- kathleen (5/5): Good location but pricey for the problems we encountered. Won’t likely stay here again. - Nice location. Staff friendly. Beds comfortable, very clean rooms. Nice tiled showers. (Whirlpool Bathtubs a bit dated but clean). Not usually one to complain but:
Broken handles on tp holder, no hot water for tub due to no hot water handle yet we were put in this room. Moved to new room (better) but the lock broke on door, and we got locked out. Had to walk 1.5 miles round trip to get help getting in to room when locked out (no answer on phone). Check in and breakfast are .7 miles away. Parking cramped and rough gravel uphill driveway. Climate control in rooms not available (ie. Windows not easily openable and no A/C units yet)

I did not appreciate this, especially after viewing the alternate rooms in terrible-looking alternate properties.

- leasN3769HP (10/5): Hospitality and Character at The Wynstone - The hospitality excels at The Wynstone, one of the Inns of Newport group. Rick, the owner greeted us with warmth, humor, and an upgrade. He was informative about the inns and the area and helpful with directions and suggestions for restaurants. Our room at The Wynstone was spacious, comfortable, and attractive, with period art, a beautiful fireplace, and a lovely bathroom with a Jacuzzi tub. It was an easy walk to the sites we wanted to visit. When traveling, we always seek accommodations that reflect the character and history of a place, and Rick has honored those elements in his inns. We will always choose them when staying in Newport. Thank you Rick!

- Valerie (9/5): The inn is a charming piece of Americana with all the comforts of home. - I liked the breakfast which is made to order. It was delicious. I also liked the nice firm mattress. I slept like a baby. I liked that I had a parking space. That's a premium in Newport. I will come back! The front stairs are a bit steep for an older person like me. I wish that there was air conditioning in the bathroom. I had to keep the door open so that the air from the room could drift into the bathroom which gave me less privacy.

I would stay there again - The staff/owner were exceptionally nice. our room was “cozy”. the mattress a little too soft for my back but the place was spotless. Crystal was so much fun and made our breakfast to order every morning there was no place outdoors to hang out
- melodysM2999AU (2/5): Worst (And Dirtiest) Experience I Have Ever Had! - Absolutely terrible all around! This was our second time at this location. We checked in at 6:30, and they offered us an upgrade to a larger bedroom, which we took. When we arrived and went in the room, the bed was unmade, pillows on the floor, a man's shirt hanging in the closet. We called and asked if the room could be turned over, and they said they had no available cleaning staff on that night, so they gave us our original room we reserved. Because this is a separate location, we had to drive back to the main office to get our new keys. We got in the Rosecliff, saw the bed was made, set our things down, and went out to eat dinner. When we got home and started getting ready for bed, we noticed that our room was definitely not clean. None of the trash cans had been emptied, the bathroom was completely dirty with leftover towels, soaps, cups, etc. Dirt on the floor near the toilet. We were so tired we slept in the bed anyway since we knew they didn't have the staff that night to clean it. We called in the morning and I spoke to the owner, who was very rude, kept talking over me, and saying that he would have someone clean it but would not give us a discount or even comp breakfast for our inconvenience. He then started talking about how he would have to fire whoever was responsible, which I feel is not professional to speak to the customer about. He made it seem like no big deal that we were given TWO dirty rooms, and kept saying that one was only dirty because they were being nice by upgrading us. This is on top of the fact that this house is old, outdated, musty, loud since it's right off the main street with no noise cancellation, etc. Do not go here, you will regret it!

