• Michelle (8/5): - needed a good update-repaint, minor repairs, confusing to find place/with reservation-was a recent death of owner so understandable, mahalo for continuing the reservation and the upgrade to a slightly larger place, security was basic-better locks on doors preferred but small town so didn't feel unsafe, laundry availability was much appreciated, basic selection of amenities, about 1/2 hr drive to volcanos park,
• Ron (6/5): - This was not what we expected. Unfortunately, because of a sudden death, communication with business was not easy. We appreciate that our reservation was still available when we arrived. Once we located the plantation house, we were greated by mourning family and directed to our accommodations. We had a spacious home, but it was very well used and showed it's age. Unfortunately, we do not believe they will continue the cottage business.
• Kiara (10/5): - I did not realise that we were staying in a plantation village, with multiple accommodation. I had made a request for two beds and, as it was a slow time of year, we got two bedrooms. Pahala is a very cute town (and currently the only one with a grocery store as the one in Naalehu was no longer as at 28 Jan 25). The people were also really friendly. The only thing to consider is the roosters. If you want to sleep in - close the windows. We didn't, as the black sand beach was all ours at sunrise, then came back to Pahala for coffee at the Ka'u Coffee Mill.
• Verified traveler (10/5): Awesome - It was a wonderful place to stay! We enjoyed that the kitchen had practically everything needed to make meals, and the house was perfect for our family vacation!
• Melanie (10/5): Comfortable Home Base for Adventurers - We had an amazing time on our trip. The cottage is clean and stocked with everyday kitchen items like pans, plates, coffee mugs, coffee pot etc. Dish soap is provided. We were thrilled to see a washer and dryer! The beds were comfortable as well. There is a full sized refrigerator to stock with food you can pick up from Costco in Kona. I loved the landscaping and enjoyed looking up all the flowers. We were able to drive less than 10 minutes to watch the sunrise every morning at the Black Sand beach! The Volcano is only a 30 minute drive as well. We were pleasantly surprised to find the Punalu'u Bakery 20 minutes away for the best breakfast! Overall we felt very comfortable staying at the Pahala Cottages.

• Kelly (10/5): Historic charm - Chefs kitchen - Music - I love the historic charm! No frills residence with all the kitchen gadgets for your group. Perfect place for groups and someone who likes to have a place to cook. Lots of options to relax on the many sofas or outdoor areas with a morning coffee. A symphony of chickens and local birds is always in the background. We fly into Hilo and pick up groceries on the drive. The piano and other instruments are available for a jam session or creative play.
• Kelly (10/5): Quiet spot away from the crowds - Perfect no frills location. Loved the full kitchen stocked with all the right gadgets. Full laundry and wifi. Perfect location to visit Black Sand beach and volcanos. Big yard for the kids to play outside.

• Kimberly (10/5): - She was so kind and welcoming. Yes it's not the most modern. It was an amazing plantation house! Old wood floors and a beautiful porch. I loved it. Pahala is a great small town. This is the perfect place for a slow, relaxing and quiet vacation.

• Gerald (6/5): - The cottage was intended to be used as a place to sleep for the night after visiting Kilauea and served that purpose well. Beds and linens were clean and in good condition. The cottage is old and is need of major repair (plumbing issues). Overall, a good place to stop and rest for the night rather than driving HI 11 to Kohala in the dark.
• Talya (6/5): - We chose this place for the two bedrooms, kitchen and location (between Hilo and Kona- not in a big city). The space was really generous with two larger bedrooms (one with queen and one with two beds), Jack and Jill bathroom, a kitchen, living room, laundry. We loved being out of a big city- about two hours from Kona and one hour from Hilo. Take this into consideration if you plan to be in a city on some days. Parking is right in front of the door which was really convenient and internet was very fast. Communication with the host was good (via text mostly) and directions to the place were sent the day of arrival. Although not in a big city, don't expect quiet! There were chickens, cats and other animals which were very loud, especially in the morning. We loved it- but for those who need quiet, it's good to know. There is a unit sharing a wall with the one we occupied and the people in there were very loud (and used choice language I would have preferred my own children not hear...); we could hear every word and assume they could hear us as well. The biggest drawback was the kitchen- there were bugs in the drawers, and the dishes and items weren't terribly clean. We ended up buying disposable utensils and easy to prepare food to avoid use of the equipment in the unit. We realize that the big island is known for bugs, but this was a bit outside our comfort zone for the intended purpose of the space for this trip. These are good to know items before booking! Many pluses.

