Guest Reviews
- Sandra (7/5): >njoyed staying within the city. - Location was good. Bonus that parking was included near the hotel. Staff wasn't always readily available.
- Mike (10/5): True Tuscany charm and welcome - Wonderful stay staff was very helpful, room view
- Ailton C Fraga Jr (10/5): -
- Alain (9/5): Excellent!

- Marguerite (10/5): - We loved our stay at La Locanda Di San Francesco. It was so special staying in the walls of this beautiful hillside town. The views from the hotel were spectacular and the location was the best! We appreciated the delicious breakfast and access to a terrific enoteca. We were welcomed by the owner and felt very much at home.
- Jeanne (10/5): Great location and the staff were so friendly and accommodating - Great location, centralized N/A
- Francesca (10/5): -
- Unblighter (10/5): Center of Montepulciano with splendid views and parking - Location with great views on BOTH sides of the hill and valley below. Possibility to park your car FOR FREE on piazza in front of the hotel (no reserved places so early birds win). Free drink for each guest in a bar on ground floor. Extensive toiletries including bathrobes. Breakfast was delightful but could have been a little more diverse.
- Olivia (9/5): Lovely stay - Lovely place to stay. The hotel is about a 10 minute walk away from its designated parking and uphill, but you are able to drive right up to the hotel if needed. Good location and walking distance to everything. The views from the hotel are stunning. The room itself was spacious and very clean. The breakfast is lovely and the hotel is also connected to a bar. Staff were accomodating also. Overall lovely stay and would recommend. Nothing.
- Gianluca (10/5): Personale disponibile e molto gentile, ottima posizione!! -
- Cinzia (8/5): Soggiorno molto piacevole. - Posizione ottima. La simpatia, l’accoglienza, la gentilezza e la disponibilità del personale. La colazione potrebbe essere migliorata.
- javier (10/5): Perfect view and perfect town - The perfect view and beautiful room I don’t have anything that I don’t like
- Helena (10/5): Wonderful room and bathroom, and the location is amazing. Breakfast could be better - The hotel is really great. It was like being a guest in a friend's house. The room is very comfortable and spacious. The bathroom was beautiful and full of utilities. The breakfast was really poor. Even if you pay to include the breakfast in your reservation you have to pay for eggs and something else. There was not many options to eat.
- Scott (10/5): - The owner has created a welcoming and warm home away from home in an absolutely stunning location just steps away from the main Piazza!!! We can’t wait to see you again!!!
- Giorgio (10/5): Ottima struttura ad un buon prezzo. - Struttura molto semplice ma molto accogliente, pulita e in una posizione strategica.
Proprietario e staff gentilissimi e sempre sorridenti. Colazione e ristorante ottimi. Consiglio a tutti di soggiornare in questa locanda. Giorgio Mannari e famiglia.
- Kellie (9/5): - Beautiful view from the room. The room was clean and perfectly located.
- Elena (10/5): -
- Alessandro (9/5): -
- Anderson (10/5): - Localização e conforto muito grande.
- Joshua (6/5): Old hilltop boutique hotel - We were lucky to get a parking spot in front of the building, which was very convenient (but I'm guessing not typical). The room and the bathroom were large and the view from the room was pretty amazing. The temperature in the room ranged from freezing to extremely hot overnight with no rhyme or reason. One of the two sinks in the bathroom didn't work at all and the water pressure in the shower was poor. The coffee was terrible - we ordered different types (macchiato, cappuccino, americano, etc) and none of them was an improvement. The staff was friendly, but it's a weird set up with no reception desk in the actual hotel...you have to walk outside and into the bar next door to get hotel service. Lastly, the seating and bed itself were uncomfortable. There is no elevator, so you must drag your luggage up/down multiple sets of steps to access most of the guest rooms.
- William (10/5): Super place, highly recommended - Lovely room (studio), clean, friendly staff, nice breakfast, great location N/a
- yahav (10/5): - Lucca and the staff were wonderful. The hotel is in the middle of the city and it was great staying there overnight. The view was great as well and the rooms are big and comfortable.
- Amy (10/5): -
- Karen (10/5): Best place with even better views! - Always our favorite place to be in Montepulciano. Location, accommodations, comfort, best breakfast and lovely, cozy bar with great food! Nothing!
- juliette (10/5): Stunning location with fabulous views - Beautiful location and absolutely stunning views from our room. Loved the bar below which you can sit and enjoy the sunset. Nothing
- Steve (9/5): Great location, clean and right in the walled town. - Great location right in town allowing for easy walk right out the door into town. Great view from rooms and courtyard. Parking at hotel and nearby lot. Good breakfast and on site wine bistro. Great value, location and clean! The bathroom was small as are most in European boutique hotels. Nonetheless, clean and sufficient. Overall great value and location. Definitely recommend!
