• Cathleen (8/5): - The suite was very clean and comfortable, and it was an easy walk to Skylon Tower. Our only disappointment was the breakfast. We didn’t see any options other than instant oatmeal. Nonetheless, we would stay here again.

They gave us an upgrade without extra-charge and provided a shuttle service from the train station with very little notice at a good price. The house is in a quiet neighbourhood close to the waterfalls attractions. Highly reccommended!

• John (10/5): It's a real cozy house well located - It's a real cozy house, like a fairy tale house. Spacious rooms (we booked two). Very confortable common areas. Very very clean. Well located. Entering the house at arrival was simple and easy. The fact of having washing machine and tumble dryer was very convenient for us. Parking lot available. Mi son enjoyed complimentary candies. The owner was a little bit intrusive.

Didn't feel private when the owner standing around when I'm in kitchen cooking, and told me have to do this or that in kitchen. And when I booked in your website it list the room for that price subpost to have hot tub but when I paid , and there was no hot tub.

Which we had the no disturb sign out. Would have liked a couch to relax on. And perhaps a Danish or breakfast bars for an on the go breakfast. Maybe a table top ice maker. I have a bad back so the bed was too firm for me but was fine for my husband.

He had coffee, tea and so much available for me and my friend. I love this place and would go back and would recommend it. Its 10 minutes from the main strip of the falls..lundy's lane. This is a quaint Victorian home.. I'd give it a 20 plus if I could.

The owner was really helpful and has thought of everything you could need. Even bath robes and Werthers candy as extra kind touches. Loved having a laundry and a big fridge to store things.

• Sirona (3/5): Never again in this place! - Please do not advertise this B&B. Breakfast is not part of the deal , you have “ to pay extra”. The “snacks they pretend to offer are few old cookies, no fruits ( as they pretend to offer! We haven’t seen the owner either, got the entrance code by text. Although is walking distance from Falls, the area is not nice at all, old , unkept houses and neglected yards, looks unsafe. The advertised “ renovation “ was poorly done, horrible colors, room was small, the bathroom floor was dirty, hair all around. A Japanese family occupied the upstairs rooms, by 11 pm the noise was horrible like they tried to demolish the rooms, the water was running- most likely they decided to take a bath! So , for a while I will stay away from B&Bs, these places are more for profit now, the advertising is a lie!

Location was fine, not very far from the center, walking distance to the falls, and very quiet. Good place for parking. When paying for the room by credit card, we were charged the bank commission. We could not use the breakfast place upstairs next to the room, but they offered us to have breakfast downstairs sharing the table with other guests.

• Talha (8/5): Owners a cool dude - We made a mistake in our booking and we’re not able to stay for very long…..however the owner was very kind and tried his utmost best to help us with any issue. He was very accommodating and just generally a good person, very refreshing to see. He cleans the sheets and the area per use so I wouldn’t worry about dirt left behind from other tenants. It might’ve been the websites booking system or our own negligence. But we were under the assumption that we were booking the entire house, not a single room, which caused us troubles at the end. But again I doubt this is the owners fault more of the websites, but yes you will be booking a room not the house.
• Hwai (10/5): We enjoied the stay. - close to Niagara Falls, you can walk there in 10 to 15 minutes, enjoy your tour visit all kinds of attractions till midnight, and walk back without a problem. three coffee machines in the house and the homemade cookies test excellent.