• Sean (10/5): Super cute! - This little house was so cute!! We loved It! It is an older house so It dose have it’s little noises here and there but other then that It was PERFECT! The host was EXTREMELY kind! Will definitely come back!!!!!

• Julia (10/5): - The property is a cute cottage that reminds you of your Grandma’s house. It was a great price and close to the beach and Volcano park isn’t too far so it was Perfect for me. The host is very friendly and met me at the cottage when I arrived.
• William Mark (4/5): - It's cheap and close to Hawaii Volcanoes NP. There are no "cottages" the accommodations are POORLY maintained large old homes. The first location we were given smelled of urine in the bedroom and closet. The microwave showed signs of a fire and was rusted inside. The refrigerator had not been wiped out. The bed had an old matress pad on it to hide the fact you could feel the springs because the matress was so old. The bathtub was rusted and had mildew and mold on it. All the furniture looked old, dirty and worn out. We complained and were offered other locations immediately. The second location did not smell but was as old, as poorly maintaned, and as dirty. We had to kept the windows open and the screens fit so poorly there is no way to keep out bugs. This last item is completely unbelievable but true. One of the windows on the front porch had NO GLASS in the top portion of the window. There was only jaggered edges of pieces of glass where the window pane should have been. There was a screen on the outside. Anyone could have entered with very little effort. Our reservations were made 6 months in advance. I felt we were given the worst place possible and only given options because we complained. I would NOT stay at this location again. I have pictures and if I find a way to post them I will.

• Denise (10/5): - Love the area. House is clean, but walls, ceilings and corners to be dusted. And the shower curtain was moldy. Other then that WE love staying in a OG plantation house it brings so much memories of our grandparents who lived in plantation homes just like these. Thank you Julia.

I grew up in a plantation home, and let me tell you this home brought so much great memories for me. No central AC but who needs central AC in a home with lots of open windows and breezy air. Great place to stay!
• Renascence (10/5): - We got the whole two bedroom fully furnished cottage to ourselves. The price per night is very cheap considering that. Moreover, it has a fully equipped kitchen which was a life saver for us. We were on a long trip and were able to cook multiple food items that lasted us for the rest of the trip. The owner was very considerate and communicative. We arrived late in the night and had trouble finding the cottage. She came out herself where we were and guided us to the cottage. She was also very helpful regarding late checkout too. My husband needed to get some work done and she let us stay several additional hours. One downside is that there are noisy roosters in neighbouring house. So be mentally prepared to wake up very early in the morning. Another issue is that there was no shampoo, soap/body wash in the cottage. Despite those, we are very happy with our stay and would recommend it to anyone.

• Lesa (2/5): - Bugs! My teens couldn’t sleep because there were bugs in the bed, crawling on the walls and lamps. I couldn’t take a shower because all 3 showers were extremely disgusting. We did not feel safe, there were no locks on the doors and windows. We reserved a cottage for 8, the lovely host upgraded us to a bigger cottage without telling me. Nice enough, but we did not get washer/dryer like we were expecting. House layout was very strange, we kept getting lost, it reminded us of the Winchester house because it made no sense where everything was, like the weird sink by itself, between beds in a bedroom.

Place was old but very clean and comfortable, and had just about everything I needed (kitchen sink stopper or dishwashing tub, wine opener, and soap for the shower are the only 3 things that were lacking). Would definitely stay here again.
• John (2/5): - Our stay was a complete disappointment. The host placed us in a different location than what we booked, claiming it was an 'upgrade,' but it was far from it. The place reeked of being stuck in the 1900s, with outdated furniture that was incredibly uncomfortable. The kitchen felt creepy and unkempt, and to top it off, the shower had a noticeable hole covered in duct tape. It's unacceptable to market this as anything other than a rundown, subpar accommodation. Avoid at all costs."

