Guest Reviews
- JOHN (10/5): - Very pleasant stay.
- Elaine (10/5): - Very friendly staff, comfortable room.
- Joanna (8/5): - Lovely hotel, excellent service and breakfast
- Tracy (10/5): - Lovely room, staff very friendly and helpful, breakfast good, we dined last night with friends food lovely
- Annie (10/5): Beyond expectations. - We were made to feel so welcome from start to finish: everything you could wish for and more here at this lovely hotel with a personal touch, including a fantastic breakfast.
- Mo (6/5): - We found hotel quite expensive for what it is, and in need of a facelift. Lounge area was not very inviting and furniture had seen better days. The staircase up to rooms is a challenge if you have a large case or not great on your feet. Although the room was clean it was very small, ok if on a short stay but wouldn't like to be in it for much longer. Breakfast was good and made to order. Staff were very welcoming, there is parking but it is limited especially if hotel full.
Location is ok near to the centre and to the sea front and on direct tram route into Blackpool.
- Kathleen (8/5): - The property was clean and comfortable and the staff were friendly helpful and professional. The only problem I found was that I am a light sleeper and need a very dark bedroom, and although there was a blind at the bedroom window the curtains did draw to adequately.
- Sheron (10/5): - Nothing I didn't like so will happily be returning. I am a solo traveller with a walking stick. Mark couldn't have been more helpful and reassuring that I was in good hands š Loved it there.
- Paul (10/5): Very good value for money. - High standard hotel for cost. Clean and comfortable with a number of unexpected benefits.
Breakfast was exceptional, cooked to perfection with good quality ingredients.
Very good value for money.
- Peter (8/5): - Brilliant staff and facilities.
However , the occupants of the room next to me , didn't close their door properly, which I discovered later.
This at 4.55 am activated the door alarm which didnāt go off till I went for breakfast at 9.30 , unable to go to sleep from 4.55 am.
Nobody on reception at 6,7, 8 or 9am to deactivate the faulty alarm!!!!
- Josephine (8/5): - I would have given 5 stars but for there being no lift and staff on reception didnāt offer to help with luggage, I am 80yrs of age and and found it difficult
- David (10/5): - Very friendly service and the best " All English" breakfast we have had in a long time.
Overall a very enjoyable stay.
- William (10/5): - Everything we needed
- Michelle (10/5): - Everything was lovely. Staff were really kind especially to my 2 little dogs
- Michelle (10/5): - Everything was lovely. Staff were really kind especially to my 2 little dogs
- Penelope (10/5): Perfect For My Needs - Staff very helpful I have no critisms
Value for money
- Susan (6/5): Problem in bathroom - A lovely little family run hotel , which myself and my husband have been back to time and time again , however this time we were very disappointed with first floor room 11 king size room , so not average price the shower was the problem absolutely no power in the pressure of the flow so myself and my husband could not take a shower
- Alan (10/5): - Stayed at the Briar Dene for just 1 night and it was fabulous. My wife and I Also had dinner which was delicious, can definitely recommend the lamb. All the staff were amazing and so helpful. Will be back soon.
- Thomas (10/5): - Staff friendly helpful
Bed comfortable
Room top notch
- Debbie (10/5): A little gem - Another stay for us at this great family run hotel in a great location with free parking as an added bonus
The standard of service from every member of staff was exceptional & nothing was too much trouble.
The food quality was superb both for both breakfast & the evening meal.
- Andrew (10/5): Briadene just brill.....! - The visit and over night stay was very very good, hotel and staff were very accommodating.
Bed was comfy, big tick in box for my wife as she rarely sleeps when away.
We were aware there was a Christmas function on however, understood they could provide a table for us in the dining room, however this was not the case on our arrival; but plenty of places to eat out so not an issue. TV in room 17 a tad small, overall a great place to stay and we will return as we love to take our dogs for long walks in fleetwood and visit the Dockside to purchase sea food.
- JOHN (4/5): - Staff friendly and helpful, good parking, nice clean room.
Below room 17 there was a continuous humming sound from a fan or aircon,Then about 0815, the humming sound increased about 5 times louder.
