- Bobbi (8/5): - Room was TINY. Bathroom was good. Nice hot shower (once we learned how to operate it). Beds were ok. A bit hard and worn. Restaurants was good. Wait staff was excellent. No heat in the room that we could find but the hallway was very warm. We propped open our door and the room warmed up. Lighting on the outside of the building is poor. Luckily I had a small flashlight. Lots of walls etc Painted black so hard to see at night. Not far is a grocery store and Greggs (donuts and hand sandwiches). This hotel is a long ride to Edinburgh by taxi.

Only criticism I have is the first impression on entering the bedroom block......was how dirty the carpet on the floor and stairs is which made me wonder if I should have booked the property. But entering the bedroom changed that idea and all was well.

Failed to deliver what a standard bathroom of hotel should provide - poor condition with no toiletries, water cannot be gone in bathing area, your foot will just keep soaking in the dirty water. Didn't meet the criteria of what they list out. Tried to ask for staff's assistance but they just said nothing can help with. What a nightmare to stay in this 'hotel'.

Didnt know that the reception area did not open until check in time at 2pm and it was disappointing after being delayed and not being able to checkin but let me tell you. Im so sorry i didn't get the receptionist/maids name but she saw us outside and opened up just to let us in. Thats called Great Customer Service. Plus she checked on us and made sure we settled in. Thank you to her.

- Verified traveler (6/5): Disappointed with this hotel. - Our trip was to visit friends and we booked here to be close to them however the room was small and basic the bed wasn’t very comfortable and we didn’t see any reception staff except the trainee on our first day. Only the cleaners. It felt like a hostel with us having to lock the door when we left our room instead of an electric lock. And having a key pad to get in and out of the block. It was clean but our towels wasn’t changed for the 3 nights we stayed. Also our view was a block of residential flats straight across so we had our blind down all the time for privacy. Disappointed overall. And no breakfast at the hotel.

- Verified traveler (6/5): Poor condition and over priced - Windows need replaced could hear everything all night and didn’t sleep at all. You have to push the bathroom door open over the uneven floor which makes a horrendous noise. Place is quite dirty looking.

- Aaron (10/5): - I booked this properly as it was only 15 minutes back To the airport drop off for my hire car following a 2 week holiday to Scotland, including Edinburgh and the Scottish Highlands. The room, bar and restaurant were all right next to each other which was convenient and I was suprised how quiet it was when sleeping which was great. The staff that served me at the reception and restaurant were all very polite, friendly and efficient and there was a good choice of meals on the menu. The property is not too far from Edinburgh and the airport but in the close by area there is not much to do near close by to the hotel.
- Damien (8/5): Good value well positioned hotel - 2 night stay between flying back from a personal holiday and needing to be in Edinburgh for business so opted to stay locally instead of unnecessary mileage. late arrival but no problem, reception called me about 11pm to check all was okay as they were about to handover to night staff. room was overall very good, little tired in places but clean everywhere it needed to be, dusty on tops of skirting etc so some care/time in room prep missing, but bed was comfy, and plenty of room for clothes, reasonable sized bathroom (shower a bit underpowered but was warm and clean). would I stay again, Yes. No breakfast was available when I visited, however theirs a chain bakery a 2 min walk or a large shopping centre with fast food outlets about a 10min drive.

- Paula (6/5): Hotel, more like a hostel. - Our twin room (Rm 11) was compact but fine for our needs (staying overnight before collecting someone from hospital in Edinburgh). Shower room was spotlessly clean but the door to it creaked loudly. The carpet has seen better days. We shut the sliding wardrobe doors when we saw what appeared to be dead centipedes, later discovered to be a previous occupant's false eyelashes! The room was far too hot and we dispensed with the duvets for most of the night. Beds were comfortable.

- Luke (8/5): - Our room wasn’t available on the first night so we had to stay in a different one to what we booked (two single beds instead of a double bed). The first room was very dirty, and the radiator didn’t work, which left us feeling cold the entire night. The bar was also very noisy, with guests drinking and shouting until the early hours of the morning. Hotel staff were initially reluctant to move us to our original room, but eventually obliged after I told them about our experience. After this, we were moved to a room that was far better, and akin to what we expected on arrival. There were no more issues after that. The room was clean, the radiator worked, and we could no longer hear the noise coming from the bar.

- Verified traveler (6/5): - Not bad, not great... a good little spot to put down your head. No frills, but for the price it's not bad. Rooms are a tad dated, and the beds could be comfier (2 flat pillows aren't enough) but overall its a good nights sleep.

And when you want to leave, if the reception guy forgot to tell you to place the keys in the letter box(!!!) you will end up not knowing where to leave them as you won’t have any access to the reception before 9am!! I had to stay 10 min in the rain and then I gave up!! Otherwise Oscars restaurant (in the lodge) has nice yummy pasta that I highly recommend!

