- Kenneth (4/5): Disappointed. Flat not as advertised. - Flats convenience to the city centre and particular venue. This was flat 15 Rubislaw Drive. The general up keep of the property was poor. Dangerous shower door in the en-suite that fell off and the state of the rubber which had cracked and was brittle suggests it has been broken for sometime. Company claim we were first to report this?? Only one blackout blind in the master bedroom corner window and the one that was there had no cord to control it so you had to roll it up and down by hand. Thick dust on the extractor fan for the en-suite bathroom as well. Flooring in the kitchen at the dish washer was raised and separated, which was a trip hazard. The TV only has internet access to platforms, no terrestrial tv channels, despite there being an aerial cable, but it’s too short to reach the TV. The internet dropped 4 times during our stay which meant having to input the password from the back of the router through the TV controls to reconnect it to the internet, which was frustrating . The welcome pack does not reflect the WiFi network and connection instructions or how to reconnect it if drops, which I managed through trial and error in navigating the tv controls. Welcome pack also suggests a 2nd remote, but there is only one, which I only worked out after I was eventually contacted by house keeping and not Duncan (named in the pack as the manager with his number). Despite messages and emails I only got to speak with him the day we left the property. ( I know he was on holiday , but the housekeeper couldn’t resolve any of the issues raised and referred back to Duncan who was unavailable, so our issues went unresolved for the duration of our stay 5 nights). When I eventually got to speak with Duncan, he apologised, claimed he was not aware of any of the issues reported?? (When was the last time he set foot in the flat as the manager?) and would not entertain any cash refund. Still pursuing that. There was instruction about a code for the lift, but we couldn’t get it to work, so used the stairs. It was only 1 flight up.

Also, a quiet neighbourhood, yet 10 mins from the City Centre and Queens Road Bars and Restaurants etc Some confusion over exactly where the keybox was located - maybe a map rather than description would be helpful?
Otherwise, the property is good, if a little tired in places and i gave up trying to get the TV working.

- Cynthia (8/5): Good family accommodation in Aberdeen - Location proximity to city center, motorway, etc. Artificial grass for dogs. The bathroom was dark, had to request replacement. Lift was not usable on first day because we didn’t have the code. Vacuum cleaner was not emptied and towards the end of its life.

- Leah (8/5): Amazing family apartment! - The location was perfect for us. It was easy to locate and with the secure parking facilities, lift and entry it was ideal for worrying parents! The apartment was beautiful and so spacious, we absolutely loved having dinner every night at the dining table then just a small step to the lounge! Kids loved being able to look out the window from the height. The rooms were amazing so spacious and had all the things, mirror/wardrobe/lamps/chest of drawer/spare pillows. The twin was great for the kids, the beds weren’t squashed together there was more than enough space between. The hall was was big and spacious and the second bedroom was a good distance from the first so we never felt onto top of each other. The bathroom was lovely bath(no plug though!) but shower was powerful and bliss for a quick soak. The sink spaces and big mirror was great. Kitchen with twin ovens, fridge/freezer, hob everything worked great. Plenty plates/bowls/cups/glasses/cutlery pots and pans. We seriously didn’t need to bring anything other than food. The heating was amazing as it was on a timer and came on perfect times. The WiFi occasionally went weird and we couldn’t connect our iPad/switch but we had hot spots on our phones with plenty internet when it went a little funny. The couches were comfy! We used the washing machine twice and it was a dryer!!! Honestly a life changer I couldn’t believe it when it actually worked, and the clothes smelt amazing I honestly heard such bad reviews about them but really glad I got to try one!! The main bedroom window insulation was terrible so we heard every wind movement and the same with the French door in the living room. Didn’t prevent us sleeping but the draft was a little bad and only because it was a wind storm! I know it’s not a main thing but the hoover was terrible with two kids I like to hoover after meals but the hoover was terrible I couldn’t use it so ended up using the swiping brush which worked a treat. The bath didn’t have a plug but shower was great so not the end of the world.

The light bulbs needed replacing from the day one. They were replaced after.5 days despite repeated calls and messages.

It was a beautiful property and honestly, if I had to move my life over to Aberdeen tomorrow, I wo - It was extremely spacious and the facility had everything you could possibly need to live out your life very well equipped, and the staff was very quick to respond to any needs we had It might’ve been better if we were a little town, but it was easy with a cab and a bus central Edinborough was not available by walking. It was a bit far. The cabs in Aberdeen are very quick to respond.

Evidence of damp staining in bedroom 2 wardrobe wall and carpet and awful mould around the window in bedroom 2. Oven not clean. An extra payment requested for pet cleaning, but evidence of old pet hairs all over the sofas. Thermostat did not appear to be working bedroom 2. Hole in the ceiling bedroom 1 and cracked bath panel bedroom 1. Cooker hob lights and extraction not working
and living room and bedroom windows can’t be fully opened because of where blinds have been placed. Leaking toilet in bathroom 2.Holes in the bedding.