- Karen (10/5): -
- Drusilla (7/5): Delightful stay, excellent hosts, but a slightly tired hotel. - It's easy to be too simplistic or too harsh on these 'comments'. But there a few things that stop me from waxing lyrical about how wonderful everything was.
However, it's important to begin with how warm our reception was and helpful our hosts were. Anything we needed was accommodated, early leaving time, laundry, car parking, directions and recommendations for restaurants. The setting was perfect, with views to die for and a very large comfortable bed. Where they fell down was a certain tiredness to the room, lightbulbs not working, one tap not working, old mould around the shower door and - silly I know - but they certainly don't supply Acqua di Parma bathroom toiletries as shown in their photographs.
- Stephanie (9/5): Great stay in the heart of Montepulciano! - The location was a little hard to find, but once we did, it was perfect! We were centrally located to everything. The view from our room was beautiful. The beds were firm and comfortable, and the bathroom was quite large. Breakfast in the morning was filled with all kinds of cakes, pastries, eggs, and beverages. They even gave us a voucher for free drinks next door. We would stay again. If I had to pick at anything, I would say that the bathroom shower needed somewhere to put soap and shampoo. There is nowhere to put it but the floor of the shower. It could have also used a mat in the shower because it was a little slippery.
- Polina (10/5): - Very cute boutique hotel in a great location in Montepulciano. The price was great for how big and comfortable rooms are. There is a bar/restaurant attached so that’s very convenient for the afternoon drinks. Parking is further away but you can drive up to the hotel and the manager will take the car to the parking lot for you. We really enjoyed our stay in Montepulciano for a couple of nights!
- Sabir (9/5): -
- Stusrt (10/5): What a gem! - Massive room with amazing views of the valley. Friendly & welcoming staff, great food and drink.
A great find!!
- Alizeh (10/5): - Beautiful property nestled at the top of montepulciano. Very helpful owner Luca and unmatched hospitality!
- Samppa74 (9/5): -
- Claudia (9/5): - Great breakfast Parking location and unattended lobby/luggage assistance
- Hilary (10/5): -
- Michael (10/5): - We had a lovely stay. The room was large with great views from each side of the room. Breakfast was excellent with some items made to order. Service was outstanding. We would stay there again.
- Jeff (10/5): GREAT location and service - Location is GREAT. Get a room with a view. Restaurant and bar are really good. Sit..eat…drink overlooking the beautiful countryside. Finding the parking is tough. Victor is terrific…he is service and action oriented. He alone would have me say the service was excellent. However, all others were also very good. Great two nights and would highly recommend.
- Melissa (10/5): Great stay!!! - Room was great, complimentary glass of wine was a nice touch! Appetizer was really good. Our room had a GREAT view!!! Hospitality was awesome!!! Room was over the bar area so a little noisy when we went to bed. Other than that, everything was great!
- Kathleen (10/5): Memorable place to stay in Tuscany. - Dramatic location. Extremely comfortable.
Amazing views.
- Vaughan (9/5): Superb -
- Jeffrey (10/5): This experience was flawless..warm welcome upon our early arrival, full breakfast prepared specially for our departure a - Our experience at La Locanda Di San Francesco excelled 5 stars …providing personalized, luxurious comfort, stunning views, accommodating & welcoming staff, and on site fine food and drink. This historic property lies at the top of Montepulciano mTuscany. This property affords walking access to all the ancient beauty and charm,Including access to one of the world’s oldest most beautiful wine cellars. We loved everything! Really wished our itinerary would have allowed an additional night or two!
- Shirley (10/5): - This is the most charming boutique hotel, in one of the most beautiful towns in all of Italy. It sits right near the top of the hill, and overlooks the Tuscan Hills. The sunset view is truly breathtaking. The rooms are so clean, the window views of the valley are stunning, and their restaurant is quite delicious!!
I’m a widow and this was my first vacation alone, in thirty-five years. They staff at La Locanda were gracious, very helpful, and tried their best to ensure everything was going well for all their patrons. From the young man that checked me in and carried my way over-packed suitcase upstairs, to the lovely young ladies at breakfast, and a favorite that checked me out upon leaving…Thank You! Thank you for making my stay in Montepulciano so very special. You had no idea my heart was shattered, but your attention to detail and your kindness was endless. From this solo traveler, grazie mille.