- Angela (6/5): Adequate - Hotel room was very clean and reasonably comfortable, though the whole place looked a little tired and needs updating. There are no breakfasts at present which was disappointing as we had to drive somewhere to find somewhere for breakfast. There is a co-op nearby and there were tea and coffee making facilities in the room so we managed. The walls were thin, so we could hear other guests in the early hours and the bed springs were a little creaky. The shower took a little working out as the controls were the opposite of what would be expected, however once worked out it was adequate. We ate in the attached Oscars restaurant on our first evening and the food and service were very good. Reception and cleaning staff were very friendly.

Walls thin so could be disturbed by other guests. This is mainly a stop off for overnight trip/contractors really.

- Laura (8/5): - It was decent enough for what we needed though. The light in the loo did stop working the second day. It seemed to be quiet, but was noisy at a few times during the night probably from the bar below. Transportation was easy though, taxi service knew how to get there.
- Rachel (2/5): Disappointed is an understatement - Bell at reception didn’t work - no staff available for check-in. We were only helped after a local customer mentioned us to the bar staff. On arrival had to push through crowd of smokers and drunk people to reach the reception desk. Check-in, once some one came to desk was easy and fast. Room was disappointing, very small, felt dirty with dust on light fixtures, stains in the runners on beds and makeup on my supposedly clean towel. Bedroom window looked out onto brick wall, and we could hear chatter from the beer garden late into the night. Bathroom was overlooked by ‘beer garden’ where smokers congregated, no frosting on glass so they could see directly in. Shower was mouldy with black mould, compounding the feeling of the room being dirty. Within 10 mins of being in the room we searched for an alternative hotel. The noise from room above and hallway was exceptionally loud, with no soundproofing and footfall of guests above keeping us awake until 3am. Breakfast was unavailable but there was a greggs and coop within a 2 minute walk. This felt like a budget hotel, I have stayed in nicer hostels for £15 per night, this cost more than 10 times that amount. Feel like we were ripped off and would never ever come back.

- Julia M (2/5): - Extremely run down. Walls are paper-thin, and traffic and airplane noise was extremely loud. No breakfast available, no coffee (except instant packets) be found on site, gross stains/water damage on ceiling.
- Paul (8/5): A simple basic room. - Check in was great and really friendly staff. The room was fine for us as we were going to the Fringe each day and just using the room for sleep each night. The bed was comfy, a nice hot shower and clean towels. It was a basic room but was good value for money. The noise from people walking around upstairs is quite loud but again for the cost of the room its acceptable. No breakfast was available but there are shops very close, so that is no problem. The train station is 12 mins walk away with a 20 min train ride into Waverley. So for the Fringe is was ok if you didnt want to pay top price in town.

- Holly (6/5): - Cleaning staff quite noisy in the morning. Talking quite loudly in the hall. Floorboards are awful in the upstairs room when you are staying on the ground floor. We had the luxury of very early risers (6am) and they were constantly on there feet for an hour and half before they went out. I also wasnt best pleased payment had been taken before i arrived. If i hadn't turned up i completely understand it might have been taken later that evening. I actually wanted to pay on a different card to what i held the booking on. Otherwise a very basic hotel. Room was nice and clean, just what we needed as a base. Restraunt next door was lovely.

The only bad thing about it was you coukd hear the people upstairs every time they were walking about. Overall i would say it was cheap and cheerful. Good if its just a place to sleep which is just what we needed.

Also there was a note in the room telling us that the carpets were being cleaned and we had to vacate the room by 9am and were not allowed to return to the room until 3pm, again we had not been informed of this at the time of booking.

Room was very basic carpet was disgusting and the room was in much need of a good updating!!! The noise was bad until the early hours of the morning. Certainly won’t be back. Very disappointed.

- James (6/5): - The Blinds on the windows was letting in a lot of Light Shower was stone cold no hot water at all Bed was not comfy we thought there was a herd of elephants up above our room, you could here every movement Out side our room you was a right mess disgusting actually .

- Alison (4/5): Very noisy but near to the airport - The room itself was basic but clean and comfortable. The main issue was the noise from the bar next door which was right outside our window (room number 6). We booked it as it's near the airport but didnt manage to sleep much. The noise from the bar ended around 1am but the floors are very thin and creaky so could hear the people above moving around til 2am. I advise you to read the reviews on Trustpilot. Wouldn't stay here if you want a good night's sleep.

- Shahid (4/5): They don’t want to listen - Staff behaviour was not good at morning about 12 o’clock They did not give us entry until 2 pm Even room was ready and empty
- Glenda (6/5): Great food, poor rooms - The room was nothing like the photos, the carpet was dirty, blinds didn't fit the window so people walking past the window could see in. We went for a meal in the restaurant and the staff were lovely, food was amazing. Shame the rooms were poor.

- Verified traveler (6/5): Its ok - It ok if you only staying a couple of nights. Its very dated. The heating didnt work the shower was temperamental and we weren't made aware before hand that breakfast was unavailable
- Lorraine (2/5): Poor - Staff rude, fire doors not being used correctly, the rooms are looking very tired and in need of upgrade, windows don’t open and close correctly

- Kathleen (8/5): Late check-in - We arrived at about 11.30pm at property, after a short drive from Edinburgh Airport Luckily for us Leanne waited for us and showed us to our room. The room was pleasant and had coffee and tea making facilities. Ticked all the boxes
