In case you are at the hotel, do knock the doors. The hotel receptionist is still inside the renovation ongoing hotel. She will call a taxi to bring you to your rebooked accommodation which is located near Wulinmen. Rebooked accommodation is ok. About the same. Pics as shown.

Terrible, Terrible Terrible!!
Hotel is closed for refurbishment, reception area is in a complete mess with tens of beds and mountain of bedding! Hotel only informed us that they're closed for business upon arrival, we were told that they will take us to another nice hotel and we have to pay in full for the first night, so we paid ¥373.
A driver came and took us a hotel past the West lake about 10 minutes, we found the hotel in an awful dark backstreet under some residential buildings, Address is XiHu District, North Jinzhu Road number 21Garden area.- the type of rooms would normally cost around ¥100 or so, room bedding was clean but smelled bad then found bedding were damp feel。But Bokai Boutique WestLake hotel charged us¥373 via WeChat! What more it's not the standard hotel I had in mind to stay at all!! It was late in the evening 9pm, we were tired and disappointed not had food, so we decided to remain till morning.
I contacted Expedia agent requested cancel the next two days of bookings with Bokai Boutique hotel. Totally absolutely disappointed with this SCAM hotel!!
Expedia website, I kindly advise that you should remove this awful hotel from your site and inform other guests of their business closed so no more innocent guests get caught up in this awful experience as we have!! Scam hotel address is 32, Qingnian Road, West Lake District – Hubin Area, Hangzhou, Zhejiang, 310001 AVOID Avoid at all cost!, in case they trade under another name in future!

The neighbourhood is fantastic though, lake is close by and right next to the hotel are great local dining options, noodle shops, dinner restaurants serving wok veggies, meats...bakeries...and right in the front of the hotel is a very nice tea/coffea place that serves the best matcha latte! Everything very cheap, no touristy prices. The minus of the hotel is the cigarette smell in the corridors, which inevitably got to our rooms, because some inhabitants of the hotel smoke and leave their rooms open to vent. We didn't smell too much smoke on the other floors, so we might have been just unclucky with the position of our room. Staff was very nice but nobody spoke english so we communicated through google translator. However, if you want a real, local, chinese culture and experience this is a great place to start.

まずロケーションが素晴らしい。西湖まで近く、旧市街地の中心部といって良い場所です。地下鉄1号線定安路駅にも徒歩3分ほどで、どこに行くにも便利。
朝ごはんはホテルの周りにバイキング形式の食堂や古くからの小食堂などがたくさんあり、肉まん、小籠包、おかゆ、豆腐脳(豆花)など好きなものが食べられます。
居心地も良く、滞在中に嫌な思いすることはありませんでした。お掃除時にタオル交換、ミネラルウォーターが補給され、自分でお水を買う必要はありませんでした。上階の洗濯機が無料で使えたのもありがたかったです。
外国人が泊まれる宿が限られている(ユースホステルなどは外国人を受け入れなくなっている)現在、比較的安価でしかも必要十分なサービス、このロケーション。また利用したいと思います。

It's on a cute residential street in the Hubin area which is a premium part of town next to West Lake. The rooms are smaller but very well appointed and maintained. Good wifi. I wish the doors were better sound-proofed. The staff speaks little English but goes out of its way to help, and they always do. I'm very impressed with this place and plan to stay again.

The room is cramped, the shower does not drain properly, the AC does not work properly.

Room:
Just nice for two adult guests and two large size suitcases; anything more would be a bit of a squeeze.
Room is very poorly designed. There is a wardrobe, but using it is like trying to open a car door with a car/wall 5 inches away from it.
Room and bathroom could do with hooks/hangers to compensate for the previously mentioned unusable wardrobe.
I did not managed to get WIFI in the room.
Carpets may be clean, but they look stained, out and really worn out,
The a/c in my parents’ room (210) needs a smack on the head; doesn’t seem to work.
Try to ask for a room that faces the street. Though it can get a wee bit noisy, it is definitely better than looking at someone else’s kitchen and seeing for yourself what the lady opposite is cooking.
Bathroom is compact, shampoo, soap and hairdryer are provided.
Service:
The lady who checked us in (1800-1900hrs) was very friendly and helpful.
Tickets to Song City Cultural Park can be purchased from the hotel.
Location:
Taxi from HangZhou East train station to the hotel costs RMB40-50.
We paid no more than RMB60 to get from Song City Cultural Park to the hotel.
I did not take the metro, but I reckon it to be quite close by.
Plenty of affordable eating places around. Be warned, most of these places close early e.g. before 9.30pm.
West Lake a.k.a Xi Hu and the shopping district is within walking

