• Laura (7/5): Good location stay with wonderful terrace - Good location and good sized room. Wonderful to have the option of the terrace where we watched the sunset and played cards. Lovely speciality coffee shop just across the road! We didn’t use our balcony as it backed onto the street on the ground floor. The beds were really hard and uncomfortable and we didn’t sleep well the 2 nights we were there due to noise from other guests and being on ground floor. I would also avoid paying extra for the breakfast option.

• MonikaLisa (8/5): I would stay there again - I spent a week at Ban Kong Rao Guesthouse, and it met my exact needs. The building has a charming, old-fashioned boarding house feel reminiscent of the mid-20th century, which gives it a unique character you don't find in modern hotels. The best part was how quiet the neighbourhood is, yet it’s still just a short walk to the main town area. It’s kept very clean, the WiFi is solid, and the rooftop view is a great bonus. It’s a comfortable, nostalgic spot for anyone wanting a peaceful stay in Chiang Mai. Nothing to report

• Adomas (3/5): Had higher expectations because of the other reviews - While the guesthouse is in a great location not far from the main attractions and has a lot of food options around, the stay itself was a misery. Maybe few more positive things to add is that there was a thin mattress on top of the main one that made the bed a bit more comfortable and not as hard, and the staff was really nice. The only things that were clean when we checked in were bedding, floors and surfaces that seemed free of dust. However, 2 additional pillows (that are more comfy) were definitely not clean. Could smell somebody’s hair treatment/oil on one side and on the other it was musty smell. The remaining 2 pillows seemed to be fine but need to be replaced because they were lumpy thus super uncomfortable. The bathroom has a lot of mould. There’s very little (practically none) ventilation, wooden parts are all rotten, the silicone in the sink is all mould and sink itself is made of tiles, which are not in a right level and water tends to stay in the corners. Also it’s leaking, because on the other side of the wall right where the sink is there’s moisture accumulated under the paint. The room had funky smell, probably from all the mould and moisture. The bathroom mat also wasn’t changed upon our check in because it felt damp and had musty smell. Dirty mirror and windows, stains on the bedding, loud ac and fridge seems like nothing next to the mould situation here. I’m not sure why some reviews are so positive, perhaps it was just our room. But for anyone who values comfort and health, I would strongly advise against staying here. Yes, the price is attractive, but it’s not low enough to justify mold, dirty pillowcases, and a filthy bath mat. We found another place in a good location and very clean for the same price.

I told them that I would be arriving late and while the office was closed at that time I was given explicit and easy instructions for getting the room key then it was easy to finish checking in the next morning. Shower didn't get very hot but it was acceptable.

I told them I was arriving from Bangkok at 6.30 and asked an early checking, they did not allow early checkin and the hotel was closed at my arrival. • Thomas (1/5): If you stay here you roll the dice, you might not get the room in the pictures. - If you stay here you roll the dice - there's always a risk you can be put in a box room if they are full, regardless of how far you are booked ahead. And be careful as they will lie and say "it's a normal room" to keep out of trouble. I have stayed here multiple times so I know what to expect, instead of a normal room we were shoved into a room with a bed which is part of a larger flat complex away from the others above the reception - It was clearly overspill / last resort from booking errors to use this room in a separate bigger let. It was filthy, we found a dirty earing in the bed, the walls had black hand prints on from AC servicing and smears from where bugs had been slapped over the years. I work remotely so I need a proper desk, it's why I came back here - but all that was in the room was a shelf with a mirror Infront of it and a tiny stool. We had no private balcony like I was supposed to, no private fridge, no wardrobe and it was tiny. The plugs were behind the bed so we had to pull it away from the wall to be useful. When we spoke to the front desk their attitude was "too bad" - what really got me was them trying to pretend it was a normal room, that it was what I paid for which is a joke because I live there for a month in 2025, and have stopped over 2s since so I know it was a lie. It was clearly a last resort room and they lied to try and cover it up and offered me nothing to amend it. It was small, dirty, poorly kept, no balcony, no private fridge - It was clearly a last resort overspill room they lied and tried to convince me was a normal one. I did not like being lied to. No desk, no chair and the staff offered no support to help - no hair dryer we asked them to bring us one because it wasn't in the room (they had them in the rooms I stayed in before) and they just gas lit me saying I need to come to the front desk.

