- Hailey (2/5): save yourself and stay somewhere else - So dirty.. and the receptionist read us (two young female travelers) the exact details of where our room was including the floor and number in front of a number of other travelers, which felt very unsafe. Marketed luggage storage but informed us AFTER we checked out that they cannot store luggage after checkout, directed us to a storage service we had to pay for. Super loud area as well, which didn’t bother us but is something to note.

Dorm living, so I felt cramped in the sparse tiny bedroom, but we had a private bathroom, access to a shared kitchen and got to do our laundry, while relaxing in a comfortable common room with couches, books and a tv. Good value.
- Meredith (10/5): Great little nest in Edinburgh! - What we liked best about this place was two-fold: First, we like the big, full kitchen we shared with the other 4 rooms in the flat. We also appreciated the promptness they dealt with any issues we had (the window was broken and wouldn't close, so they changed us to a different room). This place is a dorm, and a dorm is a dorm, but the bed was comfortable, they were generous with extra pillows, and as I said, the kitchen was great.

Laundry services were available at an additional cost. The common areas were well-equipped with games and a television, creating a welcoming and enjoyable atmosphere.

Very friendly and helpful staff available twenty four hours to answer any queries or help with directions re bus service etc. The room was spotless, the en-suite bathroom with shower was also very clean and modern. The only drawback was the bed size as it was a double and my husband is quite big. There are two supermarkets a few minutes away pubs and restaurants are at the top of the main road where there is a choice of buses to the centre.

- Lorraine (10/5): - Really enjoyed my time here. The location is close to public transport or a 2km walk to Old Town. My room was clearly lived-in but clean and quiet. It is student accommodation first and foremost which makes the rooms feel very safe as keycards are required to access the facilities, flats and room. Our building was very quiet considering there were many of us checked in. Our flat had a large, well-stocked communal kitchen. Laundry facilities require an app for payment & booking machines. Staff were very helpful and available 24/7.

There was a private kitchen for 5 rooms which was really handy. We had access to a laundry that was cheap and it was very useful. Only negative point: the absence of television in the room.

Previous reviews mentioned poor insulation / noise but maybe I was just lucky as I had no issues.
Parking on street outside permitted between 5.30 pm and 8.30 am.
Would definitely stay again.(Assume only available outwith Uni term time.)
Good Price for Edinburgh where >£200 per night is the norm.
- Isabel (10/5): - Had a great stay, staff was lovely. Was a bit worried about the noise after reading some reviews but was lucky enough to have a quiet stay. There’s a kitchen for each 5 bedrooms or so which I never used and the bed was comfy. Wifi was amazing and I was working from there so it was perfect. There’s a lobby in the main reception building with foosball and a tv, which I found pretty cool.
I stayed in the building across the street and the location is perfect. Many supermarkets and cafes within a 5 min walk.
The bedroom could be a bit cleaner maybe but not too bad. I think mostly was due to wear and tear so maybe not even possible to clean any better.
There’s no tv so ensure you take a book or something otherwise you’ll be bored.
The only callouts: please put a bin in the bedroom or bathroom. Also the bathroom’s light works via sensor so don’t be a fool like me looking for a switcher that simply isn’t there! :)
Overall it’s great value for money and will definitely stay there again!
- Evan (10/5): - The staff here are very friendly and helpful, like so so so friendly. If you are comfortable with this type of lodging and just appreciate it for what it is, this is one of the better experiences you will have.
- Angela (6/5): - This was student accommodations, so don't expect too much of it. There were two of us, so there was a bit of a space problem when keeping our luggage in the room. The sink water pressure was low. Otherwise, it was convenient for its location.

The bed was advertised as a double. It was not. I’d call it a large single, or a small double, but certainly not a standard double.
It was extremely hard and uncomfortable. I did not get one good nights sleep whilst there. I complained to reception who said they’d add an extra duvet under bottom sheet. This never happened.
The ensuite was very small. The shower cubicle was tiny, which made showering hard. The shower head didn’t fit on holder properly, which was also an issue. On a positive note, water was always hot, and very powerful.
The room was quiet, apart from when neighbouring rooms got back, which is to be expected.
Location was decent enough, with buses into the centre only a short walk away.

- Carl (8/5): Great place to stay on a budget - Overall, we had a really good stay. The price and location are excellent. Check in was easy and the staff were really helpful and friendly. The room was as expected, nice and clean and a decent enough size for us to use as a base for a few nights away.
As other reviewers have mentioned, we only got two pillows for two people.
If it is possible to choose, I would recommend NOT staying on the ground floor or facing the road that reception is on as the noise from cars, talking, people coming and going and the cleaning carts is very loud most of the time.

We were only able to get one extra pillow between the two of us. The room was small, dark and always too warm, even with the window open all night, a very uncomfortable sleep. Stained towels.

Advertised as a double bed, it was not a full double - perhaps a slim double or enlarged single. My partner and I just about managed. The mattress was the worst I’ve ever encountered, the pillows were worse than useless and the fridge contained rotten bananas.
The staff at the front desk were helpful and supplied extra pillows, but even then.
It is cheap, somewhat cheerful but woefully uncomfortable.