- Simon (8/5): Standard hotel, little overpriced. Skip breakfast - A pretty standard hotel in a good location near the west lake, perhaps slightly overpriced. Had at least one member of staff who could speak excellent English. On one day they forgot to clean our room which wasn't great, but dealt with by staff when told. Also, the breakfast was very unimpressive: hard-boiled eggs, steamed buns, baozi, rice porridge and some condiments. In my experience, cheaper hotels have offered much better.

My first room didn't have a fridge but the relocated me to one that does. I couldn't get on wifi, but didn't fiddle with it my stay was super short.

Very spacious for a 3 single bed unit. But the wifi was very bad. The so-call in-room high speed wired internet connection is very slow. It was actually connected to a PC supplied by the hotel. Made my third night booking last minute due to flight changing issues on 26 Feb 16. The friendly receptionist advised me to make the hotel room reservation via Hotels.com as the listed price was much higher. She was nice enough to offer me the same hotel room although I chosen a lower price family room. Lucky that I was able to speak Chinese which allowed her to understand my predicament. She was very accommodating and even helped me to secure a reduced rate if I could leave the hotel room before 6pm.

Wifi in China is dead slow (perhaps we are used to high speed internet in Sg).
Hotel provides condoms (not free thou) which made us thought it look like a transit hotel for some quickies (LOL), at the same time we felt it was kinda dirty bed sheets.

Friendly staff at check in, room was better than expected..no overpowering cigarette smells! Room was dated but linen good and room very clean and everything was working. Think was value for room rate, not that different if had walked in off street.
Was easy walk to shops and to lake. Not far from metro. Would stay again.

I could use my laptop in the Lobby but Skype was difficult.
The "includes breakfast" was only a Chinese breakfast meaning porridge and only between 7 - 9AM - something we were not told about on arrival. We missed breakfast therefore on the first day but in view of the state of the hotel i.e. cleanliness etc I am glad that we did not partake. If any hotel inspector took note of the public toilet ( let alone anything else in the hotel ) it would rate a minus 3 Star.
If you are used to Western Hotel star status this hotel does not have any stars and I am surprised that it is listed on an International Hotel Booking site. There are no porters, there are no rails to get up the stairs to the hotel and no English information at all.

- Lauren (4/5): Practically held my breath the whole week - My room was particularly disgusting- especially the carpet and when I compared notes with my colleagues staying in the same building. Almost upon check-in, I went to the supermarket to find room freshener, room spray, even insense....didn't really even mask the smell.
The front desk asked us to pack up our luggage each day and store in lobby because new carpet was due to be installed. This was very inconvenient, and carpet was finally installed on my last day. New carpet was one issue and it did help with the stench, however, generally, it would take quite an overall to clean-up this dive, love hotel...
Probably should be a 0-1 star hotel at best.

- Natalie (8/5): Great location, clean, comfortable - Fantastic location right in the old city area, walking distance from the lake, where there are restaurant bike rentals etc. Staff was really friendly and helped with directions and bike rentals. However, this didn't seem like a place that many foreigners stay at, staff had very very limited English.