• Wenya (6/5): cheap but not worth the high rating - room is nice, bed and pillows are good there is no lift (should have read listing more closely). hairdryer is not available in every room - you have to get it from the reception, too bad if you arrive after the reception has closed. you also have to return it after using as it is shared across guests. the water pressure in the showers was sometimes low and the hot water is mostly nonexistent! sometimes I had to shower in cold/lukewarm water. cleaning is not done thoroughly between guests as there was someone's pants left in my room

The bed is hard as a rock, I never experienced such a thing in my life. I felt like I was sleeping in prison. The photos of the property are OLD! The place doesn’t look this way anymore- mold in the bathroom, dirty windows and wood. No elevator, so had to carry the suitcases in a steep staircase until the 4 floor. WiFi was meh. Since we were very disappointed we asked for a refund for the rest of our night, which was answered by “it’s against our policy”. Very disappointing to sleep in such a place.

Comfortable to walk. Staff is very friendly and helpful. The bathroom is not good - there are ants in it, also the shower is not convenient. Noise from the street. You can hear bikes and people laughing and talking. Don’t recommend to people who are sensitive to noise. Internet connection was very bad sometimes.

The area is full of local people and there are many very good and cheap thai restaurants near the guesthouse. Area is pretty quiet at nights comparing to Nimman area. The guesthouse is pretty old and doors are funny, but everything works and they keep places clean. Nothing to complain
• HSCj (10/5): Hidden gem outside the old city - I stayed 2 nights. Everything has been perfect. The staff are friendly and provided sufficient advices. The room is spacious with sufficient amenities. The bed is firm and clean. They provided a few pillows of different firmness which was a very customised consideration. The accommodation is not in the old city centre and would be within 15mins walking distance to the old city. There are a lot of restaurants, cafes, food stalls and convenience stores nearby just around the corner. There is a local wet market nearby this accommodation and that offers all sorts of foods and fresh produces, from thai street food, bakery, smacks, desserts and all day meals. It;'s been fun strolling around the market and tried the local food. Would definitively recommend this place if one does not want to stick in the old city and wants to taste a more local style of Chiang Mai. NA

• Ramzi (10/5): Ticks every box for long-term stays - I extended my stay for a month here, and it was brilliant. Price was very reasonable, bed was large and comfortable, air con was good, and there was even a little balcony, too. Rooftop is nice, staff are VERY nice and helpful, and the location is great. There's a few pretty cool bars in walking distance, various 7/11s, great Japanese spots, local food spots, and even a pretty hip cafe just opposite, which recently opened up. There's a brilliant gym up the road, too, which is one of the best I've been to. Couple very minor things, but the room I was I'm was a little dark as the windows weren't too big. I also found the lights a little dim, which made it hard to work at my computer due to the glare. My fridge sounded like a mini lawnmower when it was on, so I unplugged it and didn't use it. Very minor, and easily overlooked considering the price, service, and amazing staff. 😁

• Jason (7/5): - Nice balcony and views from the rooftop. It’s an older, charming hotel. The hotel rooms are in need of renovation. There’s mold in the bathroom and the fixtures are old and stained. Shower head needs replacing. One of the balcony doors was held shut by a couple pieces of tape. All of which was very disappointing since this is a pricier hotel in Chiang Mai and lacks many of the amenities other hotels do.

• Corey (8/5): - Location not too noisy but close to plenty of businesses. Friendly reception. Nice balcony for fresh air and more sunlight. Rooftop with great views was good for relaxing. Nice green ground floor seating area too. While the bathroom had a screened window for ventilation, it didn't operate smoothly. Unusual door locking system - the outside padlock meant using two hands, and one of the inside latches on my door was held on with nails and staples.