- IAN (10/5): - Great place to stay warm welcoming and definitely recommended
- Geoffrey (10/5): - Small boutique style hotel with and excellent restaurant. Staff excellent, rooms not large but well-appointed with a very good bathroom. We have stayed here many times over the years and always happy with our visit.
- Paul (10/5): - Everyone that works there are more than helpful.
Its a great place in a great location.
The food is excellent, and there's a quiet bar.
What more could you need.
- John (8/5): - This Hotel has improved since we stayed in 2019
- Adrianne (10/5): - Lovely hotel and excellent friendly staff.
Breakfast 5 star !
- suzanne (4/5): - Lovely front of house staff but the room wasnt the best, the walls are paper thin so there was a fair bit of noise. The weather was average but the room was very hot with no way to cool it down other than keep the window open which again made it very noisy. Both doors in the room were difficult and heavy to open as they dragged on the carpet and the bathroom door caught the bottom of the bed. The tv was tiny and the shower had next to no pressure, it needed a new rubber as most of the water leaked out down the hose. We were so disappointed with our stay and wont stay again.
- Ronald (10/5): - Our stay was very good. No complaints at all, in fact we have already booked a return stary.
- John (10/5): - We enjoyed our stay the staff were very helpful & friendly . The only thing I WAS NOT TOO HAPPY ABOUT was the bed I found the mattress VERY HARD & did not sleep very well
- Verified traveler (10/5): My stay - Very comfortable, very clean, recently decorated. Friendly staff.
- David (8/5): - Getting a bit pricey for times and age of hotel. But service is always good as is the food
- Michael (10/5): 1 week stay - Really nice place, friendly and helpful staff, nothing is too much trouble, nice breakfast too!
- Susan (10/5): Briardene - Excellent very clean staff were very pleasant and helpful also the breakfast was outstanding
- Philip (10/5): Cosy and comfortable - Always stay here when in the area for work. Staff are very friendly, rooms are clean and comfortable and breakfast is very good
- Ian (8/5): Another Great Visit! - Our second visit and as good as the first just before the covid close down. If you're just seeking a traditional B&B experience the Briardene is the place. The rooms are very comfortable, with pleasant and attentive staff who
make sure they provide the best service they can.
We had an issue with a need for an early start that would have made an 8am breakfast service very rushed. The staff quickly made it a 'non' issue by offering an earlier and quick breakfast service without detriment to its quality.
If you're seeking a B&B experience with a location close to the centre of Blackpool which offers easy access to it by tram/car/bus, Cleveleys and the Briardene are ideal. The breakfast service is probably the one of the best you'll experience.
If staying in Blackpool area again this will be our go to hotel.
- Robert (10/5): - I would recommend this hotel as it was pet friendly
- Verified traveler (10/5): VISITING FAMILY - Myself and my partner have been coming to Cleveleys now for 5 years, and always stay at the Brierdene, the hosts, food, rooms, area situated all fantastic. 5 star *****
if anything, I would wish for is a slightly bigger TV in the room as our eyesight is not great, and also bring back the coffee machines please x will still use this hotel no matter what when visiting family
- Brenda (10/5): - there was nothing to dislike. all the staff were very helpful and friendly
- David (6/5): Nice enough - Bed made a noise every time you moved. Walks very thin could here every movement from next room.
Food and service is fantastic.
- Susan (10/5): - Briardene is just so convenient! Its handy for Blackpool, Fleetwood and of course Cleveleys. Tram stops within an easy walk in both directions and when you have had enough of that its a lovely comfortable place to return to. This was our second visit and we will be going back again.
- Peter (8/5): - Cody property with great accessibility to public transport and convenient local shops
- Penny (10/5): Warm welcome - Lovely hotel. Staff really friendly and helpful. The room was equipped with everything we needed. Lots of stairs, which wasn't an issue for us, but may be for some. If we were in the area again then we would happily stay here on future visits.
- John (10/5): The Briardene Hotel Cleveleys - Having travelled to Blackpool annually every September for the last 27 years I have had the displeasure of staying in some very moderate hotels. On this occasion I decided to try Cleveleys and Briardene hotel which I found to be different class. Family run, friendly staff with a very good breakfast on offer with the option of Michelin star class food in the evening. Will definitely stay there again.
