Very clean
- Kristen (4/5): - We like older historic places but for $203, the rooms were tiny with part of bed against wall so head would hit wall while sleeping. No wash clothes, no working coffee pot, view of air conditioner and other hotel mechanics out window. Basement rooms maybe shouldn’t be rooms and for sure not for $200. All places stayed this was the least for the most amount of money.

- craig (6/5): - We arrived early as in 20 minutes the owner was informative, the bedroom clearly a family room, tea and coffee provided, hairdryer provided sign saying be quiet between 11pm and 8am but you could hear people in other rooms specially when using bathroom the carpet threadbare but for the price it was ok, cuttelry would have been useful as well as plates, shower mat for safety also a good idea

Good price for a large room with multiple beds, love seat, private bath, and loveseat. Minutes from downtown area across from a park. Be aware Hotels.com advertising as free parking and this is not true! Property owner has requested correction many times but sure will not update listing. Just ask where to park when making a booking.

Very noisy hotel
- Monique (8/5): Good value for money - The room was cosy and clean and had all the things I needed for a brief stay; hairdryer, towels, en suite, a kettle for tea and coffee, a tv.
The hotelmanager and chambermaid were friendly too.
Only one thing, there was this lingering smell of sewage in the room, which I didn't report.

- Justin (4/5): - The room I stayed in was right next to the stairs and the walls were either thin or the door didn't provide enough sound proofing. Either way, I was constantly woken up by people going down or up the stairs, even past quiet hours. I understand they can only do so much with what they have, but truly the first floor could be redone entirely and only have units on the second or third floor. The bathroom shower didn't drain and the doors barely closed, the floors on the first floor dipped so it felt like I was constantly on a slope...it was a poor experience all around. I hope they can make improvements soon!

We stayed in the family room which was fantastic and spacious..
The only down side to this hotel (which is nothing at all to do with the hotel) is Edinburgh council have introduced parking restrictions and charges in most streets which are around £3.10 per hour in the designated bays, it is not clear and evident on how or where to pay for these charges, they run Monday to Friday 8:30am to 5:30pm .The hotel used to be able to offer free parking.
If you need a hotel that is easy to find, great for the surrounding area of Leith , comfortable clean rooms, has good transport links (bus/team) into Edinburgh city centre in twelve minutes, the bus stop is right outside the hotel and the team stop is about a 3 minute walk away.. Then this is the place for you.. Were

- Beverley (4/5): Disappointed - Room was small over looking a scrap metal yard, also the room is so small one side of the bed was pushed up against the wall. There IS NO FREE PARKING, as it states on Hotels.com. you have to pay for parking at 6 hours a time, Monday to friday, then at the weekend it is free. We wasnt allowed in the building until 3pm, there is no breakfast, the carpet on the stairs is wearing away. Not happy with this hotel,
- David (8/5): Clean and All good ! - This isn’t the Ritz, the whole city was sold out so we started at the Adelphi and we’re pleasantly surprised. It’s tired and old but the rooms were refreshingly very clean and everything worked fine. Staff were helpful and allowed a bag drop prior to check in. A every simple stay. Nothing negative to say at all and I’d stay again if the whole city was sold out again
- Trevor (6/5): Beyond the Fringe ! - We were there for 5 days. Good and bad points, first on arrival there was no parking (advertised as free), when we found parking it was expensive. The location is fine, nearto buses and trams. I wouldn't classify this as a Hotel, more serviced rooms with very limited facilities - i.e no drawers anywhere to put clothes and very limited hanging space, no fridge etc, 2 of us shared the one chair between us. No breakfasts were available and there is no bar or communal area. The shower was excellent, but our view looked over a builders yard whereas the front rooms of the hotel overlooked the park. Budget hotel ? yes if your budget can afford it but I thought quite expensive for what you get -(I stayed in hotels 30 or so times a year before lockdown) We went out everyday so we didnt use the room much - its ideal for a short stay if you are not too fussy but i wouldn't recommend any longer

- Jonathon (10/5): Lovely getaway. - Thoroughly enjoyed my stay. It may be a budget hotel, but don't let that fool you. Very nice place and, more importantly, very clean. More than happy.
- Scott (10/5): Would Definitely Stay Again - Really easy going and friendly staff, nice building, and close enough from central that walking is an option...as long as you don't have heavy luggage.
Our only issue was some of the stains on the bedding but understand this can be unavoidable. The mattress was ridiculously comfy and the windows are ideal or keeping the room cool/warm.

