Located on a more quiet street so not much noise. Loved the huge TV in the master bedroom where we could all watch together. Musty smell in the room. Once in the room we did get used to it. Also the 2nd bedroom didn’t have air conditioning or any air flow if the door was closed but we made do. We had a ground level unit just off the courtyard so we did hear party-ers coming home at 2am. Not so much the property’s fault but inconsiderate people thinking they are the only ones in the world.

The courtyard was very pretty and an unexpected bonus. There was a full kitchen stocked with pots and pans. I like that there's a gate code to get into the property so we felt safe sitting outside in the courtyard to relax. My family and I really enjoyed it here.We will definitely be coming back! Unfortunately there was a puddle in front of our unit almost the entire time we were there. I guess the ground slopes exactly in front of where we were staying because the whole time we were there it was wet. We had to try to step over the puddle each time we entered and exited our door and my kids shoes kept getting wet and tracked water and dirt inside. Also, one bedroom had terrific lighting and the other was dim as a dungeon lol. They did have lamps but it wasn't enough to really see well. Still a fabulous place though!

But also got the peaceful scenic French Quarter. All a/c units worked wonderfully. Plenty of towels and toilet paper. Comfortable beds and pillows. When I booked a three bedroom apartment, there was no mention of the third bedroom being a loft, with bunk bed style stairs to get to the bed. The shower water would leak on to the floor after only a few minutes of it being on. We didn’t receive notice that there would be gardening services taking place Wednesday morning. Dirt everywhere. Also didn’t receive notice that the patio area would be getting clean Thursday morning. Completely flooded with water. I also expected some sort of instruction about garbage disposal, doing dishes, etc. Property management did answer quickly once I messaged about garbage. Maybe it’s me being use to Airbnb style stays?

After 3 very difficult nights (as we prepaid and was on the weekend) and person on the phone refused to speak to me as he said he was busy with other people when I phoned to complain and was not interested in helping us. We moved to another place on the other side of Canal street for the same price was 10000% better. Avoid this place. This is complete false advertising. We stayed in a downstairs appartment if you can call it that that does not look at all like the photos. It is sold as a 4 sleeper but at maximum should be for a couple plus a child. The main bedroom had windows that are sealed closed impossible to open. The 2nd " bedroom" more like a hole in the wall has no windows and the sliding door does not close. So no privacy at all. And you cannot walk on side of the bed as the bed hardly fits in the room and is wall to wall. There are no cupboards or place to store clothes so we had to keep all our clothes in the suitcase outside the door The living area is so small only 2 people can fit in at a time. The only thing to cook with is a microwave. No plates or cuttlery supplied and NO Kitchen sink. This is a complete con.

Bed or brick, they were the most uncomfortable beds, and my dad cut his foot on a piece of glass in his bedroom, the AC also did not work well. The showers pour water into the floors.

The studio was spacious with a phenomenal balcony. The heat/AC and shower pressure/hot water worked very well. The studio room could use either some wall hooks or shelves to put clothes on.

• Jason (8/5): Great location and place to stay - Place was really well kept and beds were very comfortable. Location was great. Host would not allow us to check our bags into the unit or check in early even though property was not booked for the previous day. Not allowing early check in as a courtesy when it doesn't negatively impact the owner is a little heavy handed in my opinion.
• Awhawanna (5/5): Would consider staying here again if the vital issues could be resolved. - Location (convenient to all sites), furnishings, historic, safety measures were adequate, appeared clean but could use updating of the bathroom. Unit (2 bdrm +loft) had no heat source other than one small electric radiator type heater. Was the weekend before the historic snow. Randomly..no hot water!! Bathroom elect outlet popping and sparking when used with blow dryer. Needs a working exhaust in bathroom. No eating utensils (forks, spoons, etc). Bathroom needs updating. No dressers/luggage valets in bdrms. Everything on the floor.
• Michelle (10/5): Great location. Responsive host. - Nicely redecorated. Comfy beds. Great location close to everything in the French Quarter but on a (mostly) quiet street. Staff are wonderful and worked hard to make sure our stay was perfect. We asked for and promptly got extra blankets and a space heater when we visited during a cold snap. Even though St. Phillip's Residence is on a quiet street the garbage trucks woke me up at 3:30 am every morning so maybe Request a unit on the inside instead of the street side. One thing to note... the booking.com description says they have luggage storage. They do not but there is a Bounce luggage storage inside the visitor center on Decatur a block away.
• Joseph (6/5): - The sofa was broken in the front so we kept sliding down onto the floor, one of the beds was wore out or broken and we kept rolling to the middle of the bed, there is no heat and it was freezing this weekend, the air cooler/dryer in a bedroom smelt like someone urinated in it when I turned it on. Other than that it was ok

