Quite a few cobwebs evident and shower fittings in need of attention.
Lovely to have tea and coffee making facilities with the added bonus of a biscuit.
Outside area needs a good spring clean.

Be careful about following Google maps to this location, it took me along very small country lanes when the property was only two minutes off the main road. Highly recommended. Thank you

It was good for a stop over not sure I would want the say for more than a day but it is good value for the money and I may well use again.

- Paul (8/5): All in all good - I enjoyed my stay here. I felt the host cared about my stay and tried hard to remedy the wi-fi issue. Good points are the room was clean and comfortable. The shower was good. The food was tasty. Not so good points are the room is a little on the small side and was cool on entry which surprised me as the previous two days had been hot. The wi-fi would not connect to my laptop but would to my phone so I was able to use my phone as a USB hotspot with great effect.

Overall very clean, only let down by the rusty rails in the bathroom. Wouldnt put me off staying again, it was so peaceful and comfortable.

- colin (2/5): - the rooms were very cold, we were told the heating comes on later! the owner put the heating on for a short period, no heating at 7am, left at 08.45 and still no heating.The whole place is unkept, untidy,limited tea/coffee fascilities all grimey. Decided against breakfast ,plastic tablecovers and sticky! The bathroom light did not work, toilet seat was hanging of. Does anybody ever bother tocheck the standards of these properties?
- clare (8/5): - Nice little bargain stopover, on my way back to Essex from the South West. Nice and clean, friendly manager, easy parking out the front. Breakfast was small but tasty.
Only complaints are that the bed was a bit hard and the hand rails in the bathroom are really rusty and bring down the whole quality of the room, sadly. They could easily and cheaply be replaced with plastic ones, so that would definitely be my recommendation to the manager.
Walls are paper thin, so bring earplugs, as you can hear everything being said/done in the room next door.

- Verified traveler (8/5): Clean but horrible bathroom. - The room was clean. However the bathroom was in a very poor condition. Rusty hand rails and as this also had a disabled shower seat, all I can say that too was stained brown. The shower head was also in a poor state. It put me off.
Breakfast was good.
Host was very pleasant and welcoming. Quiet spot.

- C (8/5): Bed and Rested - Because only the check-in START time was listed on hotels.com, it was only after booking that I discovered there was an end time. In fact, 'twas only after traffic hold-ups forced me into a services on my journey down...
Fortunately, the gentleman I spoke with on the phone was very pleasant, understanding, and able to offer a solution that meant I was still able to enjoy the room despite ultimately arriving around midnight. The peace and view of the location was gorgeous, the room spacious, the bed comfy, and the shower fulfilling.
My only slight grumble was that breakfast didn't start till 8am the following day, meaning I had to set off again before taking advantage of that (previous B&Bs have offered me a 'grab-and-go' bag in similar circumstances). But if I'm ever down in this direction with more time on my hands, I'll be sure to check the availability here first.

The room and bathroom require a lot of TLC, rusty handles in the shower room, electric shower leaks, toilet seat needs replacement
- Wilfred (2/5): Dont stay here - TERRIBLE! The sheets had clearly been slept in and there were hairs all over the bed and on the pillows. The bedspread was badly stained and looked like it hadn't been washed for a very long time. We complained and the man assured us that he had put clean sheets on, but said he knew that the bedspread was stained!. He said he'd put some different sheets on it we stayed. I didn't want to stay but we said we'd go for something to eat and then decide. As we had paid and it was a long drive home we went back to see how clean it was. The host seemed really surprised, he was rude but said he had changed the sheets. I lifted up the pillows which were the same ones and found the same hairs and stains so clearly he hadn't expected us to return and was leaving the same dirty sheets for the next person. Trapped in the other pillow was a really long dark hair. We left, there was no way we could stay in such a dirty horrible room. We had to pay to book another room in another hotel as the journey back was too long.

The room was cold to the point the bedding felt damp. Turned on the radiator, but after and hour still no heat. The walls had no sound proofing, so much so, you could hear the next door room's television and the otherside was someone who snored.
Breakfast was missed due to not served from 8am. Good point, generally clean.