- Linda (10/5): - We arrived at midnight after being in a traffic jam for 8 1/2 hours. Proprietor welcomed us, gave us drinks and sandwiches and did not charge for them! Wonderful friendly staff and excellent service.
- Sian (10/5): - Staff were very friendly and accommodating, always lovely to speak too! Will definitely be staying here again!
- MANDY (8/5): - Lovely welcome from Sandra on reception . Nicely decorated room although very small. Fantastic breakfast great value although extra to room rate and all staff so friendly and helpful. Close to beach within walking distance. Would recommend. Thank you.
- Elaine (10/5): Cool room - Had a lovely cool room in a heatwave. Very much appreciated. My single room was adequate with a single bed and easy chair. Bathroom was immaculate with shower gel shampoo and conditioners in the shower. Very nice stay.
- Robin (10/5): Little Gem - Very clean, comfortable, excellent value for money
- Victoria (8/5): - Fantastic staff fantastic breakfast lovely location tram right outside to take you straight into blackpool far enough away that its quiet. Better than what we were expecting. Lots of stairs to bedrooms so get your walking shoes on š overall good value we will definitely go back.
- John (10/5): Very comfortable stay - I had a great three night stay, everyone was very friendly and made me very welcome. Also three size of cooked breakfast, I chose the medium on the first morning and I struggled with that. Overall a very nice stay, thank you. John H
- Gordon (10/5): Briardene highly recommended - Overall a pleasant stay. In the right place for everything. The breakfast we had was very good, with lots of choice.
- Peter (8/5): Cleveleys trip. - The staff we're fantastic. The rooms we're clean nice location for what we needit for. Pet friendly.
- John (10/5): - Rooms and hotel in general was very clean. Rooms were lovely bed comfortable shower was tight but did the job. Breakfast and dinner were fabulous. Staff couldnāt do enough for you definitely stay here again
- Robert (10/5): A lovely hotel by the Sea - The room was lovely, the staff were welcoming and the room was comfortable and well equipped. I will stay again.
- Robert (10/5): Lovely Cleveleys Hotel - The staff were efficient and friendly. The room was clean and comfortable.
- Tracey (6/5): Not what we expected for the price - To be honest the hotel on the outside looked tired and outdated.
Internally the bar looked very smart but reception and stairs could do with a tidy up .
Room looked lovely when opening the door ,but bed very hard so were pillows woke with neck ache after a very uncomfortable sleep .shower was ridiculous, constant hot and cold effect ,and no hand rails in the bathroom oh and a tiny tv that didnt move so difficult to watch from the bed .
- Philip (10/5): Great as always - As usual, very friendly and helpful staff. Very comfortable room and fantastic breakfast
- Geoffrey (10/5): - The room was comfortable and well appointed, bathroom spacious and clean. Breakfast was the best, great choices.
Restaurant was excellent, food and service first rate.
Overall we thoroughly enjoyed our stay.
- Philip (10/5): Full of character - Very comfortable and friendly staff. Love the character of the rooms, and a very short walk to the beach.
Breakfast made by the owner who was a delight to talk with.
- Verified traveler (8/5): One night only - Overall, very nice. The hotel was very well kept, although possibly due a bit of post winter maintenance. The staff very very helpful and friendly. The room was everything you would need and quite comfortable. The restaurant was very nice and served a fantastic breakfast. Great value for money and would certainly stay there again.
- Jane (10/5): - The hotel was very clean and staff very kind.
Unfortunately didnt sleep well on first night very windy outside of which was not hotels fault and second night next door guests came back at midnight and were very noisy.
- Philip (10/5): - Stairs could have been difficult for some, but hotel and staff were fantastic
- steven (2/5): Shocking - I have never stayed in a hotel with ignorant staff that worked there never again. Do not care less about their residents, it all about money making on private functions residents come a very distant second. Staff no time for you Rude. Very disappointed with the stay, room was like being in a sauna even with windows open. Breakfast was shocking every thing footing in grease cancelled breakfast second day, and the bar area could not get in for private parties. I took my wife for her 65 birthday as she stayed there as a child 55 yrs before she was devastated.