From the moment you step in the door a stale odour of popcorn and stank air hits you.
The rooms were dressed with crisp white linens and fluffy towels but the luxury ends very dramatically there:
I could get a smell of smelly pillows in every room I viewed. I did protest to Ricky the owner and he showed us several other rooms. One worse than the other.
The bathroom while clean risked a bad infection of legionnaires the fixtures looked so old and underused.
The windows had blinds that were badly broken. No noise insulation and it felt we were sleeping in the middle of the busy road outside. No sleep for two nights.
Breakfast was good but the dining room was dank dark and in need of not only a good coat of paint (which is not very expensive or difficult to apply) but very untidy and also used as a storage area for slabs of cola etc. come on this is an Inn for guests!
We paid almost $550 for this horrendous experience. For the same price in shoulder season in Manhattan you would get a suits a fabulous property at the likes of the Westhouse Hotel. I think if I was faced with a stay at ‘chez Rick’ I would sleep in my car.
Please don’t stay here. I feel completely and utterly ripped off and cheated and it absolutely ruined my stay in Newport. Gosh what a horrible image for such a nice town.
- Ilycia (8/5): A historic inn with a great location and nice breakfast. - On my day of arrival, the inn staff called me to ensure they were ready for my arrival and provided clear instructions on where to go. Upon arrival, I was offered an available room in an even more convenient location. The glass bathroom door did not provide much privacy.
- Navigator31708184678 (2/5): PRICE GOUGING! - We knew as we peered in the glass doors of this Victorian house that things were not going to be great BUT never expected them to be so awful. The mouldy smell greets you at the front door and overwhelms the entire building.
The carpets are heavily patterned, stained and dated.
The joinery all needs painting. The window glass needs cleaning & some repairing. The window frames need replacing. The strings on the dark brown wooden Venetian blinds were ALL broken and tied back together. The curtains do not draw back so the rooms are extremely dark. Everywhere needs cleaning & airing. Rick, the owner, showed us (3 couples) to our respective rooms. They were all dark, dated, dingy, smelly and most unwelcoming. Bathroom fittings were so dated and faded. I would be hard pushed to bath my dogs in the huge old fashioned jacuzzi! We said we could not stay in these horrible spaces and he said he had other houses in Newport and proceeded to drive us to view other options. I can honestly say that we felt sick at what he was offering. It is plain price gouging. How can you, Rick, ask honest decent tourists to fork out €1,105.13 for a 2 night stay in these kips??? Cop on and start acting like a decent human being! You are giving a very bad impression of this great country USA to your foreign tourists. This is also the only place we have ever stayed in where the beds were not dressed or the bathroom towels not replaced for our second night despite the website clearly stating ‘daily housekeeping’.
The television was in a prominent place in an antique dresser … however we could not get it to work!
It is cold comfort to read other reviews here and note that we are certainly not alone in our assessment of this absolute exceedingly overpriced dive.

I paid $800 to be in an outdated, moldy room on a main road. I either heard traffic outside on the street or people walking in the room above me and outside my room. Window AC unit. Outdated. Old. Jacuzzi tub old and filthy. Highway robbery! Avoid avoid avoid!

Upon entering our room, we were overcome with a super strong unpleasant urine odor. The entire room was a disaster, a huge hole in the ceiling covered with some plexi boards and nails, and the carpet was rippled in several places, from where it had been wet. By far, the bathroom floor urine oder was the worst!!
I called the Wynstones manager and he totally played dumb. Acted like it was impossible that the room could be that bad. He offered to have someone come up with room spray!!! We were late for a wedding, so we didnt have time to wait and change rooms. I WILL NEVER RETURN! We left before breakfast, couldn’t leave fast enough!

Location was the primary reason I booked Wynstone and we ended up on the other side of town. Knowing the town, not a huge issue for us. But a little too sneaky for my taste.

- RichJen2021 (10/5): Great Hotel in an awesome Location! - My fiance and I stayed here from 12/31-1/2 and had an awesome experience. The rooms are located in a large old home. This is not a hotel but more like a bed and breakfast - And breakfast comes with the room so... The room was a little smaller than I had hoped for but the 2 person jacuzzi tub more than made up for it.
We planned this trip very last minute. I made reservations on 12/30 and still got what I wanted. Rich was awesome at making sure we had a great time. He suggested how we go about getting reservations for the 31st, 1st and 2nd at several really nice restaurants. Every time we spoke he wanted to make sure we were happy. We were arriving a bit late in the evening and he left the keys for us hidden outside (like we were family) and called while we were driving to make sure we were having a pleasant drive. He even left his personal cell # on the key envelope and spoke to me about several options to consider for dinner that night as we got settled. He genuinely cared about us having a great time in Newport.
The few issues I had with the wynstone are that 1) the room was a little smaller than I had hoped for, 2) it is an older home and you can see it needs a small renovation (mismatched floor board colors, Dressers are dated with older shelving, etc...) and 3) while there is plenty of parking, it is not clearly marked where to park.
As far as location goes, You literally can't get a better location in Newport. Walk to the docks and all the great restaurants in the wharf or on Thames st.. Short drive to the mansions or cliff walk and to Ocean Ave and the beaches.... Location is 5/5!
Overall I give the Wynstone a 4.75 out of 5...