- Thoms (10/5): - I have stayed in many B&Bs around the country over the years and The Cottage at Marsh would definitely be in my top 5. The bed was really comfortable with spotlessly clean bedding and quality pillows, room was also very clean with all that is needed for a shorter stay. Although the electric shower looked a bit dated it was fantastic especially being a walk in shower room. I cannot fault Chris the owner or his breakfast, he always had time to chat every morning during breakfast before i left for the day. The surroundings are lovely and so quiet being on a small road. Parking is perfect (off road) opposite the property. Access to the main A303 is very close and just a short walk down the lane is wonderful fields with a couple of resident horses, the opposite way up the lane within a couple of minutes walking distance is a lovely country pub called the Flintlock serving excellent food if you decide not to venture out further afield.
The only small negative would be the TV was a bit small and was hard to see when a program had subtitles but that’s only my opinion. The most positive thing i can say apart from Chris and his B&B is the amazing price!!! The best value for Money you will get from ant B&B.

Due to train strikes, I arrived at 9:50pm and the host was waiting for me to arrive which was really lovely of him. I did email in advance however, they said they never received it so don’t message; call if late.

Everything was clean and easy to use. Breakfast included (even though I did miss it twice as it finishes at 9am) cereals, tea, coffee, mini full English but very tasty.
Only thing was that the shower head had black mould and the rails in the bathroom were very rusty. Room can get damp in the evening but not anything major.
but other than that; very clean, comfy and convenient. Good rate for the price!

- Verified traveler (6/5): Bathroom needs work. - The owner was very pleasant but the room was well below standard even for the price. Sadly this is negative review due to the state of the shower room. The toilet was loose and moved about all over the place meaning water was leaking all over the floor. Not hygienic at all. The shower head had black mould all around it and was very poor in power. There was rust on the handrail in the shower also. The bathroom needs a complete overhaul sadly. On the plus side the bed was comfortable. My sleep was good. If you choose the breakfast option you may need to have more to eat late morning as the fried breakfast consisted of one sausage, one egg, one bacon, one tomato and toast. The bathroom let it down I’m afraid.

- Eric (8/5): - The room was clean and adequate for our overnight stay (although the walls were a bit thin - next door came in at 2.00am and were VERY noisy). The large windows looked out onto the patio area which was also the walkway to the other rooms and reception, but there were net curtains.
We found that the only real downside to the accommodation was the position of the toilet in our bathroom - were are both small but if you were any bigger it would be difficult to squeeze between the toilet and the sink in order to use the toilet.
Having said that we enjoyed our stay and would stay there again .... the breakfast was VERY good!!!!
- Kim (8/5): Good value budget accommodation - This is budget accommodation but the tariff charged reflects that. It's in a great location with easy access to the A303. My room was dated but was clean and had everything I needed for an overnight stay. Free wi fi, good amount of tea and coffee with a pack of biscuits. Bathroom was clean with towels and toiletries. The electric shower was erratic with temperature control but other than that everything was fine. Each room has a table and chair in the outside courtyard. I had to leave before breakfast was served (starts at 8am) so can't comment on that.
- Lindsay (10/5): - Everything was excellent about this B&B You had your own private entrance to your room, a comfy bed with soft pillows, a spacious shower room, tea/coffee and biscuits toped up regularly. Your own patio table and chairs, fantastic breakfast and great off road parking facilities. It's just a superb location for visiting the coastal seaside towns of the Jurasic coast and South Devon, The Seaton tramway, Walking in the Blackdown hills, and visiting the pretty villages with beautiful old pubs serving great food.

bathroom was not well laid out with disabled hand rail making the toilet difficult to use and generally most of the hand rails and disabled support items were very rusty and it looked tired. beds were clean but quite firm so didnt sleep so well.
Walls were very thin and the noise from next door kept us awake for some time although the occupants were not being noisy at all just moving about, chatting quietly and plugging items in and out but the wall let every murmur through which wasn't great as we had to be up and away early.
We didn't want breakfast because we were leaving early but no discount was given which was disappointing.
on the plus side it was cheap but I would rather pay a bit more for better sound proofing and a nicer bathroom.
- GORDON (6/5): Basic B&B - Shower poor, temperature flip flopped between too hot and too cold without touching the controls. When I told the owner he really wasn't interested and kept saying he hadn't had any complaints about that before. I wasn't complaining just telling him the facts. Also the toilet bowl wasn't fixed down and the toilet seat was loose, I didn't mention the last two as it was obvious he wasn't interested.