- Ian (2/5): Thinking about booking?… DON’T - Well what can I say! Rooms are tiny, nothing is very well cleaned. Everything is to the bare minimum of standard! On site parking? No! Park on the street if you can find a space! Want to have a shower, I wouldn’t bother… the shower is tiny and the towels look like they should have been replaced 20 years ago and had stains on them, I don’t even want to think what they were! The bed had hairs on it and you could feel the springs, the “hotel” was noisy even late at night. The decoration to the room was terrible, plastered in parts to cover the bad bits, but it all needed sorting tbh! The carpet was disgusting covered in stains and needed a very good clean/replaced. Very poor rooms, it may have been cheap but it wasn’t worth the £40.50 we paid. Would NOT recommend and the previous reviews are very misleading

We booked a triple bed room. Two of the beds, when we pulled the covers down had hair in the beds and some sort of dirt.
Seemed as though the bed sheets hadn’t been changed or maybe even cleaned…

Ensuite very good standard.
The top floor room unfortunately had plaster damage as the roof was getting repaired but this shouldn't deter me staying again .
If staying on a Sunday morning you have to visit the Links community garden as there's a Sunday market great food and coffee.
Come out the front of the hotel turn right and walk round the edge of the massive grass area and you will find it.
Just a little more dusting and possibly a small amount of painting would give this a 10 out of 10 rating .

- Verified traveler (4/5): False advertisement - The guesthouse was advertised as a hotel that included a pool, a jacuzzi and large spacious rooms, within a friendly environment; there was none of which things offered on our stay and our room was cold as the radiator wouldn’t work properly and the shower was unusable as it wouldn’t drain the water out due to the hair in the plug hole. What we imagine was the housekeeper was shouting on the phone throughout the early hours of the morning which woke us at about 04:00 AM.
Not to mention we paid to stay there and an Uber driver told us that he didn’t realise tourists stayed there as it is used as a homeless accommodation base.

- Michael (10/5): Great Value - Great value hotel (especially for the Edinburgh Fringe). Room was small and clean and comfortable. Frequent bus service to the city centre every 20 mins (£1.70 one way) and the bus stop is 50 yards outside the hotel and free parking on the street for the car! We chose to get a taxi back from Waverley Station each night which cost about a tenner. We will be back next year. (Aug 6/7th 2019)

The views of the park were love,y and made for a quiet stay. I was disappointed that the tv didn’t work and the WiFi was very hit and miss.

- Brad (6/5): The hotel is relatively close to the centre. - Travelling up from London, we arrived earlier than check in, but upon arrival, I was told I was not able to use any of their toilet facilities until after 2pm (check in time). There is no communal toilet. We left our bags at the hotel and headed out for the day.
Then as we'd been out and weren't arriving back til 9pm, the hotel staff said they might charge us for a late check in! Thankfully we weren't charged in the end though, but I thought it was a little strange!
The hotel were happy to store out bags before and after check in, while we explored the city.
- Hakan (4/5): 1 night stay - The hotel is in a nice area with plenty of parking spaces the WiFi doesn’t work but the beds are comfortable and the city center is just a bus ride away so it’s worth it
- Saloni (4/5): Would not recommend - We paid the price of a 5 star hotel and were very disappointed to see the hotel. Room and its interior were pretty old, gloomy and not well maintained. Window was broken, chair in the room was broken, bathroom knob was broken and nothing was fixed even after complaining. Receptionist was nice and helpful but overall it was a rip off given the price we paid for a b & b. Would not recommend
- Verified traveler (2/5): DO NOT BOOK HERE - Terrible - The room was dirty with dust and who knows what on furniture and the floor. The tea and coffee were on a table where my personal items stuck to it! I was even able to leave a message on a shelf for them - in the dust!!! The curtains were hanging off a rail and didnt fit the window. The piece of wood for the headboard was falling off. The other furniture was screwed to the wall.The "private bathroom" I had deliberately booked as a lone female was a "shared bathroom" NOT HAPPY AT ALL.

