- Grant (2/5): Please don't.... - The building is very old and looks from the outside very nice. Once inside we had to walk though the kitchen, on the left there was not one bit of work surface that was not covered with stuff including e large bags of prescription medication I'd hate to think what would happen if a young child got their hands on any of them.
Once we got into the room the first thing I noticed was how filthy the floor and quite frankly everything else was. The bed was taking up most of the room enough to walk down both sides, if you look up to the corner of the room at the end of the bed there is plant life growing into the room from the ceiling and unfortunately all the wiring for the room was surfaced mounted, twin and earth. Some of it was looped over and sticking out from the wall this is both a terrible job and I believe extremely illegal and dangerous.
When we entered the bathroom the floor seemed to dip slightly but then I realized that only thing that was stopping my foot going through the floor was the lino this was in two spots near the toilet and the shower, the sink seem to be sinking into the corner and was coming away from the tiles.
We would have got a different room somewhere else unfortunately it being a bank holiday weekend we did not have this option and it would have ruined our whole trip so we decided to stay as we're both quite common sense people.
I tried to use the shower and did so successfully but did spend it with Fred the spider and his merry men and lots of his food above my head so I doubt it has been cleaned in a while.
I will end by saying the photos on booking.com are not accurate at all and I do think they bear some responsibility for this issue I'm also going to be contacting the local council and reporting the wiring and the holes in the floor this cannot be allowed by refuse to let somebody elses holiday be possibly ruined by this nonsense.

Plentiful breakfast. On site parking. Dog friendly, comfortable bed. We noticed the road noise but only because we live at the end of a cul de sac & are not used to it. Will happily return here. All told it is one of the nicest places we have stayed at

Breakfast was full English and very nice and there were lots of other things to help yourself to. Proprietor were really friendly and wanted to give us the best stay. Very homely feel to the place. As the place is on a main road there is a lot of traffic noise.
The owners have 2 cats which we loved but if anyone is allergic to cats, best not to stay.

On arrival, Terry warmly welcomed us and gave us a tour of the house and its facilities. If you love history, this place is a treasure—built in the 1100s, it still features original charm, including a stunning 12ft inglenook fireplace, a beautiful garden, and a games room with pool, air hockey, darts, and more.
The highlight of our visit was returning after the wedding and sitting by the open fire with Terry and Lynn, listening to fascinating stories about the house while enjoying some homemade wine. The atmosphere was incredibly homely, the beds very comfortable, and the breakfast offered plenty of choice.
We only needed to stay once—but we want to return. And we will.

A late night visit to the bathroom required getting dressed and navigating my way down a noisy wooden stairs and a few turns in the dark. - Eve (6/5): A bit of a surprise - Somehow we expected this property to be in Sudbury so when we finally ended up in the middle of nowhere we were a bit surprised. However the owners were incredibly helpful in assisting us to arrange a takeaway dinner and even bought our refreshments for us from Tesco as they were going that way. The old converted Millhouse is very interesting with all its memorabilia and nooks and crannies with a lovely garden we could sit in. It was clean and comfortable with a tasty continental breakfast but is next to a busy A road so there is a certain amount of traffic noise unless you book to stay in the family room which was very quiet as insulated by the thick old walls. Very good value for money and a perfect stopover spot.

Comfortable bed, with shared shower facilities. We were lucky that the host Lynette agreed to make our cycling group an excellent three course home cooked meal. Overnight bike storage was secure and we enjoyed the games room. The owners have (pretty) cats so watch out if you are allergic. En suite would have been great.

- Verified traveler (4/5): Disappointing - It was very disappointing that what was described as a Double room-Superior-Ensuite was in fact a standalone wooden ‘shed like’ cabin in the corner of a noisy garden (water feature one side and road the other). In addition when we arrived (at the agreed time) the room was not ready and when we accessed the room there was no toilet roll or shampoo/shower gel. When we returned after an evening out there was a very strong, unpleasant sewage smell - whilst the owner acted promptly and the smell subsided we felt we had to sleep with the windows open which was far from ideal.

The food was lovely and the ‘Bedknobs and Broomsticks’ type bed very comfortable. Loved the fabric covered walls. The property was right next to a main road but this didn’t distract from the charm and was more than made up for by the warm welcome.

The owners are very friendly and easy going. They are happy for you to use the kitchen and help yourself to anything, like cutlery, etc.

The linens and shared bathroom were very clean. It is a mess. The owners smoke inside so the smell has permeated the walls, there are dirty dishes lying around in the kitchen. The kettle in our room didn’t work properly. You had to hold it down for it to boil.
There are stains on the walls in the room and fraying carpets. It is really noisy as it is right by the busy road and the house only has single glazing.
They have chickens, too many chickens in too small a shed.
Oh and if you rent a room with shared bathroom be aware the bathroom is on a different floor through the dining room and down a hallway which isn’t fun if you need to get up to go to the bathroom at night.