• Erich (7/5): Pleasant and enjoyed our stay. - Owner was very nice and allowed us to check in early which I appreciated. Inside of the house was very clean. It was representative of most of the pictures online. Location was a short walk from most activities. Unfortunately, the owner can’t pick their neighbors. The view from my window was that of a rundown backyard next-door and an old trailer. Owner also needs to update their site. Picture 31 of the outdoor patio and furniture no longer exists. The site also mentions a hot tub which is gone. I saw someone else had mentioned that they felt the room was a little warm. I felt the same way and it would’ve been nice to be able to adjust the air for our personal space. It’s a house however, there are other guests, so I understand.
• Jo (8/5): Cute little house, within walking distance to falls - The owners were sweet and kind. Allowed access to kitchen for other meals if we wanted to cook something. In an area that was within walking distance from the falls but far enough away that there was not noise from traffic. It did get a bit warm in the room on the hotter nights. Not so uncomfortable that you couldn't sleep. We had the ceiling fan that helped and it did have a vent for ac. I think it might just be d/t our room being upstairs and heat raising because downstairs was alot cooler.
• Annette (8/5): - If you reserve a room with a queen bed, be sure you confirm that before going. We ended up with a double bed in which I suffered my husbands sharp elbows jabbing me all night. Also, it's a bed & breakfast that doesn't include breakfast. There's an extra fee for that.

• Christie (10/5): Stay here ! - Everything was spotless, even in the corners and all up the stairs. Rooms were nice, and beds were comfortable. All 3 rooms were occupied by family members so we had the place to ourselves. Just a very nice place to stay if you are in the Falls. It was $11.50 for 4 of us to grab an Uber to the ferris wheel / go karts on Clifton hill. Cheaper than parking. Owners were very attentive through email and kept us informed. Much appreciated. Nice large kitchen which is packed with all the dishes and appliances you would ever need ! N/A

• Jolly (10/5): Exceptional - We had a great 2-night stay at Cozy House B&B. The host was very welcoming and made sure our stay was comfortable in every manner. The kitchen was well-equipped with all cooking items with lots of stuff in the fridge for our use. The cooked breakfast was quite sumptuous and filling and a must-have. The host also picked us up and dropped us off at Buffalo airport for a fee which turned out to be very convenient for us, we didn’t have to worry about transport across the border. We would highly recommend Cozy House B&B.
• Barbara (8/5): We would consider staying again. - It was clean, comfortable, and a good value. It needs accessible power bar at the bedroom end tables. The kitchen only has two chairs. The host may consider adding two folding chairs.
• Mark (10/5): Cozy House met all our needs and exceeded expectations. - We were greeted on arrival and shown the place, off street parking is a plus, quiet neighborhood and quiet house, spotlessly clean, handybcoffee, tea and snacks available with our stay, and in walking distance to the major attraction of the location.
• Paul (10/5): - Cozy House B&B is a true gem. We stayed here for one night only but the room was great and the reception by Johnson was excellent. He could not do enough for us. The room and spacious bathroom were spotlessly clean. Our only complaint about the room was that there was not a table of any kind in our room to set up a laptop or tablet to surf the web, although there was good access to the common areas to do so. The location is an easy walk to the Falls and other venues, and is in a quiet neighbourhood. We opted for the breakfast that is not included in the price for the room but it was excellent and worth every penny. We would absolutely stay here again if visiting the Falls.
• Debra (10/5): - The location was about a 15 minute walk to the falls. There is free parking on site. Area was safe. Liked having a kitchen to prepare meals and coffee was provided. We were on the 1st floor room which was not that big but was big enough for us. Has a small fridge and TV. We did not see the owners or had any cleaning done during our 3 night stay but there was plenty of towels and supplies. Another couple came to stay on our last night so we had the place mostly to ourselves.

Less than 20 minutes walk to the falls but in a quiet residential area with a Wego bus stop at the bottom of the road. Would highly recommend to anyone coming to stay in Niagara Falls. The secondary kitchen had convenient amenities and a fridge stocked with water and snacks for each of the rooms. Our room and bathroom were clean and well appointed; we were wanting for nothing. There is a full kitchen downstairs that we could have made full hot meals if we wanted. We would absolutely recommend Cozy House B & B to friends and family.

Thank you so much for your help on our arrival day! - Quite close to the main attractions, but far enough so that you will not be disturbed by the "crowd" noise (cars, attractions, people). Clean rooms and we were provided every morning with snacks and fruits for an easy start of the day. You can use the kitchen if you want to make breakfast.