On local bus route so with bus family pass transport is very economical. If you are looking for a no frills place just to sleep then this is great value. Do not go thinking that this a Hilton or Sheraton....

- Andrea (6/5): Adelphi Hotel - The front desk was exceptionally helpful and accommodating. The rooms are dated but offer character, cleanliness, and economical accommodation . I would stay here again.

Private bathroom if you call the shower room on the landing private, very very let down by expedia, not a good experience with you, first and probably the last time i use you
- Ken (4/5): Cheap price for a cheap hotel - Some confusion on check in with staff and ended up having room I was in changed. The staff there had English as second language so felt bit clueless about what was happening and why, no explanation as to any issues.
Initial thought in the room was nice and quiet, unfortunately later on with more people in the building you realised the walls are almost paper thin, and noisy when running water etc.
Paid a lot less for two nights than would have elsewhere, so you do get what you pay for, and it did provide somewhere to sleep within Edinburgh

- Verified traveler (2/5): Not a great stay - Booked a superior double, the room was tiny, one side of the bed could hardly be walked up and no bedside table. In our room we could strongly smell the fumes of people smoking outside and as non smokers we did not find that pleasant.
Check in was not the best had to give our name a few times then eventually got our booking. Wifi was available but was slower than using 3G.
The bathroom was tiny, the wooden upright on the sink was not fixed and almost fell on us. The shower cubicle had chips in the shower tray, the drain didn't work well and could not turn the shower up well otherwise it would have overflowed. Also, the wall and ceiling had the start of mould growing on it.
The pillows on the bed were so thin and there was only 1 for each person. The bed was ok but there was no headboard so no option to sit up in bed and given that there were no other seats in the room this was not ideal.
The promised parking was on the street parking, by the time we arrived there were not many spaces left and eventually we found something, this should have been made clear at the time of booking.
There was obviously some building work going on as there were wooden wall frames and sacks of plaster in the reception area.
In the morning we were woken up by people stamping about going in and out of the hotel.
Unfortunately, we will not book this hotel again nor can we recommend this
- Verified traveler (2/5): You get what you pay for I guess - I left some clothes there (my fault) which they couldn't find when I rang the following day. Hotel stunk of smoke on arrival, there was a creeking sound every time you walked and could hear everything in the rooms next door.

- Angela (10/5): Staff made my stay great!!! - This is a traveller/backpacker, money saving B&B. The location of the Adelphi is central to a number of bus lines. There is a supermarket nearby and a huge park right across the street. What really made this hotel stand out for me compared to others was the staff. The onsite manager during my visit was Mandeep. She was amazing and made sure we were comfortable, she gave great directions and when she didn't have the answer was quick to resource the right answer. We enjoyed this hotel so much, we checked back in for the last leg of our stay as well. I will definitely return to the Adelphi!!!
- Brian (2/5): Bad review! - We were given the basement room. Very noisy from people walking in the lobby. Kitchen and breakfast area right next door, so very noisy in the morning. No air movement since the only window was bolted closed and looked into the concrete foundation of the building.

- Saurabh (6/5): Edinburgh Trip with Friends - Staff was good and helping. Room was not heated and was very cold. Blankets were not thick enough to keep us warm. Bathroom was a big problem as they have only two shared bathrooms which are most of the times unavailable. Overall not recommended if you are going with a family.
- Verified traveler (4/5): - The room was basically a bed with four surrounding walls. There was no chair, desk, hangers, closet, pictures on wall. The toilet was separate from the room and the shower facilities were on another floor. There was not even towels provided to dry your hands after using the toilet. There was a charge for internet service. This hotel is ideal for the extreme budget traveler. The location was far from the city center, requiring a bus ride to see any of the tourist sites.
- Manoj (10/5): Stay was good and staff was very helpful - It was excellent, staff was very helpful, room was clean, interior was too good, above all the location was excellent, the park was just in front of the hotel, bus to city centre was at a walkable distance.

- Verified traveler (2/5): Give this hotel a miss - Very basic poor accommodation. The toilet was shared between many rooms and the bathroom which was also shared was on a different floor. There was no breakfast supplied with the huge cost for two nights (£269.75) The bed was a mattress on a wooden box and all the pipes seemed to flow down our walls so there was constant noise. Parking was on road if you could get a space. The whole place needed a good clean and update. Wifi was an extra cost.