- David (7/5): Good - Not too far from an earlier event. Very interesting and secluded garden. Bath was good although the taps were stiff. No advance warning that the shared bathroom was down quite steep and windy stairs, through a room, along a corridor right then left. It is a very old house but our 2 rooms had maintenance issues. Our window was nailed shut because the hinge was broken. We got that fixed. Our daughter's room was missing a door casing so there was a gap all the way down one could into the room even the door was closed. Apparently has been like that for months.
- Willemijn (9/5): Extraordinary stay in a very cute old building - Such a beautiful old building, dating back to 1160 and the newer part to 1440. The wallpaper was fabric in our room, really beautiful. Everything was crooked, adding to the sphere. Really nice experience to spend the night there. Hosts very friendly, offered us tea in their garden when we arrived. It was a hot day (32 C) and they even prepared some ice cold lemonade for 3 cyclists who also arrived that late afternoon. We had a really nice chat with the owners and with some of the other guests. Our room viewed the busy street. As the window was open (hot night), cars driving fast during the night, startled me at first. Later I got used to it.

Pretty surroundings. Host was very friendly. Although the hut was clean I think the bathroom sink was missed, evidence of previous person’s toothbrush.
Hottest day of year would have liked to sit outside in evening but there was a dirty plate on table and also furniture not very clean.
Fish pond very pretty but extremely noisy when trying to sleep.

The reason for my score is because I thght I originally booked a BnB in Sudbury.. the buildings looked identical, I then had to pay for a taxi there& back to town.. the bnbs right on a main rd, so there was noise from 6am, there are people wanting to go to work from 5am in the morning, it's unsettling, because theres a few rooms in the BnB, theres lots of people, some may come with kids& they are in your face at times, because it's Suffolk, it always seems to be raining

How they get glowing reviews from other guests is beyond me. People must have lowered their expectations so far that a sunstandard property is accepatable to them. If the hosts do get any repeat business, I am at a loss to understand how.
Some people reading this will say that for the cost of a night's stay how good would one expect the experience to be? I think regardless of the cost that the description of the property on line should be accurate. The property is located on ( less than 20 feet from the road at some points ) the main road ( A134 ) between Bury St Edmunds and Sudbury. Thousands and thousands of vehicles of all sizes use that road from very early ( 4am ) to past midnight every day. Volumes are higher on the weekends.
The room we stayed in, the Rose Room, has one window that faces the road. See picture attached to see how close to the road it is. One of the rooms on the second floor faces to back yard. The other ones also face the main road.
The noise from the road makes it impossibe to fall asleep until the traffic dies down around midnight. The window may as well be wide open for the amount of noise it reduces. The traffic starts up again at 4am. The rooster ( in the back yard ) starts crowing around 4am. We had originally booked 2 nights and ended up leaving at 5:30am the next day. We were there on a Monday night. The weekends will be worse for traffic noise. The other rooms on the second floor also have the traffic noise.
Terry was up and about downstairs when we were leaving. I told him why we couldn't stay. His response; we don't notice the traffic noise. But believe me, his guests do.
Other than the road noise the room is average at best and small. The bathroom is small but passable.
If you are looking to get to sleep late at night and be woken very early in the morning by traffic noise and a crowing rooster, then this is the property for you.

- Samantha (10/5): A curious short stay - A lovely opportunity to stay in a listed building, definitely the most interesting place we've stayed as a family. The children especially enjoyed the curiosity and the whimsical garden, we'd loved to have more time to try out the games room, jacuzzi and sauna!
Very glad they could accommodate our family of 5.

It was a lovely and convenient place to stay for our friends' wedding, and Terry was flexible about our arrival time around the ceremony which was much appreciated! Also it looks like they've got an amazing games room and spa facilities (such as hot tub and maybe a sauna) in development so when those are open it will be a great touch too.

Property is an old house and has several quirky featured you would expect of a property of thay age.
- Vanina (8/5): Would probably come back if we ever be on that way again. - Cheap. The owner was very nice and very accommodating. Tried their very best to make our stay as comfortable as possible. Upgraded us to an ensuite. Free breakfast. Was a bit hard to locate but it was late when we arrived.
- Amy (10/5): Really enjoyed ourselves and the owners could not do enough for you! So polite. - We loved the history and the quirkiness. It really was such a lovely place to stay. The garden is beautiful, the house itself is just wonderful and the owners were so welcoming and lovely. I really can’t say enough good things about this property! The owners Terry has built his own games room with a sauna and hot tub which was just amazing. My friends and I are actually trying to find a reason to have to stay there again!

- Heather (10/5): Exceptional - Totally unique place. Packed with history and character. If you are looking for a bland, corporate hotel, this isn't the place for you. If you want to stay somewhere that sparks your imagination and conversations, you would have to go far to beat this place. Hosts very welcoming and generous with great breakfasts and home made wine. Games room too included. Great value for money.
- Tracey (10/5): Unique and lovely guesthouse ❤️ - Terry and Lynette were so welcoming and I immediately felt at home there. It is a listed and fascinating guesthouse to stay in with lots of interesting memorabilia on display ! I had a lovely walk to Lavenham and back so it was a good location too. Highly recommended !!