• Eszter (5/5): It was good because of the location but forget the comfort. - It was in a good location, easy access to the historical French quarter and canal street I originally booked a two bedroom apartment, what it looked like with balcony access. In the end we got a room much bigger but less comfortable for us, since we were both above 180 cm when we went to the bathroom we continuously hit our heads in the ceiling and when we wanted to get out from the bathroom the doorknob were at knee height. In my room the first evening the ceiling light was not functioning and as it turned out the mattress was so used that it was the most uncomfortable sleep I ever had. I tried to sleep on the other side which was equally uncomfortable.

• Makayla (7/5): Location! Location! Location! - The location was excellent. We were located in the French quarter and in any direction you went was something on our sightseeing list. The atmosphere was great, the property had been nicely maintained considering for how dated it is. The air conditioning in one of our bedrooms was not functioning and the summer heat in N.O is relentless. Thankfully, we had brought a bedside fan. The light in our bedroom would turn on and off spontaneously which was slightly disruptive when sleeping.
• Roberta (9/5): Nice balcony, maintenance should be more often - Location and to have a balcony is a must The shower is very weak, very dificult to wash the hair and the room has mold on the celling, I know it's a old house and had been redecorated just a few years,( It looks very much nicer now) however the maintenance should be more often since it' a old house...

I was scared to break the sink drawer in the bathroom and my husband and I felt like just rolling over in bed would break it. Some added hooks in the bathroom would be nice for towels. My son is rather tall and he was laughing about how low the bathroom knob is. Would be nice if you could partner with the hotel next door for parking. The lot next door would be perfect!
• Mary (8/5): We liked being able to walk to so many places. - The location was great! Parking was a little complicated and very expensive. The floor was uneven and the bathroom doorframe was black at the bottom.
• Kimloan (8/5): Cute getaway in the French Quarter - Information on hotels.com could've been presented better. There's parking, but you have to pay during certain hours and it's first come first serve. There's luggage service at 3rd party luggage hold centers--not on the property. Checkin on hotels.com is at 3pm, host says it's 4pm in a separate message. Hotels.com says $70 is collected at checkin, hosts says it's already taken care of. The place was very cute. There was something wrong with the electricity in one of the rooms, so the kids ended up just sleeping on the pullout couch (which had a lot of crumbs) b/c the lights kept twitching. Overall, it was a nice stay--just some minor hiccups. Location was great. Felt pretty safe. Host responded quickly to any issues.

• Tabetha (10/5): AMAZING 2 BEDROOM CONDO STEPS FROM BOURBON STREET! - Excellent location. Two bedrooms with king size beds, great big shower and all the necessity. Just a few steps to Bourbon street, French Market, Ccs coffee and Rouse's market. Bed and pillows were very comfortable and tv was perfect!

• Tara (1/5): Don't stay here EVER!! - For days now there has been loud constant banging, it starts at 8.am and ends after 4pm. It goes on all day long. One of the workers had a code to our door and walked in. I asked to get a new door code and they ignored me.  They are doing extensive construction above us, we have photos.  They have done nothing to fix this problem we should have been informed about this construction before checking in. I have text messages from them about the constant banging all day and they did nothing half the time they ignored us. They also tried to say it was an emergency repair, as you can see from the photos this was an extensive remodeling project going on.. We even tried to get BOOKING.COM to contact them about the noise and to date we haven't heard from either of them, They also had no security for the front door it was constantly open, not that it mattered since a random stranger already walked into our condo so the code is given to anyone. We were coming in one evening and got accosted by 2 men who were sitting in the foyer who we don't even think were staying there. We were afraid to leave our room or return in the evenings. I didn't speak to them when they cat called me and they called me a stuck up B**CH. So many things are broken, and it is dirty in there. The blow dryer and coffee maker are both broken. The outlets in the loft and the kitchen don't work. Also beware with the water or you will burn your skin off. Everything was bad.