• Tamra (2/5): - The communication with Julia was excellent but…… The house was so gross & unlivable. They need to tear that place down. It’s full with bugs and bugs on and beds. There’s barking dogs & lit ones where you cannot sleep at all because they are barking all hours of the evening and night. There’s no restaurant in the town either. It was awful!

TYSVM to the kind hosts who were thoughtful enough to concisely communicate what food options are available in this very small country town. We would have been stuck without it, so we shopped for our meals. Thanks to their FULL kitchen (including all pans, plates, silverware & even spices & dried tea). SUPER GENEROUS & we felt as if we were staying in someone home. MAHALO TYSVM & MAY GOD RICHLY BLESS YOU!
• Jay (4/5): - First the Good: Our cottage had a lot of room - two bedrooms, a kitchen, a large living room, along with a kitchen and a laundry room. The washer and dryer were quite new and very good. It's also in a pretty good location - the Volcano National Park is quite accessible as are the attractions in the other direction including Green Beach and the Southernmost point. The Not-So-Good: This is an old place. Not sure when it was built but the standard of construction and upkeep is not high. The place was dirty, including cobwebs all over the place, inside and out. My feet felt dirty just walking barefoot around the inside of the house. A window pane in one of the bedrooms was missing. Not broken, just missing. Plus we shared the house with a lizard or two who can freely come and go beneath the large gaps around the doors. And, unfortunately, the morning we left someone stole the plastic cover from one of the rear view mirrors on our rental car. So that make me think the security of the neighborhood is not very good.
• Christina (6/5): - The good: the house itself was big and cleaned. The beds were comfortable. The owner was communicative and friendly until we started complaining. Provided laundry service one day during our week. Made sure we had everything we needed to cook and live for the week. The bad: we had expected a plantation with crops all around. This property is basically in the middle of town. No crops visible. The houses behind ours had what looked like fighting roosters and lots of dogs. They BARKED and COCKADOODLED all night long. Every day. No break. Though I must admit after the 3rd day I slept through it. The house was termite infested so many of the drawers were coated in termite dust making them unusable. The bed covers also had some kind of tiny round bugs, not bed bugs according to google. The shower stall was clean but about to fall in from either rot or termite. This place would be great without all these issues!
• Shane (10/5): - Julia is great to work with. We rented a small cottage, but got a huge plantation house all to ourselves. Amazing place. Closer to Volcano National Park than Hilo.
• Ric (8/5): Peace and Quiet .... - The picture displayed is not what it looks like. The property owner was very communicative and pleasant. The property itself needs renovations, i.e., venetian blinds, ceilings, lamps, over head lights. Over all, it was great to be able to cook, do laundry, and parking is just at the front door. Great internet and Cable TV after a young lad came over and fixed the cable modem to the TV. The town is very very country. Everyone is in bed by 9PM. You need to go grocery shopping BEFORE getting there as there is only a LONGS Pharmacy, Bank of Hawai'; and the US Post Ofice at the corner block. Property is located across the Catholic Church and Catholic Cemetery. Ka'u Coffee Mill is up the street, about 2.5 miles from this location and was a pleasant tour on how KONA Coffee is originated and made.