- Beatrice (2/5): Horrible Manager, Rick Ferrik. Not a good man - The owner, Rick, stole from us! He refuses to issue us a refund that I have a receipt for. He ran it offline and refuses to make it good. He refuses to deal with my refund and constantly makes excuses to not issue me my refund.
We were on our anniversary weekend. It was the first time we had been able to celebrate it in 4 years and it was particularly a special event for us. Unfortunately we spent the one and only day that we had to spend together, moving our room to the the proper room and then having to go back to his office at a later time of the day to get the bogus refund. I have the slip and it was ran offline. We paid a lot of money for a room we did not want or order online and a refund was due to us. He is ripping people off and this is unacceptable. Hotels.com should throw his listing off their site! This person, Rick Ferrik, owns the LLC and runs the Inns. He knows there is no recourse for me than to take him to court. I filed a complaint with the Newport police dept. and will see how far that goes.

And the staff are so friendly and accommodating, we felt like I was staying at a family members house. Plenty of parking, quiet but near everything you want to be. incredible experience!

- Sasha (4/5): - We booked one night and arrived around 2pm on the day. when we arrived at the hotel the door was locked so we kilked about one hr and came back for check in.
No info about parking so we did street parking.
The door was locked again and looked like normal house locked since there was no sign or anything like hotel.
We ran into a cleaning lady and she said that there is a different house for check in.
Until she found the address we didn’t have any info about it. It was very hot steamy weather and
It took so long to find the main house and parking space.
Very confusing to check in with no info at all.
And the rolm we stayed was very noisy at night and very narrow space.
The bed was placed in right behind the door.
That means as soon as i step in there was a bed behind the door. A carrier cannot get in through.
We paid $290 for one night and this is one of worst.
Very very disappointed.
- DonnaC542 (6/5): Disappointed - On our second stay at the inn we were disappointed not with the service but condition of the driveway and inside. The driveway is in deplorable condition, should be leveled, resurfaced and more room between house and stone wall. Upon entering I noticed a strong mildew smell as well as a urine odor from the main floor bathroom. The rear door area leading to the parking lot is very messy with things scattered all around. The room/bathroom we had is roomy but needs some updates and certainly new pillows. At nearly $500 per night including tax more attention should be given to these problem areas.

- Priscilla (6/5): Good location, but not great B&B - Location was excellent. Easy walk to harbor area and Belleview St. However, it was on a very noisy corner and the room was not that great. Bathroom was OK. It had a large jacuzzi tub, if you like that (I don't). Room not that clean and not much room for a suitcase. There were no night tables. There was a iron, but no ironing board. They did bring one of those small table top boards, but there was no place to use it. Also, we went looking for water and there was a large spring water bottle in the dining room, but it was empty.. The breakfast was fine. For the money I would stay in a hotel. Parking was very tight and gravel.

Employee Rick called a few days before our arrival to explain where to check in, when we could check in, etc which was really nice because check in for wynstone is in another location. We had planned to arrive to Newport early Saturday morning to visit tennis hall of fame before mansions, and we were allowed to park at the wynstone for the day for free which was a plus, and we’re given our room keys at 10 in the morning (and upgraded to king room!, we had booked a queen, with no extra charge). Also when we arrived we were greeted by Rick who offered us breakfast before we went about our day. He was also very knowledgeable on whole Newport area and gave us some dinner tips. Room was on the third floor, and it was very clean and charming. Breakfast the next morning was delicious and convenient. Overall it was a great stay, would definetly consider staying there again!

