- Marquis (2/5): - The bathroom was not cleaned and had dirty feet stains in the tub upon arrival. The other bathroom had nail clippings on the bathroom counter. The TV was on in the living room upon entering for the first time so it seemed as someone was there right before we got there. There were approximately 9 bugs on the ceiling and when I complained about all these things so that the room could be cleaned or moved, we were simply ignored and told a manger would assist us. The manager at the end of the stay was nice and thought the problem was resolved prior to my check out but I explained to her I was never contacted or spoken to regardless how many times I went up to the office or called. I will never stay w that hotel again.

- David (10/5): Like staying in your own apartment - Like staying in a one bedroom apartment. I even had my own 1 car garage! Bed very comfortable and kitchen fully equipped. Only downsides were no breakfast available and had to pay for Wi-Fi.
Located in a semi-secluded area and very very quiet rooms.

- Mara (7/5): South Mountain resort - The condo had a nice balcony and it faced the mountain, pool, and a natural wash below where we saw a javelina. The bed in the primary bedroom was comfy. The air conditioning worked well. Ample towels and linens in unit. Ceiling fans worked well. The 2 bedroom unit is spacious with 2 full bathrooms, washer dryer, full kitchen. The front desk clerks were friendly but seemed very undertrained on how to make a guest feel welcome and comfortable. We arrived after sundown, had never been there be4, and it wasn't easy to find our unit based on verbal directions given us by clerk. No map given, no info on pool or other amenities. At checkout, the clerk accepted our keys and said ok. I asked if a receipt would be emailed. She said no. Then, maybe she saw my confusion, she offered to print a receipt. The front desk people need more training.

- Lindsey (6/5): Pleasant - Size cost. Upon arrival the receptionist said I did not have a reservation. Of course , I booked through Booking.com and had a confirmation number. She then typed away and found it without an apology. She gave me my key, pointed to a map, and mumbled something about the concienge coming by with information on food and activities. Whereas most vacation rentals give you a map and a list of info, she did not. Luckily, we asked a facility person how to get to the building. We wanted to go swimming but the phone didn't work for the office so we couldn't find out the location or hours.no one came by with information.
Upon arrival to the unit, there was no light to the upstairs unit. I had to first make my way upstairs open the door, turn on nearest light, leave the door open with a stool, and go back to get bags.
We had a 2bd 2 bath, which had a great layout. However, in the primary bedroom, while spacious, both the tub, shower, and toilet had no door. Now I don't mind a nice big tub in the room, but a toilet without a door and an open shower, not for me.

- Saxena (8/5): Good service, clean house, paid wifi - We had an entire 3 bedroom house to ourselves and the pool services were great too wifi was paid and limited to only 4 devices, with the booking of 5 people it should be obvious that everyone carries one phone and one laptop and wifi should not be paid.
- David (10/5): Excellent stay - We had a two night stay in a ground floor 3 bedroom, 2 bath unit. We found the unit to be very spacious and the pool was perfect for the kids.

- Justine (4/5): - First of all, it isn't even called Raintree anymore! Its a timeshare called World Mark. Second of all, if you book through expedia it says the deposit is one thing and upon check in I was charged a much higher deposit amount. The wifi is NOT free! Which it also states on expedia. My room was so far from the pool that I had to drive my family over and drop them off. There were tons of bees swarming the pool during the day so we could only swim at night because my daughter was stung on the finger! And last but certainly not least, the hot tub is so sharp and rocky on the bottom that i scraped the top of my toe off getting out!! The only good thing was the room. Very big! A fully furnished apartment and it was clean and comfortable.
- David (4/5): - I stayed at the Raintree for 2 days The Good: the condo itself was roomy, nice space, good beds, nice bathrooms and over all nice. Check in was easy, price was low, the area around was nice, quiet, nice Pool area too. The Bad: Unfortunately we had some kind of bug infestation that started when one of us took a shower had to deal with bugs both days, we had to sweep them out constantly, then the first night a leak started and I mean Niagra Falls leak, they didn't come till the next day and basically ripped up a whole section in the roof. The floors looked clean, but were filthy we had to wear shoes inside the whole time, our feet turned black within the first ten minutes. They had Coffee, but no coffee maker. They were sold out so they couldn't move us, I had a 3 bedroom. So if you want to spend little money, get a nice space and deal with some let's call in inconveniences. OK I probably won't be back unless I'm really broke.
- Jessica (6/5): Bugs/ kinda dirty inside/ it was ok - I arrived at 3:50pm (check in at 4pm) and my room was still not ready. They were helpful with a welcoming pkg but not about my unit or my free wifi that i paid for with my reservation. If i hadnt asked about the wifi they would have made me pay. Once in the room, i thought the space was great for my family of 5. We didnt feel cooped up at all. Beds werent the comfiest. The next morning we woke up to ants allllll over the counter and kitchen floor. Thankfully that was the only place they were but we did notice different bugs all thru the room such as mosquitos and other random little bugs. Thankfully no bed bugs. The kitchen pots and pans sucked and the dishwasher didnt even work. The staff wasnt really helpful with this but i wasnt there long so i just made it work. They did let me check out late which was helpful. The pool wasnt that big but still pleasant. I did hear it got packed on weekends. Overall, the stay was ok but u get what u pay for. I probably would not come back