• Kandice (10/5): - Absolutely loved our stay at the Plantation. Truly a hidden gem. These properties are beautiful. The walls truly tell a story of days gone past while you’re resting, rejuvenating and enjoying connecting with your loved ones. Every building is designed uniquely and is one of a kind. We hope to back for a longer stay in the future.
• Angelique (8/5): - Let your customers know there’s like 20 dogs next door that bark through the night, I left early due to this. I will no recommend this cottage at all.
• Dale (2/5): - Place was so sketchy we decide not to stay the address was not on the door and they said they would leave on a light. Everyone had on lights. Dogs barking chickens crowing. Sketchy people all over. Didn’t feel comfortable so we left. Would like to get a small refund but we’ll see.
• Trevar (8/5): - This is a unique plantation style house. It is very spacious and filled with beautiful antique furniture. It has a full kitchen and dining area. The porch out front is an amazing place to relax in the evenings.
• sally (4/5): Cocoa doodle do! Bark bark bark - Neat cottage which could be nice with some simple updates and quality beds and bedding. Beds were old and poor quality, sheets don’t stay on and no mattress cover do on a bare old mattress (yuck). Bathroom smelled of pee, maybe was the rotten floor. Main issue is the roosters and the dogs. Unless you’re deaf you won’t be able to sleep.

• Nancy Vivian (10/5): - This is a very interesting property that allows to experience traditional living in the islands. It may not be for everyone, but if you understand that this is not a resort stay you will find it charming. It reminded us of the type of accommodations that you find in the rural areas of Europe. We had made reservations for a 1 bedroom cottage but got a 3 bedroom house instead. It had windows all around and ceiling fans that kept it nice and cool. Julie was very accomodating and graciously allowed us to store our food in the refrigerator much earlier than our check in time. We did stay only 1 night and went back to our timeshare because they didnt have any vacancies for that night :( but it worked out really for us. It is not far from the Volcano National Park.
• Verified traveler (10/5): Clean & quaint home with a relaxing vibe. - Last minute reservation because the nearby campground was closed to high wind. Julia provided excellent communication and assistance with directions. The TV didn’t work, however I was able to stream video from the provided Wi-FI connection. Fantastic experience in an plantation style home. Would absolutely stay here in the future.
• Micaela (8/5): - So, we stayed for five days and I have to say that even with a few hiccups, we enjoyed the stay. You are staying in the jungle in Hawaii, if you expect not to see geckos and bugs then go somewhere else. This is part of the area, part of the expirience and you kind of just need to realize that older plantation houses in the jungle are just that. It had everything we needed and lots of space. I would stay again.
• Beverly (8/5): - This property is convenient place to stay while driving around Big Island. For its price, it is very good place to stay, with full size washer and dryer and kitchen (except dishwasher) There are no stores or restaurants in the area, so it is advised to bring your own food for breakfast, etc. (there are restaurants in Volcano Village, approx 30 minutes away). Lots of animal noises (frogs, birds) which give you the feeling of being in a tropical rainforest (which it is) and lizards and insects are to be expected in that environment. The caretaker was very responsive when we texted her, and brought us what we needed.. This is not a luxury resort, it is a inexpensive cottage that is convenient to Black sand beach and Volcano National Park, great for families that prefer more space than to share a single hotel room...
• Verified traveler (2/5): Pink eye and dead bugs - This was by far the worst and most filthy place I have ever stayed. There were ants on the walls, counters, floors and the table. There were 15+ flies in one of the bedrooms. The floor was so dirty my children’s socks were disgusting within 2 hours of walking around the house. We booked a 1 bedroom cottage and ended up being sent to a different location which was a 3 bedroom duplex. There were dead bugs in the silverware drawers and every single surface in the house was dusty and dirty. The blinds were broken, the bathtub has a hole on the outside. On top of it all, my daughter ended up with pink eye after sleeping in the bed. We were so exhausted from traveling we didn’t spend much time evaluating the beds and just put our sleepy kids to bed. There were dogs barking all night, roosters and dogs that woke us and our toddlers up at 4:30/5:00 am. This is by far the worst place we have ever stayed. I’ve slept in €15 hostels that were more comfortable and cleaner than this place. I don’t know how there are positive reviews for this place. Had we not been so worn out from traveling, we would NOT have stayed here.
• Dennis (8/5): Memories of the past. - Reminded me of my Tutu house. It’s an older home but it served its purpose which I am very grateful for. My family had a place to stay while visiting family.

