- Pamela (7/5): Our stay started out disappointing, but was rescued by moving to a different room in a better location. Overall we enjoy - I liked that the property was right on the beach and had free parking. The one bedroom suite that we booked had been, for the most part updated. The part that we didn’t like was the sofa was extremely dirty and smelled bad which in turn made the whole unit smell. Also, the carpet in the bedroom desperately needed replacing and I’m sure it contributed to the smell as well. Another thing we didn’t like was that there were no windows in the bedroom and the living room had only two hexagonal porthole style windows with translucent panes that let in very little light. It’s not worth the price due to its limitations - no functional windows and dirty, smelly, furniture and carpet.
My husband and I spent one night in it since we got in late and were very tired from traveling. When we brought it to the attention of the front desk, we were immediately moved to a different room with a balcony and a view of the ocean which salvaged our stay as we were there celebrating our anniversary.

Location & beachfront access ‼️ Stench in room, no place to hang our clothing, dirty sheets, parking is minimal & not much room for automobiles to maneuver around getting in & out of parking structure.
Seriously needs to update & modernize garden view bed & breakfast accommodations!

- David (8/5): It was an excellent experience except for the noisy overhead foot traffic in the morning. - Location was exactly what we wanted...North Beach and just steps from the ocean. Room was nice, clean and comfortable. Staff was efficient and friendly. Price was fair for the accommodations. Too much overhead foot traffic in the morning. I wouldn't recommend "North" apartment for this reason. I think it is directly under the dining room and kitchen of the B&B upstairs. Very annoying if you want to sleep in.

Furniture was comfortable and the unit was a perfect size for 2 people. One of the bedroom lamps was broken and nonfunctional, should have been seen by housekeeping if they were cleaning thoroughly. I was disappointed that the outdoor furniture in our courtyard was dirty. The whole unit needs a deep cleaning. Blinds in bathroom were dusty.

- Kim (9/5): We will be returning to stay at DeSoto again soon. - Well we were placed in a suite that was not what we were hoping for. No beach views and very dirty room in general. The ladies at the front desk were quick to accommodate our hopes and needs. The beach view room we got we perfect. Had to switch rooms. But this was not a bad process at all. The ladies at the front made it all quick and easy.

- Michael (1/5): Bad - We lost power at our house due to a power pole falling down. The house was stifling hot so we booked a room at a nearby hotel, the DeSoto Beach Hotel. We were stopped by a utility crew on our way to the hotel. The road was closed to traffic by several power company trucks repairing the pole. The road is the only road between our house and the hotel so we turned around and went home. I explained the situation and requested a refund but was denied by the hotel. This attitude seems mean spirited given the strong likelihood the room was going to be empty anyway. We booked the room late at night and cancelled the book within an hour.

- Amy (8/5): - This place is on the beach with access to a neighboring pool. There is no smart TV, so any streaming for a movie must be done on personal electronic devices. The grounds need some landscaping clean up and signage would be helpful to find the paths/access to the beach or pool. The breakfast was good and had several options.
- Laura (2/5): - It’s been a while since I have experienced such a poor guest service and cleanliness during vacation. Hotel advertises as only beach front hotel in Tybee island. Which is not true . Plus we got a room facing busiest road in whole island . Carpets had stains , dish washer was filled with dirty dishes . Bathroom sink was clogged up in first night , there were potato chips in fold out bed in living room when we opened it up . No pillows or blankets for the kids . We booked the room for 4. On the first day of stay room service came and left extra towels and roll of toilet tissue on the kitchen counter. That was it. Did not come back the rest of the 5 day stay . We had to wash our own towels , take trash out and clean bathroom. It was just far from what I have experienced during any stay in a while .
Not to mention customer service, upon check in I stood there for 15 minutes without being acknowledged with desk clerk talking to coworkers, clearly seeing me there standing waiting. Upon check out, different clerk was sitting down on her phone eating breakfast at one of the breakfast tables and just told me to lay the key down on the counter.

- Sandra (3/5): Disappointed doesn't cover it. - Location, full size refrigerator. Specific to our room- East Suite? Stains on on the sofa, ripped seams on the pillows, it had been a LONG time since any deep cleaning had been done. Windows that you couldn't see out, nor could you control the light coming in. Right on the beach but you had to purchase beach towels. Breakfast- nothing fresh, just packages to open.

- Amanda (6/5): - The room was not as expected in the picture when booked. It was much much smaller and just looked different. The couch and chairs had several stains, the carpet in the bedroom felt and smelled like it hasn’t ever been cleaned, I found several long hairs on the floor that were not mine.
I had previously spoke to someone about early check in, however when we arrived 30 minutes before check in time at 4pm, the room was not ready, which was very inconvenient considering I had groceries in the car and I was under the impression I would be able to check in early. The young at the front did not tell me cleaning procedures for the suite and I would have been charged had I not asked someone else before check out. There is a sign that says heated pool, but the pool was absolutely freezing. The breakfast is ok, but the breakfast area is so small and all the guests are on top of eachother. I think I’ll just get a vacation rental next time. This wasn’t worth the $ I paid for 3 days.

