- robertkE4856LK (10/5): Would not stay anywhere else in Kota Kiabalu. - A fabulous overnight stay on our way to Gaya island. The hotel is first class and within walking distance of the Jettleson Ferry. It was my birthday and the front desk staff noticed this upgraded our room, had a personalised birthday cake sent to my room along with a card signed by many of the staff. The stay was really comfortable and the buffet breakfast superb. This was our second stay at The Grandis en route to Gaya island and we would not cinsider staying anywhere else. There is a great Shopping Mall integrated with the hotel which has a very good food hall. The courtesy of the staff and the whole ambiance generally made this a fabulous start to our holiday. 12.00 pm check out was a plus too!
- zuzazal (10/5): Wonderful buka puasa experience - ⭐⭐⭐⭐⭐ Had a truly wonderful buka puasa experience here. The whole evening felt warm and welcoming. Special thanks to Miss Salbiah and Mr. Ahmad for their amazing hospitality — they really made us feel taken care of. I wish I could name the entire team and the chef, because the effort at every station was impressive. The food was delicious, the variety was great, and the ambiance made the night even more special. Definitely a place worth coming back to!
- marshap1919 (8/5): An Okay Hotel - We stayed here as part of a Wendy Wu tour - we were a group of 14. We stayed here for three nights at the beginning of the tour and one night at the end of the tour. The hotel is attached to Suria Mall that has plenty of eateries, shops, pharmacy etc etc. The room allocated for our first stay was on the 12th floor. We were in room 1205 which is close to the lifts, we could hear lots of noise from the corridor and people waiting for the lift and also road noise as to the right of our room was a very busy road. The safe in the room did not work and had to be changed. The air con did not work, something had tripped on it and it had to be fixed. Could not connect easily to the internet. TV picture was all pixelated. The room was a good size and had a desk in it, and a sort of sofa which could have unfolded to a bed for a child. Other than that the bed was comfortable and we did sleep well. The bathroom had a large shower. The toiletries provided made my hair itch and I bought one from Watsons in the shopping mall. The towels were not the best quality, or colour - the white having long faded. The room and hallways and communal areas were clean. For our second stay we had room 1121 on the 11th floor. The safe in this room didn't work either - a theme goin gon here ! It was the opposite side to the other room and had no road noise. It was a very large family room. The bathroom actually had a bath as well as a shower. The towels were white and fluffy. Same old toiletries though. Same old pixelated tv picture. Air con worked a treat. Bed was comfortable and we had a good nights sleep. The dining room for breakfast gets very crowded, especially if everyone is trying to get out to do tours. Often you have to wait for a table. The array of foods was sufficient for us, even if it was toast and jam, fruit and yogurt etc. The staff are very pleasant and helpful.
- Passenger66779344752 (2/5): Staycation - This is the worst hotel that I have stayed in the whole of KK. As the rooms that is given to have this following problems 1. Cleaning cloth left behind by housekeeping 2. Carpet still have left over dirt and is not vacuum 3. Religion necklace is left hanging on the lamp shade. 4. Boiling kettle still have left over water inside the kettle. Despite all this we was given a room change and upgrade to a higher room but still the room is not up to standard. As the higher tier room the bedsheet and pillow have yellow stain. TV channel is not updated and carpark is still using the very old dated system and is damm expensive. Whereas other mall and carpark in KK have already been using contactless carpark system. Overall I can say is that the hotel standard have drop tremendously compare to the pervious time I have stayed before. Service level is definitely not there and hotel only welcome tours group guest and ignore local or individual guest. Definitely overpriced and not worth staying as there are better hotel in KK

Amazing huge rooms with very comfortable amenities . Kudos to all the very friendly, accommodating and smiling staff , who not only respected the guests but couldn’t do enough for you . Employees equal opportunities was a very rewarding to see . As many housekeeping staff were deaf with speech impairment, given a chance to be financially independent. 👏👏👏 Another plus was , one could do one’s own laundry for a very minimum cost . Washing and drying . Thank you 🙏🏼 All , we will definitely be recommending the hotel and hopefully can also come back in the future . 🙏🏼🙌🙏🏼

The mega mall Suria Sabah is connected to the hotel, where we could go for shopping and brought the goods up to the room. Best of all, this is the first hotel that we went that provides token laundry washing machines and dryer.

It's also near to Jesselton Quay where you can get on the boats to the islands. Good sea view on the roof top where you can sit and chill with food and drinks when the children swim in the pools.