• Giulia (2/5): - I think I have never seen such a dirty and old house. maggots and worms on the beds and light fixtures, dead midges near the shower and cockroaches. The sheets had a terrible smell. Stay away from this property
• Susanne (8/5): - Really neat cottages. Love the decor. Management was very responsive to my concern/allergy and moved us to a less buggy unit.
• Verified traveler (6/5): Rustic vibe - This was the most affordable option for our trip to Volcano National park (30min away). And we wanted a bit of a laid back, cottage vibe to our stay. The unit we stayed in is spacious, a 3 bedroom house with full kitchen. Some things to note, when we arrived it was after dark and the sounds of agressive dogs in the neighborhood had us terrified. In the daylight it was easy to see dogs were fenced in, but are close to the property and very loud all through the night. There were earplugs provided. The bathroom is accessed only between two of the three bedrooms. The kitchen had a good amount of cooking tools, but lacked a few basics a hotel would have (coffee/filters). The beds were cozy, on the firmer side.
• Jean (2/5): - The picture is not what we wer offered to stay in. We got a 1940's house that was next to chickens and dogs that made noise all night. It is implied in the ad that the cottages are onthe same porperty as the main house and they are 2 blocks away.
• Mary Jo (8/5): - It was a very inexpensive Stay. The place is more set up for college kids looking for a bargain and it is located very close to volcano national park. It was very clean, and felt very old world plantation style. The host was very communicative and flexible with our arrival. It met our needs. Many rooms many beds Lots of places to sleep. Uncomfortable mattresses.
• Gary (10/5): - Stayed in a charming and spacious cottage with full kitchen that was formerly teachers' quarters for the plantation. The proprietor (Julia) is communicative about check-in instructions, super friendly, and accommodated our request to use laundry facilities. Would stay again, especially if visiting Volcanoes National Park, Punalu'u black sand beach, and Papakolea green sand beach.
• Gina (10/5): - I was super happy with this place it was way more better then I expected had everything I needed I felt like I was home I highly recommend it close to black sand beach and the volcanos
• Joshua (2/5): - Communication from the property manager was not good. Arrived a little early to the small town with no instructions on how to get to the property. Address per Expedia went to their office but nobody there. Called the number and the gal didn’t return my call until about an hour later. She said she texted instructions but neither I nor my wife received the text. Gave her my number and she said she would text instructions while we were having lunch waiting to get in at a nearby town since absolutely no restaurants in Pahala (only small grocery store and drug store). By the time we drive back there, still no text (about another hour later). Finally got in touch and she gave verbal instructions on the phone and we did find the place. Right away noticed neighbors with broken down cars in front yard. Didn’t look super safe. Also heard roosters crowing a lot, which several people commented on in the reviews I later discovered. Inside was ok…but older house. My wife wasn’t completely comfortable there when looking around. Ultimately we decided we didn’t want to stay there and left after 20-30 min. Called the manager to see if we could get any kind of partial refund. She called late afternoon the next day while we were out of service range. I texted back when I could and explained issues. She never responded again. Out $400 :(
• MINGQING (4/5): - In very small town, no restaurants nearby, great place to see stars. House is very old, need to be cleaned, the second bath shower really needs remodel, the hot water barely comes out, and is very old and ugly looking, so my kids didn't want to shower there. The sheet wasn't very clean in the bedroom 2, there were hairs on it. Insulation is bad, when someone flush the toilet in the bathroom 2, it was so loud like a bomb. kitchen faucet was rusty. cups were dirty, like haven't be used and cleaned for a long time.
• Samitra (8/5): - My family enjoyed the historical portion. It could have used some updating with some things and new beds. The owner was very nice and helpful when we needed to extend our stay, so i really appreciated that.
• John (10/5): - We stayed in an older home which I liked. Plenty of room and has that "character" only an older home has.
• Stephen (8/5): Not for light sleepers, yet otherwise great. - These cottages have a great history, and the owner had outstanding communication. The roosters and neighborhood dogs like to be active, even during the night. Yet it has the true local feel and was worth a bit less sleep. As others noted, this is not the place for restaurants / nightlife (outside the animal noise nightlife), and the places being historic, there are a few quirks to them. Yet a pleasant stay overall.
• Ian (10/5): - Lovely cottage with well equipped kitchen. Owner very communicative with directions to the property.
• Jason (6/5): - It was nice you got to expirence all of what hawaii has to offer in staying in a house there. No complaints.
• Daniel Adrian (10/5): - This was a fantastic place to stay. There were only two us us but we had the main bedroom, a second bedroom, plus a day bed and couch. Full and complete kitchen with real appliances although we didn't end up doing much cooking as we spent much of our time touring. We loved spending time in an authentic town versus the resort-style tourist places. Be aware the local roosters start crowing early so if you like to sleep in or are a light sleeper that can be an issue but we didn't mind as it put us right in the heart of the local culture and allowed us to get our days started early which we needed because there is so much to see. If you want restaurants and nightlife or the most modern facilities this is not the place for you but if you want to live like a local in a historic building, you will love this place.
• Therese (10/5): - Beautiful charming cottage with a lot of character! Amenities were adequate for our needs. The bathrooms and mattresses are in need of some updates, but the cottage was clean and bug free. The TV was brand new but we couldn't figure out how to get it to work. It had three separate remotes and we probably needed an instruction manual! We will stay here again on our next visit.