- Steven (9/5): Great Beach Location on Tybee! - Great location on the beach, could walk to restaurants, wonderful ocean and beach, friendly staff, there is a pool ,and although we were in one of the Beach Garden rooms we were able to enjoy the breakfast in the hotel lobby. Parking is tight and we were asked to park across the street, housekeeping was hit and miss, and room was a little beat up especially in the shower.

Garden room was not as clean as expected. furniture was old and unclean. Noisy with adjacent rooms and washing machine running at midnight. switched to hotel area room that had damp floor and moldy area following rainstorm.

You couldn't open the closet door because the night stand blocked it. There was no window in the bedroom. The only window in the living room you could see through was in the door.

- Anne (8/5): Very good - Location was great, oceanfront access. We had two king suites located next to the hotel in a B&B. The rooms were connected which was great for family. The courtyard next to the rooms was private and shaded. One room had a bigger kitchen with a range top and counter seating. The other had a bigger living room with an efficiency kitchen. Parking! There is a small parking lot in front of the rooms. If no parking available you have to park across the street, 4 lanes of traffic not ideal .

The morning continental breakfast was fine, we aren't huge breakfast eaters but there seemed to be a decent enough selection and plenty of coffee. I wasn't a fan of having to park across a busy road in a pretty questionable "lot" where it was only our car and what seemed to be two abandoned houses.

Accommodations Aplenty! - The room is actually a nice-sized, one bedroom apartment with stove top, fridge, microwave, dishwasher, and lots of pots, pans, plates, bowls, and silverware. Off to the back side of the kitchen is a small washer and dryer tucked away in a large closet/storage area. The bedroom closet was also spacious. All in all, a lovely cottage apartment on the ground floor within short walking distance of the beach and staff that will go out of their way to make your stay even better. The bed was a little soft in the mattress, so I found sleeping sitting up in the bed to be a bit more comfortable. The carpeting in the bedroom had some stains, but was not dirty. It just looked worn, but you can expect that when staying near the ocean no matter how ritzy the accommodations otherwise. I wish the shower's water flow could have been adjusted, but I think it was set to be environmentally sound.
- Michael (7/5): Beautiful beach front property - we liked everything, the room was beautiful, it was right on the beach. it was walking distance to the local restaurants. there was a heavy police presents that made you feel safe. the parking was really tight in an suv, or you could park across the street and walk back over if you wanted to. the eating area was small but worked.

Sofa bed was broken, sheets were dirty. All tables were dusty and the floor was sticky. All lamps needed to be plug in. Glue trap on floor under bedside dresser. Pill on the bedroom floor. Ironing booard cover dusty and dirty. Off site parking in a very small driveway/ lot. Enjoyed Tybee Island. If i came back I would stay somewhere else.

- Culverhouse (5/5): Close to beach. - Pretty room. The parking was toooo tight I felt I was going to hit the wall. It was a handicapped room which had handles in shower which is needed. Pool is too small and needs repair tiles are coming off the wall. I have arthritis and could barely get out of the pool because the top step is too tall. The bed in the room was very high off the ground and a person in a wheel chair could not climb up there. The bed was very uncomfortable. Plug under tv needed a new cover for the electrical outlet.
- Jimmy (1/5): NEVER GO BACK - LOCATION. THE CHECK IN CLERK WAS GAVE VERY LITTLE INFO. TOLD US OUR ROOM DID NOT HAVE BREAKFAST WHEN CLEARLY WHEN WE BOOKED IT DID. THE ROOM WAS NASTY. WE HAD TO GO OUT AND BUY A MOP BECASUE THE FLOOR WAS FILTHY. ROOM SMELLED LIKE IT HAD NOT BEEN USED IN MONTHS. NEED TO TAKE OFF OF BOOKING PROPERTIES. IT IS A DUMP.

My family (wife, 6 and 9yo girls) checked into the North Garden suite room for a 3 night stay. On arrival there was a strong odor, floors were dirty, hairs everywhere. We opened windows and did some of our own cleaning to make it work. Later that evening, we pulled out the sofa bed for the kids and found mouse droppings. Then we found a dead mouse in a sticky trap under the sofa bed.
We alerted the receptionist who had us check the other suite rooms. The South suite had mouse droppings and insect wings in the sofa bed. The East suite appeared cleaner but had a strong odor. We moved our stuff / kids into a standard room in the beach hotel next door where we stayed for 3 nights. We might have moved hotels, but we had family also staying there.
The first night charge was waived "for our trouble", however, we had pre-paid Suite rates but now staying in a cheaper Standard room. When I asked for an adjustment on check out (11/24), a different receptionist wasn’t interested in helping. She said a manager would call "to explain it to me"- but I wasn't contacted. I sent an email with no response. In the end, because we ended up in a cheaper room, there was little compensation "for our trouble".
We understand that all hotels have occasional issues but these seem to have become *regular* issues for DeSoto.
The standard room was better, not great. I'd recommend against the Garden Suites.