- Stephen (2/5): Like sleeping in a technopop rave. - While the hotel is nice; one wing of the hotel is under the hotel bar/discotheque. Tecnopop was playing right above us way to loud to sleep. When I went to the front desk they said “yeah, that room is loud, but there is nothing they can do.” Nothing! Seriously! They know the problem; they just don’t care. Maybe another floor would be better, but don’t take the chance. If you have a problem, chances are the won’t care about that either. Zero effort to address our concerns or compensate our discomfort and loss of sleep. Avoid like the plague.

- Polina (8/5): Good place for low budget - The place is nice, very cheap comparing to other stays in Edinburgh. The bed was a bit too small for a couple. It seemed like a normal double but it felt smaller… no fridge in the room. It’s not a hotel so everything was great. I noticed some mold on a shower cap and holder that was a bit sad although in general it was clean. Also the pillows were thin and not comfortable and the window had limiters so we couldn’t open it full. As I said it’s not a hotel and the price was very competitive so I am happy in general as the trip wasn’t planned. Would be a great fit for budget travelers.

- Verified traveler (6/5): - I stayed here for a few nights in August 2019. Unknowingly, I booked my trip during festival season, so the prices were high. The location was okay, easy to reach two bus lines, though definitely not close to most attractions. It was kind of hard to find, as all of the signage doesn't match. Check-in was right at 2.00p so since I got there early, I had to leave my bags and head back into the city feeling a bit icky from my travels. (Prepare for a lengthy check-in if you arrive right on time.) My first room was a bit of a mess. It was generally clean, but the sheets and duvet had spots on them, which made it feel dirty. The mattress itself was HORRIBLY uncomfortable; I felt like I was sleeping on daggers. The light in the washroom was broken and never turned off so I could constantly see a stream of light all night. The elevator squeaked and slamming doors kept me up all night, despite ear plugs and a face mask. There are no amenities in the room at all - even though it looks like a hotel, it is not. I had to purchase conditioner and soap at Boots, and go to Reception to borrow a hair dryer. The front desk staff is its only redeeming quality; every single one of them was kind and helpful. They spent a good deal of time trying to find me a new room and while the location was an improvement, the rest of the amenities were the same. Listen, if you're willing to splurge a few more bucks, do it. If you're on a budget, you may as well book into a fun hostel. You'd get a better deal!

- Rhirhi (6/5): - This isn’t the best place to stay for two people. The double bed is super uncomfortable. We had to ask for extra pillows. You get what you pay for!
- Verified traveler (4/5): - Dont believe the photos, the rooms are not that large. The double bed is pushed against the wall, so anyone sleeping there has to crawl out the bottom of the bed or over the top of the other person (and its too hot for that kind of fun!). Ventilaion is a problem. It wasnt the hottest weekend but no air con, fan and a window that opened only a fraction (for safety in case you couldnt stand the room anymore!) meant it was very uncomfortable and dificult to sleep. Noise from other rooms also interrupted any sleep you were able to catch. Pillows have no guts but was provided 2 extra from reception. On the upside, it was vey clean and staff helpful. Its basically a student room for one, rented as double room during the summer and not all that much of a bargain.

- Verified traveler (8/5): - this property is next door to a Lidl and a street away from a Tesco express so handy to grab a sandwich or do a shop, its easy to jump on a bus and get right to the centre of Edinburgh and for £4.00 a day you can travel in and around all day. the room was very clean and with your own key you can come and go as you please. reception staff are always happy to help and friendly to boot.
- A (6/5): Bijou but reasonable - The bed is small - more like a large single or a very small double. The toilet/shower unit makes a racket for 10 mins after being used. Not great for the middle of the night pee.
It is good value for Edinburgh in August during the festival and encourages you to stay out and see the festival.

- Robert (10/5): Very good - It was very good. the building was clean, the room was clean. It was quiet, the area is safe, there is a Lidl across the road, which for us was very handy. Every 4 rooms have a shared kitchen, that was also very clean, and big. We had plates, cutlery, a fridge, microwave. And we were the only ones using it. The room is not very big, but it isn't necessary to be when you're out all day visiting. The bed was large enough for two people and again, very clean. I stayed in so called 3 stars hotels that were not as clean as this. There were next to the bed USB outlets to charge the phones, so there was no need for the adapters. The bathroom had a very good shower. The people at the reception desk were very friendly. The WiFi was impeccable, fast. All in all it was a great stay.

Basic en-suite student room which was clean and comfortable. It’s too much too expensive for what it is but that’s because it’s the Fringe and unfortunately all the accommodation in Edinburgh whacks the prices up.

Very warm on a night - quite uncomfortable at times and hard to get to sleep. Approx. 15-20 minute hilly walk (depending how fast you walk) to the town centre.
Overall ok, but very overpriced everywhere during Fringe Festival.