Nice snd cosy Apt no 33 cups were really dirty..only 2 wine glsases..bowls and plates dirty. Had to wash the cutlery. Hoover didnt work and the brush/shovel was useless so not gooid with 2 young kids

The company also require a £200 damage deposit which takes a while to be refunded back, I had to contact them twice to get my refund.

- Phillippa (7/5): Hidden charges!! - The property was good. The handbook given was informative and useful- though I think adding some doggy friendly places nearby would be handy.
Place was quiet - no noises inside or out. Please be aware that they require you to pay a £200 deposit before your stay- and if you do not then they cancel your reservation with no refunds. This was not on the advertisement, or on the terms that they wanted you to be aware of when booking. This came as a message afterwards. Unfortunately, this wasn’t an expense that we had anticipated which meant that our holiday had to be cut short as we ran out of money. We had come to Scotland for our anniversary and were travelling to see where we would end up, and this forced us to leave earlier than we’d planned. Had we known about this charge, then we would not have booked the apartment. There is also a £35 pet fee- which again was not on the listing and we had to pay after we had already booked the apartment.
I understand the need for a deposit, but this should be made clear up front.
I did get my deposit back- after 8 days and an email to them to ask whether it had been processed.
The apartment itself was good. However, I would not class it as ‘luxury’ - ripped carpets, broken furniture, marks/ stains on the wall, broken door handles. I think it’s a good property, but cannot be listed as 5*

- Mah (6/5): Pleasant - Bed was very uncomfortable. The one pillow provided was flat. The master en-suite shower door was stuck - unable to fully open or shut, resulting in water dripping onto bathroom floor every time one took a shower. No iron in flat, had to call their weekend manager to bring one in.
Very inconvenient to have only one key for the flat for a family of 4 independent adults as someone always had to be around to let the other occupiers into the flat.

There wasn't anything that we didn't like, the property was excellent, and we left without a single bad word to say about the property.

The dishwasher was also faulty and didn’t wash dishes.

There were a few housekeeping issues that needed addressing. Housekeeping issues - no hand towels or kitchen towels or oven gloves. Blinds in the living room broken. - Vincent (6/5): Great, but did not get off to a good start. - First impressions all looked good Dirty windows, we had to clean them. No cutting board in kitchen and knives blunt. No fans in bathrooms and broken/missing loo roll holder. Freezer noise in main bedroom, had to switch it off. Very dim lighting in on-suit, and no mood lighting in lounge/diner area. No cushions on settee. Not the apartment in the picture, on the ground floor next to the front door.
But the big problem was getting access. We had an email saying we would get details closer to the time, unfortunately we started our journey before we had received said instruction, and unknown to us the management company had been sending us email from an account/name we did not recognise so they had went into spam. These email were asking us to login to some unknown (to us) site and sign the T&C's. This would release the access instruction.
As we had not received the instructions we called some time before arrival and they said they would get back to us, so they knew there could be a problem. This is where things started to go south, we called again on arrival this time, the call went to answerphone, we continued to call and send messages and were eventually told to look in spam to find the signing instructions, unfortunately reading A4 sized pdf's on a small iPhone screen is very difficult. The process of getting access took 45 stressful minutes.

Decor a little dated and there were a number of issues which we alerted the owner to - we did receive helpful responses for these. I didn’t appreciate the deposit arrangement which is only revealed after the booking is made.

- Eric (3/5): Poorly maintained, stay away! - Location The apartment was very badly maintained. Check in is through a lock pad so there is no one to attend to any issues until the following day. We had multiple issues with the apartment. Two mattresses were broken, very strong smoke smell, broken dishwasher, no curtains on one window, shower screen detached from railing, cutlery and crockery not enough for 4 people. And there is no refund option! Staff made some effort to rectify but many issues were not solved. Overall, very stressful!
- Nb (3/5): Disappointing stay at an otherwise decent apartment. - Showers had good pressure and bed was comfortable. Overall the apartment layout was nice and comfortable. Duncan was an excellent host. Very responsive over the phone, answered all my questions and even delivered an iron, which was missing from the apartment. Had the apartment been on a higher floor, it would have been a decent experience. The general directions given in a one page PDF are confusing. Emails with other contradictory information make it even more confusing. The apartment is on street level, so ground floor, however some documentation mentions it is on the 2nd floor judging from the basement exit. Keyless entry is confusing as well, although one gets used to it after a few times. Apartment is smaller than photos make it appear. Cutlery is cheap and broken. Dirty coffee mugs. 4th dinning chair missing. No doorstops, makes it difficult to go in and out of rooms. The main bedroom window faces another building and bins below. 6:30am wakeup due to bin collection, not pleasant. A bath wasn't possible, bath plug missing. However, all that said, the worst part of it is the lack of communication with A&M Properties. They are really really bad at replying to emails. More responsive over phone so best to call Duncan. I do not like ground floor apartments, having people look right into my space causes anxiety. I emailed them this asking which floor the apartment was on, never heard back. Many emails went without replies. Very disappointing! Had I known the property was on the ground floor, I would not have booked. The photos online are misleading, showing photos of properties on higher floors with views. I do not like bait and switch arrangements, this is one of those. When in the apartment, my three days were spend behind drawn curtains, in the darkness.

