  This very spacious apartment consists of a bedroom with four-poster bed decorated with oil paintings, marble bathroom and kitchenette. Features a DVD player, mini-bar and air conditioning. A wooden staircase leads to the 2nd bedroom, private bathroom with shower and bathtub, and small balcony. The apartment is reached by a marble staircase lined with marble statues of Roman emperors.

• Antonio (10/5): A beautiful stay with outstanding views, great service, and a very warm welcome for our family. - We had a wonderful stay at Residenza Napoleone III, in the Roof Garden Suite. Everything was great from start to finish. Beatrice was super nice with us and especially with the kids, which we really appreciated. The service was excellent and very attentive. The suite is beautiful, very comfortable, and the terrace is just amazing. The views from the roof garden are absolutely outstanding and made our stay in Rome even more special. We would definitely stay here again and highly recommend it.

• Pascale (10/5): Très bel endroit, emplacement idéal et service parfait - Nous avons passé deux nuits, l'emplacement est idéal, en plein centre de Rome, à deux pas de la Place d'Espagne Nous avons apprécié la très grande disponibilité de Béatrice et du Butler, qui ont tout fait pour que notre séjour se passe bien, la terrasse spacieuse avec vues sur Rome. La chambre (l'appartement) est très bien décorée, on se sent comme à la maison. Excellent Petit déjeuner. La Chambre 2 : En bas d'un escalier assez raide, la 2ieme chambre est un peu oppressante.

It's extremely beautiful, we were amazed by the huge terrace, it dosn't feel like you want to leave the appartment once you are there. Everything arranged perfectly: all we needed, and beautifully decorated with paintings, flowers and candles. We enjoyed having breakfast in the room and on the terrace. Beatrice and the team was exceptionally friendly and attentive. We felt extremely well taken care of.

From the location a few blocks away from the Spanish Steps to the rooftop garden and wonderful, helpful staff, especially Beatrice, who was available always to guide us as we explored this magnificent city. A highlight was breakfast elegantly served on the linen covered table on the terrace overlooking the city. Since we traveled to Rome during one of the most busy times ever ( conclave and coronation of the new pope and the religious jubilee),we really appreciated being able to retire to our haven above the noise and hustle bustle of this vibrant city. Amazing shopping in the neighborhood at all the top designers. Highly recommend this gorgeous property in a historic building! There was nothing we didn’t like!

Our stay was even better than we could have hoped - Firstly I must praise the host Beatrice, her warm and welcoming spirit brought a sense of comfort and home to this grand dramatic property, making you instantly feel right at home! Breakfast brought to us in our room by our helpful butler was delicious and presented impeccably. Both of the suites speak for themselves and in my opinion look even better in person - especially the Napoleon Suite which is somehow even larger than it looks online!? A fantastic stay indeed! Amazing location, spotless and large apartment. Incredible breakfast which is set up for you in your own dining room with fresh lovely ingredients, served in beautiful silver ware whilst surrounded by candles. Can’t recommend enough. Beatrice was a fantastic and welcoming host. Nothing!

Lovely tray breakfast brought up to room at requested morning times. We stayed in the Rooftop Garden apartment which turned out to be fortuitous as we had 360 degree views of all New Years' Eve fireworks surrounding us as well as a display overhead from the Fendi building across the street! The spiral staircase up to the Roof Garden apartment and to the bathroom is only for those comfortable and fir for taking them on. The sisal rug was worn in some spots and the sofa not very comfortable,

I think they should make clear how many steps it takes to get to the residence and how narrow one of them is. I was travellng with my mother who is over 85 and she had a hard time. I wish I had known in advance.

Just expected a little bit more than just a room experience - Great location, wonderful room with historic story It is a B & B, not the hotel, so the service is just a breakfast. There was no WiFi, after I travelled in Italy for four locations, this was the only place had broken WiFi.

• Ebrahim (2/5): - This is place is not a hotel. I was really disappointed when I found out this is more like an Airbnb. We had to call in advance to let the person in charge know about our time of arrival so she could show us our room. Had to wait at least 30 minutes after arriving at the property to meet with her. I was not sure if we were at the right place. No lobby nor any other service is available at this place.
• Grey (10/5): Magical hidden palace! - All I can say is wow, is this a hidden palace? Beatrice was wonderful communicating with us through the booking.com app chat. The views are stunning, the staff are wonderful. We had tea and breakfast on our private rooftop terrace every morning and cheers-d to the Rome lights at night. It's a magical place and would come back! So close to the spanish steps and great restaurants (the have a list of recommendations which was especially appreciated for the first night when we were a little travel weary... walked 5 mins and had a beautiful dinner) We loved everything! Just know that if you are taking a taxi here it's a little hard to find as there is no hotel signage. But it is indeed the address. If you have the staff's number or use booking.com chat to communicate then they can meet you. Also note that this is a place with charming small stairs everywhere, in case that matters (didn't bother us at all).

Glad we were a family of 4 (2 adults and 2 teenagers), staying alone or just a couple in this property could have been a little creepy and spooky at night. Wonderful staff (applause 👏) & fantastic location (all the local guides told us that it is the best and safest area in Rome & beautiful historic palace owned by noble house created by papacy. Built in 16th century, the building is old but that's what it means to be the "real" historic palace 😉

• Anna (9/5): The rooftop apartment has a lovely terrace and view but access to it is very difficult. - The location is fabulous. The apartment is in a gracious old palazzo. The large terrace and view were lovely. Beatrice and the butler were most helpful. Access to the rooftop apartment is very difficult via a narrow spiral staircase. Access to the bathroom is down stairs and also challenging. The rooftop apartment is not suitable for older people or anyone with mobility issues.

• Verified traveler (10/5): - This is a really large and unique property and we enjoyed our stay here. The staff and butler are very kind and helpful and we enjoyed the breakfast included each morning. I booked it because the rooms and the history looked so cool, and didn't even realize how great the location was until we were there. We were right in the middle of the best part of the city and an easy walk to most of the main sights.

Its not another dull hotel room- its a fantastic suite at the top of a residence, where you live among owners in a beautiful traditional house, a stones throw away from the spanish steps. The service was impeccable, breakfast was delicious, and the view is undersold in these images- its better than any other view in Rome. The orange juice for breakfast is also the best Ive ever had.