• Jenkins (10/5): Perfect place to stay in the French Quarter for the perfect price! - The location was perfect. The room was nice, clean, spacious, well decorated, and super cute! It was quiet, private, and yet close to everything in the French Quarter. Blinds or curtains on the bedroom window would have allowed some sleeping in opportunities.
• Brian (10/5): - My kids and and I had an amazing visit!! This property is simple and efficient. Everything you could ever want to do in the Big EZ is right at your finger tips. This is a historic property and not fair to compare to a regular hotel. We stayed in room 8. Comfortably sleeps 4 adults. But could easily accommodate more people depending how comfortable they are with each other. I just got home and I am ready to go back. Would not change anything. Perfect place for the French Quater.
• Stacey (5/5): Find somewhere else to stay! - The room was cute and had plenty of room except that bathroom was tiny! Had to climb four flights of stairs to get to the room. No elevator. That was not mentioned when making the reservation. Electrical issues. When I dried my hair it blew a breaker and we had to call maintenance to come. Had to sit in the dark for 20 minutes or so because we could not find the breaker box. One bedroom had no a/c and it never got cool in that room. Bathroom was tiny! I would not rent this room again. Room#15. I did request another room but my request was denied.

• Gabriela (8/5): great place for a group! - Location can’t be beat! It’s a beautiful historic building. Check in was smooth, and throughout our stay, it was easy to get in touch with the staff. Its an OLD building—so obviously there were a few bumps in the road. The plumbing is old and requires you to be patient and gentle (hold down the toilet handle when you flush and if you must, wait a few minutes before flushing again). a little bit of water dripped into our room during a very intense rain storm—again, kind of to be expected in a historic location. nothing at all we couldn’t handle.

The room seemed to be nice and clean until you turn the lights of - the location was the best but… This property has a rat problem, at first we thought it could have been spirits or ghosts since that’s what New Orleans is known for but it was rats and seem to be quite a few. They roam at night while you sleep and their very loud, so they wake you from your sleep.
• Maura (8/5): Very good - It’s a place with a lot of charm. Far enough away, and still really close to everything. There were so bumps in the wall. Nothing major. Didn’t effect the stay in the sightest.
• Frances E (6/5): Not what I had hoped for - I hate having to write negative things but I did not feel safe in my room. The deadbolt did not catch on the door frame which had been routed or rotted out. There was no point in calling for an "emergency" fix because what is needed is a replacement door frame and deadbolt and that wouldn't happen on a weekend. Other tenants did not respect the quiet hours, and the courtyard floor kept flooding even though there was no rain. Otherwise the suite was pleasant, and certainly roomy enough.

• amir s (2/5): - Where do I start? First of all they dont have any parking, and when we called them asking where we could park, they asked us to find a public parking (the closest parking is 5 miles away and we had to uber back to the facility) There was no front desk or reception in the facility and you have to get with a code and find everything by yourself! There is no elevator in the facility and We had to carry our luggages up using the very steep stairs. Inside the apartment was very old , smelly and dirty! I found a pair of fake lashes on the bed sheet . The toilet paper holder just came off as soon as I touched it. We could not stand that place and called Expedia and explained the situation, they called saint philip management and management told them they are not able to refund. Long story short; it was not a place to remain so we left and had to eat $680 which saint philip or Expedia never refunded us. Stay away of this place and go somewhere else and save yourself tome and Money !!
• Kevin (7/5): Nice loft apartment, needs a few improvements - apartment was a decently furnished loft apartment (lots of stairs!) It was clean, in a good location close to the action but on a quiet street. Comfortable beds, kitchen good although we did not use it much. There were no curtains, so we got woken up early by the light. Airconditioning was weak in the bedrooms (one of the vent hoses in one fell out and heated up the room while we were sleeping), both hairdryers we tried to use burnt out after a few seconds. There is no outlet in the bathroom. Water pressure rather weak in the shower.

• Anonymous (9/5): Superb - It was cute, clean, and perfectly located in the French Quarter, but not too close to Bourbon Street, so we didn’t hear noise all night. The staff was friendly and helpful, and we loved sitting out on the balcony at night. The air units seemed to struggle so the room was a bit warm, but overall still quite comfortable.
• Heather (8/5): Very good - I loved the place!! It was clean, spacious, and comfortable. The bed was wonderful!!! However, the television’s internet was spotty. But the location and facilities were so great it didn’t matter.
