The usage of the pool will be restricted to all guests, if one of the houses is booked under an exclusivity rate or for event purposes. Our pools are not supervised, caution is advised when in use.Please inform of your expected arrival time in advance. We were supposed to stay 3 nights and left after 3 hours. The first room we received was completely different to any in the photos, we were shocked at the quality considering the very high price.
It was completely exposed, uninsulated to the point that every conversation in the building was loudly audible. We asked to be moved to another room, same issue, but add in an ancient, rattling air conditioning system. We moved again into another room with paper thin walls and doors. I can’t emphasise enough how loud it is, and honestly, it doesn’t feel safe. I get that it’s an old building and maybe if you’re looking for an experience, fine, but we hated it and felt extremely uncomfortable.
They ignored my request to alter my reservation down to one night via booking.com on the day, which would have meant paying for one night instead of three.
They subsequently told me to dispute this with booking.com and just refused that request too instead of being willing to have a conversation.
I am now forced into opening a dispute with American Express as they refuse to accept my offer of paying for one night’s stay (even though I didn’t end up staying for any!) as should have been originally agreed to for my cancelling on the day.
A terrible experience overall. Combination of a staggeringly high price point with aged, poor facilities and a terrible customer service operation. Avoid

Nous avons passé une nuit absolument parfaite à l’Hotel Casa del XVI. L’emplacement est idéal, en plein cœur du quartier colonial de Saint-Domingue, tout en étant au calme.
Ce boutique hôtel est une pépite : peu de chambres (ce que nous adorons), toutes ouvertes sur un magnifique patio commun qui crée une atmosphère intime et apaisante. La décoration est tout simplement sublime – chaque détail est pensé avec goût et finesse.
Le confort est irréprochable et le personnel aux petits soins, discret mais toujours présent quand il faut.
Une adresse que l’on aimerait presque garder secrète… Nous y retournerons sans hésiter l’année prochaine.

- MARTIN (7/5): - Good location, staff very nice and everywhere was very clean and tidy Facilities were quite poor for the price paid. No iron / ironing board (a steamer though), no facilities for making tea / coffee in the room. The only way to discuss something with reception was to physically go there. This means going out of the building, down the street to another building and press on an entry system whilst waiting on the street. Since reception is not always manned, this can be a frustrating wait especially if it is raining. Hot water was not always working. Outside the pool was more ornamental than useable and there were only three quite heavy and uncomfortable sun loungers which could not be moved. If you like sitting or lying in the sun, you should know that the sun does not get into this courtyard for almost all of the day. The chairs outside were also very heavy and uncomfortable to sit on.

- Charlotta (8/5): - The hotel delivered on expectation - it was safe and clean and central to Ciudad Colonial. The staff were attentive and always available, and safety was clearly a top priority. It was a bit unclear what the hotel had to offer otherwise, and the rooms are spread across different buildings. While the hotel had food options available, it was slightly confusing to figure out how it worked. The area in general is the tourist corner of the city, so once you have seen the sights, you would need to venture elsewhere for things to do.

There is a lot of staff on hand and they are very friendly and helpful. This would be a great place for a group as you can rent all of the rooms in one of the “houses” to have a private area. There was construction right outside while we were there, but it didn’t impact our stay.
- Steven (4/5): - Property is well located to explore the colonial area of Santo Domingo. Our stay, unfortunately, did not fulfill our expectations due to the following: (1) I booked a "Luxury Superior Room" with bathtub and we were provided with a simple room with shower. Furnishings shown online are not representative of the furnishings in the room. (2) Noise due to nearby parties was excessive. (3) As a gold member a wine bottle was to have been proveded and was not (4) parking is terrible: Parking is on the street in front of the property. At night cars are parked two-wide as night revelers are also allowed to park there and it is impossible to move or use your own vehicle. At checkout in the morning we were still blocked and it took 20 minutes for the staff to find the owner and move the other car out of the way. (5) After paying an additional $60 to pay for breakfast during the booking process I noticed the booking inidcates it was to have been included as a member benefit. The staff was not prepared to tend to the breakfast. There was no prepared table. We found three staff in the entry/dining area and when we inquired about breakfast they brought a table, placed a tablecloth and disappeared (no menu, no china, no tableware noninquiry as to what we might want for breakfast). 15 minutes later we opted to have breakfast in the neighborhood.

- Gliny (10/5): A luxurious, safe, and unforgettable solo getaway—Casas del XVI exceeded every expectation. - I recently stayed at Casas del XVI in Santo Domingo and absolutely loved it! As a solo traveler, safety was my top priority, and they exceeded my expectations. There were always guards stationed outside the casas and patrolling the area, and they made sure I got into my casa safely every time.
The property itself was stunning—just like the photos online. I fell in love with my room and left with so many decorating ideas. The staff was incredibly helpful and courteous throughout my stay. One of the highlights was having a butler who took my breakfast order each morning and even doubled as my photographer by the pool—he captured some amazing shots!
I truly can’t say enough good things about this boutique hotel. I’ll definitely be returning soon! The construction in the area.