- scott (8/5): Newport bed & breakfast - My wife and I decided at the last minute to drive to Newport for New Years eve and found the Wynstone had rooms available. We've never stayed there before and the fact that they had a fireplace and Jacuzzi in the room was made the decision easy. We were very happy with thw service and the room was great. We would stay there again if we had the opportunity.
- Verified traveler (4/5): - This hotel should be flagged as seasonal and not be booked in the winter. The heat is all but non-existent and space heaters just won't cut it. Room was 55-60 degrees. A breakfast room at 55 degrees is too cold, no matter how many layers you put on. The toilet kept running and room had a shabby feel. Needs some TLC. Service was great.
- kap24 (8/5): Nice place for couples - Read the parking lot instructions in my room. Avoid the flat tire. - Fireplace and two person tubs in a cozy / quaint room. Rooms are not large but they are cozy, not necessarily for a family or "girls weekend" - but a nice place for couples. Full breakfast - made to order is a nice touch.
Beware - the turn into the parking lot is very tight - you really need to swing out and then around (more like a U turn). The first night was dark and we hit the curb resulting in a flat tire.
Great location. Walking distance to all the shops and restaurants.

- Jack (10/5): Charming bed and breakfast - Our stay at the Wynstone was wonderful. We had three charming rooms, which were everything we could have hoped for in a vintage B and B. The fellow running the property could not have been more accommodating. He called in advance to ask of any special needs and was sure to place my 92 year old mom in a ground floor (no stairs) suite. Also, on our day of departure we had some car trouble, and he allowed us to keep all our luggage in one of our rooms until our car could be fixed by 3:30 pm. So...we could not have been more pleased with our stay and would be happy to return to Wynstone again.
- WilliamI355 (10/5): Wonderful Stay in Newport - The Wynstone is great place to stay in Newport with the perfect combination of comfort and charm. Special thanks to Rick for taking such great care of us. We stayed in Belcourt on the 2nd floor which sported a jacuzzi tub large enough for two (or 3 or 4) along with a separate shower. Belcourt also featured the highest bed (non-bunkbed) I have ever slept in, which required going up a few wooden steps provided on either side, which was a neat experience for us though perhaps not ideal for those who often get up in the middle of the night. Delicious made-to-order breakfast was a special treat that should also be mentioned.

With our group of 12, I wish the dining area had been larger, but we had fun. For an old house, the floors were quiet & didn't squeak. Very comfortable accommodations. Loved the breakfasts to order every morning.
- dschopfer (10/5): Wonderful stay in Newport - We stayed 4 nights at the end of August. The loction was great, walk to restaurants and shopping. Rooms were comfortable and more than adequate space. Service and staff was excellent and very attentive.

- I8825XPdavids (4/5): Extremely overpriced for what you get - So it's the heart of the high season in Newport, this inn is walking distance from the heart of town, so it can command a premium price. But. $550 a night is absolutely ridiculous for what you get from this inn. The Wynstone is part of a family of inns in Newport. What that means in this case is that there is no one on site to greet you or help in any way. We picked up our keys at a sister property. We found our way to our room in the inn on our own. The room itself was fine, if a bit basic. The bedroom was clean, with a king size bed and not much else. They have a 12-inch television (we're not in Newport to watch TV, but come on). The fire extinguisher was dangling from the ceiling precariously. The bathroom is actually the nicest part of the room; strangely, it is as big as the bedroom with a jacuzzi tub. There is a noisy window air conditioner that didn't work all that well. Breakfast is included, but you're better off going across the street to the Franklin Spa. The pancakes were fine but the rest of the food was subpar. There was zero ambiance in the dining room (no music, no charm, collectibles, etc.). The inn is a historic home, which you would only know if you happened across the historical marker across the street; there is no indication of its history inside. The exterior is shabby, with paint peeling. Again, the location is terrific - just a few steps from the heart of Thames, Bannister's Wharf, etc. But they should be providing much, much more for $550 a night. We will NOT be returning.
- Max (2/5): Meiden sie dieses Hotel - Völlig überrissene Zimmerpreise und alt. 270$ pro Nacht ist gelinde gesagt ein "Abriss". Dringend renovierungsbedürftig. Gleichgültig gegenüber Beschwerde für bezahltes aber mieses Frühstück. Mussten über 30min darauf warten und als es endlich serviert wurde war alles kalt. Nicht mal den Kaffee erhielt man vorher. Trotz Reklamation bis heute keine Antwort erhalten. Ein absoluter Tiefpunkt unserer USA Reise.