- Mark (10/5): - Very clean. quiet area but near tram stop and walking distance to shops and pub. Friendly staff and excellent breakfast
- Keith (10/5): - Great staff breakfast š
- Darren (10/5): Lovely quaint seaside hotel - Nice clean room that was well appointed. Breakfast in the morning was lovely! Tram right across the street to take you into Blackpool.
- Ian (10/5): - BEDROOM & BREAKFAST
- Ian (10/5): - X
- Verified traveler (8/5): Excellent apart from shower - All good apart from the shower. The temperature control ranged from scalding to lava. Had to leave the sink tap running for five minutes before there was any heat in the shower at all and once there was it was unusable.
- Ken (10/5): - Only stayed one night but the staff I met were friendly and helpful and the whole impression was of a hotel that was homely, welcoming and well run.
- Verified traveler (10/5): Bargain Briardene - Good around experience, from booking in to checking out. Clean tidy and comfortable room. Breakfast was everything you could want for a full english ( even the medium size was large) . Would definitely recommend.
- Ryan (10/5): Comfortable with good eats. - The room was spacious and comfortable with tea/coffee making facilities.
Cooked breakfasts were delicious with good portions.
Dinner was equally excellent with 4 choices of starter, main course and dessert at a respectable price. Menus were slightly modified daily.
All in all, an enjoyable stay.
- Brian (10/5): - Myself and my family had a wonderful stay at the hotel.
The place was really lovely the staff were very friendly helpful polite caring and always happy to talk.
The room was nice fresh clean and vert comfortable.
The breakfast was outstanding so tasty! Compliments to thd chefs and also everyone who works there.
We shall be back again in the future i have no doubt in that.
Very happy
- Syd (10/5): Briardene - A very nice clean and tidy hotel. Staff friendly and polite. The bar being open until 11.30 was Alice a bonus.
Itās on the front so beach and other tourist amenities handy.
- Verified traveler (10/5): - Great location, close to centre of Cleveleys
- Jonathan (10/5): Best food Iāve had for a long time! - Everything was brilliant! The food was out of this world!! The only slight drawbackā¦the shower was a little ācosyā.

- Bernadette (8/5): Family get together - The stay was lovely, very welcoming and accomadating š
Food was amazing, the only negative was lots of stairs which was not planned for and quite a challenge due to having my elderly father in law with us
- Verified traveler (10/5): - I was given a room on the top floor as I was informed that that was the quieter part of the hotel - and it was-I had two excellent nights sleep.
I would certainly recommend a stay here.
- Kathleen (10/5): Comfortable and relaxing stay - A last minute decision to pay a visit to family in the area and pleasantly surprised by hotel's service. Clean, friendly staff and food was excellent. Only niggle was top floor bedroom very stuffy even with windows open and very noisy seagull as our neighbour! Will stay again with no hesitation when in area.
- Verified traveler (8/5): - The hotel was very nice n friendly staff. Was very convenient for us to catch a bus or tram . Would stay again
- David (8/5): Great Hotel . Walls to thin - Lovely people and very nice hotel , such a shame the rooms are so close to each other and the walls are so thin it felt like people where in my room and next door getting up at 7.20am on a Sunday and talking so loud spoilt a good time
- Heather (8/5): - Good For our purpose a bed for one night so that we could visit friends. Ideal position, close to amenities and bus and trams.
- PETER (10/5): Helpful staff - Excellent customer service
- Kaye (10/5): - This hotel is very clean and comfortable. It is nicely decorated and has an upmarket feel. The staff are friendly and helpful.
The restaurant is excellent - dinner and breakfast exceeded expectations, delicious food and great value for money.
The only disadvantage I could find was the steep and narrow staircase. All bedrooms are upstairs so it is really not suitable for elderly guests
- Verified traveler (10/5): - Great will use again, clean and very decent in every way
- Serena (10/5): - Lovely hotel and the staff are very helpful
- Verified traveler (10/5): - very clean and friendly staff our second time at staying here and would certainly go back
- Clive (10/5): Great weekend stay. - Couldnāt fault anything about our stay. Great hotel with a lovely team of accommodating staff. We had an early start for an event on the Saturday and they kindly prepared their beautiful full English breakfast earlier than normal. This was our second stay and we will definitely return. Many thanks.
