- Greg (10/5): - The location was absolutely fantastic, the staff was extremely helpful, and the room was exceptionally clean. The only negative was the very tiny shower, which would be very tough for a larger person to use. Plus, the shower curtain was too short, so we needed 2-3 extra towels from the pool, to clean up the water on the floor. Even with that - we would definitely stay here again. Great place!

- paula a (10/5): A Jewel - Where to start...if i ever return to Santorini I would not look anywhere else than Nikos Villas. It is an intimate hotel but with the best location in Oia. I loved my room...it had a balcony with beach chairs plus a dinning room inside and outside. The rooms opened to the balcony giving the villa a fresh and crisp air. I was traveling the day before from Turkey. After 10 days, i had enough of big breakfast and just wanted coffee in the morning. I was able go to the next door coffee shop and grab a cappuccino with a croissant. My family and I loved the pool. We order wine and beer and had a mellow time. At one point we found ourselves people watching as the hiking path from Fira to Oia is next to the hotel. We had several afternoon walks to Oia for dinner and sometimes just ice-cream. The main Oia area is only a 5 minutes walk from the hotel. There is also a food market across the street that has all the necessities from water to sunscreen. In summary what makes this a great hotel is the people. They are warm and welcoming and always with a smile. I saw other patrons that have been there before be excited to comeback to enjoy beautiful Santorini but also to embrace the staff like if they were long lasting friends. You do not find that anywhere! Thank you for a relaxing time. This is what a vacation is supposed to be..
- KIMBERLY (10/5): - My daughter and I stayed at Nikos Villas for a week in July 2025. It was just perfect. The location is close enough to easily walk to the center of Oia within 10 minutes; however, it is far enough out that it is in quiet surroundings. The villa was clean and well-maintained. The A/C worked well; however, we kept the windows and doors open to enjoy the breezes. The pool area was clean and well-kept. The pool menu and drinks were great, thanks much to Georgia and Maria! And the front desk staff was so accommodating to arrange tours and transportations for us (thanks much to Dimitrius!). If we ever made it back to Santorini, we would definitely stay at Nikos Villas.

All the sun chairs look onto the sea and the mountains. The front desk staff was very welcoming and helpful. Our room has both a north facing porch and a west facing patio. We very much enjoyed our stay here.

It was tiny and there was no curtain or glass enclosure to keep water from going all over the floor. It was difficult to get the sprayer to stay in the high slot.

Walking distance to restaurants and grocery store. Highly recommended!!!

My husband & I loved the location with beautiful views of the caldera while relaxing on their terrace by the pool & bar or sitting on our private balcony. We were able to opt for delicious breakfast choices that would be delivered to our own little patio terrace while enjoying the fresh air and scenery. The location is very convenient to the walking path along the caldera, to restaurants, to town (15 min walk) & to the public buses which stop in front of the hotel. The only negative issue about this facility would be the confined shower setup for people who are very large or tall. There are no shower doors so the entire bathroom may get wet! Other than that I would highly recommend this facility.

Our room had small kitchen with table and chairs, and complimentary coffee and tea, although they were not refilled each day, we had to go ask for them at the front desk. Shower space is very small, shower handle is set low, no option to hang it high when showering, definitely something new for us. Over all very nice hotel.
- Gerardo (10/5): - One of the best place to stay in Oia. Bus stop is a minute away, the famous blue dome is just 5 minutes walk. Restaurants, shops are accessible without needing a ride. Sunset view is awesome and foods are great, locally made. All staff are helpful and so accommodating.
- Michelle (8/5): - The Nikos Villas Hotel is the quintessential Santorini experience. It is a simple hotel, but offers just about everything you might need. The rooms have beautiful views out over the Caldera and spectacular sunsets. The pool is very nice and offers lounger chairs, and seating with views. There is really excellent food and drink service at the pool. However, the best part of this hotel is the staff. They are extremely accommodating and welcome you with information about the hotel and dining in the area. The staff communicate via WhatsApp and can arrange just about anything one might want or need. Breakfast is served each day on your patio and you have many options. Breakfast was delicious. Hotel is highly recommended if you would like to stay in Oia, but not be right in the middle of the tourist center.