- sunnylin (4/5): Very dissapointed - Disappointed that I spent $288 for one night at the Wynstone. Our room really needed to be freshened up and it was freezing when we checked in. At least they did supply a space heater. The ad said "bathrobes" but none were in our room, it also said CD player, it was not in our room. They brought us in the back door to check in and it was a shock to see. I would not stay there again. Breakfast was your basic pancakes and bacon. Not impressed.
- Silvio (2/5): Dirty, no heater, no hot water. DO NOT STAY THERE - No cancellation policy for a reason. Once you book you are trapped. Room is small, there are spider webs on ceiling and curtains. Could not fill the Jacuzzi with hot water, no hot water in the morning. Room as freezing at night, management explained that there was a small electric space heater in the room, unacceptable.
Complete waste of money, worse night of my life.
- jmckibben2016 (8/5): A comfortable inn in a central location - We stayed three nights in October, 2016 at the Wynstone, one of the properties run by the Inns of Newport. The Wynstone proved to be very comfortable place to stay and was in an excellent location, within easy walking distance to the wharf area, the International Tennis Hall of Fame and surrounding shops and restaurants, and the old central area of Newport. It offers tasty breakfasts in its small dining room and wood burning fire places in the rooms. Host Rick Farrick at the Inns of Newport's headquarters office was very helpful with numerous suggestions and recommendations for restaurants in town as well as site seeing information. As a bonus, the Wynstone has a parking lot -- very important in Newport!
- shanny10133 (10/5): A perfect romantic getaway! - Awesome experience! My husband and I wanted a romantic getaway for the night and this was the perfect place! The room was super clean, cozy with fireplace and a hot tub, and not even a block away from the downtown area. Great walking distance to the water and restaurants. Thank you to Rick for all the extra accommodations that we greatly appreciated and cannot wait to come back! Thanks again, Shan!
- robertarubinremember (8/5): Second stay - We have stayed at the Wynstone twice.Both times were during the Seafood Festival at Bowen's Warf. Stayed in 2 different rooms. Although not fancy, both rooms were clean and comfortable and did have some updates. The staff were helpful and the breakfast was very good. From this Inn you can walk to many places such as the Cliff Wald, Bowen's Warf and many restaurants. Great location- across from the church where JFK and Jackie were married. Would return.

- Verified traveler (10/5): Great location very pleasant stay - Really enjoyed our weekend in Newport and at the Wynstone. It is a great location, we were able to park the car on Friday and walk to every location we wanted to see. Only one minor minor issue, one of our windows only had a curtain and the light came into the room at night and sunrise. Overall very comfortable room with a large bathroom. We would recommend the Wynstone for your visit and hope to come back soon as we were not able to see everything in Newport.

- Bruce (6/5): - Location is excellent to downtown, but the room rate is excessive for what it is. We stayed on a Saturday night which maybe the reason for $530.00 per day rate. Call the hotel direct would save about $40.00 per night according to the management . Stay during the week in one of the mansions would be a lot less.

