

• Amanda (10/5): A perfect retreat. - We had a fantastic time at Primrose Lodge. The host was lovely. Despite a torrential downpou ofrain and hailstone we were met with homemade cakes and coffee. She was very good with her local knowledge and where and how to get to places of interest. The room was fantastic and as a disabled guest I was taken care of in terms of all my needs. The range of food available at breakfast was fantastic and the full English breakfast was fab, along with homemade fresh bread and jams, croissants and cereals, fruits and yogurt I was never sure which option to go for. A perfect stay which will definitely result in a return visit.

• Verified traveler (8/5): Business trip - I think everything positive with this B&B has been said from the very warm greeting with cake, comfortable and clean room together with fresh bread and a wonderful breakfast. Would stay again. The only downside was the neighbors in the adjoining room were very noisy with the TV turned up very high but the accompanying ear plugs cut out most of this.

• Verified traveler (10/5): Very welcoming B&B, handy for York - We had a lovely two nights here, really handy for York via the park and ride, yet nice to be surrounded by fields. The main road could be heard in the room but was not disturbing. The hosts were very welcoming and couldn't do enough to help make our stay a success. The tea and cake on arrival was a nice surprise. Our room was really big; even with a king and a single bed there was space for a travel cot and still room for a toddler to dance around the room! The heating worked really well to make the room very cosy. Breakfast had lots of choice and filled us up for the day. We found the guests' kitchen incredibly useful for cooking an evening meal as there aren't too many local choices.

• David (10/5): Can't say enough, Great lodge - The Lodge was great well run and I can't remember the hostesses name, but such a beautiful person. if you want to feel welcome this is the place to stay. Our only complaint was we did not stay long enough. We traveled three weeks best place we stayed by far.
• Yvette (10/5): What a gem! Highly recommended. - Stayed one night on business. Had a lovely warm welcome from the landlady, including coffee and homemade lemon cake! The room was beautifully presented. Breakfast was delicious; a range of cereals, fruit, pastries, homemade jams and homemade bread, and of course, a piping hot cooked breakfast and toast. I would stay here again without hesitation.

• Mike (10/5): Short break in York - Primrose Lodge was perfect for us. We booked the family room as we have 3 children. The room was a good size and the layout was good. Very nicely furnished and equipped with some books and games. Breakfast was good too. We travelled by taxi to and from York city centre and it was £15 each way.
• Verified traveler (10/5): Primrose Lodge - Just returned from a lovely two night visit to York where we chose to stay at the Primrose B&B.. The room was clean fresh and well maintained. The hosts were top class and nothing was too much trouble. Plenty of options for Breakfast including some lovely home made bread and Jams. Would certainly visit again
• Colin (8/5): Overnight Stay - Very nice room and great breakfast. Booked a twin bed room, on arrival room had a double bed, but extra bed supplied. Set back from road, but still quite noisy first thing in the morning.
• Gavin (10/5): A1 ROOM A1 PRIMROSE LODGE - We booked the Primrose Lodge, for a special visit to York, late January 2015. We had to book in at Noon, to freshen up and change from casual clothes, to a suit and tie for me and a very nice outfit in my Wife's case. I telephoned the Lodge, after I booked a few weeks before and Deborah, the owner , said that she will make sure that it is the first room cleaned. Despite Sleet and Snow on the way from Sunny Suffolk, we did arrive at Noon and Room No1 was all ready for us. A lovely shade of Lime Green and contrasting ebony coloured furniture ( Our Kitchen is full of Lime Green Smeg ,Cream Kitchen Units, Black Marble tops and Dark Pine Furniture / Dressers !! ) , so Home From Home............... As the heating not programmed to come on at the time we arrived, on a very cold day, the oil filled radiator, in the room was fully on in the room , that was nice and warm. Deborah, asked if we would like tea of coffee , before we set off at 1.30pm. Brought along with delicious home mad cakes , just the ticket , as were not going to eat again 'till 6pm. We returned to a lovely warm room , soon to bed and a good nights sleep , in a very quite place. A good choice of cooked breakfast ( or other's if preferred ) we had toast, excellent eggs , bacon , mushrooms and sausage. The home made bread and preserve's, were excellent and a, Must Have. If on a visit to York, you must try Primrose Lodge , you will not be disappointed. Gavin
• Henry (10/5): A delightful, comfortable family-run Guest House, - Our choice was excellent. Travelling North and staying in Winter close to a tourist city can often be risky, but our needs were more than fulfilled for our weekend celebrating a close friend's 70th Birthday. Although dark on our arrival, we were met by our host who showed us into our delightful family room, beautifully appointed and warm. We had two dogs with us, who only came into the room at night, but as the rooms are all on one level and close to the car-parking area, they were never far away and the whole arrangement worked well. ( Good dog-walking close by too - so well behaved dogs are welcome ). There were some delightful, thoughtful personal touches too ( one of us also had a Birthday which happened to be mentioned - a little bottle of wine was left in the room with kind Birthday wishes ) and at Breakfast, a splendid range of choice was on offer, coupled with fresh, home-made bread and an impressive selection of home-made jams. Exterior signage is in the process of being illuminated, which would have helped our night-time arrival, but overall we were extremely happy with our stay and have no hesitation in giving Primrose Lodge our endorsement. The owners are almost a year into their tenure and have lots of ideas and enthusiasm for further enhancing their business. We can only wish them well and much success.
• Angela (6/5): Friendly - We enjoyed our stay & breakfast was lovely We had our own space which was private We could hear the tv next door and hear the traffic I read the reviews before booking but I was disappointed to find cobwebs on ceiling and in dinning area Breakfast area was cold but food lovely! Hot fresh bread and owner was very helpful and made sure you enjoyed your breakfast There was a smell of damp in room and some damp on wall in bathroom We Got a extra plug in radiator but I felt cold a lot which did affect my stay.

• Claire (10/5): A beautiful B&B close to York - Was a beautiful B&B very close to York. Rooms were lovely,clean and comfortable. Good facilities with tea, coffee and hot chocolate available in the room. TV with a DVD player and free wifi. Breakfast was fantastic I would recommend the homemade bread and jam! Staff were extremely friendly and helpful and would do anything to make your stay more comfortable. Fantastic B&B would defiantly be going back!