- Frank (7/5): Quiet nights near the desert preserve - The lodging complex is a timeshare enterprise. It is located in a quiet setting on the border of the Phoenix South Mountain Preserve. The car is driven into a garage, and a door connects to the kitchen. Popular shops are within the area. The master bedroom is connected to a large convenient shower. Heating control panel is easy to operate. The bedroom window could not be opened because the lock was broken. Maintenance tried but was not able to fix it. Toilet paper holder was broken but not repaired. Thin walls: Above us, people transformed the apartment into a playground. Children caused loud thundering noises by jumping and bouncing through the room (mornings and evenings). Staff asked them to be more considerate. Nights were very quiet.
- Gostin (6/5): Spacious, but not in a great location. - The apartment was a 2 BR/2 Bath apartment with a full kitchen, so it was spacious. It was also nice to have a washer and dryer in the garage. The pool area was really nice. There is a nice nature preserve behind the facility which is great for hiking. The staff was very pleasant. It is located in a business park. There were not any restaurants or coffee shops within walking distance. Also, a couple of our windows could not be opened because they were broken. Some of the furniture was updated, but some of it looked worn. Also, the cleaning supplies left a very strong scent in the apartment.

- Verified traveler (2/5): Disappointing stay - There was no bedding for the pull-out couch, so I called at 9:15 for someone to bring 2 sets and extra towels to our room. I was told no one was available until 9:30. At 9:45 I called again. They said someone would be there in 5 min. At 10:00, exhausted and without a shower, because the water did not turn in on in the guest bath, I went to the office for bedding. The front desk person could not give me bedding, but said someone be delivering shortly. The delivered only ONE set of bedding and one extra towel. The pull out bed was terrible! Felt like I was sleeping in a hole with springs digging into my back. There were no USB outlets in the unit, so I could not charge my phone. The air conditioner sounded like a plane was landing in our room. There are no views at this resort, unlike the WorldMark in Scotsdale, which is where I thought I had booked. There are no restaurants or upscale shopping nearby, unlike Scotsdale. The Frys, which is where I was told to shop is disappointing. I was unable to get a cake for my daughter's 16th birthday and the salad I purchased was moldy. The master bathroom is completely open- there are no doors blocking the shower or toilet, so if you are sharing with others, be prepared to walk in on someone going to the bathroom. The blinds in the common area do not keep sunlight out, so if you are planning on using the pull-out couch, do not plan to ge any sleep.

- Iquinette (10/5): Awesome Home Away From Home - Raintree Hotel was an absolute gem hidden in the mountains. I saw the pictures before booking, but I had no clue what I was about to walk into. Check-in was easy, and to my surprise, right after check-in, the hotel had a welcome desk where the young lady would help with anything visitors may need locally. That was a first and very, very. Our two-bedroom and two-bathroom suite had an attached garage. Unloading my SUV inside a covered garage was helpful and provided a sense of security. The room was clean, the beds were very comfortable, and everything I could ask for was a place away from home. We used the swimming pool area, which was nice. I noticed a barbecue area, a ping pong table, and an ice machine. Again, things that provided comfort to guests. Overall, I highly recommend it and would gladly go back again! Had I known that this one-night accommodation provided so much ease, I definitely would’ve booked for longer. N/A