The location is perfect — right next to a shopping mall and just a short walk to the waterfront and Jesselton Point. Super convenient if you're planning to explore the islands or just stroll around the city. The room was clean, spacious, and very comfy. Loved the big windows and the amazing sea view — definitely a highlight! The bed was cozy, the aircon worked great, and everything felt fresh and well-maintained. The rooftop pool is a major bonus — perfect spot to chill and enjoy the view, especially during sunset. Staff were friendly, helpful, and always ready to assist with a smile. If you're visiting Kota Kinabalu and want somewhere modern, clean, and super central, Grandis Hotel is a fantastic choice. Would definitely stay here again!
- lizlubee (8/5): Modern hotel in KK - We stayed at the Grandis for several nights both at the beginning and the end of our birding tour. It's a newish, modern hotel and the rooms during both our stays were very comfortable with all the conveniences of a modern, city hotel. It's also adjoining a large mall if you need to increase your dining options or do a bit of shopping. Despite the lovely rooms, we encountered system problems during each stay. The first room had heating/cooling issues. It seemed you had to choose between the room being too cold or too hot, nothing in between (the thermostat didn't function properly). Someone came to have a look but it didn't help much. During our second stay there was no hot water for a shower. The hotel restaurant was just OK, nothing special. The included breakfast buffet had many choices but wasn't that tasty.

Hotel is at strategic location next to big mall and everything is within walking distance with many eateries and supermarkets and shops surrounding. Good breakfast too with many varieties to choose from.

- pingpingjo (2/5): Horrible Service and Being Rushed and Chased to Checkout Earlier Than Checkout Time - Hotel entrance’s fragrance is overpowering. Staff is not friendly. Appears to be selective on checkout extensions for certain rooms. Some can be 12:30pm, some 1:00pm while others 2:00pm. Inconsistent replies as to why so. And never had i experienced being rushed or chased to checkout before my checkout time.
- Navigator16347974319 (10/5): Perfect Family Stay with a View! - We had such a wonderful stay at Hotel Grandis! The location is super convenient—right next to Suria Sabah Mall and just a short walk to Jesselton Point, which made our island-hopping trip so easy. The room was spacious, clean, and comfortable—perfect for our family. We especially loved the sea view from our window, it was breathtaking during sunset. The staff were very friendly and helpful throughout our stay. They made us feel welcome from the moment we arrived. My kids really enjoyed the rooftop pool and we had a relaxing evening at the Sky Blu Bar while enjoying the view. If there's one thing to improve, maybe the breakfast could have more variety, but overall it was still satisfying. We’ll definitely come back again next time we visit Kota Kinabalu. Highly recommended for families!
- Bakar Zainuddin (10/5): - Based on my observations and comparing with some hotels that I stayed before, I shared with PIC at related areas of responsibility and most importantly they listed and noted those areas that I mentioned and recommended for improvement. This means they are interested to continuously improve and become better, this energy is positive. Overall, I am glad to stay there as very conveniently located together with Siri’s Shopping Mall, I did some shopping and dine there too. In fact the in-dining I ordered a roasted salmon was simply delicious 👌
- Explore34469493098 (4/5): One of the worst 4 star hotel i’ve been - Worst part: 1. No housekeeper to take out garbage… Need to call hotel service to take out garbage… 2. Pool at rooftop but need to go to lobby to take pool towel… also no air pump to pump air into tube.. 3. Water on bathroom cold on 1st day… 4. No doorman to help open lobby door when my hand are full with luggage.. 5. it seem that counter staff doesn’t speak with each other. I just checkout n when i want to go get free parking, i need to go to other counter which is just beside checkout counter, when the parkimg staff search my room number, there are no data becouse i just checkout and the checkout staff doesn’t even bother to tell parking staff the i just checkout. Ok part: Breakfast is delicious but same for my 2 day stay… on different is juice and noodle.. Good part: Room very spacious. Have bathtub.

Price of drinks and food changed depending on who you spoke to as there was some confusion as to how much items cost. Ended up more expensive than we had initially been told. Didn’t visit it again. Breakfast was fine. Lots of choice and good coffee. Situated between 2 malls where we found places to eat.

- L2TNZ (8/5): Good economical hotel for families - We booked a family room that had a king and 2 single beds. The room was very spacious and beds comfortable. The bathroom is big and it has a nice shower. The overall condition of the room was good, maybe a bit tired but not too bad. The pool is on the roof by the bar. There is a good view from up there to watch the sunset - not sure how this view will be once the construction on the seaward side/in front of the hotel is complete however. The hotel is well located within an easy walk to Jesselton Quay and other shops and markets. Overall it met our needs and was good value. The staff are very friendly and welcoming. Buffet breakfast was very good. I would recommend this hotel to travelers looking for an economical stay in KK.

The rooms are massive and clean and the staff friendly. The only thing that let it down was the breakfast. There was not the variety I expected from a 5 star hotel. However the price was excellent and best to book direct.

