Also a shout-out for the local pub, the Ingleby Arms, almost directly opposite - I popped in for an early evening pint initially and by the second night of my stay was sat up at the bar feeling like a local. If you want to stay somewhere that is clean and pleasant then this is the place to stay.

The kitchenette was a nice addition, especially the fridge so we could keep our drinks for the weekend cool overnight. We’ll be looking to book again for next year!

- Cornerford (4/5): very uncomfortable stay in they way I was treated - clean Room was booked though booking.com, and my bank details were passed to the property, they were accessing my account a few times without my consent and taking money in small amounts, at the third attempt were blocked by the bank.(explanation- some people leaving without paying, why not ask for the full payment on check in stead of accessing account without agreement).On checking out was accused of missing hand towel without even checking, after owner checked property nothing was missing no apology issued. Very uncomfortable when you treated in the property as potential none payer or thief.

- Gary (10/5): Perfect - Beautiful (large) Lincolnshire sausage was accompanied by a perfectly cooked poached egg, beans, toast, etc. There was also cereal availble and even kippers if I wanted them but the breakfast I ordered (you can choose what you want) was lovely. The mattress was very comfortabe and I slept like a baby because of it. I asked for an iron in advance and it was there all set up for me on my arrival and was actually the best iron I have ever used as often they are cheap poor quality ones but this did my expensive and brand new work shirt perfectly! Will be buying the same one myself next time I need a new one. Plenty of (free) parking. Everything was really really good. Credit where it's due and I told the lady on my departure that I would leave an excellent review so ... .here it is. Nothing

- Sharon (9/5): Will certainly stay again. - Friendly owners, good breakfast. Ideally placed for what we wanted. I prefer a bath, but the small bathroom meant only a shower could be fitted but that cannot be changed so a small price to pay for an excellent stay.

Dog friendly throughout Short drive to Lincoln, in a quiet location. Really lovely owners who made us feel extremely at home. Wonderful cooked breakfast. Nothing was too much trouble Comfy beds and warm room. Everthing was really lovely so nothing stood out .. not to like. If there was anything .. I would suggest a doormat when you step in from the outside .. it was a wet weekend and there’s nothing to protect the carpet from mud/water/leaves etc. shower ran very hot and very cold. ( could’ve been down to the operator not knowing how it worked !!) Tv reception was poor. But we didn’t really watch tv so it wasn’t a problem.

We chose here over a travelodge which was the same price but didn't include breakfast. No regrets. We were in room 3 which would benefit from some updating.

John is really friendly and accommodating. The shower can be a bit more pressure but then, it is not possible everywhere. A bit of dust on the room mirror but the bathroom mirror was clean.

We needed to check in very late as we were driving up from London but this was not a problem at all - I will definitely stay here again.

Parking ideally situated - as a single woman traveller I’m often concerned when the parking is a distance away from the accommodation. I will definitely stay there again

- Suzanne (10/5): Warm, homely, cosy, friendly and....... relaxing. - The Black Swan guesthouse is easy to find and is a great base to explore many areas of Lincolnshire. On stepping through the door I immediately felt at home and relaxed. On arrival, I was somewhat road weary and the owners were extremely pleasant and welcoming (not pushy) and showed me my room and gave me some details that are required, then left me to settle in. This gave me time to rest and be calm and ready to plan the brief stay, ahead. The room was cosy and airy at the same time, with good light and privacy...An easy to de-cipher en-suite (you know how there are so many types of showers and taps nowadays?) Many of the facilities available I didn't use eg. wi-fi, ironing board etc. The Black Swan has a wonderful history and ambience that are worth more exploration, some of which is also provided in the room in readable form. A selection of information to direct you to local places of interest, for all tastes, was provided in the reception area and the room. If you want to 'stay put' and explore Marton, it is probably best to chat with your hosts....lovely people. I wish I could have spent more time talking with the hosts and when I next return, I will do. Honestly....... Every aspect appealed to me.

- Loynds (10/5): A great place to stay, friendly prople - Travelling to Lincoln for a couple of days, together with my 2 dogs, I found this guest house, pet friendly and extremely clean throughout. In the bedroom was more than enough supplies of tea/coffee/milk and sugar. Bed was comfortable too. The bathroom had sufficient hand gel and clean towels. Breakfast was wonderful, the nicest I have ever had in any stay, of which I have had many. Several walks close by which pleased my dogs very much. A good friendly pub close by too. I've got to say that this stay was one of the nicest ever, being far enough out of the city to be reasonably priced, and near enough not to have a long drive to get to the city. I will certainly stay here again, the dogs as well. I am happy to recommend this guest house to anyone, with or without, their animals. By the way, easy parking too Nothing whatsoever

- Stacey (6/5): Lincoln visit. - Clean B&B, very nice and helpful hosts. Place could do with a bit of refurbishment as it is very old fashioned. Breakfast was ok, cooked fresh and served by the very nice lady, but not outstanding . Misleading also as on our booking there were no options other than what I booked, which appeared as if breakfast was included in the price, but actually it was not, and we had to pay £8 each extra ( per day) , so website needs updating to make this clear to people wishing to stay there. Some people have said that the pub across the road was lovely with great food at a reasonable price. We took a walk to have a look, and the place is very run down and dirty, cannot comment on the food served as owners were away so no food available, but we would not have eaten there anyway because of the lack of cleanliness! Quite close to Gainsborough so we had a little look there . A few eateries and pubs there, and shops . Lincoln about 30 plus minutes away , which is very nice! Overall a clean and quiet place, but nothing else in the village , and on a personal note if we went to visit Lincoln again, we wouldn’t choose to stay there .

Ample parking space. Being a former coaching inn I should have anticipated that it might be sited on a main road or junction. Indeed it is both. Being a light sleeper this was a slight issue for me due to the early morning commuter traffic. If available, it might be that a quieter room towards the rear of the building would prove more suitable.

- Verified traveler (8/5): Old school style and value for money - Old school guest house in a small village near Lincoln. I'm not sure why this guest house is here other than for historical and Roman reasons but we fell upon it after a long drive and it was all we needed. Quiet, clean room, with comfy bed and ensuite. Best of all was a good quality tasty cooked breakfast next morning served in a pleasant cordial manner. Value for money and a nice experience.

Room very clean with everything you could need. Breakfast excellent quality and well cooked. I would highly recommend the Black Swan and the local pub the Ingelby Arms just a very short walk away