- David (1/5): A stay from hell! - Nothing. It was the worst stay I have ever had. There is no Raintree sign at South Mountain. It is called Wyndham. It is not what you would call a usual accommodation either, it is more like a condominium complex. Of course, no explanation was given in my reservation confirmation. This is something that has never happened and I have stayed at hundreds of accommodations. More importantly, it was impossible to find late at night, and when I did finally arrive after driving around for over an hour after flying in late to Phoenix, the front desk lost my reservation. In all my years of traveling this has never happened. It took them over 30 minutes at 2 in the morning to find my reservation. Then, they gave me the wrong key. The room smelled stale and I had to open the windows. When I finally got to bed at 3, I had my short sleep awakened by the sound of construction work outside my window at around 6:30 am. I had had it at that point and left. I let the front desk know of my experience, they patronized me, but did nothing. I have contacted booking.com and raintree, but neither have responded. I asked that I be refunded for the stay.

We were only a couple, but with a living room, two baths, (one amazing with tiled walk-in shower and a huge soaking tub. Other bath was a tub with shower, so we could both bath at same time. Living room was large and comfortable. Garage so drove in and felt very safe as enclosed.

This location was perfect for us and the privacy was great. The room size was also perfect for us. My grandchildren loved the pools. Unfortunately the hot tub was unavailable our last night. It was perfect, but for 7 people we could have used more beach towels. But we made do and did not request more at the office.

- Catherine (5/5): Not a great impression - especially since they are trying to sell timeshares at the property. - location was good for us. setting was pretty. the suite we stayed in was pretty tired - headboard broken in master BR, kitchen cupboard doors scratched and one hanging from hinges, sofa in living room dirty, broken fireplace screen, broken verticals blinds, vey small TVs with very limited channels, difficulty with wifi (which is an extra charge) - we were in with tech support for 45 mins and they never could get it to work for us.

Great location - near all Phoenix has to offer but still tucked in to the south mountain hills with hiking and a feel of being “away from it all”

The pitch was misleading and they said they couldn't finish the pitch without my spouse present. It was frustrating to experience that in general. Room was tidy. - Brad (2/5): - At check in they downgraded my reservation from a 3 bedroom to a 2 bedroom, my poor 18 year old son had to sleep on a dirty old sofa bed. Our room was not cleaned, crumbs all over in the kitchen area, dirty sheets with stains on them but worse of all there were nail clippers in one of the bedrooms on a night stand left from whoever had the room before us. Do not stay here@

- Christine H. (8/5): Great location for South Mountain Park Access - We love staying right at the edge of South Mountain Park. This particular unit was fine - nothing fancy, but fine for our family of five. The pool area is very nice. The property is well managed. We did not appreciate having to talk with a salesperson at check in regarding an opportunity to buy into something that sounded like a timeshare, it was unpleasant and unwelcome. The blinds in the master bedroom didn't close fully, and it would be nice to have some area rugs on the floors. The second floor location was nice and we enjoyed desert views from the patio. Overall a good value for the price and we would return to this unit in the future.

No record of the phone request. We were able to use the pool but were not given a key, so a hassle to get to restroom, car, etc.
Had to leave at 3:30 for a balloon ride, room was ready at 3:45; only 15 minutes early. We didn't get back until 10:30. Only in the room from 10:30 until 7:30 when we had to leave for airport. Felt like the "VIP"s were highly prioritized over us.

- Javelle (2/5): - My bed broke as soon as i got in. I struck my head and arm, but was okay. The next morning, my children got into the pool, there was a dead mouse within it. I tried for four months to reach a manager, but i never received a return phone call until I asked for a partial comp for the room. Needless to say, I won't be going there again.

- sheri (2/5): - Two weeks before I was supposed to check in I got a call saying they were changing my resort. Moving me from a 3 bedroom to a two bedroom at another resort
- Verified traveler (8/5): Spacious, but...prepare to pay for internet - Great property with spacious rooms. Convenient location. Check in was easy and we were provided lots of info about the surrounding area. After confirming there were 3 in our room and told we have a password for wifi when we checked in, it turned out to only be good for 2 devices. When I inquired about not being told it was limited, the staff was rude and told me I have to pay. The internet here is poor, but with bad attitudes and no offer to comp wifi for 1 night due to miscommunication, I wasn't purchasing wifi. Of all things to be stingy and rude over.