- Jane (10/5): - The family room we booked for 3 persons was very spacious and clean. The bathroom was huge and spacious. We enjoyed our stay. The front desk service staff - Irfan and Eva were very friendly and helpful. Irfan gave us some information and tips on where to eat and how to walk. He was very patient and smiley all the time. We were happy with the room and the service.
- Jackie (10/5): - We made two separate visits within the same week. Welcome was very different. First time no welcome porters and we carried own luggage in and up to our room. Receptionists were more formal and treated it more like a business. Second we had a great experience- were greeted by porters who carried bags in and took up to our rooms. Reception gave a very warm greeting and very chatty. Breakfast was great with wide selection of food. Pool was nice and clean with few people using it. We couldn’t find anyone to get towels from though. Hotel was clean throughout. Rooms were nice and big. Our request for maintenance was met within a few minutes and simple problem solved. Great location for the mall which you could access straight from the hotel.

It was evident the hotel is shortstaffed. we had to carry our luggages from the car to the lobby. the management has failed to plan for this. The value for money is not great either. The room is decent but not great. The breakfast (for the price) is too expensive for the spread. bear in mind, there are other great hotels in the city for cheaper price. you are paying for the location and thats it.
- Tiffany (10/5): - Very huge and comfy room with good sound proof walls and window. Very convenient to amenities and Suria mall connected to it at L1. Breakfast selections can be better improved with healthier choice selections.

- Doris J (10/5): A grand stay at the Grandis - We stayed in the Deluxe Room, Sea View on the 8th floor. 2 Adults and a 14 year old. The room and bathroom were very spacious and had modern décor. The view of the sea and islands is beautiful. Also staff are very friendly and courteous. Extensive choices at breakfast buffet however highly recommend that the hotel serve water at the buffet (only had hot water) as, each day my son had to ask for a glass of water (he doesn't drink juice or milk). We have travelled extensively and all other hotels have either had a water dispenser or water jugs. The hotel is part of a shopping mall with easy access via Level 1. The hotel is about a 10 to 15 minute casual walk to the night food market and other shops. Restaurants are also close by. Swimming pool and bar on roof top. Piano man plays in the lounge on Friday and Saturday evenings. We would highly recommend this hotel.
- Ben (8/5): - The room was pretty spacious and clean. The paint around the window was pealing a little bit. The WiFi went out one evening and wasn’t fully working until the next afternoon. The staff was very helpful and pleasant. The location was great within walking distance of many points of interest and connected to a very nice shopping mall. Pool was small but nice and had a good view from the roof. Could have had a few more lounge chairs as there was only 4. Overall a good hotel for the price.

Special mention to concierge - Gulam, Duty Manager - Perry, and Front Desk staff (Tara and a great other ladies) for making my stay a pleasant one. Will definitely stay here again for my next trip to sabah.

- Mancy (10/5): a cosy hotel with good ambience - We chose Grandise for the proximity to the pier as we planned to dive. It was a good choice. This hotel is also next to a shopping mall with good variety of shops.the Blu Bar on the rooftop is an amazing place to be at sunset.

- Muhammad Elias (8/5): Great Location - It was ok. Great location. I think you should give complimentary parking for the guest vehicle. Most hotels will provide this. The pillows in the room too soft that you may need to request more pillows to make it more compact and comfortable.
- Cassidy (8/5): - We stayed 4D3N at room 819 sea view deluxe room. The shower area water couldn’t flow and drain smoothly. It’s like mini flood during shower. We didn’t use the bathtub but the tab water leaked and filled the bathtub full when we went back in the evening. Maintenance needed for the bathroom

Location is perfect, attached to Suria Sabah Shopping Mall, easy access to food and groceries as well as some leisure shopping; and Jesselton Point Jetty is just steps away. Highly recommended!

Negative - Although I booked a sea view, I was disappointed that the view was a bit of eye sore (not hotel's fault) due to the rubbish from Gaya island - breakfast, although had a varied spread.. but nothing was really edible, except maybe the porridge :-/. They have an egg station... but the cook doesn't even know how to cook a breakfast omelette! The first omelette offered to me was cold and greasy and ready made, which I refused because it looked like someone at home cooking Chinese omelette and not knowing how to cook. When I asked for. fresh one, it wasn't better. They just don't know how to cook breakfast omette! All other food were bland or tasteless. The breakfast spread just cater to Chinese tourist. So, please don't book this hotel if you are aiming for the breakfast spread - definitely not worth the RM500 I paid for!

- Vandana (10/5): Amazing place to stay - This is my third stay in this hotel of the 4 times i have visited kota kinabalu. The hotel has maintained it's standards and staff is always friendly. This time our group got lucky and got room upgrades across all 4 rooms we had booked. The mall next door is 10-22 bliss in terms of shopping and makaan ( food courts and restuarants). Nearby spa named Sundance has lot of massage options. Behind Sundance ( some 8-10min walk) is kota sunday flea market. Maybe the fifth time i will change the hotel to realise that this is the best

Other than that it was an awesome stay..

They looked after some of our bags while we took a boat up the Kinabatangan river and while we climbed Kinabalu. Great breakfast. Great roof bar with live music on Sundays.