- Kelvin (6/5): decent 3* hotel - 15mins walk to west lake and malls. Room not big, furniture a bit tired but clean though.
- FUI FUN (2/5): Worst hotel I have stayed - Have requested a high level room. When I check in at 5.30pm was told all taken up which is not possible as I have requested months ahead. Was given a room at 2nd floor where I have to endure the bad sewage smell from the bathroom for the whole night and the carpet was so flirty. Worst then a restaurant carpet. When I complaint the next day, they are reluctant to change my room as the hotel is full. I asked "Do you expect me to endure the sewage smell for 4 nights?" Then they show me 2 rooms on the 4th floor.I found used slippers under the bed in my new room. Guests, please think if this hotel is clean or not?If I have not fully paid this hotel, I would have walked out and book another.Infact 2 nearby hotel(Home Inn Kaiyuan Rd/SSAW hotel) is very conveniently located.Go to their guest toilet on the 2nd floor and one will know how clean is this hotel.The room is so small that I cant even move myself in to hang my clothings in the wardrobe.Furnitures are old.Room size is worst than those in HongKong and Japan
- Verified traveler (8/5): Convenient location - Hotel is conveniently located near Westlake and and Wushan Night Market. The train station is also 10-15min walk away as well. Room wise, we were offered the triple room on the first night since there was an oversight on our booking and their normal rooms are already fully booked. Poor impression on the triple room - poor lighting, noisy as it is located near the main road and rusting water boiler. However, the normal 2pax rooms were much better - clean and well-lighted. Just one point to dislike about - that there were always flyers and name cards offering s*xual services being slotted into our rooms. Not sure if this is a norm but might not be suitable for those with kids. Nevertheless, it is still a stay that is value-for-money for the location convenience.
- Verified traveler (10/5): great hotel - the hotel was great. It was clean. I got a single room for me and my girlfriend. The hot water was good. It's very close to west lake, Carrefour mall, restaurants, and other little stores. There is also a police station on the other end of the corner!

- WRse (8/5): Good value for money - We rented a double room with computer. The room had a comfortable bed and a nice bathroom with shower that worked well. The size of the room was not big, but quite ok for two persons and the moderate size is an advantage when it comes to having a warm enough room in winter time. Since it is custom in southern China buildings not to have radiators for heating, but to use the air conditioning system blowing hot air, which doesn't work when you leave the room, a bigger room will be difficult to keep warm. The computer didn't work, but there was functioning Wifi, although quite slow on international addresses.
Staff of the hotel were quite friendly and the Chinese breakfast, served from 7 Am, was excellent. The location is convenient, in a quiet street with several cheap restaurants serving good food and short walking distance to major streets with good bus connections to get anywhere in the city.
The hotel helped us to book a very interesting one-day excursion to the aincient water village Ou Zhen - highly recommended!
- Luis (8/5): Great hotel with all the Basics - Very friendly staff, though limited English, in an excellent location. The room was small but met all my needs. Very clean, tidy and organized. I wish for better water pressure, but that's my only criticism. The wifi was strong, breakfast was decent and best of all, walking distance to Westlake.

- CK (6/5): Good Location - Easy walk to MTR. West Lake, Food Street are within walking distance, Hotel is a bit old style but quite well kept. Breakfast is okay, if you do not expect too much. Hotel is in a quiet street, old neighbourhood. A few minutes walk, and you are on a busy street.
- Syzygy (8/5): Great location - The hotel satisfy the needs of a free-and-easy traveller. Located a-stone throw from Ding'an station and 2 night markets. Forget about the breakfast, which catered for local travellers. The room is clean and air-conditioning worked alright. It could be improved with additional pillows and frequent vacuuming of carpet.
- zoozoo (6/5): Good Location + Friendly & Helpful Staff - Friendly customer service - front desk personnel, cleaners and waiting staff were polite and helpful. All of the front desk staff wore a smile, with the willingness to assist. Keep it up!
The breakfast was simple yet not too bad, containing porridge, Chinese crullers (youtiao), hard-boiled eggs, pork buns, steamed buns and cow's milk. It would be great if the hotel could serve soymilk for guests with lactose intolerance.
Overall it is a good choice for budget travellers, thanks to its customer service and strategic location (a stone's throw away from Westlake, restaurants, cafes, retail outlets, convenience stores and massage centres), despite the smaller-than-expected business twin room.
- Myek (6/5): First time in Hangzhou - 1. Breakfast include buns, eggs and congee - filling
2. Hotel staff are friendly but do not speak understand the english language. We speak the chinese language and so we have excellent services from them.
3. near sub-way and quite a walking distance to the West lake.
4. Supermarket, noodle shop and massage available right infront of hotel.
5. Just about right for the price paid.

- Bangkokian (8/5): Great location by metro and the public bicycle rental kiosks! - Location was superb if one needs to utilise Hangzhou's railway stations as the metro station is nearby. 2 public bicycle rental kiosks are at the footsteps of the hotel.
The wushanlu night market is very near! Out of the hotel's lobby and turn right all the way into the night market. The city centre's Carrefour supermarket is a short walk away (or a bike ride away) and so is the other shopping options.
Room is very comfy but breakfast could be improved upon as it is a purely Chinese breakfast range.