It felt a little like they are brand new and don’t really know what’s going on. There was no full length mirror in room. There was no coffee machine in room. Breakfast was an absolute disaster it took forever. It was $100 and we barely ate anything. For 560$ for the night bed and breakfast I would avoid this place and not recommend to anyone.

The restaurant is clearly not set up for fine dining despite the unwarranted high prices the food was mediocre, overcooked and cold. The staff did their best but the starters arrived with the mains despite being clearly labelled as starters in the menu.

The service easily matched the facilities - they were constantly helpful and accommodating. Great character and absolutely unique destination. The food was not quite up to the excellent quality of the rest of the establishment. The menu could have been both simpler (fewer items) but more diverse, in offering items. Meaning there could have been more cultural and culinary diversity on the menu, as well as a broader range of the kinds of dishes offered, from snacks, appetisers, entrees, mains, side dishes, etc.

Butler service ends at 11pm and so if you woke up needing a drink and a late night snack you are unable to get it. Or even if you came in from a late night it’s the same nothing in your room to neutralize your stomach before bed.

In my opinion, it is gone downhill and that is not the fault of the employees that’s a message for upper management and ownership. The unit that we were in needed repairs and looked very tired For a property that is really the king of the hill we need maintenance. We need love.
The staff housekeeping and Butler were amazing upper management. I’m not thrilled with. We could smile more. We could pretend we’re interested more unlike regular staff who were phenomenal. Upper management seemed too stoic and unhappy and too disinterested. I really hope in the future they fix some of these issues because The properties and the general idea of the properties is really excellent. But I was not thrilled with my last five night visit.

- Kathryn (10/5): I’ll be back. - This trip was absolutely splendid. The staff was friendly and attentive. Every corner of every room was unique, chic and inspirational. Every time I left and returned, it gave me a warm “welcome back home” feeling. I even got a sneak peek into the other 2 rooms in our shared villa and feel in love with each rooms difference.
Having room service can be a bit expensive and some dishes need a little more seasoning but it was filling.
As for the location, it’s a cool 3 min. walk to the main streets to explore and to be picked up from for excursions.

- Trevor (5/5): Beautiful house. Great shame about the noise and the apathetic management! - The rooms were stylish. The bed was very comfortable. The waiting staff were courteous. The breakfasts were a really good start to the day. The outside dining table and chairs were extremely uncomfortable, despite accessing cushions ourselves. The management showed absolutely no interest in any personal contact with us, to the extent that they asked if we needed help with our bags 5 hours after we had left the hotel!!
It was only on our final afternoon that we discovered that there were two swimming pools that we could access, that we had not been made aware of. The person who checked us in was more concerned about getting our credit card swiped than about telling us anything that the hotel had to offer.
The rooms have no phones, so all communication is via WhatsApp. These messages get missed. I wanted to try to get either a steamer or an iron and ironing board, so I was forced to walk through two streets to the reception to arrange it and they still never arrived. No word from the hotel either.
The one night that we had dinner with them was very mediocre! $72.00 for some cheese and ham starter to share. Hugely expensive for what it was.
Also, the bedroom backs onto a street where the noise is constant from late evening to about 3am. Even the security guard sitting outside the property plays his music without headphones, for anyone to hear.

The real room was too dark in a depressing way and full of mosquitoes. I realized later that there were more than one room with same as mine but they gave me the worst … totally disappointed

The hotel need to understand that when you pay this money you have to have the service to match. You must be more attentive to guests.

We also had a lovely private dinner by the swimming pool. WiFi facilities were poor and didn't work in our room.

- Remer (4/5): A terrible - The location was good and the room comfortable. The arrival was chaotic. There was no guidance that there was no reception. I had to find a security guard to call someone to come to the street corner and then take me to a room. This took about 15 minutes of waiting while we stood under a tree in the rain. That evening, the music and singing was so loud not only could we not hear the television, it kept us awake until after midnight. Even after submitting our breakfast request the night before, it was late and came at different times so that we could barely eat at the same time. I was told the kitchen was too busy.

- Philippe (6/5): IMPOSSIBLE TO SLEEP - It’s a beautifull historic house with an amazing decoration but my room was directly on a busy road with noisy cars, I could even hear people talking on the sidewalk until 3AM and the staff at 7:30AM talking and cleaning the courtyard.
At Checkin I asked them if this room is quiet, They said YES Sir ! At checkout I told them and they apologised,end of story.