- ephraimy2016 (10/5): Shabbos in Newport - Stayed there with my wife and 3 kids this past weekend. Being Jewish, I was looking to be near Touro Synagogue. Rick suggested the Wynstone. He gave me the entire 3rd floor which consisted of 2 rooms and a small kitchen and dining area. He and his son went out of their way to help out in any way possible. It was so comfortable that my neighbors who joined us for the weekend at another B&B ended joining us for the Shabbos meals. We were 8 in total and it was wonderful!
Location is the best! One block from America's Cup Marina District and the beautiful downtown area. I would definitely return here again!
- PatrickCT14 (6/5): Decent B&B - Nothing fancy but clean and was a very well located B&B, Wynstone is part of a group of 5 Inn located in Newport, presumably the better of the 5. Covered all the basics, breakfast was good and made to order, reservation process was easy and host Richard was welcoming.
- 450slw (8/5): Pleasantly Surprised - I booked a room, with Rick the owner at the Inns of Newport who was very accommodating, for a relative who was in RI for business and wanted to stay for the weekend and then read the reviews, which were all over the place. I was a little concerned about what the inn would be like. At the last minute I decided to go to Newport to meet for dinner and made a reservation for myself there too. Check in at the main inn was very easy and the directions they provided were excellent. The location of the Wynstone is super. On the corner of Memorial Blvd and Spring street just one block up from the waterfront. The room we had on the first floor looked exactly as the picture on their website. It was decorated in period furnishings. The bathroom was large and everything and was very clean. The window air conditioner was not loud and we had plenty of hot water. Noise on the street stopped around midnight. Breakfast was very good and plentiful and cooked to order by a very pleasant young women.

- Scott (8/5): Worth a visit - We had a great time here, we live in Providence but wanted to spend a night in Newport. The room (the breakers) was nice with a real fireplace and a full size Jacuzzi. The building itself is a bit run down, but very quiet and safe. Walking distance to Thames street and tons of shopping and good food. Working gas lamps on the street, too...kinda cool

- michael (8/5): Nice and quiet. - Had two wonderful nights. Only issue was having to go to a different location for keys. Short walk to the resteurants and shops.
- Kerry (6/5): Great location but needs improvement for the price - Perfect location. However....
bathroom walls had stains on them and some of the wallpaper was missing. During prime season, this is an expensive room. Innkeepers should replace bathroom wallpaper and ensure the cleaning crew does their job. Dirty linens left in plastic bag, in back hallway for over a day. No outside sitting area for nice weather. Patio chairs requested but not delivered.
Innkeepers were not on site, but called the 1st day to check-in. It did not have the B&B feel due to absence of staff.
- Alan (6/5): Two night stopover - First thing to note is that this is not a hotel. It is a B&B - a very good B&B - or rather a chain of 5 B&Bs - Inns of Newport. Each of the 5 buildings was once a merchants house and the rooms fitted out and decorated in the period style. You have to check in at the office in the Cleveland House Inn opposite the Clarkston.
We arrived early having booked a Queen room in the Wynstone and were offered a free upgrade to a King size room. We were shown 2 rooms and chose one on the upper floor in the Clarkston to be away from the noise. It was a pity it had a smaller bathroom than the one on the ground floor but we managed. The breakfasts were simple but plentiful and expected to be served in the Clarkston - another advantage of choosing that room, but on the second morning they moved our breakfast to the Admiral Farragut next door to the Cleveland House, where we shared a refectory style table with two other couples and a single traveller.
The staff were all polite and friendly and provided us with a hair drier because there wasn't one in the room. The air conditioning was a window mounted unit, which was very effective but noisy, even on low speed settings so couldn't leave on all night.
All in all a pleasant stay but not what we were expecting since we thought it was a 4 star hotel when we booked - done in a rush so didn't notice other reviewers referring to it as a B&B.
- John (8/5): A perfect stay! - Great location and the staff were very friendly and upgraded our rooms when checking in. The rooms were very cousy and within walking distance to everything in Newport. Great first experience at The Wynstone.

Everything is in walking distance. Parking was a little tight, but other than that, we really enjoyed our stay. Breakfast was the best. Everything was delicious and cooked to perfection. Will definitely be going back.

The breakfast was very simple and it could of have more selections. They could of offered muffins, fruit home fries. The price I paid was not worth it to me. It was very disappointing. - Paul (8/5): A much needed getaway - After a month of being between houses, we took advantage of a couple child-free nights and snuck off to Newport for some overdue R&R. The Wynstone delivered in every aspect. The staff was professional and courteous. The room was perfect. And the location could not have been better. We had a great time. Thanks Wynstone!

There is no hotel staff at this five room bed and breakfast and you have to go to another location to check in. We preferred to eat out rather than eat in the uncomfortably warm breakfast room. Not a repeat visit planned for us.