Nikos clicks are the important points, great location and views, clean facility, family owned and operated, and close to town. Don’t waste your money anywhere else unless you want the experience of staying in an actual cave.

- Karissa (10/5): - Such a great experience at Niko’s Villas. We had the junior suite with the caldera view - I CANNOT recommend it enough. Stunning views, amazing cave infrastructure with efficient air conditioning, and private balcony. Staff delivered breakfast each morning to our balcony, carried our luggage up and down steps, made us cocktails, provided recommendations & tips, and made transportation accommodations. Special shout out to Dimitris who was the hype man of this hotel; he had such a contagious happy energy that made us even more excited to be in Santorini (didn’t know that was possible). Recommend to anyone, especially as it is in a more private part by Oia yet a short walk away from all the shops and restraunts (along with their own nearby).

Views, pool (perfect temperature), breakfast to order on your balcony, walking distance to Oia and small village for dinner, sunset views with lovely music, comfy beds with balcony views. Heaven on earth. Staff that went out of their way !! I left a favorite pair of jeans at the hotel and they sent them in a taxi to the port! The taxi arrived 2 minutes too late, so they are shipping me my pants at no charge!! Drinks at poolside are pricey but that’s expected. The bartender was super nice, played awesome music ❤️
- Ashley (8/5): - Nikos Villas is located in a beautiful area of Santorini. However, in order to get there one must travel via bus or taxi/shuttle service up the steep mountain and then back down at the end of the stay. Matina, the lobby representative, is an exceptional person and employee! She gave us superior advice and information, and she is extremely kind and helpful. The rest of the employees were wonderful as well! It is a very nice place to stay!

Youre paying for the view which is amazing. Spent more time on the porch than the room. Staff, pool, pool bar, location, breakfast all great.

- Kevin (10/5): - Lovely superior villa with stunning views of the Caldera and only a short walk into the centre of Oia. Loved having breakfast delivered to our balcony each day. A big thank you to Dimitris for looking after us, always there with a smile and nothing was too much trouble. Also to Andreas who served us our food/drink at the pool. It’s the second time we’ve stayed here and it didn’t disappoint at all. Look forward to staying again xx
- Nataliya (10/5): - We absolutely love this beautiful place, we arrived to Santorini from night flight very tired, hotel arranged taxi for us and driver was waiting for us with my name on a paper, so it was very easy to find him, as soon as we arrived to our hotel they gave us our room right away, we were so happy 😃 that we can go and have some rest after very tiring night, they helped us taking suitcases to our room and when I saw this huge, beautiful suite, I thought it was a dream, what a beautiful room with very beautiful caldera view, very clean and bed is very comfortable, next day they brought our breakfast to our room and we enjoyed on our balcony, all stuff in hotel is very helpful and very nice, I am very thankful to each of them to help us have absolutely the best stay and I wished we stayed longer in this amazing place. I don’t have not even one single thing to say negative and I am traveling a lot and this place is just amazing within walking distance to caldera.

The hotel and location was a dream- beautiful vistas on both sides of Oia, very friendly and hospitable staff and wonderful breakfasts! It was also about a 2-3 minute walk from the busy downtown area if Oia so quieter but still convenient. We hope to return again!
- Caroline (10/5): Amazing Views and Incredible Hospitality! - We highly recommend staying at Nikos Villas! The hotel offers incredible views, amazing hospitality, and a delicious breakfast served right outside your door every morning. The hotel is nicely located outside all of the hustle bustle of Oia so you avoid all the tourists and there is a bus stop right outside the path which was a nice surprise! The customer service was incredible, from letting us check in early, upgrading our room, to even getting us chess pieces so we could play, we felt incredibly cared for. A few recommendations I have for the property would be to install a full length mirror in the rooms and add a few hooks to hang towels in the bathroom. Would stay here again in a heartbeat!