- Anne (10/5): - Very well located and extremely helpful and friendly staff
- Richard (10/5): - Luca and his staff were amazing. They all were kind and gave great service. We will come back again.
- Richard (10/5): - Great room-great staff-great location
- Steven (10/5): - The staff are wonderful. The patio bar has a perfect view. Felt like a home town hangout.
- Dr. (9/5): Beautiful views and lovely accomodations. - The staff and service were excellent from check-in, breakfast and daily room cleaning. Breakfast was good including meats, cheeses, fruit, pastried and the best yogurt I've ever had. The view from our room was breathtaking and exactly what I expected for a Tuscan view. We stayed at four different hotels during our two weeks in Italy and this was by far the roomiest. The location was central in the town and also offered free parking next to the hotel. No lift available although the stairs to our room weren't horrible.
- Thor (10/5): - Great place to spend a few nights. We had a rental car and they have a parking lot in front of the hotel. Clean rooms and very nice breakfast.
- Janet (9/5): Superb - Great location. Amazing views! Very friendly staff. Very good breakfast. Wine bar /restaurant was great. Tricky driving in Montepulciano to and from property. We wish they would have had live music but were told it was only outside in the summer. I should have checked ahead of time.
- Elizabeth (9/5): Superb -
- Rock (9/5): Superb -
- Valerie (10/5): Exceptional -
- Jennifer (9/5): Would definitely stay again! - Friendly staff, beautiful room and great location.
- Norton (9/5): An ideal place to celebrate our 30th wedding anniversary. - Excellent location with stunning views of Val D'Orcia and Lago Trasimeno and lovely attentive staff. Our bathroom was looking a little worn and in need of an update.
- Margaret (10/5): Had a great time there - Great location great service.
- Dylan (10/5): Exceptional -
- Guy (8/5): Very good -
- Nathan (10/5): Mountain getaway - Great location in the middle of Montepulciano. Their wine bar was great for sipping wine outdoors. Very nice room with a view of the Tuscan countryside.
- Susan (8/5): Very good -
- Angel (10/5): - The host was very welcoming and attentive. The breakfast was amazing, they served a little bit of everything. It has really good views of the valley from the room. Very close to one of the main street.
- Lisa (9/5): Superb -
- David (8/5): - Fantastic property with large beautiful rooms, stunning views and great service.
- David (9/5): Planning on coming back. - Very nice and clean. Good location. Highly recommend this place. Directions getting there. Google maps not accurate.
- Elizabeth (9/5): Wonderful stay in Tuscany. - Breakfast was very good and the breakfast room was charming. Parking was great and the location is excellent. Very nice hotel in my favorite town in Tuscany. The staff was very friendly and helpful! Nothing, all was great.
- Dena (10/5): Stunning view - wonderful people - You guys were wonderful. We loved your beautiful hotel and the stunning views and the lovely breakfast - but the most important part was the warmth and kindness of the entire team. The help with parking during the rain and Christmas market was above and beyond!!!! Luca is our Italian citizen of the year 💜💜💜
- Maeli (10/5): - The room was spacious, great shower, and with beautiful view of the valley on both sides!
Very easy to communicate with the host, even with limited front desk hours.
- David (10/5): - The property was very interesting. Ancient facility with upgraded amenities. Staff was excellent, the room was clean. Negotiating two sets of stairs with luggage was a bit of a challenge. Location in Montepulciano was perfect. Lots of restaurants nearby.
- RUTH (10/5): - It’s a quaint, old historical hotel with a great staff. Parking is within steps to the hotel and the center of town location at the top of the hill was exceptional. Kudos to Victor, your hard work and attention to detail was sincerely appreciated! The breakfasts and staff were definitely well above average. We’ll be back!
- Orlando (10/5): - Lovely and cozy hotel, breathtaking views, just outstanding
- Alina (10/5): Exceptional -
- Holly (10/5): Exceptional -
- Vannio (9/5): Superb -
- Stephanie (10/5): Exceptional -
- Lisa (10/5): Exceptional -
- Patricia (2/5): - Before travelling to Italy we tried to contact the property several times through Expedia and through their email address. We never received a response. Our home was flooded by a hurricane in FL. We contacted the hotel asking if they would refund our costs or provide us a credit for the future. They said we had to contact Expedia as that is how we made the reservation. I contacted Expedia who then contacted the property and they denied our request. We had to fly home from our vacation to a flooded home and and the hotel would do nothing to help. We paid for our room and now Expedia does not want my review to be posted. I had interactions with the hotel and my review should be posted as my experience was very poor. I would not stay here.