- Lesley (8/5): Very good - Apartment was quite spacious with access for wheelchair. We travelled with my elderly mother who uses a wheelchair. One day the lift was not is use for some reason, which meant she could not leave the apartment. This was unfortunate as we were going to visit my brother who is in the ARI. On the whole all was fine except some of the kitchen accessories need replacing , i.e. cutlery, frying pan, mugs etc.

- Ian (7/5): Fine location, fine property, nae affa comfy, sare back - Nice modern flat. Good space and in good order. Albeit a couple of minor maintenance issues. Good location for us. Bus into town at the entrance.
Parking good Old tv - not seen a scart socket in a while .not smart no Netflix and consequently grumpy family member.
Sofas and beds not very comfy- ok for a couple of days when you are out and about a lot but not for a longer stay.
No coffee maker/cafetière a major miss.
- Vivian (6/5): the apartment size was very good, well located and good facilities but beds not comfortable. - I liked the location, the size of the apartment, the location and the comfort of having a lift and a parking for the car.
The staff did their outmost to accommodate our requests which we really appreciated. Mattresses are very old, we could feel the springs going in to our back. We found frying pans in the kitchen that were not clean ...still have eggs on them. Kitchen items were not complete, we had to ask for additional cutlery, plates and large cooking pans. The apartment had 3 chairs and it is an apartment for 4 people. As well there was one toilet role in each bathroom for a stay of 5 days!

- Euan (2/5): No heating or shower - The location is pretty central and easy to get to No heating when we arrived as boiler had a leak. En suite shower was a trickle. WiFi details were incorrect which meant we couldn't join it until 2nd day. Set up as sleeps 4 but has a table with only 3 chairs and only 2 mugs and 2 wine glasses. No other cups or glasses to use. Also like fort know to get into with different codes for outside door, lift and flat door. We were offerred a 20% discount off our next booking as compensation for a freezing flat with no shower. After rejecting that offer it was increased to a free night, but only if we booked for a minimum of 2 nights. Really really poor communication and service

Designed parking space, which was close to the lift.
Spacious.
Close to some nice parks to walk the dog.
Modern. Bed was very uncomfortable.
Advertised as 5 star but more like 4.
Things like soap, shampoo etc should be provided in this type of accommodation.
Tray with out of date biscuits provided.. should be replaced or at least checked before new guests arrived.
We had to pay £35 extra cleaning charge because we had a dog but it didn’t look as if it had been properly cleaned when we arrived. We were however glad to be able to have our dog with us.
Carpets are dirty and worn and should be replaced to keep the standards up.
Not very much of a view out the windows.

There was several light bulbs not working, there was an exposed plug in the hall and the toilet seat was broken

- Alison (8/5): Two day apartment stay - Good base. Spacious. Well equipped. Spotless. Secure parking. We did book at last minute and were dealing with an agency which complicated communication. Had hoped for a twin bed in one bedroom but found it wasn't available. One loo wasn't working well. Plumbers arrived unexpectedly to fix it but it remained an issue. No WiFi and poor 4G. £200 deposit paid up front for any housekeeping issues but it did get returned.

- Anne (2/5): Very poor maintenance - Unfortunately our stay was not what we expected and very disappointing. The apartments look very nice but the lack of maintenance is quite alarming.
The instructions to find the key and apartment was confusing enough but made worse by the fact that we were given written directions to the wrong apartment.

Cold unseasonal night and heating not working.
Strong smell of smoke- we only book non smoking accommodation as hate smoke.
Kitchen tap not fixed to sink top.
Oven tray dirty.
No instructions for microwave.
Indent in bedroom wall surface.
We were then moved to apartment 34
Patio door handle cracked and loose.
Chain missing on front door.
Latch was jammed and handle was off the lounge door.
Top of mixer tap missing.
Wrong instructions for microwave and writing on machine worn so impossible to read at night so couldn't use.
Only 2 Spoons but 3 of us. Only 2 dishwasher tablets.
No hairdryer.
Light in bathroom flashing meant we couldn't use that bathroom.
No toilet roll holder in en-suite meant it had to sit on floor.
Both heated towel rails not working.
Pans disgusting and unusable.
Boiler pressure was 0.1 bar.
Both beds small doubles so poor sleep as most accommodation has king beds.
Inspection panels in 2 cupboards removed and not replaced.
Hole in boiler cupboard ceiling would allow CO to pass into ceiling space with serious consequences.
Wall mounted heater lying on floor so blocking air

- Joyce (7/5): it was fine but I wouldn’t say it was Luxurious apartments - property was in a good location couch was really uncomfortable, there was crumbs left on the dining chair and under sofa didn’t look like it had been cleaned for a while, the iron tripped out the electrics, my husband had to go out with a crumpled shirt

- Potter (9/5): Superb - I liked the layout of the apartment. Very clean except a crumpet left in the toaster but I found that quite funny. We didn't get are damage refund back in the timeframe they said but once ringing them up they sorted it for the next day.