The showers didn’t drain well (I stayed in 2 different rooms with 2 bookings). I had a serious issue with second room’s shower water pressure, and the problem was fixed right away.
WiFi was good. Public transportation, grocery stores and restaurants were nearby. I enjoyed walking to Royal Mile.

I feel bad for the university students that have to be there the whole time. They don't really clean the rooms, our first room the shower wouldn't drain at all. They eventually moved us to a new room. Avoid this place if at all possible.

Kitchen facilities were very good and kitchen was very clean. The bed not only uncomfortable is the smallest double bed you would be able to find.
With an aldi and tesco close by it is ideal for someone who wanted to cook there own food at home.

The bed was uncomfortable and when we did get to sleep we were woken up every morning at 8.30 / 9ish by the housekeeping team. This was either due to them slamming nearby doors / hoovering the corridors etc. We were even awoken on our last day by them knocking at 9am asking to clean the room (when checkout was not until 10am)
The property is about a 20-25 min walk into the centre but this is mainly all up hill! We opted for the no.8 bus which took 10 mins to take you closer to the centre!
The area of Canonmills (5mins walk away) has some lovely cafes for brunch!
Overall We got what we paid for - a cheap night with somewhere to lay our head during the fringe festival! But I will not be staying again!
- SM (6/5): - Property was located close to good public transport. The noise from banging doors and what seemed like water pumps at night was off putting not to mention the blocked sink and shower drain despite the fact they made efforts to unblock.
- Verified traveler (10/5): Pleasantly quiet and much better than 5* service - The reception staff are the best worldwide. I've stayed in mega-expensive super-starred hotels but the level of help from the hard-working Beavers at Beaverbank reception is far superior. And you get a less snobby and more considerate type of guest here too which is important because of the apartment system.
It's a student halls of residence so it's not the cracked marble bathrooms, taps with flaked-off gold and beds big enough for a bus load that you get in "posh" hotels. You get a study bedroom and a proper kitchen with basic equipment provided. This is useful for simple cooking or reheating food. You can save a fortune by not dining out, though Edinburgh has some excellent eateries.
Because it's not a posh place your flatmates will probably be friendly instead of ignorant and they aren't going to disturb you with a TV because there aren't any. The total lack of TVs is the best bit. Sleep and shower here; entertain yourself elsewhere. If your idea of a holiday is watching TV, you're doing it wrong.
Instead of complaining about the lumpy mattress, turn it over and turn it round 180 degrees. See, it's better already.
Due to the high turnover of guests, the room equipment gets a hammering. So if something isn't right with your room, don't blame the lovely receptionists but the previous guests for not reporting the faults. If you do find something wrong, tell reception and they do get things fixed. They will go to extraordinary lengths to help you if you are polite.
- Verified traveler (10/5): So good I stayed again - I loved my first stay because it's quiet. The lack of TVs really helps this. I think all hotels should remove their TVs.
Once again the reception staff were utterly brilliant. I've been all over the world and stayed in expensive hotels but the hardworking Beavers at Beaverbank reception are THE BEST anywhere. Please realise they are university students so don't "look down" on them just because they're doing a low-paid job. They are smart, witty, chatty, friendly, sympathetic and hugely helpful. They're likely better educated than most of the guests. Your typical hotel receptionist here may well be doing a masters degree in science and doing it in a foreign language because she's not a native English speaker even though you can't tell because her English is that good.
Be aware that Block 17 is tropically hot inside so choose your holiday sleeping clothes appropriately and you'll be ok. Reception can lend you a fan. For safety reasons the windows only open a little way. This is to discourage suicide in students because unfortunately the high pressure of university study takes its toll. It's definitely not all drinking beer.
As it's student halls the facilities are basic but it's just somewhere to sleep and shower and heat some simple food. Your main holiday lies outside the hotel not in your room.
If there is a fault, report it politely and the team will do their utmost for you. What more could you want? If your mattress is lumpy turn it round and turn it over.
- Molly (10/5): - Great stay. The location was decent we walked into the centre most days, look around 20 minutes. The rooms were good for what we needed and the communal area was great to meet other guests. Only thing the room/apartment was missing was a mirror!

As soon as the shower is turned on the is residue of water. 17:1-2 , no bins provided in the rooms/bathroom. 17:2 was rectified the following day but not 17:1. No shower mat in any of the rooms to step on to following your shower. Small bath towel if your over a size zero. Staff were very pleasant and helpful If you need the facilities of a conventional hotel then this is not for you. For me the true classification should read very good and clean lodgings with private bathroom and communal area where you can store food and cook, up market backpackers lodgings
- Verified traveler (6/5): - It was good to have access to a fully equipped kitchen. No cleaning cloths to wipe up any spillages, just a well used sponge for cleaning your dishes and one tea towel. It would have been more hygienic to have some paper towels available.
The beds are uncomfortable. The shower cubicle is a bit on the small side, unfortunately the bathroom did not smell fresh at all, not very pleasant to use.
For the price we paid for 3 nights it was value for money, £31 a night for a double room. If Its comfort you are looking for then, don’t book. If it’s down to your budget, it’s a good option.