We absolutely enjoyed staying here for the weekend! It felt comfy and cool! We love the old antiques in the home! Makes you feel at home! Thank you Julie for being a great host! We’ll definitely be back!!

A little grocery store is a short walk as well as the Post Office, bank & pharmacy all in one spot. Julia, the owner, is a gem, came to visit & we chatted on the front porch as if we had known each other forever. I felt as if I fit right in. Be prepared to wake up to roosters. • Beth (10/5): Can't Wait to Stay There Again! - Absolutely charming cottage supplied with everything you would ever need. I loved the furnishings and the artwork. My only complaint is the bed was too firm. I should have checked out the other 5 beds.
• Kate (2/5): - Unsafe, uncomfortable, unpleasant. It was not at all as expected. We were supposed to have a 1 bedroom cottage but instead had a large dorm-style suite on an old sugar cane Plantation. The locks on the doors didn't seem to lock properly and maintenance people came into our suite without our permission! They said they lost power downstairs and had to access the braker, but we still had power in our unit. It was also very noisy with work being done and chickens in the early morning. Finally, it was not very clean. There were bugs and geckos inside and I woke up to a white powder all over my stuff (not sure what it was). We woke up and 4:30am to get out of there ASAP.
• John (2/5): - If you're thinking of checking in after dark do not book this place. The directions are horrible. Told to look for a gas station then make a quick left. The gas station is abandoned and you can't see it at night. If you love trying to get to bed with a neighbor's dog barking until midnight, and then waking up to the sound of roosters at 4:45 a.m. then this is the place for you. I would not stay here again even if you had a gun to my head.
• Danny (10/5): Best place to stay to get to Volcano - Julie was wonderful, welcome me to the exact spot I was staying and lovely to talk to. The area is peaceful. And natures sounds all around was just relaxing and stress free
• Verified traveler (8/5): Very Beautiful Historic Home - The property was lovely -- everything very clean, comfortable and cozy. The home had beautiful period character. The proprietress was very hospitable and cleaning staff was accomodating and gracious (didn't hurry me when I needed a little extra time to vacate). As far as sleeping goes, this place is ideal for early risers as there are lively roosters in the neighboring yard to wake you at the crack of dawn.

• Gregory (4/5): Roosters R us if you like to wake early. - The listing is misleading. The place was a duplex house from the 60's. Everything was old and beat with a cover over the couch. The bathtub caulking was gross. It was in the little town with neighbors who had roosters which crowed from 5AM till dark. Then dogs randomly barked all night. The internet was fine. The TV was internet only and you will need your Netflix credentials to watch anything. The owner was friendly, but the place is not as advertized.