Poor service
- James (10/5): Perfect place to stay in Tuscany - Beautiful location- wonderful view from our room- staff were friendly and extremely helpful Nothing
- Scofield (10/5): Wonderful place and excellent staff - Everything was great. The staff are very helpful, breakfast is nice, the view is hard to beat. Parking is free in their lot and the restaurant/wine bar is lovely. We came in later than expected due to the rental car facility having issues. The staff made special arrangements for us to eat dinner in the packed restaurant. They went above and beyond. Everything was very clean, the staff are so helpful. Luca helped us book a nice thermal pool and massage day. If we return in the future we would stay here again hands down. The bed was a little more firm than expected. Our backs hurt in the morning.
- Francis (10/5): We would definitely return. - Luka and the entire staff were fantastic hosts. The views from the property are the best in the city.
- Cataldo (10/5): - The property was located within the walls of Montepulciano with a beautiful view! Lucca was very nice and helpful , greeting us when we arrived. Will highly reccommend!:))
- James (6/5): Pleasant overall stay - Location excellent
Stunning view
Good wine bar
Pleasant staff
Breakfast adequate Furnishings somewhat dated
Better attention to detail in room 4 light bulbs not working in chandelier
Shower by area a bit tired
- Hayley (10/5): Exceptional - Incredibly beautiful views from the rooms. A gorgeous property. So clean. Breakfast was wonderful - as were the staff. Very comfortable bed (quite firm), large bathroom with rain shower, included a welcome bottle of wine. Just surpassed all of our expectations. We 100% recommend this place. -
- Sasha (10/5): - Great room, great view, ideally located and very friendly and helpful staff
- Alexis (9/5): Superb -
- Ross (9/5): Superb - Beautiful rooms and the connection to the wine bar downstairs is a big plus - the best views in Montepulciano. Parking out front allowing you to drive into the ZTL without a fine also a big perk. The bathrooms are starting to look a bit dated/worn, and communication with the team ahead of arrival was friendly but not always timely (leading me to some stress over parking arrangements).
- Geetha (10/5): Great location and service. - Owner and the staff, excellent. Very helpful. Wonderful. Nothing
- Todd (8/5): - While the place is really nice, perched at the top of the village with incredible views, we had the pleasure or misfortune of staying there during the festive season. The festivities were wonderful but one of the the reasons we booked this place was for the parking knowing that parking is a challenge. With the festivities the road through the town was closed. The first night, the staff brought our car up in the middle of the night. The second night we left our car down the hill in one of the public parking lots. The staff was wonderful and the place great. I would recommend staying there. Just be forwarded that if you are there in late August, parking may be more challenging than you would normally expect.
- Joseph (10/5): Amazing location and trip back in time - Extremely strategic location with parking available right in front of the hotel. The bar downstairs is very nice. The experience as a whole was amazing.
- Michael (7/5): Good -
- Andrew (10/5): - We had a wonderful stay at La Locanda. The hotel hotel is well run and maintained. The views from the rooms and the piazza out front are spectacular. There are many great places to eat and drink in town, and the hotel was in a great location to get around by foot. The parking lot was safe and convenient, and the drive through the narrow streets in and out of town was an adventure!
- Richard (10/5): Charming, convenient, comfortable place with exceptional service. - The proprietor, Lucas, is truly exceptional. He was attentive to our every need, always with a big smile on his face. A/C perfect in 100 degree heat.
- Roger (10/5): The best! - Luca was absolutely amazing! He came to find us in our car after getting lost in the maze of the town. The hotel
Is lovely and attached to a great little bar with a great view.
- Ricardo (10/5): Exceptional -
- Melissa (10/5): If you’re going to Montepulciano, La Locanda Di San Francesco is a must. Everything was perfect. Beautiful room, beautif - Gorgeous property with the most beautiful views. Fantastic location. Loved the restaurant & wine bar. The staff was amazing. Absolutely nothing!!!
- Jacqueline (10/5): Thank you Luca and team for a wonderful stay! I will be back. - Incredible location and stunning view from my room! The staff were very kind and helpful, and the breakfast buffet was delicious featuring local specialities. Thank you Luca and team for a very memorable stay!
- Matthew (10/5): - Incredible staff at this hotel. Highly reccomend
- Jacqueline (9/5): Wish we had stayed one more night! - Excellent location and available parking. Wine bar next door. Lovely view from square.
The room was spacious, homey, and comfortable. The bathroom was modern and roomy.
Breakfast was ample and delicious.
